The property

A charming holiday home with a private hot tub, situated just outside the village of Roche, 6 miles from St Austell.

Located at the end of an unmade private farm lane with far reaching countryside views yet only one mile from the main trunk road that weaves through the entire length of Cornwall makes this an ideal touring location.

The peace and quiet that surrounds The Milking Parlour will be appreciated from the moment you arrive.

Step onto the decking that offers a great sunbathing location and houses the luxurious hot tub.

Enter the conservatory with the dining area, a lovely light airy room to enjoy your meals and then go through the open plan living room with a cosy sitting area and well-equipped kitchen which then leads you to the three bedrooms, two of which have zip and link beds giving you the option of twin beds or super king-size doubles.

The property is disabled-friendly and one of the two bathrooms has been specially adapted accordingly.

Beautifully furnished throughout this holiday home offers quality accommodation in a rural location perfect for touring Cornwall, close to the Eden Project and offers easy access to both coasts.

About the location


Lanivet 3 miles; Bodmin 6 miles; Wadebridge 9 miles.

Both the villages of Roche and nearby Lanivet offers a small selection of shops and pubs and are situated just off the A30, six miles from Bodmin. The area is predominantly involved with agriculture and the countryside is lush, green and undulating. Perfectly placed for touring the whole of Cornwall with the wild open spaces of Bodmin Moor just six miles away and the ruggedly beautiful north coast with its rocky coves, high cliffs and outstanding surfing beaches just thirty minutes by car. The resort town of Newquay with the new Fistral Beach surf centre and the fishing village of Padstow with its narrow streets, quaint harbour and renowned restaurants should not be missed nor should the fabulous Eden Project with its spectacular biomes full of tropical plants just four miles down the road. The south coast too is just ten miles away and trips to the shipwreck centre at Charlestown, the fishing village of Mevagissey and the beautiful Roseland peninsula should not be missed.
