    Cottage clean, warm,comfortable and tastefully decorated. Very comfortable bed. So well equipped, we had everything that we needed. Would definitely recommend.

  • "This sea front cosy cottage was such a delight to stay in."

    Extremely comfortable and well equipped, you couldn’t ask for anything more ! All local amenities are a stones throw away, with you really never having to leave St Mawes for your entire stay. We experienced an issue with a broken shower during our stay, but the owner immediately sorted out the problem and within a day all was sorted. Can’t recommend this cottage enough, and we’ll definitely return, thank you for a fantastic and relaxing holiday!

    Well maintained and the perfect spot to explore Cornwall from. The cottage is tastefully decorated throughout with comfortable furnishings and a fully equipped question. The perfect spot. We'll be back!

  • "Lovely cottage , very comfortable, great location and just about everything you might need."

    We would definitely stay there again. Only things that would have been nice to have are; cereal bowls (soup bowls don’t work for cereal), a second smaller towel for each person for hair washing and spare toilet rolls. The second bedroom has a street light right outside it and quite a bit of light comes in round the side of the blind. There is a bright landing light on an automatic sensor.

  • "Just a couple of a few suggestions: - A spare toilet roll in each of the bathrooms as assumed there was a spare in the dedicated wicker toilet roll baskets, there was nothing in there in each of the bathrooms."

    - In addition to a bath towel being provided for each person, it would be useful if an additional smaller towel could also be provided for wet hair. - Please could small bins be provided in each of the bathrooms and bedrooms. It is better to contain waste matter in proper bins rather than having open plastic bags dotted around the place as well as being more hygienic. Other than that, lovely clean and well maintained property set in a perfect position. Thank you.

  • "Prydes Cottage is perfect and a lot of thought and money has been spent on making this cottage a home from home."

    Thank you to the owners. Extremely comfortable, fabulous position and the kitchen has all the utensils and cookware you could wish for. Would highly recommend a stay here and we are considering a visit again later in the year. The only down side is parking is allowed outside the cottage between 1 October and 31st March (the day we left) and because cottages were being redecorated etc, white vans blocked the beautiful view from the lounge from around 7am each day. Highly recommend The Victory Inn, St Mawes Hotel and the Idle Rocks for eating out if you don't wish to cook and the local fish and chips takeaway is excellent. The Co-op is a short distance walk from the cottage. It is small but extremely well stocked and there are plenty of independent shops to buy from.

  • "The cottage was perfect."

    Well facilitated and spotlessly clean. A nice touch was the Christmas tree and decorations. A note would be good to notify people that if you don’t switch the shower off it can effect the heating. Excellent stay .

  • "We stayed at Prydes initially about 15 years ago."

    There have been many improvements since that time. It is a truly spectacular cottage, in the most idyllic setting. However, the seating in the lounge really did mar our stay. We are both senior in years, and found no support or comfort from the suite. Very poor, especially when considering the many comments in the visitors book previously. Also TV needs updating please.

  • "Beautiful well equipped cottage with amazing views over the sea."

    Pubs, cafes and hotels only a few minutes walk away. We bought a parking ticket for a week in the main car park which worked really well. The only thing which wasn’t perfect was the seating in the living room which was very uncomfortable but I understand that will be replaced which will bring the cottage up to the standard we’ve always had from Helpful Holidays in the past. Thank you for a wonderful holiday.

  • "Great property in perfect location."

    Very clean and everything provided. Sofa cushions need re-stuffing but this is pretty common in rental properties. Nice having large kitchen/diner with utility area attached. Outside space great for drying wet swimming gear etc.

  • "Very comfortable, well equipped, and lovely position."

    We were particularly fortunate to enjoy our stay, as one couple, as our friends had to cancel for health reasons. I reported a musty smell in the airing cupboard. A leak or a dead mouse, I don't know. A knife sharpener would have been useful.

  • "A really lovely cottage in a superb position right by the Harbour wall."

    Excellent facilities, and very clean and very nice decor, the vases of fresh flowers were a lovely touch. Others have said that the sofa and chairs are uncomfortable, perhaps not as good as you might have at home, but perfectly adequate for a holiday, we certainly did not spend a lot of time sitting indoors. I would thoroughly recommend this cottage as a base for exploring St Mawes and the surrounding area, excellent restaurants and boat trips are all within walking distance.

    Well equipped with many personal touches, books, games, DVDs. Whilst no parking at the property parking is available close by and worth purchasing weekly ticket. Would love to have had personal recommendations of places to visit...beaches etc.

  • "The situation of the cottage is a major selling point."

    We have already booked for June 2022, which says a great deal, but rather disappointed not to have been offered the option for our preferred dates at the beginning of September that we have been taking in previous years. We know what to expect at Prydes but feel the standard of the armchairs and the settee in the lounge don't live up to the standard of the rest of the cottage.

    All excellent. The three piece suit was the only thing letting the property down. Very uncomfortable. We have been coming to Prydes cottage for many years and have always mentioned the poor quality of sofa and chairs. But doesn’t spoil the holiday and wouldn’t stop us coming. We also felt very safe in cottage with the cleanliness regime involved due to COVID. Thank you.

  • "The property was extremely comfortable and a wonderfully cozy place to spend a few days."

    Even with the late-October rain and wind we were all extremely comfortable and enjoyed watching the harbour from the windows. The full-sized kitchen was a extremely nice and we used it to cook breakfasts and some dinners. (Note: with COVID reducing the capacity of restaurants we found it very difficult to eat locally and had to eat-in more than we expected). The laundry facilities was a god-send after getting rain soaked and sandy on our adventures. The village was very charming and we enjoyed the local castle. Parking wasn't an issue, but I can foresee it being one in the summer months. Would absolutely return.

  • "Ideally located with plenty of good walks, excellent nearby hotels and restaurants and frequent ferries to Falmouth, Prydes Cottage is a great base for a delightful and fascinating holiday."

    Good helpful stores and shops supply all daily needs for some quality living. Local car parking is expensive but handy and easy. Nearby St Mawes castle is a fascinating, well-preserved reminder of the centuries of military history of the local area. We would thoroughly recommend Prydes Cottage - and Helpful Holidays to any would-be holiday-maker

  • "We have stayed at Prydes many times, as you will be well aware of, and are familiar with both the location and the facilities."

    A major improvement this season has been the new windows which are both attractive and functional. The one big improvement that could be made would be to bring the settee and armchairs in the lounge up to the standard of the rest of the cottage. We have already booked for next year, so that says a great deal. We must say we were more than happy not to have the games, books and magazines that had been removed because of covid-19.   • "We were somewhat disappointed compared to previous visits we've made to this cottage at this time of year."

    The pillows on the beds need replacing, no thickness or support to any of them; sofa and armchair foam seating needs to be replaced, no comfort at all; no dishcloths; no dishwasher tablets and a lack of hand soap in the toilet and bathroom. Finally no visitors book for us to comment and raise issues in. It felt as if the cottage had been closed down for winter regardless or our stay.

  • "The kitchen is extremely well stocked, with just about everything one might need."

    Also, unlike many self-catering establishments for four people, there are not just four of many everyday items, so one doesn't run out of an item so quickly. We also had a lot of enjoyment trying to complete the butterfly jigsaw puzzle on the kitchen table, even though we didn't quite manage it in a week!

The property

Prydes Cottage is a pretty terraced cottage on two levels, right on the waterfront overlooking the sea in St Mawes.

It’s less than a minutes stroll from the harbour and a 2 minute level walk from shops, with fantastic views across the sea to the mouth of the Helford River in one direction and the mouth of the Percuil River in the other.

Just right for couples or small family.

Step into the spacious,light living room with ‘coal effect’ electric fire, and two windows with those sensational views of the seafront; at the back of the cottage is a good-sized fitted kitchen-dining room with a utility room and a shower-room, and door to porch and courtyard.

Head up the stairs to two bedrooms – a king-size double, and a twin, both with panoramic sea views as if from the bridge of a ship; even the family bathroom has wonderful sea views from the bath!

At the back is a private suntrap courtyard with garden furniture for sitting out.

A fantastic waterfront place.

ST MAWES

Falmouth 16 miles via car ferry, 3 miles via passenger ferry; Truro 10.5 miles via car ferry, 18 miles by road.

St Mawes is a small fishing village situated on the Roseland Peninsula, part of Cornwall’s Area of Outstanding Natural Beauty and is surrounded by rocky coves, sandy beaches and lush countryside and has a notable historic castle guarding the entrance to the River Fal. The village is a haven for boating and yachting with many events and functions taking place and of course the local produce is outstanding, with local pubs and restaurants serving delicious seafood dishes throughout the year. Nearby there are plenty of activities to keep the whole family busy including walks, watersports and boat trips. Across from the harbour is the town of Falmouth, with its magnificent natural harbour (the third largest in the world), winding streets and beaches, the amenities will keep you occupied for hours. The town's old harbour-side pubs, excellent shopping, art gallery and stunning National Maritime Museum simply complete the picture. Pendennis Castle, built by Henry VIII, is Falmouth's most popular attraction, sited on its own peninsula with superb panoramic sea views.
