  • "Brilliant location."

    Great space for a family of 8 and very functional. However, the '3 small drawer' freezer capacity is definitely not commensurate to the amount of people that can be housed. As a self catering facility, I think this should be something you look at? Even a small extra freezer elsewhere would have been a bonus! Also- there appears to be no remote for the tv in the snug.

  • "First of all there is actually room for 4 couple in the property just enough room for 2cars and no on the road parking, 2nd there was dog poo in the back garden from previous occupants ,the house had definitely not had a proper clean as kitchen sink was dirty lots of dust everywhere, no remotes to to some TV's and TV upstairs back room did'nt work, numerous carpet stains all over the house downstairs lounge in particular, stairs, front bedroom terrible,no hoover only a small hand held Dyson that kept cutting out after 5seconds wants a complete overall , been renting properties in this area for 28 years and had 3scruffy houses this is one of them, yes it's been a busy year with people wanting to get away prices have risen big time but covid cannot be blamed for a dirty scruffy property supposedly this is the reason we now can't get into the house till 5 pm because of the BIG CLEAN ."

  • "Lovely house for family holiday."

    Good facilities with plenty of space. Walking distance to Polzeath’s busy surfing beach and the the beautiful, more sedate beach, Daymer bay. With all the sand and debris that comes with four active grandchildren, a proper vacuum cleaner would have been useful.Would definitely book this house again.

    The facilities at the property met all our needs. It is an ideal size for a family(s) with children. We had excellent service from the John Bray team who were able to help us with our queries. We would definitely try and rebook this property on our next visit to the area

  • "Property needs some TLC and a bit of investment as its a good house in a great location."

    The property was quite dirty - for example we found a mouldy teabag in the teapot, unclean dishes in the cupboard, lots of stains on carpets and paintwork etc Also the televisions did not have working remote controls and no Netflix or satellite TVs - this in just unacceptable in this day and age.

  • "We have had the most fabulous week at No 3 The Sands, Polzeath."

    The house is perfect for a week at the beach and we can’t think of any way in which it could have been improved. Even the weather was great! We pre booked a restaurant called “Prawn on the Lawn” in Padstow and would highly recommend it to anyone looking for an exceptional fish meal. The John Bray service has been friendly and very easy to use. Please contact us later in the year to discuss rebooking for next year

This newly built holiday property lies in the seaside village of Polzeath, North Cornwall.

A stylish holiday home offering a spacious retreat perfect for large families and friends on the North Cornwall coast. The open plan living area has a well-appointed kitchen making it perfect for rustling up a delicious meal for all to enjoy, the spacious dining area is ideal for those sociable meals together.

A unique log burner in the sitting area the ultimate place to relax and unwind on those cooler evenings, benefiting from bi folding doors opening out to the welcoming garden.

There is a snug room with additional seating and TV a useful space for the children to enjoy a movie and a shower room on the ground-floor. Upstairs are four light and airy bedrooms to choose from, 2 king-size (one with en-suite shower, a twin and a bunk bedroom sharing a wonderful family bathroom. An appealing decked terrace and lawned garden creates a haven for all the family, great for unwinding with a glass of wine.

With parking for two cars and a handy outside shower to wash off the sand after a day on the beach. From here you can choose between Polzeath beach a high energy surfing hub or Daymer Bay a relaxed golden sand and clear waters ideal for building sandcastles and a spot of swimming.

Polzeath have a variety of shops, cafes, pubs and restaurants to choose from and just a stone throw away.

Why not spend a day exploring the coast line on foot along the marvellous coastal paths with pleasing views. A short 2.2 mile drive will take you to the upmarket town of Rock popular for it variety of watersports it has to offer. The Sands 3 really is the perfect base for large family and friends.

About the location

POLZEATH

Wadebridge 7.5 miles; Padstow 16 miles.

The seaside village of Polzeath boasts a sandy beach, which is bordered by rock pools and is acclaimed to be one of the best surfing beaches in the country. Polzeath itself has a number of small shops, cafes and restaurants, and the South West Coast Path, a 630-mile route, runs through the village. Just over seven miles away is the popular market town of Wadebridge, which is set alongside the River Camel and offers an array of shops, pubs and restaurants, as well as North Cornwall's only family-owned cinema. There’s wonderful countryside in the area, with the renowned Camel Trail passing through the town, and the nearby town of Padstow, with its harbour, pastel-washed medieval houses and celebrated restaurants is well worth exploring. Within driving distance is the UK surfing capital of Newquay, with over 11 miles of golden sandy beaches. Polzeath is an excellent base for exploring this part of Cornwall.
