    Great location, lots of beautiful and varied countryside to explore. The owners (and their cat) were very nice. They were communicative, helpful, not at all intrusive and went above and beyond. The welcome basket was very generous and the information pack provided us with an excellent local fish and chip shop! Would definitely book again when and if I return to the area.

  • "A really lovely cottage with excellent level of comfort, facilities and provisions."

    Helen, hostess, was superb offering many extra implements when I had a dinner party; she went the extra mile and was lovely. Publicity should warn that due to age of building stairs are very steep,bath sides high and ceilings low- a challenge to old, tall folk with arthritis. But well worth the challenge!

    It was lovely to meet you both and we're so glad you enjoyed your stay. We do just need to say however, for future guests looking to book, that the staircase in the cottage is the standard depth and height that one would find in any home, and the bath was only purchased 4 years ago from a reputable bathroom store; it's sides are no higher than regular baths. The doorway and ceiling of the sitting room is lower than average and that is due to the age of the property. We usually find our taller guests (I'm 5ft 9in and don't have to duck) understand, and even expect, to find a lower ceiling in a stone cottage of it's age. We've never had feedback regarding any of these issues before. Property Owner

    The owners were charming and there was an excellent welcome pack. No problems at all and the Wi-Fi (very important to us Geocachers) was excellent.

    It is luxuriously and tastefully decorated with many thoughtful touches from the owner such as the welcome basket of food, flowers and magazines. It was a total pleasure to stay there and really made our week memorable. Beautiful walks nearby to the river Nene and is very centrally placed for visiting different areas.

    Sadly we were not informed of any disabilities / access needs in advance of arrival by these guests, even though we had chatted to them many times prior to arrival day. If we had been told, then we would have definitely advised against booking with us as our property is a lovely, turn-of-the-century, 2 bed stone cottage with a staircase.     We spent a few days at the cottage during christmas holidays, the cottage & grounds had superb festive decorations. Helen, our host, went beyond what is expected to make our stay as comfortable as possible. There are lovely walks on the doorstep, we also did some day trips To Warwick & Cambridge which were enjoyable. Overall, fantastic cottage stay with an amazing host!

    The cottage was very comfortable with some nice little touches and the welcome from Helen, the owner, was very friendly. We were intending to do some walking and actually ended up walking every day. Most of those days we walked from the cottage without having to drive which was a real bonus. The area is just so interesting for walking with lots of little lakes and mainly well marked footpaths. Defintely recommend both the area and the cottage. We'll be back!

  • "We very much enjoyed are stay at Manor Farm Cottage."

    Helen, the owner, contacted me prior to our arrival date to welcome us and to ensure we had her telephone number for if we needed anything. Upon our arrival the cottage was warm and welcoming. It has everything you need and is very comfortable and well planned out. The kitchen is well equipped and all the crockery and cutlery are very clean and tidy, so we felt safe in these covid times. We especially liked the lovely hand washes and room sprays, they were divine. Helen was the perfect host and nothing was too much trouble. The cottage is well situated and there are plenty of places to visit within 20 to 30 mins drive such as Oundle, Rutland Water, St Neots and for anyone wanting some retail therapy try Rushden Lakes shopping park.

    The cottage was clean, comfortable, modern décor and warm with good control over the heating. Extra little touches and the welcome pack were greatly appreciated - this is the first cottage (self catered for over 30 years) that provided extra toiletries if you needed them and paid to a honesty box, another brilliant idea in case you forget or need something at short notice. We stayed at the cottage to meet up with friends in the area so we will without doubt stay here again and recommend to others.

  • "The cottage has been furnished to a high standard and was perfect for us as a small family of 3."

    The only slight disappointment was the lack of a proper shower (only an attachment to the bath taps), however due to the apex of the bathroom roof I can completely appreciate why there isn't one! Beds were both very comfortable, the kitchen was more than adequately equipped and other furnishings were good quality too. Helen was a lovely host and even provided a very helpful guide with local things to do in advance for us to plan our stay as well as placed some toys for our 3 year old son to enjoy within the cottage. You can also appreciate a number of thoughtful touches that she has made to the property with the soft linens, room fresheners and premium hand soaps etc too. The cottage is in a great location for exploring the numerous country parks in the area. All that we visited were lovely (Barnwell, Irchester, Rushden Lakes (with shopping village) and Stanwick Lakes) and within a short drive. Woburn Safari is also reasonably close and Wicksteed Park is a fun day out too. Whilst the cottage us in a quiet village location, the small towns of Raunds and Thrapston are both within a 5 minute drive in either direction and each have a number of good dining options, takeaways and supermarkets that are easily accessible. We would definitely recommend it and would consider staying again too.

    Whilst it is well-equipped and comfortable, it only has a very small external seating area outside the front door, due to its proximity to the driveway approach. It would definitely benefit from a larger terrace (perhaps cut into the bank on the opposing flank of the cottage) for family meals and barbecues. That said, Nataliya visiting from Russia, loved her stay, enjoying the nearby country walks and exploring the surrounding historic villages and towns.

    The cottage is well furnished and both beds are really comfortable. The number of towels were far more than one would expect, and there was a very eclectic collection of books and videos for us to enjoy. Denford is a lovely village and there are great walks along the river. The owners, Helen & Wayne, made us most welcome and nothing was too much trouble for them. We were reluctant to leave as it was so comfortable and well appointed.

The property

Manor Farm House Cottage is located on the grounds of a Grade II listed Georgian Manor House in Denford, nr.

Thrapston, Northamptonshire which is on the River Nene, with easy access to the A14 and A45.

You enter the cottage via a door directly into the kitchen which is well-equipped and has all the appliances you could need.

The property itself has been renovated into a luxurious contemporary holiday home.

From here you enter into the spacious living room with a sofa and two armchairs and a cosy fireplace.

Sit and relax with your loved ones in the warmth and enjoy the large TV with a variety of channels.

Also downstairs is a dining room, which has seating for up to six people.

The owner has generously provided a travel cot and highchair for your little one.

Head upstairs to the first floor, where you will find one king-size bedroom and one double bedroom, both with a wardrobe each, bedside tables, and a set of drawers.

The family bathroom has a toilet, a large oval sink and an L-shaped bath, perfect for soaking away those aches and pains.

Off-road parking is available for two cars.

The cottage itself is close to Stanwick Lakes Country Park and Rushden Lakes Shopping Village, and is a popular area for cycling and walking.

There are a selection renowned pubs and restaurants in the area, within a 10-minute drive.

Locally you will find Manor House Museum, Rockingham Castle and Gardens, Lamport Hall, Rushton Triangular Lodge, Lyvedon Lodge, Santa Pod Raceway and Houghton Mill all within a comfortable driving distance.

There is also Wickstead Theme Park close by with its large parkland, lots of fun rides for the kids and a narrow-gauge train to ride.

Local day passes for fishing.

Oundle and Olney are two beautiful market towns to visit with lovely shops, pubs and restaurants, and there is Stamford, Northampton, Bedford and Kettering, all under 25 miles away too.

About the location

THRAPSTON

Milton Keynes 26 miles; Cambridge 30 miles; Luton Airport 36 miles.

Thrapston is a delightful small market town in Northamptonshire, near the River Nene, with a population of just over 5,000 residents. It is just off the A14 between Kettering and Huntingdon. The town has a long history with a mention in the Domesday Book of 1086 as Trapestone. It was granted its charter in 1205 in exchange for two palfreys (horses)! Thrapston was quite likely an earlier Roman town, situated at the crossroads on the road linking Durovigutum (Godmanchester) and Ratae, now known as Leicester. This was intersected by a second Roman road that ran between Durobrivae, now Water Newton, and Irchester. Several Roman buildings have been found four miles away at Ringstead on what would have been the Irchester road. St James Parish Church dates back to the 13th century and is one of the oldest buildings in the area, built near the site of an ancient castle. When it was completed, it belonged to the Abbey of Bourne in Lincolnshire until the Dissolution of the Monasteries in the 16th century. The church has a sloping floor to accommodate the ploughs that were brought into the porch in mediaeval times. The eight bells were dedicated in 1897 to mark Queen Victoria's Diamond Jubilee. Relatives of George Washington, first President of the United States, lived in Thrapston. Sir John Washington, brother of George's great-grandfather, lived in Chancery Lane and his wife's tombstone can be seen in the local church. Note the stone tablet with the stars and stripes, which were part of the Washington family coat of arms. They are said to have inspired the American Flag.
