  • "We have just spent a fantastic week in Cotswold View."

    The apartment is extremely cosy and warm. The beds really comfy with lovely white bedding. The whole place is great and the views of the bird feeders truly amazing. Its position is great with a walk of under a mile into Bourton. The owners are really friendly and suggested places to visit. Can’t wait to visit again.

  • "A beautifully modern, warm and cosy apartment."

    We really enjoyed our stay at Cotswold View. The underfloor heating in the living room/kitchen area was really special. Sometimes it was too warm!!! The apartment was well equipped but there are one or two things that would make a difference. A dish drainer to allow washed dishes to drain (obviously!!), a container basket in the shower cubicle for shampoo and shower gel, a couple of hooks to hang dressing gowns. These are observations, not complaints.

  • "We had another beautiful stay at the Cotswolds view."

    The property acted as a perfect home for us to use as a comfy hub during our adventures in the surrounding area. We have two children (1 and 7yrs) and location was perfect as plenty to visit e.g. Cotswolds farm,Wildlife park, Bird land to keep them entertained however, feeding the ducks in Bourton on the water was our youngest favourite. The property has everything we needed to make our stay comfortable, however with the children and for how long we were there (5 days) we could have done with a hoover, which has been there during our previous stays. I will forever be grateful for waking up to those beautiful views every morning and spotting the wildlife with the girls. Many precious memories made and we will certainly be back next year.

  • "There is a fabulous view and very comfy beds."

    Unfortunately these were overshadowed by dirty windows, filthy dishwasher, uplighters full of dead flies and sofas which are, as previously stated in many reviews, unfit for purpose. The extractor and heated towel rail in the bathroom, along with the lights in the oven and fridge did not work. Also the notices on the walls all around made the place look like a hostel not a comfortable apartment. We had a lovely holiday but will not be returning to Cotswold View.

    What a difference a week makes! Thank you for mentioning you had a lovely holiday. Unfortunately it was only after you had left, that the Management Company found the copy of your written list, not contacting them directly during your holiday meant they were not aware of any issues and therefore had no chance to respond accordingly. Their details are always available at the accommodation along with other emergency notices. (Such Notices are on the wall next to one of the underfloor heating thermostats). With reference to the eco- extractor fans; these connect via internal piping to the modern eco hot-water system, are soundless, and only draw moisture as and when the eco-system dictates, at which point it uses the excess warm moisture to help heat up the hot water.. The thermostatically controlled bathroom, electric towel rail is working, we can only assume that you switched it on at the wall switch that is located behind the bedroom headboard but did not turn up its numbered thermostat control that is located at the bottom of the towel rail. As owners; when we are here we will always try to advise or assist, however even though you saw Roy and spoke with him you omitted to mention your concerns, this of course again meant he too was unaware of any issues. The management company does not recall any mention of the sofas on your initial paper list, though you have now referred to them in your published feedback, this is somewhat of a surprise as the two sofas were replaced in the accommodation just weeks prior to your visit. On a more positive note; the Cotswolds do benefit from a vast choice of different types of accommodation, granted without the ‘fabulous views’ however hopefully your next visit to the area will again be a lovely one.   • "Cotswold View is the best holiday accommodation we have stayed at for quite some time."

    We were apprehensive about the fact it was an apartment but there was no need to worry ,it is a stunning property, in a stunning location and the owners Roy and Sue were so friendly and checked things were ok daily. The disabled facilities were superb and suited Mom down to the ground. Everything is there that you will need to enjoy your stay at the View. We personally found that google maps seem to know the areas around and about, better than what3words and sat nav. You can’t miss Fluffs Farm as Roy has put Union Jack bunting at the front gates. We recommend Moreton in Marsh Tuesday market, Bourton-on-the-Water village plenty to see and definitely recommend Cotswold Wildlife Park and Gardens superb day out. So to say the least we will definitely be going back to Cotswold View in the very near future cheers Roy and Sue, oh and Steve (handyman) for a fantastic stay. Forgot to say it was lovely to see so much wildlife passing the window very relaxing

  • "The poorest stay yet no welcome pack nothing to show a thank you for staying or making you feel welcome."

    Place nice enough but not really car friendly with it being on a slope. Nothing to help you cook nothing in cupboard no Salt and pepper, cooking oil,tin foil. No hand soap in kitchen or bathroom. Small things like these make a difference. Even some tea or coffee and milk to make on arrival would be nice.

    We are so sorry the points you raise caused such disappointment. First, vehicle friendly! Be assured unlike London there is no intention of introducing mandatory ULEZ on the farm! The management company obviously forgot to put in the individual; teabag, coffee and sugar and soap sachets, as the owners, on their behalf please accept sincere apologises. Since Covid-19 the appropriateness of leaving unsealed food stuffs has come into question! Recently the cows’ milk was so often left unused, diets have certainly changed and the choice of hot drink accompaniments so vast; semi-skimmed cows milk(basically white water!), goats milk, soya, almond, oat, the list goes on! Yet again you are quite right to point out, the ground from the farm entrance to the farm house does in fact slope, a very common feature in the Cotswolds but it is because the farm is on a hill, (it’s name 100years ago was ‘Hillside’) that it benefit s from such glorious views of the Windrush Valley below, however it is only fair and important to also mention that the parking areas are on level ground hence ‘less than able’ guests come to the farm regularly, as you know, one can vacate a vehicle exactly opposite the entrance door into Cotswold. View. Again, please accept our apologies and be aware that we are always appreciative of the choice that guests have made to come to our farm, again we are sorry that you felt so let down, such is never the intention.   • "The property was very clean and well equipped."

    It appeared that electrical PAT testing may be overdue - all electrical items were showing stickers stating testing done January 2020 and next due to be completed in January 2021, so possibly 2 1/2 years overdue! The sofas were uncomfortable in the living room. We were aware that the property was on a farm, but the outside was looking a little uncared for and quite cluttered with stored items - not as nice as the photo on the website. Lots of mis-matched garden furniture. Inside - great. Outside - could do with some sprucing up. Scenery and location was perfect.

    We are so pleased you found the location of Fluss Farm perfect for you. The 6 monthly electrical checks were last carried out in the spring of this year,but thank you so much for bringing to our attention that the oldest stickers had not been removed, someone has received a kind but loving gentle slap with a 'wet fish',the old stickers have now been removed! The old /antique articles strategically positioned amongst the apple and pear trees, as you point out are not in the photos, are to provide some quirky wildlife habitats. It's that ole re-wilding thing going on again, understandably not to everyone's taste. Oh dear! sofas;always a subjective issue,one is a soft traditional sofa, the most recently purchased second one ( on the recommendation of less than able guests) has a more upright back, is higher and a much firmer seat, easier to rise up from for those less than sprightly.Thank you for choosing to visit the Cotswolds and for finding Fluss Farm was a perfect location.   • "We booked as we had wanted a countryside setting rather than a town centre."

    On arrival we loved seeing the awesome views and the feeding stations for a variety of birds. We opened our 2 bedroom apartment and it had everything we needed. The views from the front double bedroom and the lounge were exceptional, rolling countryside for miles with birds always coming for feed to the well-stocked feeders. On the first morning I saw two foxes about 150 yards away in a field running playfully. The apartment had all facilities one would need for a week's stay. The cleanliness and facilities provided were excellent. This was an ideal base for Bourton-on-the-Water and Diddly Squat - Jerem1y Clarkson's farm - was a 25 minutes drive. Many lovely towns were viewed but we always enjoyed returning to Fluff's Farm. We did some local walks with tremendous views across the Cotswolds. When we left we said a fond farewell to Roy and Sue, the owners. We can only praise them for their warmth, their kindness and their advice. We have never had a better holiday accommodation, thanks so much Sue and Roy, we will return within the next 12 months, Fluff's Farm is outstanding.

  • "Everything about this property was amazing."

    Located just a few minutes from the centre of Bourton. Spotless on arrival with lots of liittle extras to make our stay perfect. Fabulous views over the Windrush valley from the windows and the very private patio. But the best bit for us was the birds that came to the feeders just a few. metres from the windows, all day everyday. We had spotted woodpeckers, long tailed tits (and many others), goldfinches, pheasants and partridge....to name but a few! With 2 pairs of very good binoculars (and bird books) on the coffee table to help to see the kites that flew in occasionally. And Farmer Fluff kept the feeders topped up. Thoroughly recommended.

  • "This is a wonderful property, very well equipped and very good quality appliances."

    Comfortable beds, the view from the property is stunning. Excellent base for a Cotswold holiday. Only minor gripe is the sofas in the front room. One isn’t too bad, the other is very uncomfortable. If these were changed in the future I can’t think of a better quality place and I’ve stayed at several locally.

It was purchased on the recommendation of previous guests; the practicality issues some elderly and disabled guests were encountering was explained and that if the second sofa could be higher and firmer it would help. Ideal bed & sofa comfort is difficult to always achieve; it is such a subjective topic.   • "We had the opportunity of meeting the owners Sue and Roy and immediately our only concern being the discomfort of the lounge was rectified."

    The property, aptly named Cotswold View, is in an excellent location within walking distance of the busy but lovely village of Bourton on the Water and provides wonderful peace and serenity. The electrical appliances provided were above the usual holiday let standards and were very much appreciated.

  • "Great ground floor apartment with the most wonderful views and so quiet."

    I would have rated this 5 stars if the sofas hadn't been so uncomfortable. Thankfully we had good weather so we sat out until late most nights and didn't need to sit on them. Would love to stay here again. Hopefully with good weather and comfy sofas.

  • "Thank you so much for the lovely stay at your apartment."

    I only have a few comments to improve it. Staying for a week, especially with kids, will require cleaning with a VACUUM CLEANER. I think providing a small vacuum cleaner is important. TV channels are not fun nowadays! Get a bigger SMART TV with YouTube, at least. The sofas were not comfortable. A simpler and more comfortable SOFA will be an investment. The 2 dining chairs with white cloth covers were not practical! Get 2 more of the ones without cover. They're perfect. The quality of the provided essentials needs to be improved; toilet papers, dishwashing tablets, dishwashing liquid, etc. One last thing, there were many instructions everywhere. I guess they can be reduced. By the way, I have added your location (Fluff's Farm) to Google Maps a couple of months ago, if you have noticed! So you don't really need to put lots of direction guidance, Google Maps will find it by name! Again, thank you very much for letting us enjoy the Coltswood View for a wonderful week.

  • "Well equipped apartment except for the settees."

    They are not only uncomfortable but very low and the additional covers are a nuisance. I agree with previous guest, too many bossy notes plastered round the walls, please put them in the info folder. Wonderful views and just far enough away from the busy town that you can take advantage of quieter times.

  • "Please improve the road side sinage, coming down the hill it is clear but coming uphill it is unseen."

    We missed the property and turned into a neighboring farm where we were verbally abused, almost to physical abuse from the owners. We were shouted at, screamed at and threatened. This could have been avoided if the road side signs were clearly visible. It was a horrible start to our holiday.

    Dear guest. We can only apologise to you. Any encounter such as the one you describe, especially fearing the potential of physical abuse should really have been reported directly to the police. We do not know which farm lane you drove into, some of our neighbours are the land owners but some of the farm cottages are rented by various tenants. There are also two new holiday sites located just south of Fluffs Farm. No one has ever reported, a similar issue to the one you document, to us before. There are signs indicating Fluffs Farm from both road approaches however on your recommendation we will certainly look at adding additional signage. We always recommend the app What3words. The words for Fluffs Farm are tougher.sparrows.wire these words locate an exact position of a 1mtre square located within the farm yard. Even after your unfortunate early encounter we sincerely hope you enjoyed seeing the many song birds on the feeders right outside of the windows. Property Owner

  • "The prompt service when the super king was made into twins was amazing."

    Lovely owners. Superb view and comfortable bed. We only had 4 of everything in the kitchen (forks, knives, mugs, glasses) which meant washing up in the middle of meals or between every meal. We would normally expect 8-12 of each item. The sofas were very uncomfortable and a bit knackered and we really didn’t like all the bossy signs which felt unwelcoming. We would stay again, however, as it had the most comfortable bed!

Having received COVID hygiene recommendations, cutlery was minimised, throw-overs, cushions reduced or removed, sorry for any inconvenience caused to you. The sofa was actually a bed settee specifically in-situ in case a guest was taken ill and required to temporarily sleep in a separate area.   • "The accommodation was clean, warm and comfortable and the owner was very helpful."

    The view from the cottage was spectacular and the bird watching added a new and interesting dimension. Parking is easy as is access to the property. The property is rural but conveniently located for Bourton on the Water and other Cotswolds towns. With the exception of the below it was very quiet. The previous agent added the caveat below - which may be relevant to some future guests. The noise is noticeable in both bedrooms and can kick in during the night hours. The property is very eco-friendly and its underfloor heating is provided by an air source heat pump. As a result, guests may hear the sound of the pump (similar to an air conditioning unit) in the bedroom during the winter, when the underfloor heating is adjusting to maintain the ambient heat level. To supply the hot water, a unique British designed system has been installed which senses the moisture in the shower room, extracts it and then combines this to help heat the water. As a result, guests occupying the second bedroom may temporarily hear the system as it heats the water.

Cotswold View is a homely, contemporary self-contained property located on the ground floor of a unique eco-friendly farmhouse, offering spectacular south-easterly views across the beautiful Windrush Valley.

Sleeping up to four guests, in two homely bedrooms, Cotswold View is perfect for a couple or a small family seeking a lovely break in the heart of the Cotswolds countryside, close to one of England's most beautiful villages, Bourton-on-the-Water.

As you arrive on the property grounds you will be wowed by the wrap-around farm that extends down a grassy hill to the enclosed paddocks beyond, where off-road parking spaces greet you on arrival, before you step up to the front door and marvel at the miles of unspoilt countryside views before you.

Enter the front door into the open-plan living space which is a great room for socialising with your family, has lovely floor-to-ceiling windows allowing the sunlight to flood in and comes well-equipped with everything you will need during your stay to make delicious home-cooked meals and enjoy them gathered with your loved ones at the dining table underfloor heating warms you on a cold evening, as you overlook the rolling hills of Windrush Valley beyond.

Conveniently located on the ground floor you will find two homely bedrooms; the master boasts floor-to-ceiling windows providing you with stunning views across the valley and hosts twin beds (can be changed to super-king-size on request), and the second bedroom, located at the rear of the property, contains a welcoming double bed and has a unique wall separating the room from the main living area which allows in natural light.

Once you’ve gotten some well-earned rest, kick-start your day with an invigorating rinse in the bathroom, before joining your group for a steaming cup of coffee at the garden table to plan the day ahead; here you will find an array of wildlife that visits the farm and calming views over the Valley.

Get better acquainted with your surroundings and head into the centre of Bourton-on-the-Water known as the “Venice of the Cotswolds”, where you will find a wealth of attractions and shops, restaurants and tea rooms, such as Cotswolds Antiques and Tea Room and Coach & Horses pub, as well as Birdland Park and Gardens where you can surround yourself by wildlife and discover a wide world of birds!

Located in the Cotswold Area of Outstanding Natural Beauty, the historic village of Bourton-on-the-Water dates back to Neolithic times with over 100 buildings being Grade II listed or higher. The picturesque high street nestles alongside the River Windrush over which several low stone bridges span, which is why Bourton-on-the-Water is known as the Venice in the Cotswolds. Tradition states that an annual football match is played in the summer, in the River Windrush with the banks lined with spectators, with the aim to score as many goals as possible and get as wet as possible! Note: Guests should be aware that Cotswold View is a ground-floor property in a newly built farmhouse on Fluff's Farm, which is a small working farm, with normal farm sights, smells and noises.

Note: The owners of Fluff's Farm live in a separate, self-contained part of the farmhouse part of the year.
