  • "Hi There - firstly I would like to say that Welcombe and the surrounding area is beautiful and we will definitely return."

    Ley Park was a real house of contrasts for us: Downstairs - We couldn't ask for more. The kitchen and utility room - Good quality appliances and plenty of good quality equipment. The garden room was nice and airy and the cosy living room with log burner, very welcome. Upstairs - The bedroom were generally fine, although no one room had everything that you need to be comfortable for a weeks stay. Some of the matrasses were tired, so we opted for both the en-suite bedrooms. En-suites were far to small for us, had no storages and one had mould around the shower tray. Plus the water pressure would only allow one shower at a time. So we all decided it would most comfortable using the larger family bathroom. The family bathroom was a real let down. Very old green bath and wash basin odd toilet and ill fitting lino on the floor. It was functional, but really not somewhere we would want to spend any time e.g. to take a long bath and a real contract to the quality and finish of the kitchen - a real shame. The house was warm and generally clean on first sight, but on closer inspection, skirting boards, wndowsills, door frames, rooms corners, had obviously not been cleaned for some time, based on the level of dirt and dust. Flies - When we arrived at Ley Park we were surprised at the number of dead flies on windowsills and on the floor, especially in the attic room and front bedroom. I opened the velux window in the attic room one morning and the whole room filled with black house flies. It was quite alarming! We did managed to get rid of them throughout the day, but hovering up over 40 flies was not what I would expect to be doing. There after, I had to regularly hover up around flies from the bedrooms. Speaking to Chris the Caretaker, he told me that this was a known problem in the Autumn months. Caretaker - Chris the caretake was great. Very helpful and came out very quickly when we reported the washing machine and tumble dryer where flashing up error messages. The additional logs, bottle of wine and apple juice were very welcome and a really nice touch. I am sorry the I have not been able to me more positive. Ley Park is a lovely house an has the potential to be perfect, but for us it is just not there.

    Thank you for taking the time to leave your feedback. We are sorry that you did not fully enjoy your time at Ley Park. The property has not been heavily modernised, appropriate to its surroundings, including water husbandry in an Area of Outstanding Natural Beauty. The property is generally enjoyed by our guests – see earlier reviews. Cluster flies are common in properties in rural areas but they never really become an issue in Welcombe until the end of November as the colder weather bites. It’s worth understanding that these are not house flies. They are not drawn to food etc, but rather use the cracks & crevices in buildings as a refuge over winter, which is when they are best treated. We can only assume that odd weather pattens precipitated their early arrival and we will continue to treat the house & outbuildings bi-annually, as advised by the experts. We deliberately invested in Miele laundry facilities as they have a reputation for reliability. It is unfortunate that the first & only failure of the equipment happened during your stay, but are pleased Chris dealt with the issues promptly. Please accept our apologies. We have since visited Ley Park to check the other matters raised and to review the comments made by previous guests. There is deep cleaning during the off-season and weekly cleaning throughout the year. We will continue to monitor throughout the year. Property Owner

  • "Another fantastic holiday at Ley Park, we were a party of seven adults."

    This is our third stay at this property and we have loved every minute. The house is very well equipped with plenty of pots. pans and cutlery. The outside space is huge and great for sitting out and relaxing. We had lovely days out at Summerlaze beach and Tintagel and were very lucky with the weather. The only downside is that it doesn't look as though the property can be booked next year.

  • "We have just arrived home from the most fabulous week away at Ley Park."

    The house was very comfortable and extremely well equipped. 6 of us stayed at the house, Myself and my husband with our 2 young children and my parents. The photos don't do the grounds justice at all, the surroundings are simply stunning and absolutely huge! My two boys had the most amazing time running around, playing hide and seek, and best of all, we could relax knowing they were secure. If you have the good weather, how remote it is is perfect as you can simply relax in the gardens and enjoy the views. If you have rubbish weather (and young kids) like we did the first few days, it's perhaps a little too remote. For the first holiday in many years, I'm sad to be home. Would definitely return and highly recommend.

  • "The house was lovely and welcoming with a fantastic garden."

    All the equipment was of a high quality and easy to use. The caretaker was very helpful. The bedrooms were nice to be in with very comfortable beds, the only slight downside were the bathrooms which are not of the same standard as everything else. However they work and make the house very adaptable for a family. We would be very happy to go again another year and thank the owners for allowing us to use their home.

  • "The property is in a lovely location, and is quite secluded, it was clean, there were enough towels, and there was tea, coffee and sugar, along with loo roll which is great, but it would have benefited from some milk!"

    ! We did have a little weird experience where by we'd been out all day and we found glass in the sink on return, we did report it to all necessary parties, but it is in a secluded place, and this ruined our holiday as we were a little on edge afterwards, other than that, the holiday cottage is fine there are plenty of cups plates etc, beds were clean, and the garden is huge too. The walk to the beach is not really suitable to anyone with any breathing or mobility issues, it's a very constant steep uphill all the way back, there is plenty of sea views from the house and garden so it's not necessary to actually walk down there. There are 3 showers and 4 toilets so if you're thinking of sharing it's great, also how the bedrooms are arranged on 3 different levels makes it ideal for sharing with other couples or different generations

  • "Superb accommodation, comfortable and very well stocked with cutlery & crockery etc."

    The huge garden was a magnet for us all with the frisbee worn out with use! The location is beautiful and peaceful, with little noise but birdsong, and a visiting owl at night. A must if you're a keen birdwatcher. The walk to Welcome Mouth challenging but well worth the effort. A reasonable level of fitness is required to enjoy the trek. It would have been useful to have operating instructions for the electrical items in booklet form. We only just managed with the restrictions of a mobile phone.

  • "This was our second stay at Ley Park and was as enjoyable as the first."

    The house is very spacious which was perfect for us with two families of four, you never felt you were on top of one another. Of particular note is the kitchen which is huge and has everything you could possibly ever need (including cake tins!!) and the enormous garden which our children absolutely loved. The sunsets from the house in the evening are worth the stay alone! The bathrooms were nice and clean but could probably do with some updating in the near future. We hope to return to Ley Park again.

  • "Probably the best house we've rented - if you like remote, quiet, close to the SWCP and very well stocked with more cutlery & crockery than we'd ever use."

    When at the house (and not walking the SWCP) we more or less lived in the garden room - dining & seating areas. We never got to use the lounge. Can recommend Wayside Chinese Takeaway and Gilletts Fish & Chips. Both good food and just the right timing to phone & order, then drive to collect. Even has decent broadband - rare for somewhere so remote.

    The outside space is great for sitting out and very shelted, great location for a barbeque. The only thing i would ask is that cushions are returned to sofas which i think may have been removed as a result of Covid, it would make the living room sofas much more comfortable, but this is only a minor point.

  • "We were a family group of 7: parents; 3 grownup children and 2 spouses."

    The house was a good size for us -plenty of space to be together at meals and other times, or to be apart. Close by the house is an attractively-planted garden. There is an outdoor table overlooking a grassy area with views of the sea. The kitchen was very well-equipped (much appreciated by the foodies in the family); the bedrooms were of a good size and the two ensuite shower rooms were a creative use of a small space. I have to say that the walk to the beach definitely separated the sheep from the goats. Sadly, the very narrow road doesn't provide a sensible alternative, unless you have a 4WD vehicle. On the other hand, it prompted us to try other beaches slightly further afield for body- and paddle-boarding. If you think "family home, well-stocked by the owners for their personal use and generously shared with others" then you are unlikely to be disappointed.

  • "Very nice house and location, our one issue is with the bathrooms."

    The main bathroom is in need of modernisation, including the removal of mold around the shower/bath. The two on-suite showers looked very small. There is also an issue with the water, when someone is in the shower another person can't use any water without getting a could shower.

  • "Although the downstairs was very spacious and comfortable and the kitchen very well equipped, the en-suite bathrooms were too small and not of the standard one would expect, with a really grotty bath, mould stains, cramped and poor facilities."

    Overall the cleanliness of the whole house could have been improved. However, we were made to feel welcome by the owner’s generosity of gifts of wine and a bottle of their favourite apple juice, along with a supply of tea, coffee and sugar.

  • "We had a fabulous week at Ley Park."

    We were two families with children ranging from 6 to 11 and there was ample space for us all. The children particularly loved the large garden (a field really) and the parents were happy because it felt secure and safe . The kitchen was really well stocked and had everything you would ever need on holiday and the beds need a special mention as they were really comfortable. The house is really well placed to visit all the big tourist destinations in North Devon as well as over the border into Cornwall. We would also recommend the walk from the house across the fields to the beach, it’s hard work coming back up but the beach is definitely worth a visit. Special mention should also be given to the owners who provided excellent directions to the house, this was especially useful when the Sat Nav told us we had reached our destination in the middle of nowhere! We had a super holiday and we would definitely recommend it if you would like to stay somewhere that has a “home from home” feel and that is within easy driving distance of all that north Devon and Cornwall have to offer. We hope to come back again soon!

    A beautiful house in a stunning location. Had a lovely week at Ley Park, the house was beautiful ,set in lovely gardens and very peaceful. Plenty of space for a party of 5 adults. Large airy rooms and a wonderful conservatory which was the main focal point for meals and relaxing The outside garden area was great for a barbeque and we were very lucky with the weather.

  • "The house was large, comfortable, well equipped and warm."

    It was situated in a very quiet spot inside it's own extensive gardens. Quick access to the coastal path, however this part of the long distance footpath is rough with many steep ups and downs, albeit with spectacular scenery . If you want a beach holiday you would have to drive out every day, but this house is ideal for a quiet holiday with lots of walking from the doorstep. Finally we had a personal touch with a pretrip email from the owners and a phone call from the caretaker, all of which made for a pleasant experience.

    I could see that a lot of love and attention had gone into making this property so homely and comfortable. Plenty of space for a party of 5 adults. We all had a thoroughly enjoyable long weekend and were only disappointed that we could not stay longer due to work commitments.

The property

This detached house overlooking the sea is located ½ mile from Welcombe hamlet and ¾ mile by footpath from the beach at Welcombe Mouth.

Smart and comfortable, it is lovely peaceful accommodation for enjoying the tranquillity or walking the coast.

In the sitting room your attention will be divided between the cosy flickering wood burning stove and the view over the well planted garden.

The spacious dining room doubles as a second sitting room with its comfy seating and glass garden doors, a welcoming room for enjoying family meals prepared in your smart kitchen with snug Rayburn and sofa for chatting to the cook over an evening drink.

Head upstairs and you will find the four bedrooms with steps between levels.

The three double bedrooms all enjoy great sea views.

The enclosed garden surrounds the house, with a patio for family barbecues, a grassy area for games and a view of the sea.

When not occupied by animals, you are welcome to wander the adjoining field with its unfenced pond.

From the house a hedgerow lane leads down to the Coast Path and from there to the beach, but it is best tackled with a good level of fitness and not too much gear.

An easier footpath takes you across fields to the excellent village pub, where you will need to have a torch if you are heading home after dark.

The beach at Welcombe Mouth is a great place to head to for surfing or to chill out and admire the surrounding cliff scenery.

Bude is another brilliant place for surfing or traditional seaside fun.

Walk the Coast Path for more good views, as far as Hartland or to spot a variety of birds en route.

In a quiet, private spot, Ley Park is a charming house for enjoying unspoiled scenery and peace.
