  • "What a beautiful and authentic cottage."

It was a pleasure to stay in and we would love to return to it in the future. We were very pleased with the facilities and how comfortable the beds were. The gardens were well maintained and perfect for our dogs. It was quiet and our children enjoyed staying there too. I think my only advice would be to ensure it is clearly written in the email leaving up to your stay that dogs aren't allowed on beds and to bring your own covers if you'd like them on the sofa. Just to ensure people prepare for that properly. We had no problems though. It was lovely, thank you.

  • "Manor View is in a beautifully quiet setting in a quiet historic english village."

While being surrounded with idyllic nature walks & parkland its only 15 minutes from all amenities. While on our visit we enjoyed pub meals, Chinese take out , cinema & beautiful country walks. The cottage itself was clean warm & cozy suppliying everything we needed for both comfort & utility. Parking was easy to find just around the corner from house. You cannot stay parked outside property as its a narrow st & used by light local traffic inc the odd bus (no traffic noise). I advise using what 3 words (provided upon booking) to locate property as it's entrance is down an alley & not numbered from the street. The host responds quickly if needed via mobile.

  • "On entering the cottage we were met by a horrible smell which pervaded the whole property."

Investigation seemed to indicate that the smell was coming from under the bath. Something was rotting under there. Further investigation revealed that wster from the shower was running down the wall and going between the bath and the wall before running out onto the floor from under the bath side. Examination of the lounge ceiling below revealed damp stains. The smell persisted all week. At 22:06 on Saturday we received a text informing us that the water was likely to be going off between 08:00hrs and 14:00 hrs daily. Try washing / showering/ toileting/ feeding 4 adults on holiday before 8am each day - not a holiday. We were also recommended to fill the mop bucket with water to flush the loo. Fine for the first flush but what then? Disgusting!! Mel Hudson denied any prior knowledge of these circumstances but we found that hard to believe as the roads were dug up all over the village and notices were posted aroud the village notifying villagers of these works. We felt that the owner had prior knowledge of these works but did not inform us at the time of booking. We felt that this was disingenuous. In short our holiday was adversely effected by these circumstances.

Beautiful gardens for sunbathing. Bed very comfortable. Sofas not so good but very practical with dog. Cleaning excellent. Extension cable needed for bedside lamp.We did need to hold up traffic to unload but always found somewhere nearby to park. Great situation with dog friendly pub and park. We liked everything about it. Thank you

  • "Lovely cottage and garden, very peaceful, with great dog walking in and around the village."

Just a few points - the kitchen didn’t have any serving dishes and the freezer compartment of the fridge freezer was very small. The bathroom sink plug got stuck and though we were advised this hadn’t happened before another review mentioned it. There was no dvd player for the dvd’s provided. Parking was sometimes very difficult as got quite busy at times. Despite these issues which are easily resolved, would thoroughly recommend.

  • "Enjoyed our week stay except for the changeable weather!"

Overal the property was as expected. Pro Points are. Located in a really quiet rural setting. Really good hot water and powerful shower. Heating system very good. Well equipped kitchen, was missing a can opener but manager brought us one very next day. Secure and decent size front and rear gardens. Useful local information provided Plenty of games and books. Outside seating for those sunny days. Known to just-eat no problems with delivery! Con points are. Property could sleep 7, our party was only 4 and we really missed having an extra loo/bathroom (don't know where it could go. possibly onsuite in twin bedroom). Beige/cream carpets not ideal especially if party includes dogs (or children). Kitchen could do with a bigger sized freezer. Living room sofa(s) not very comfortable. Parking close, but not on site, bit of a melee at school drop/pickup times, so avoid. TV reception sketchy, manager tried to retune to no avail, no big problem for us. Plug in bathroom sink got stuck, with bowl full of water, but managed to get it free and empty. Washer dryer outside in a plastic tool store. Not very practical in poor weather. Cooker extractor hood in very poor state.

Apologies for a couple of negative issues but they have now been addressed. Property Owner

  • "On the positive side it’s a quaint quirky cosy charming cottage with creaky floorboards."

Nicely situated for Rutland Water, Oakham, Stamford, Peterborough and Burley House nearby. and all charming oldie world thatched cottage villages. On the negative side, parking can be a problem at school time with between 100 to 120 yards to find a space. Also the owner was impossible to contact directly. Even when we left a message there was no reply. Bedrooms were stifling during the hot weather with no way to get them cool even with windows open

Thank you for your feedback. We apologise for being too hot during the heatwave, the central heating system, which was gravity fed, has now been replaced so this won't happen again. Property Owner

  • "There was no heating on when we arrived, so the property was freezing."

In order to try and make the lounge warm enough to sit in we had to put the heating on full time, which subsequently made the bedrooms too hot. There is only an electric fire in the kitchen diner and one radiator in the lounge. I’m only 5’2” and found the double bed very small, I would not have liked to share with anyone else. I struggled to get the washing machine to work properly as there were no instructions, the same with the oven as the symbols were faded and there were no instructions. Some of the kitchen equipment was dirty and there wasn’t a lot of it. The property made a good base for visiting family, but I wouldn’t like to holiday there. Needs some tlc.

  • "The cottage we well nigh perfect and both front and rear gardens are totally dog proof even for a German Shepherd."

Although hidden down an alleyway the food delivery found us no problem. Parking was not as bad as I feared. Always available and only 50 yards. The internet was good. The stairs were rustic and the treads a little narrow for anyone who perhaps might be less agile. No shop in the village but a garage with shop was only a couple of miles away. The accommodation was excellent with everything you could need and comfortable.

  • "This character cottage was very well equipped, clean and comfortable."

The cottages was accessed by a path over which scaffolding was erected and work was being carried out on the roof of the attached cottage, we had to walk under this. Although nothing untoward happened we think we should have been made aware of this. The parking situation is also not the best, parking on the road is allowed however if the village is busy ie school times, parking is very difficult.

Thank you for your comments. We are sorry about the scaffolding, we were assured by the neighbours roofers that it would have been taken down by the time of your arrival but unfortunately we were misinformed. Property Owner

Some beautiful villages nearby and of course Rutland water. Couple of negatives, garden needs some pruning work to let more sunlight in and within the cottage I feel the bathroom is in need of refurbishment.

Thank you for your comments. We now have a very enthusiastic gardener who has transformed the garden and it now lighter and brighter after some heavy pruning. We have now installed a new bathroom and heating system. Property Owner

  • "There are a couple of good things so I don't want to be completely negative."

The kitchen is fine and contains everything you need and the shower is OK. The problem is that this property feels really neglected and it is like someone has just thrown up a few random pictures that look completely out of place and thought it was OK. The garden is a huge disappointment and is completely overgrown to the point where the foliage has grown across the windows in the dining room and blocked off the light so when you walk through the back door, it is really really dark. The windows upstairs, apart from being painted black which is a little odd are in a real state of disrepair and look dreadful. The advert says oak furniture upstairs, there is no oak in the place, everything is pine and the 2nd and 3rd bedrooms have cheap metal framed beds. Lastly the parking is a nightmare. The property is on a narrow street and down a tiny alleyway so you have to go quite a way to park which when your vehicle is full of expensive fishing tackle ready for your time on the reservoir this was really not what you wanted to have to do. Overall to sum up, I think the property is tired and needs a lot of love before placing it on the rental market. I stay in Rutland 4 times a year, every year and unfortunately would not go back to this cottage

Thank you for your feedback, and I am sorry the cottage was not as you expected. The property is unusual in that it is accessed via the alleyway and has no parking directly outside although some guests do find this to be a charming feature. I am very grateful for your feedback with regard to the areas that could be improved and we will be addressing these points and the error in the description immediately. Property Owner
