  • "We had a lovely stay in Bath and the mixed review centres mainly around the fact that the property is uphill and any walking in to Bath is more arduous and longer than I realised - yes there is the bus (but extra cost and less flexible) The bedroom decor and lighting became oppressive during the week - it is completely brown including the ceiling, made worse by the flickering and dim lighting."

    We were lucky to have warm weather but the interior was very hot despite no heating and there are no openable windows apart from two sets of patio doors without any means of propping them open.

  • "First impressions were very good, the apartment was spotlessly clean and you could tell that the furniture and appliances were of very good quality."

    Perfect apartment for two people. Couple of niggles that have been mentioned before but if addressed would make so much difference. Namely, the lighting in the bedroom, if you have very dark paint, the lighting really should be better. The main ceiling light is lovely, but if you turn it up fully so you can see it starts to flicker, I believe this is because it's on a dimmer switch. Also, the bedside lights are really inadequate, we like to read at night but couldn't do this as the lights were so dim. Again, as some have previously mentioned the rooms do get very hot so you have to open the doors which is fine in the daytime but not at night. There is a fan but we found if we put it on at night it was quite noisy. Also, just a personal preference (as everyone is different) we found the mattress to be extremely hard and lumpy. The apartment complex itself is lovely, clean and very well kept. There is a car parking space allocated to the apartment which was very good. Overall we would recommend this apartment as it is lovely but with just a few simple changes it could be perfect.

    It was clean and comfortable. When we booked it wasn't clear that the street leading up to Hope Place was so steep. This was no problem for us but maybe for others it could be a challenge. So it would be good to mention in the description. Some parts/tools in the kitchen weren't clean. There is no ventilation, no windows to open in the bedroom. It can get very warm.

  • "A beautiful apartment, very good quality furniture and fittings."

    Lovely and clean. Could not have been better, really top class. Spacious patio, again with quality furniture. The bus stop just outside the apartment was very handy to get us to and from Bath centre as the walk down was very steep. Unfortunately the bedroom was very dark; the owner had left a torch in the wardrobe to enable one to find clothing., which was needed, as one couldn't see anything in there. Perhaps lighten up the walls? There was a lack of ventilation, as the apartment did not have any windows, just doors, which is fine during the day. The doors could be opened but there were no 'stops' fitted, so the doors were at the mercy of the wind. We had to put one of the outside chairs against them to stop them banging against the concrete and possibly damaging them. Consequently the only way to get air in during the night was to open the bedroom patio door. I was not comfortable doing this, for obvious reasons, but had to resort to this as I do need air circulating. There were no trickle vents fitted, which would have helped.

  • "Lovely apartment."

    Not keen on the dark decoration in bedroom. Also lack of storage for clothes. The hamper was appreciated and a nice touch. Courtyard was a real plus in the hot weather. The location will be very challenging for some with the hills so needs to be made clearer. There is a park and ride bus but this stops at 8.30pm. Overall we had a brilliant week and will return.

  • "A lovely apartment in a good part of Bath."

    Unfortunately spoilt by the black bedroom which felt like sleeping in a cave. The bedside lights were less than useless. I would advise anyone staying to take torches.

  • "A lovely contemporary apartment throughout."

    Maintained well, clean and very quiet. A delight to come back to at the end of the day. We stayed in Bath for the week, to finish our Cotswold Way walk and to see the sights in Bath and found the apartment ideally located for this with private parking. Just 10/15 mins walk to the city centre all downhill, but the no.31 bus will take you practically right back to the apartment if you don't want to walk back as it is a very steep hill, which you get at Milsom Street. As others have commented, the bedroom is a little dark and perhaps could do with brighter lights. It was just a shame we could not use the outside furniture, as the weather was not that great. We would highly recommend this apartment to stay in for a week in Bath.

  • "First class accommodation although the decor in the bedroom was just a little too gothic for my wife and I ( good for sleeping once dawn has broken but not for late night book reading ) The apartment is ideally situated for a week in Bath, the car can be parked up on day one and each morning you can be up and out the door to explore this wonderful neoclassic city."

    the walk from the apartment into the city is all downhill with various routes available, all equally interesting with no need for repetition. If all this is not enough then you have the added bonus of the Cotswold's on the doorstep for no additional cost. 35 Hope place is highly recommended, this was our second visit here and I'm sure it will not be our last.

    The 31 bus stops right by so handy if you can't walk back up the hill. On site parking a real bonus. Some criticisms though my Husband has disabilities and the bath really should have a slip mat to use the shower as he cannot sit in the bath. Perhaps some brighter lamps for the bedroom otherwise I would highly recommend staying here.

  • "Shame about the scaffolding around the whole building which made the terrace difficult to use, and the doors to the bedroom and lounge would only open sparingly."

    Unfortunately it was very hot during my stay and extremely difficult to keep the flat cool. I would recommend taking additional fans if the forecast is for hot weather. There is a fan in the bedroom but it didn't help much during the recent spell of hot weather. The flat itself is very comfortably furnished and equipped, good parking easy to walk into Bath and back provided you are reasonably fit.

    It’s set in quiet surroundings about a 10/15 minute walk from the city centre. As others have pointed out the lack of ventilation proved challenging but after reading other reviews we decided to take an additional fan which proved invaluable. The allocated parking is a real bonus and we really appreciated the welcome basket.

  • "We loved our stay at 35 Hope Place."

    The apartment is extremely well equipped and everything in there is of a high standard, which we appreciated. The decor is outstanding and we were very comfortable. The location was perfect for us and we enjoyed walking down into the centre after a day away exploring the area. We managed the walk back up but there is always the option of the bus, a taxi or even the scooters dotted around the city. We are definitely missing it already and would love to come back some day. Thank you for the hamper and for such an incredible stay.

    The apartment is located within a well landscaped, quiet development with its own private patio area with good quality outdoor furniture. The apartment is well furnished and comfortable with a good welcome pack. As constructive criticism: a) the lack of wardrobe space which would not have been a problem for short stays, but was not enough for 2 people for a week. b) the lighting in the bedroom was not bright enough given the dark walls and curtains. However this does not detract from the overall good quality of the apartment and we enjoyed our stay.

  • "Absolutely gorgeous property set in a quiet area surrounded with tress, but only a short distance from city centre."

    Beautiful surroundings with South facing patio area with lovely outdoor furniture. The fixtures and fitting are of very high standard and no expenses has been spared. Probably the best property we have stayed in by far. The property was spotless when we arrived. The bed is so comfy especially with the dark painted bedroom. Parking also a great bonus. The only downside if there is one is no window for ventilation as property has two large patio doors. Also the steep hill, going down was not a problem, it was getting up it !! However the number 31 bus was very useful which stops just outside the entrance to the property. Excellent property and fully recommend it.

  • "Fabulous place - such a bonus to have parking on site."

    The apartment was spotless, beautifully furnished and well equipped. We were able to sit outside on the patio as the weather was good; it was very peaceful. The only criticism I might have is that there is no ventilation in the bedroom - I like to have a small window open if possible. Having said that, I would not hesitate to book 35 Hope Place again - and may well do in the not too distant future! Many thanks for a lovely stay.

    Although only a 15 minute stroll into Bath city centre it was quiet enough to hear birdsong and we could see stars at night. The apartment was comfortable and spotlessly clean with everything we needed, including fabulous outdoor furniture. We enjoyed walking round the grounds as well.

  • "We liked Hope Place very much and even in January, which was cold and dull outside, Hope Place was beautifully warm and snug inside, with a much appreciated welcome pack of milk, wine and biccies etc to greet us."

    The online photos depict exactly how this apartment is decorated which we both loved. Everything was immaculate and clean together with a well equipped kitchen. The locations good for everywhere we needed in Bath centre without having the noise and bustle of staying in Bath centre. Yes, it's a good 10 min steep walk back to the apartment but we are relatively fit 70 year olds so it wasn't a problem and able to use the 31 bus back when needed which seemed to run every ten mins or so in the day/evening. Bonus: If you have a London Freedom Pass these are also accepted on Bath buses too. We didn't hear any Yacky dog that a previous review commented on so perhaps he's been sent away. Constructive criticism: Couldn't find any ventilation fan for the bathroom and although the mirror automatically de-mists a fan would be useful. Bathrobe hooks would be useful. Please add hairdryer to online list of equipment provided, because we rang to ask if there was a hairdryer and were told there wasn't, in fact this flat has everything you might need, including umbrellas. We both slept vey well in the snug dark aubergine bedroom, but Instructions to turn off the blue security lights would be useful as the lights turn off and on again with the slightest of movement whilst in bed and although we understand it's a safety feature it becomes annoying after a while. We are well travelled and aware there are always slight niggles when you stay in another's property but this one really is top notch and nothing detracted from the pleasure of staying here, so big thank you to the owners and caretakers. We would thoroughly recommend it to anyone who has similar tastes in decor and perhaps on a sunny summer's day it may have been fun to play tennis too.

  • "The apartment is very well equipped for a self-catering stay."

    It is scrupulously clean and well cared for. It is well placed to walk into the centre of Bath and the No.31 bus stops nearby if the steep walk back is too much; there are also taxis available. On site parking was a big plus. Ventilation was a problem for us as it is a single aspect property with only two sets of French windows and the entrance door. There are no opening windows that can be latched to allow fresh air in. The French doors open outwards and any amount of breeze either blows them shut or wide open - they don’t have any method of securing them (sliding doors would improve this issue). The bathroom has no window and the light is triggered by a sensor which leaves you in the dark if you linger too long. Movement brings it back on. The bath should have an anti slip mat and a grab rail on the wall too. The bedroom has a brightly illuminated burglar alarm sensor which comes on at the slightest movement and illuminates the room as it also reflects in the wall mirror. Not good for a sensitive sleeper. The boiler seemed to be on continuously which triggered frequently during the night otherwise it would have been relatively quiet until next doors’ yappy dog woke us up as early as 6am on one occasion. More on this below unfortunately. Sitting outside on the patio became an issue for us as the residents next door have a very reactive dog who constantly barks at any noise or movement. This became a bit tiresome by the end of the week.

  • "Excellent apartment which was well equipped."

    It was situated in a lovely building with a pretty landscaped setting. Very comfortable. High quality fittings and decor. The good quality fan provided was needed in the bedroom as it has patio doors rather than windows. The quiet location suited us however it was a brisk walk up a steep hill from town. We would happily stay again. Thank you.

  • "35 Hope Place is a lovely apartment very conveniently situated in Bath to access the central tourist area on foot or by a fairly short bus ride if you have difficulty with steep hills."

    All electrical fixtures and fittings were of excellent quality, as were the furnishings, indoor and out. One minor glitch came when the user book for the Miele induction hob ( something I haven’t used before) did not match the model. However Utube came to the rescue and we were soon in business. We had a very pleasant week .

  • "Beautiful 5 star apartment with excellent facilities."

    Comfy bed with high quality bedding. Fantastic hamper on arrival which was really appreciated and also the use of high end shower and hair products. After reading other reviews I decided to take an extra fan for use in the bedroom. The bedroom is beautiful but is very warm unless you’ve had the patio doors open for a long time to cool the room down. There was 1 fan already in the bedroom but I’m pleased that we took another. Even though the bedroom has little ventilation I would choose to stay at 5 Hope place again. Perfect setting to discover the beautiful city of Bath.

  • "Very clean and comfortable apartment with a comfy bed and quality bedding."

    Excellent facilities in the kitchen with a thoughtful hamper on arrival. Hard to criticise but if we had to, it would be the light sensor in the bathroom (no switch) which was a little frustrating when the light went off while in the shower. You had to wave to get it to come on again. The bedroom is lovely but very warm at night and a lack of ventilation unless you don’t mind sleeping with the french doors open or having a fan on all night. There is a beautiful standard lamp in the lounge but unfortunately we couldn’t get it to work. This apartment is in a peaceful setting with a straight walk into Town and we would stay again.

  • "Very well equipped and finished apartment."

    A great place to stay. A few snags on a new property. The movement detector in the bathroom does not cover the shower. The door locks are very stiff, one was impossible to open. Fake plants are fine, but they still need drainage otherwise they fill with rain. Please feel free to edit this paragraph out, the apartment is excellent.

  • "Absolutely beautiful property but some flaws."

    The weather was 8-15 degrees for the duration of our stay. I’m unsure how planning was gained for this property as there is no ventilation. The bedroom had a patio door that could open but no window. I personally would not feel safe having the door open, during the night, in a ground floor apartment! It was unbearably hot and we always have a window ajar. The bed was comfortable but because the pillows, although of good quality, were very soft I had to go and buy an extra pillow. The towels...again great quality...were very small and the lighting had been well thought out other than poor lighting for shaving and if you weren’t moving enough the lights went out. The electrical facilities throughout the property were of very high standard. I feel the property would benefit from a brief easy guide to using the cooking facilities. The original booklets were in a folder but took longer than we’d have liked to work out. I hope this feedback is taken at face value. We have been working in hospitality for 30 years and are only pointing out issues you may have in the future. The property was really nice but I’m not sure what you can do about the lack of bedroom ventilation.

  • "The apartment is absolutely beautiful, definitely 5 star, in a perfect location too, only a ten minute stroll to the city centre."

    A lovely welcome basket of goodies was waiting for us upon arrival too which was a lovely touch. The apartment had everything you would need, including high class electric items, hair and shower products. I’m really hard to please when it comes to booking holiday rentals but book 35 Hope Place and I assure you that you won’t be disappointed. Great owner too.
