  • "On arrival the property had a musty smell, the sofas uncomfortable & had a doggy smell from the rugs placed on the sofas & cushions."

    The duvets were too small for the bed & bed linen not clean. The main door was damaged & ill fitting, the weather board missing. Previous tenants rubbish still in driveway when we arrived & still there when we left. No washing line apart from a rickety clothes horse, unless clothes line in shed which we were unable to unlock, due too no key fitting lock. views from property very poor apart from a derelict house. Instructions for tv & dvd player were not displayed & difficult to use. Towel rail in utility room was on constantly & difficult to turn off due to switch behind washing machine. All in all the property needs reappraising & in need of proper maintenance. All in all a disappointing stay at this property, not in our view worthy of three stars.

  • "This is a lovely cottage with what looks like a dog secure garden."

    Unfortunately it isn't. We lost our dog over the wall within an hour of arriving. Fortunately we got her back with the help of the neighbours. I am disabled so parts of the cottage were difficult for me to negotiate. It would be good to have photos in the description showing things like the steps to the downstairs toilet and the steps into the garden. I know it is not advertised as disabled friendly but I can manage very well in normal houses. If I had seen photos of these steps I would not have booked it. However we had a lovely time here as it is central in the village and close to the A30. The cooker was great and easy to use as was the washing machine. The beds were also very comfortable.

  • "The property had almost everything required for our stay."

    The main downfall is the lack of a shower (only a bath), and we found the WiFi to be much slower than we're used to so just ended up using 4G data. The property is functional but not very homely but this is no big deal. Perhaps a freezer would be useful too. The location of the property is fantastic as a base for going between the North and South coasts and for access to the A30 for going further afield down to St Ives and St Michaels mount. We particularly enjoyed Constantine Bay near Padstow - a hidden gem. The offroad parking is also so useful. The local amenities are good, fish and chip shop is a must visit, co-op and two local dog friendly pubs. The property was very well adapted to be dog friendly with very little within reach for our dog to chew or tug at. The only problem we had was our small dog running at speed up and over the slopped wall into the neighbouring garden to chase a bird, so just beware of this if your dog is particularly nimble. Puppies and extra small dogs might also squeeze under the gate towards the road if they don't have good recall yet. The property maintenance was very efficient by email when we needed to replace our kettle - providing the next day, thank you. We had a nice stay, thank you, would visit again.

  • "Lovely little cottage with a secluded garden ideal for dogs."

    It was a very wet and cold long weekend but the cottage was really warm with plentiful hot water for baths. Great location for visiting north and south coasts and lovely walks accessable not too far away although limited on doorstep. The actual village is no great shakes and very busy road but the cottage is down a side road and very quiet. The Fish and Chip shop was superb, an absolute must!

  • "Absolutely wonderful property, I really didn’t want to leave."

    Everything you could possibly need was in the property. A wonderful outdoor space which was safe and secure. The off road parking was also a huge plus point. Had a small issue with the rubbish when we left but a quick email to the agents and they sorted the problem straight away so couldn’t be more pleased. The property is in a great location for exploring this part of Cornwall and plenty around the village to do and see. Wouldn’t hesitate to book again.

  • "Lovely stay at the Old coach house nice area and secure garden for the dog ."

    Good location and easy to reach the coast . Lovely walk down the lane which forms a nice loop back to the cottage nice to do early morning before heading out for the day . The only criticism is the outside needs a lick of paint as it’s looking tired however this doesn’t reflect the inside as it’s lovely and cosy This didn’t effect our stay and we would return .

  • "Lovely cottage in great location for Eden project and the little villages by the coast."

    It has a nice secluded garden which out dog loved but beware as they can jump over the wall to the neighbours if it’s a Medium / large dog. Upon arrival we had 3 towels (one bath sheet and two hand towels) the 4 of us and needed to request more. We got in Touch with the management company provided towels for all of us and a couple of toilet rolls. There was no coffee or sugar provided and only salt and pepper so bring your own. There is no freezer in the proerty either which is a missing if you want ice creams or to keep frozen food etc. There was no mattress protector on the double bed either and the pillows are synthetic so not easy to sleep with. Also there were not enough glasses for water and no shower curtain in the bath and the kitchen table is just enough for 4 plates. everything else was ok. The large bedroom was great but the double bed there was small and lucky fitted for out two teenagers , the second bedroom was tiny with a large double bed but hardly any space to move around it or to keep the luggage in the room. We’ve given it 4 stars as there is room for improvements by the owner and will be happy to come back as the price was fair for what’s been provided .

  • "The inside of the cottage surpassed our expectations, but unfortunately the outside rendering needed repairs and painting to bring it to the same standard The cottage was very comfortable, well equipped and clean and we had a lovely stay."

    The reason we couldn’t give full marks for the facilities is because the main heater, a light in the bathroom and the iron did not work from the start. Carly at SM Management was very helpful and arranged for an electrician who fixed the heater and the light but not the iron. Carly even offered to personally deliver a portable heater. Suggested improvement to the cottage are a shower and splash guard, a small freezer and fix the musty smell in the utility room

    I do recommend a shower curtain though and the iron needs a new fuse, and possibly a clothes rail in 2nd bedroom in case of 2 separate families, location is excellent. I will definitely be booking again

    Beds very comfy, cottage was warm and everything was easy to use. Plenty of info for days out and recommendations for food etc. Def would book again. Perfect for 2 dults, don't think I would take kids but the dog would love it!

  • "In view of previous reviews I have to say cottage was spotless."

    However the main radiator did not work and when we switched on bathroom towel rail the electric tripped. When this was reported the comment was yes we know about this. So begs the question why hasn’t it been fixed as was mentioned in previous reviews. Therefore will not be returning.

    It wasn’t clean, dust, cobwebs etc generally lack of TLC - had some issues which were dealt with. A diamond in the rough, with attention to detail and a few additional necessities ie freezer could be amazing. Quiet friendly area - previously stayed at a Sykes cottage in Derbyshire which had a fabulous welcome pack - here we didn’t get anything!!!! Is this a county choice???

  • "Good base for visiting Cornwall."

    Overall cleanliness is very very poor. Needs a good clean including the windows. And needs painting and finishing in certain areas too. I did alert Sykes to this at the end of our stay as I noticed more and more as the week went on (in the hope cleaning would improve for future visitors) however didn't seem bothered and offered no apologies or assurance it would be cleaned properly by the cleaning company . Couldn't get free view on TV and internet connection was quite poor.

  • "When was the lawn last mowed?"

    , perhaps the gardener should check the lawn before new guests arrive at the establishment between 10.00 am / 3.00 pm to do whatever is necessary. Cleanliness of the property was something left to be desired, cobwebs and dust were found in all rooms especially behind headboards, ceilings and above fridge under worktop. Unpleasant odour from rug, cushions and smell of mould throughout downstairs.

  • "We were disappointed with how small the cottage was and how unsuitable it was for a family of 4."

    The facilities were also disappointing, we had no freezer or proper shower, it was extremely difficult to shower in the property due to this, It leaked all over the floor as there was no proper shower facilities. We were also disappointed with the lack of welcome pack, there was nothing to welcome us when we had spent a lot of money to stay. We were also frustrated with the parking as we were staying in a residential area with the locals, we were blocked in a few times, clearly couldn’t care we had the property for the week. The area was awful, the house next door was derelict and unlocked and I didn’t feel safe as who knows who could have been staying in there. We will never stay in this house or Roche again.

  • "This cottage is well located for exploring all Cornwall."

    Great base for cycling to Padstow, the Camel trail back to Bodmin and then back to Roche. The village has a great pub and plenty of takeaways for those not wishing to cook. A well stocked Coop is also close by. Very cosy!

Situated at the heart of the village of Roche in Cornwall, and being at the centre of Cornwall itself, The Old Coach House is a delectable whitewashed cottage, providing you with the chance to explore all areas of the southwest of England.

As you approach the cottage you will notice its character and charm, step through the green door into the beamed dwelling and the lovely contemporary open-plan living space.

The kitchen is well-equipped for all your dining needs and there is also a utility/cloakroom.

The two bright and cozy double bedrooms provides a perfect, tranquil resting spot for your trip.

About the location

ROCHE

Bugle 2 miles; Bodmin 6 miles; Wadebridge 9 miles.

Both the villages of Roche and nearby Bugle offer a small selection of shops and pubs and are situated just off the A30, six miles from Bodmin. The area is predominantly involved with agriculture and the countryside is lush, green and undulating. Perfectly placed for touring the whole of Cornwall with the wild open spaces of Bodmin Moor just six miles away and the ruggedly beautiful north coast with its rocky coves, high cliffs and outstanding surfing beaches just thirty minutes by car.
