  • "Lovely stay in this property - a beautiful cosy, clean, home and in an excellent location near the Wild Rabbit."

    We had no issues with the house at all (other than the small inconvenience that we had to go and buy logs for the fire when it said they were included, but building a fire in August is not the norm). However, for the cost of the house parking was unsatisfactory. We had been told pre-arrival and in the arrival pack about the one car parking space and were very diligent to move our second car to the road a few minutes walk away. On our second evening we returned to a large 4x4 parked in our allocated space which remained there for the ENTIRE stay. We eventually found out it was a guest of no 10 when they eventually left days later, but they were entirely unapologetic that they had parked in our space the whole weekend (despite it being obvious they knew it was our space) and forced us to park on the main road and walk up to the house in the pouring rain for the duration. This is not the fault of the lovely property owners, but we are unable to recommend this property to friends with children/mobility issues etc as a result. This particular neighbour was not courteous and definitely knew they were taking our space which is not the friendly Cotswolds environment we are used to on our many visits. Such a shame, as other than that the experience was wonderful.

  • "Amazing property, wonderful location and fully enjoyed by our whole family."

    I am sure we will return. Our only issue was that we had to remove our roof box to park at the property. Due to the height restricted entrance.

  • "We had a wonderful week at 12 Manor Farm Close."

    The cottage is beautifully designed and is located in the stunning village of Kingham. The property to us was perfect expect for a couple of things. We requested the high chair, but despite calling customer service who directed us to the garage (which we didn’t have a key for) no one could locate it so we managed without it. Also, as we had a roof box fitted on the car, on arrival, we realised that we could not fit under the two archways going through to the property. This made unloading challenging but we managed. Details of the height restrictions would have been useful on the property description. Overall, wonderful stay in the prettiest of locations.

  • "We had a lovely stay at this cottage."

    Kingham was the perfect location and acted as a good base to visit all the surrounding towns and villages. It has a great pub just a short walk away, which we visited daily to relax in front of an open fire. We travelled with our 6month old baby and the open plan layout suited us perfectly. A lovely cottage with plenty of space for 4 adults. Very tidy and clean, the living room rug could do with a clean/replacing as appeared quite mud stained. Luckily I brought with us a foam mat for our baby to play/crawl about on. Peaceful place to stay with very comfortable beds. I thought parking may be a slight issue but it was no issue parking just outside the drive on a very quiet road. We probably overpacked but without a washing machine with a 6month old, it was a bit challenging but didn’t affect our stay. I read previous reviews about no washing machine so we were aware there wouldn’t be one before we travelled. Overall a lovely stay!

  • "Lovely cottage tastefully decorated."

    However for us we found the sofas uncomfortable and our bed sunk in the middle. The property was not very clean either which really surprised us and the rug in the lounge was dirty. Apart from this we enjoyed our stay with every amenity we needed. The welcome Christmas hamper was a lovely touch.

  • "We had a lovely stay; very clean and well thought out house."

    Loved the interiors and want to use the same colour in the hallway for our home!!! It felt cosy yet practical and appreciated all of the supplies left for us; genuinely enough dishwasher tablets, soap, sponges etc for the full stay! Great location and two lovely village pubs, as well as neighbouring villages! Such a pretty place to be in the snow! Facilities were great and again well thought out. Only thing, as I know other reviews have mentioned, is a washing machine...hard to be a week away with a toddler without one! Also would have loved some Christmas decorations, but that's getting picky!!! We would definitely recommend and would love to return.

  • "Beautiful, practical and comfortable cottage."

    Really clean and tidy upon arrival, and great communication by Sykes throughout. Well equipped kitchen. Property includes an iron, ironing board and hair dryer which were not listed, great additions though!! Great location in one of our favourite Cotswold villages - Kingham. Short drive to other fantastic villages.

  • "Great holiday cottage and the surrounding area was breathtaking with brilliant nearby pubs."

    The only downside to the property is that it didn’t have a washing machine and as we stayed for 7 days it makes it really difficult when you have children staying with you, therefore we feel would be more suitable for short stays.

  • "It was perfect,great location,walking distance to the Wild Rabbit."

    A few items; -photo of where to park should be with wi-fi code,not buried in book. -Counters stain,maybe a trivet or something for the tea pot. -No extra toilet paper,we borrowed some! Will try & get back soon.

    Those little touches such as the heating being on making it feel warm and welcoming on our arrival, the hamper and the essential oils that could be smelt throughout the duration of our stay. They were all such special touches that made our stay so memorable. The interior and design were if the highest standard and the location was just perfect.     The peaceful location, gorgeous interior and lovely extra personal touches including the Christmas decorations made this a perfect holiday for us. Resting in the heart of the idyllic and award-winning Kingham in Oxfordshire is 12 Manor Farm Close.

With two of the regions finest pubs just a short stroll away and the popular Daylesford Organic Farmshop reachable by car, bike, or a relaxing walk, this cottage is ideally located for a delightful retreat.

Arriving at the cottage, an off-road parking space greets you before stepping into the bright and airy open-plan living space.

The chef of your group will love rustling up delicious meals with the electric oven and halogen hob, with a dishwasher to make cleaning up that bit easier!

From here, gather your group to dine at the dining table as you discuss the day's events over a tasty dinner.

When it is time to relax, settle down on the plush sofas to watch the Smart TV for the evening; in the warmer months, the space benefits from patio doors allowing plenty of fresh air in, and in the cooler months, a stylish woodburner to keep you toasty.

When sleep calls, make your way to one of three en-suite bedrooms; the ground floor hosts a two king-size rooms, one of which provides a bath with a shower over and the other a sleek walk-in shower, both with a light and bright décor.

Climb the stairs to the final bedroom, a twin (Please note: these are both positioned quite low, they are futon beds with futon mattresses, with a charming sloped ceiling and yet more light coming into the space (Please note: this room does not have a door).

KINGHAM

Chipping Norton 4 miles; Stow-on-the-Wold 5 miles

Kingham has been voted England's favourite village and is beautifully situated in the heart of the Cotswolds between Chipping Norton, Stow-on-the-Wold and Burford. It has an abundance of historical buildings and is referenced in the Doomsday Book. Most of the village is constructed from traditional Cotswold Stone. The village hosts two awarding pubs - The Kingham Plough on the Green and The Wild Rabbit voted Michelin Pub of the Year in 2016. Daylesford Organic farm shop, cookery school and spa is 5 minutes away. There are numerous other gastro pubs and restaurants which are easily accessible from Kingham by foot, bike or car.

Being in the eaves, the twin bedroom and en-suite on the first floor has restricted head space due to the ceilings sloping. The twin room has futon beds with futon mattresses. There is no door to the twin bedroom.

Parking is just for one car (all the other spaces are private and belong to the neighbours) and any other cars should be parked on the main Manor Farm Close road or on West Street, both of which don't have yellow lines and are very safe.
