  • "The property was in a lovely peaceful area, close to Fee's Cafe, and the Malcolm Barnecutt Bakery, both of which I highly recommend."

    We also ate at The Mariners Pub a bit further down the other end of Rock Road, which was amazing. The house itself was clean, spacious and comfortable. The upstairs views were beautiful. A minor thing, but the blind on one of the bedrooms doesn't go down, and the 2 bathrooms have a bit of mouldy grout in places, but other than those very small details, I can't really fault the place. I would definitely stay there again.

  • "It’s a fantastic property in a great location and very suitable for large families."

    Well equipped and I would give 4.5 as the only mark down are lack of washing powder, coffee pods and a pint of milk which I feel at these prices you could expect

  • "We had a lovely stay at Sandy Hills in September and would definitely book here again."

    The house is in a lovely quiet location but you can still walk to the beach. We liked having Fee's deli at the end of the road for breakfast. Body boards in the shed were great and we had 2 brilliant days at the beach using these. Garden was secure for our dog. Loved the upside down layout meaning the bedrooms were cool and dark at night and during the day you can enjoy the views from the upstairs lounge and kitchen. Bed linen was lovely and I have already ordered the same now I'm back home! Great rental house.

  • "We loved staying at this beautiful house."

    Nestled in a quiet road with a beautiful view over the valley it gives you the idea of space. It is within walking distance to the beach, shops and restaurants. The layout is very comfortable with bedrooms downstairs and open plan living upstairs ( with the view). We loved exploring and spent our time surfing, water skiing, walking and trips on the ferry to Padstow. We hope to come back soon.

  • "The house and the furniture layout are great."

    Very well equipped. The views are slightly better than No.7 next door which we rented last year. My main irritation was that there was no soap in the bathrooms and only one loo roll each, there was no scrubbing brush and only a couple of diswasher tabs. These things are not expensive but it is the last thing that I want to have to go and get when I arrive at a property (and the local Spar shops are so limited). The property that we rented the previous week in Harlyn Bay provided sufficient in all its bathrooms. We called the Sykes number, spoke to someone who promised to contact the local John Bray office (why not just provide the JB phone number on your email if these are the guys dealing with the property?), nothing heard again.

  • "We had a wonderful stay and 100% will be booking the house again."

    It was a lovely surprise to walk in and see how clean it was. It was so bright and airy. The house was fitted out so well, wonderful sofa!! it felt like home from home. We love to walk, so the fact that we could walk to various pubs and eating places was perfect. Sandy Hills was so quiet, beautiful views over the hills. Plus we had an amazing sunny week !! We really did love it !! Thankyou

  • "The property was lovely and clean and just the right size of our party of 8."

    The living space was generous and meant we could all get together easily. The kitchen was well stocked and had everything you could possibly need! The outside terrace was lovely and looked like new decking and furniture.

  • "We had a fabulous week at 8 Sandyhills, a really comfortable holiday home."

    It had everything you needed, well equipped and well presented. We particularly liked the patio area. But perhaps for a property that allows dogs a gate at the top of the steps would be helpful. We do however feel the Sykes Cottages grossly over charges because if the prices increase again the properties will not be value for money.

  • "We did indeed really enjoy our recent holiday in Rock."

    This is our third holiday encompassing the Padstow Christmas Festival and the weather was extremely kind to us this year. The family find 8 Sandy Hills very comfortable and cosy. The house is always warm to come home to and we appreciate that very much. We tend to visit our favourite places in and around Padstow/Rock and also dip into Truro a couple of times (beautiful at Christmas time). We hope to replicate our lovely holiday again in 2020!

The property

This elegant modern holiday property is positioned on a private lane in Rock along the camel estuary in North Cornwall.

It has beautiful, vaulted ceilings with exposed wooden beams along with the light filled reversed level accommodation making this an appealing property for a family holiday, to enjoy the natural beauty of the North Cornwall coast. On arrival take the stairs to the first floor where you are greeted by the impressive light airy open plan living area with a large balcony, taking full advantage of the charming views over the countryside.

The stylish kitchen is well-equipped and offers a large sociable space for your family meals.

The sitting area has a contemporary wood-burner ideal for those chilly evenings.

There is a welcoming snug with a TV, ideal to relax after a busy day. On the ground floor you will find four spacious bedrooms, 2 x king-size (1 with en-suite shower), a twin, a single with full size bunk beds and a family bathroom. Outside is a secluded decked area with furniture, perfect for your morning coffee or afternoon drinks.

The gorgeous beach of Porthilly is on your doorstep, from here you can enjoy the coastal path that takes you round to the wonderful golden sandy beach of Rock, the watersports hub.

Spend an exhilarating day on the water or simply relax on the beach taking in the fantastic views. A 6 mile drive from Rock is the charming fishing village of Port Isaac with it’s steep, narrow streets offering excellent restaurants, pubs, shops and galleries.

Padstow 1.5 miles via ferry; Polzeath 2.8 miles; Wadebridge 6.2 miles.

Rock is a desirable and much sought after coastal village located on the north eastern bank of the River Camel opposite the famous harbour town of Padstow which is easily reached by a regular ferry service. The summer home of royalty and celebrities offering top class restaurants and quality shops, the real draw is the array of watersports including sailing, water skiing, windsurfing and angling. Continuing on a sporting theme, the golf course at nearby St Enodoc is considered to be one of the best in the country.
