  • "The reason for the low marks was due to the finer detail."

the booking was easy, the instructions were clear, the entry was easy. The concerns we had was the amount of food that was left in a cupboard and a drawer from previous people. Also the dust generally that was floating around on the wooden floor and the bedside cabinets were also dusty on the top. This really is unacceptable. Having said this the property was nice and cosy and had a lovely comfy bed.

  • "The Barnsdale lodges are extremely well equipped with quality items."

Brooke lodge was very clean and spacious for us and our dogs, although we had to put them on a lead every time we took them out as the site is open-plan. We were though warned about this so not a surprise. Access to Rutland water is great, a ten minute walk. Oakham is about 3 miles away with shops and takeaways. Throughly recommended.

  • "Lovely area."

Well kept grounds. Unfortunately in the chalet we were infested with Ants in the kitchen area. I reported this and a gentleman came out and resealed the window. After that for two days we had no ants, but then we kept finding the odd one. Then a couple of days before we left, another ant family moved in. So every morning we had to bleach the benches. Cleanliness, our dogs ball went under the unit in the main area, when I retrieved the ball it came out with a fluff ball attached which in actual fact was bigger than the ball. Yuk. Had to wash the ball. All the staff I dealt with were lovely.

  • "We have stayed at this resort before, and, once again, everything was exactly what you would expect to find."

Whilst there, we experienced a storm which left us with the internet down, but we contacted Reception, and one of their technicians was round the same day to fix it! Very important when one wishes to keep in touch with the "outside world", and especially to check on all the local amenities. We would certainly stay at the resort again, where, because it is gated, one has the feeling of security.

  • "Well,what a wonderful experience I had."

The lodge was more than I even hoped for. It offered all the necessary amenities and a little bit more. I especially liked the instant hot tap for drinks! The lodge is situated in a lovely, tranquil location, you can even hear the owls ' hooting' at night. I absolutely loved my stay and would thoroughly recommend this lodge. I am hoping to book again. ,

  • "We stay in one of these lodges nearly two years ago and it was very smart and clean."

This time we were forced by you to pay an extra £330, more than we have ever paid for a lodge. It was not very clean , the windows were filthy, the hot water tap didn’t work, the whole place looked tired. At the weekend the three lodges next to ours had been booked for a fortieth birthday party, guest arrived for the party and parked cars everywhere, we even had a camper van parked at the front of our lodge. There was another birthday party in one of the other lodges the same weekend. Very disappointing when you are expecting a nice, quiet and relaxing break. Our opinion was shared by other guests that W spoke to. All in all we feel very disappointed with the way we have been treated by Rutland retreats and Sykes holidays.

Many thanks for the feedback. As there are 17 retreats on site, there are sometimes bookings for special occasions. We do advise all our guests there is additional parking at the hotel should they require it, and we do advise there is limited parking. If the guest had advised us we would of asked the other guest to move the van. We do advise guests to contact us if there is anything wrong with their retreat so anything can be rectified. • "Just one small thing."

The bbq was dirty and rusty, therefore unusable. We purchased a package bb q and our meal completed. The hotel staff were very helpful and considerate to a disabled family member. The lodge was as advertised and very comfortable.

About the location

EXTON, RUTLAND

Stamford 7.8 miles; Melton Mowbray 14.4 miles

Exton offers a typical English village setting, with its traditional, stone buildings crowded around the green, in the East Midlands county of Rutland. The Fox and Hounds public house overlooks the tree-planted green, a former 17th century coaching inn, oozing with character, offering cosy winter evenings around the fireplace and lazy summer days out in the beer garden. To the south of the village are Barnsdale Gardens, created by Geoff Hamilton for the BBC's Gardeners' World, and the Barnsdale Hall Hotel and Country Club. Oakham is the nearest town, boasting a combination of stone and thatched buildings, a range of shops, as well as pubs, bars and eateries to choose from. There is also a local history museum, a 12th century castle and a 14th century church. The Rutland Water Nature Reserve offers watersports, a small water adventure park, birdwatching, a sailing club and fishing opportunities, with the Rutland Water Golf Course overlooking the lake. The train station provides access to the cities of Nottingham and Leicester with shops to browse and architecture to admire. The market town of Stamford is a mere stone's throw away, with its attractive Georgian-style buildings used in the 2005 Pride & Prejudice film, independent shops, cosy pubs and a range of restaurants. Melton Mowbray is further afield, with more amenities to explore. Home to the famous pork pie, this town also offers The Regal Cinema, Melton Theatre and the Melton Carnegie Museum. The village of Exton offers a warm and friendly atmosphere for the perfect holiday exploring the East Midlands.
