  • "The Coach House is absolutely beautiful we couldn't fault anything immaculate throughout."

    Mike and Lesley are lovely hosts and should be very proud of The Coach House. On arrival complimentary tea coffee and milk plus a bottle of wine in the fridge. Fresh flowers throughout the house was a lovely touch too. Barrowden is a beautiful village and the community shop is also lovely (excellent tea and cake served) . I only wish we could of stayed longer but unfortunately we had to return home. I would have no hesitation to return nor would I have any hesitation recommending The Coach House to anyone. The perfect relaxing holiday we needed.

  • "The property is next to the owners house up a short drive and set in a lovely peaceful garden and it has its own private beautiful garden with chairs, tables and a gas barbecue."

    The property is to a high standard of cleanliness and fittings and Mike and Lesley were at pains to make sure all was to our liking and were on hand if any problems arose (which they didn’t). All that we needed was included in the property and the shower in our en-suite was superb! Mike and Lesley provided complimentary tea, coffee, sugar, chocolate cookies, milk and sparkling wine. The village of Barrowden has several walks around the village and Welland Valley on tap. Laminated A4 maps are provided which were most useful. The Community run shop is a few yards away and is run by friendly volunteers and sell local bakery bread and cakes as well as a range of everyday items. They will reserve newspapers for you during your stay. We used it every day. All in all a great holiday made even better by the standard of accommodation and we would definitely return in the future. A must visit not too far away is Barnesdale Garden, garden of the late Geoff Hamilton of Gardeners World and Rutland Water.

  • "Our second time of staying at The Coach House and we spent a relaxing, warm and comfortable stay."

    There was everything we could possibly need, a home from home. The bed linen was of exceptional quality as were many other items including the Welcome Pack. Lovely little touches like fresh flowers in rooms. Top quality furnishings and white goods too. The village of Barrowden is really quite lovely as is the surrounding area. Close enough to visit Stamford, Uppingham and Oakham and Leicester. Mike and Lesley are gracious hosts. We hope to return.

  • "Only niggles were it would have been better for us if the beds were singles that could be put together to make king size and choice of duvets."

    We were very hot with winter duvets even though we turned the heating off and opened windows. Beautiful house and village

All we can do on the booking website is describe our beds as they are : 1 super king , 1 King size and 1 double and let our guests decide if that works for them or not. We do routinely change summer weight duvets for winter weight in late October thinking this is the best arrangement for our guests .     It had every comfort and amenity and generous welcome pack. We met our hosts 3 times by chance on the drive and they were welcoming and friendly. We sat out in the courtyard gardens behind the house..delightful and private. Barbecue would be nice in warmer times. It was great to be just a few yards from the village shop and attached cafe. Barrowden is a beautiful quiet village with a welcoming pub The Exeter Arms..excellent food. Opposite it is a bus stop running a bus between Uppingham and Stamford. Highly recommended.

  • "A lovely place to stay."

    Comfortable and spacious for 4 adults. The fresh flowers, bubbly, milk and biscuits on arrival were very much appreciated after a long journey. Surrounding area gorgeous with lots to do if you like walking, bird watching and exploring. We stayed in June and the garden area was used with BBQ. Parking and directions excellent. We’re keen to return.

  • "Superb location, extremely well equipped and very comfortable beds."

    Very generous welcome pack and a lovely touch with fresh flowers in every room. Friendly hosts on site but never intrusive. Provided extra bed linen mid stay for a change over of guest. Our girly stay couldn’t have been better and we all returned home rested and relaxed. So much to do in the area it’s vastly undiscovered. Fabulous!

  • "The Coach House is set in the grounds of the owners property yet totally private, with a generous parking area to the front and a beautiful courtyard garden to the rear of the property, where a Kite visited us daily."

    The owners Mike and Lesley are a lovely friendly couple, unobtrusive but there if needed. They had thought of absolutely everything that we could possibly need and more, with many welcome treats and flowers. The village shop is just 2 minutes walk away and the local pub, the Exeter Arms, which overlooks the village green and pond, about 5 minutes away. Thank you Mike and Lesley, we will definitely be back.

    The pretty courtyard garden is a good size with solid garden table and chairs, and very peaceful. Excellent food and atmosphere at the village pub, and a great village shop. Helpful and welcoming hosts who obviously enjoy sharing their property. This is the best cottage we have ever stayed in, and I am almost reluctant to post this review as I would like to keep it a secret. Rutland and Northamptonshire are like the Cotswolds, without the Range Rovers and crowds. We very much hope to return soon. Thank you for a lovely holiday.

  • "This is a gorgeous cottage, beautifully appointed and in a lovely location in a pretty village."

    The excellent village shop is 2 minutes' walk away and the equally good pub 5 minutes'. The owners were friendly and helpful but unobtrusive. We were within easy reach of great outings - Burghely, Peterborough, Rutland water, Rutland zoo, lots of gardens, etc. Highly recommended.

  • "The cottage is absolutely lovely and would definitely recommend."

    The listing has 3 bathrooms but there is only 2. Also the mattress in the 3rd bedroom is not comfortable. Overall the cottage is exceptional and the owners, Lesley and Mike are very welcoming and kind. The area has plenty to do and see. Rutland Water, Stamford and Burghley House are all well worth a visit. The local pub, Exeter Arms, is an easy walk and the food is good as are the staff. The village of Barrowden is so peaceful and very beautiful with all the Stone built cottages and houses. We stayed a week but could have done with some more time. So many lovely pubs, walks and views. Cambridge and Peterborough are close if you like shopping. All in all an excellent stay and would definitely return.

    The local shop was well supplied with essentials. The owners had provided a lovely welcome with flowers, tea, coffee, milk and wine. Also details of some local walks around the surrounding villages We enjoyed a delicious meal at the local pub and the Open Garden event which was on whilst staying there. The courtyard garden with gas BBQ was secluded and ideal for relaxing meals and watching the Red Kites. The cottage is ideally situated to enjoy Rutland Water, Barnsdale Gardens and Oakham etc. It provided an ideal location for a walking and cycling holiday for 3 couples.

    Some nice welcoming touches as well as the provision of some essential supplies. The owners live next door - very welcoming and helpful. Plenty of parking, pretty little garden. Barrowden is a beautiful little village - a very helpful/well-supplied community store is just down the lane. Highly recommend the Exeter Arms pub on the village green.

  • "This was the nicest holiday cottage we have ever rented."

    Immaculately presented with all we could need for our short break. Comfortable beds, spacious bedrooms, power showers, modern up to date and quality appliances, flowers, wine in the fridge, coffee machine with pods, biscuits, beautiful courtyard garden.....I could go on and on. Our hosts Mike and Lesley were friendly, welcoming and lived next door to help if we needed anything. The cottage is within easy reach of Burghley House, Barnsdale gardens, Rutland water and the small towns of Stamford and Oakham. A very pretty rural area.

    The owner had provided lots of little extras like flowers, wine, tea, coffee, biscuits which all make it that bit more special. The house was beautifully furnished and there was a very pretty private courtyard with table and chairs. It was our first holiday in the Rutland area which we loved and the only thing which could have been better was the weather!

    Owners, Mike and Lesley, provided a very warm welcome and clearly take great pride in preparing the stylish coach house for their guests with nothing being too much trouble. The local village pub, the Exeter Arms, being just a short stroll from the cottage, provides an ideal place to enjoy a drink and an excellent meal either indoors or out in the extensive landscaped grounds. The unique “community run” village shop deserves a visit as does the village pond perfectly located and overlooked by the pub front terrace. We highly recommend this hidden gem of a village and, of course, the Coach House.

    The property is spotlessly clean, well maintained and each room is furnished to a high standard and very comfortable. The kitchen is extremely well equipped having everything you could need. There is a beautiful peaceful courtyard off the lounge with ample seating. The owners, who live in the adjacent property, are very welcoming and friendly. The village of Barrowden is very picturesque and tranquil having a local pub with a fabulous beer garden and a community shop 2 minutes walk from the house which has all the essentials and more. We wouldn’t hesitate in recommending this property to family and friends and hope to return in the future.

    Lovely, friendly village with a village shop, a pub and lots of lovely walks. The owners Mike and Lesley are lovely and friendly making sure we have everything we need and they even left a chilled bottle of wine. The place is very comfortable and spacious for 6 adults - with our children working from ‘home’. Kitchen is well equip. A treat having a Nespresso coffee machine. Beds are very comfortable and there’s plenty of hot water. The gardens surrounding the house are gorgeous. Rutland waters is a short drive and there’re many interesting villages nearby with pubs serving good food. Will love to go back again.

  • "This house is really lovely."

    Comfortable and extremely well furnished and equipped and the friendly and helpful owners had left lots of goodies for us too. The village of Barrowden too is very attractive and there are lots of nice walks in the area. The Community shop is only just beyond the end of the drive and we found it very useful and friendly. We enjoyed outdoor meals and drinks in the garden, which has new planting since the photo and looks even nicer. We look forward to returning.

The property

Situated in the beautiful conservation village of Barrowden, within England’s smallest county, Rutland, in the East Midlands, is this delightful converted coach house.

All set in beautiful grounds with an attractive gravel driveway and positioned next to the owner’s home, the Coach House offers comfortable accommodation for couples wanting to escape the rush of everyday life and relax in this idyllic rural area.

Stepping inside, you will come to a lounge area, where you can sink into the sofas and catch up on your favourite shows on the Smart TV.

Prepare your meals in the fitted kitchen, having all the appliances you could need to rustle up a delicious, home-cooked meal to reward yourself after a day of activity.

Take a refreshing drink out to the enclosed courtyard where you can enjoy a spot of alfresco dining with a barbecue to assist.

As the evening comes to an end, retire to the comfortable bedrooms for a peaceful sleep.

Two of the bedrooms have en-suite bathrooms, with one of these offering Jack-and-Jill access to serve the third double bedroom.

The unspoilt village of Barrowden is small in size but offers a good selection of amenities, including a community shop with a café serving freshly baked goods and a pub overlooking the village green.

Uppingham, 6.2 miles; Peterborough 21.5 miles; Leicester 24.7 miles.

Barrowden is a conservation village situated on the River Welland in Rutland. The village has a convenience store with coffee shop and also a pub within a short walk. You are close to the Rutland Water reservoir, ideal for those keen on birdwatching, watersports, fishing, walking and cycling. A bike path runs around the reservoir and bike hire is available. For golfers, there are several local courses, including the Rutland Water golf club, which offers beautiful views over the reservoir. In the immediate area are numerous pretty villages offering top quality pub food in their local hostelries. Barrowden is close to the unspoilt market towns of Uppinhgam, Oakham, Stamford and Oundle. Slightly further afield are the thriving cities of Peterborough and Leicester, which offer a range of attractions and shopping and dining options. For garden enthiusiasts, the famous Barnsdale Gardens, set up by Geoff Hamilton of Gardeners World fame, are nearby.
