  • "Wonderful weekend away to celebrate a birthday with all the family."

    There were 7 adults and 1 Labrador. We slept downstairs, which made letting Bella out in the morning easy. There was a grassy area right outside the door. There was plenty of room and it was very comfortable. The kitchen was very well equipped. We cooked every night. Big table to play board games and lots of space in the sitting room area for charades, etc. Hot water and heating were plentiful. Check-in and out was easy. All in all a very enjoyable stay. Nothing negative at all.

  • "We had a really fantastic time at The Wainhouse, the house is perfect for large gatherings, plenty of room, everywhere was clean and well equipped."

    The hot tub was spotless and enjoyed by the younger members of our group. We took a beautiful walk along the footpaths across fields and along the lanes. Thanks very much to Jane and Colin for letting the younger children have a look at the farm animals and generally allowing them to get a idea if what a working farm is like!

  • "We were a large group of seven and had a wonderful weekend at the Wainhouse, which was spacious, clean and everything as described."

    The hot tub was a real bonus and the kitchen had everything we needed. The cooker did seem a little slow, but that didn’t really affect anything, just plan ahead! We enjoyed being visited by the farm dogs, which were friendly and unobtrusive, and the setting is in the most beautiful countryside. Communication with the owner was excellent and we had a great visit.

  • "We had a fabulous break at the Wainhouse."

    The cottage was perfect for a large family gathering. It was well equipped, spacious and very clean. We enjoyed the garden area and the outdoor dining area and of course we loved the hot tub. Tenbury Wells was a really interesting place to look around with lovely Spanish restaurant and great pubs. Lots of lovely countryside and interesting NT properties to explore. Good for cycling too as some lovely country lanes. We would love to return. Many thanks.

  • "We had a wonderful week reconnecting as a family - the ground floor open plan space was perfect for this."

    The host was discreet yet helpful and friendly when needed - even returning items I left behind. The free-roaming farm dogs were very well behaved and the children loved having them there. For our needs of 10 people with different meal requirements the single oven was perhaps limiting but we coped so not a big issue. As always the hot tub was a success and the host kept this clean.   • "It was an amazing place, very spacious, clean, nice area."

    The only thing what was little bit concerning is playground area, doesn't look too safe for the kids, requires upgrading. However, overall, everything was lovely and we enjoyed our stay a lot!

  • "Great property for a group, was super clean and tidy when we arrived."

    Facilities in general were great, hot tub always at temperature and secluded. Only thing we struggled with was the oven- it heated up but was taking 45 minutes to cook pizzas that should've taken 10 minutes. Outside plug was perfect for electric cars. Overall a great stay and wouldn't hesitate to come back.

  • "Had a fantastic stay."

    Beautiful house, room for all the children to run around with space for the adults to relax. It is a fully working farm, not sure that was fully understood before we went but it was fantastic. We were allowed to go in to see the lambs and cattle. There was a small play area which was perfect for our children who were all 6 and under, including a trampoline.

  • "Great size with the 5 bedrooms."

    Bonus that one was accessible. However, the furniture in this room needed a little more thought. I’d suggest swapping the dressing table from the upstairs room with the chest of drawers to allow a wheelchair user to sit closer and have a mirror they can see into rather than the current mirror which is positioned on the wall at about five and a half feet up! The hot tub was lovely but no view to sit and look at. You need to be aware how being a “working farm” impacts your stay. Farm vehicles starting to pass close by, from around 7am. The dogs are lovely and friendly but roam around the farm and we were woken a few mornings at 6am by them barking. Nit-picking I know, and can’t fault the cleanliness and the house itself, but as long as you are aware and happy with the early mornings, you’ll love this holiday.

The hot tub is a huge feature of the property and is loved by all customers. We advertise this as private and therefore situate it in an area where you can relax and enjoy the hot tub. The property does boast rural views but not in that private area. The Sykes description says that the property is on a working farm so customers are aware before they make a booking. We don't use farm vehicles at 7.00am so this could have been a nearby farmer. We have resolved the issue with the dog barking and understand the reason why this happened. Thank you for your comments.   • "House was lovely and clean - however beds were not terribly comfy."

    Owner was lovely - however, would nip round to check hot tub on a daily basis (for an 3 night stay we personally did not think that was necessary) also the farm dogs would come into the garden all day. Which was ok for us as all the children have dogs but if you you are someone that is not keen to be around dogs - it would definitely impact your stay. Also the only outside area that is private is where the hot tub is. However, people that are staying at other properties walk through the garden - that from the pictures looks like it would belong to the wainhouse. Also swings and trampolines are across the farm driveway where tractors are coming in and out of multiple times a day. Overall we had a nice stay however these minor issues were a slight pain.

    Good Morning, I am pleased that overall you enjoyed your stay with us , and I am sorry to see that you had a few issues during your stay. I do have to check the hot tub chemical levels daily, to ensure that all is ok for our guests, particularly as I had guests arriving on the day after you left, I try to be as unobtrusive as possible, and apologise if I disturbed you. Our dogs do visit the Wainhouse, when not working, and more often than not guests enjoy their company, and even take them for walks! I always tell guests to let me know if they are a nuisance, as I will shut them in. The Play area is just across the farm access, but this is the first time it has been commented on, it is a working farm, tractors do use the roadway, but not continuously. The access to The Hop Kiln is along a pathway, beyond the garden to The Wainhouse, they do not actually walk through the garden itself. I hope that the guests staying there were not a problem. I hope that these minor issues do not prevent you from visiting us again and I look forward to welcoming you in the future. Property Owner

    The cottage was absolutely magnificent, 10 bedrooms a large dining area and kitchen area, views were incredible and a hot tub which was the icing on the cake for our stay. This cottage was not too far for us, but it was the weekend well needed for us. But if this cottage was a lot further I would not hesitate to book. I would love to return to this cottage.

  • "Spacious property."

    Rooms light and airy. Everything you’d need regarding kitchen equipment. Plentiful hot water. Unfortunately beds were not very supportive for elder guests. Garden wasn’t really enclosed as owners dog could easily get into the garden and leave their ‘deposits’. On arrival we were asked if we had a crate for our dog (we did luckily, but not mentioned in the listing) something to mention for any pet owners looking to rent.

    G. only 5 dishwasher tablets for a group of 7 for a week, no local leaflets, books, magazines, info or children's games. This was said to be due to Covid but we have been in other properties that have returned them. Also trampoline only bouncy in very centre.

There is usually a supply of dishwasher tablets to last for the duration of a stay so I am sorry this wasn't the case for you.   • "On the second day of our holiday the hot water stopped working."

    We informed the owner on day 3 who called a plumber but unable to fix it. The owner provided us with heaters but hot water is an essential. This has tarnished what was a lovely property that had suited our needs, particularly with the downstairs bedroom and walk-in shower.

  • "Jane was very welcoming and helpful when needed."

    The kitchen was very well stocked and easy to use. The beds were extremely comfortable and it was good to have a wardrobe with plenty of hangers. It would be a good idea to have a non-slip surface in the downstairs bedroom's shower as our elderly friend found the floor very slippery when wet and thus dangerous - she managed by holding on to the plastic chair - which suggests this may be an on-going problem . .. I gave her the little mat from the upstairs bath - but then I found the bath very slippery and had to be very careful when getting out of it after a shower. The photo of the front garden was misleading - it is smaller than it looked. It was a lovely quiet place for a holiday and 3 of us enjoyed the walk up the hill to the viewing point - such beautiful views.

    Thank you for your feedback regarding the wet room floor and we do the comments on board, and will look into what steps we can take to remedy the issue; however I want you to point out that the plastic chair was in the wet room at the request of a previous guest so that they could sit whilst showering, not as a support because of the floor.   • "We had a wonderful time and the owners welcomed us to the farm and we really enjoyed watching the lambing, this was a real highlight for us."

    We did think that the house was in need of a little updating as it lots of things felt very squeeky and loose (some toilets, floorboards and beds etc) as well as some shower areas having some mould. However the house was clean and the hot tub spotless - again one of our highlights. Given the distance from other places probably not somewhere we would return to - but if we were going in April again maybe so - just for the lambing!!

    Well equipped and spotlessly clean. Having a dining table to seat ten was great. Plenty of space, comfortable and also a lovely garden area. The children’s play area was a great bonus and there was a lovely walk up to the woods. The flowers, biscuits and wine were a nice extra.We thoroughly enjoyed our stay and it was great to see some of what goes on at the farm, children loved seeing the tractors. Owners very friendly and helpful, a really super place that enabled us to get together and have some quality time together.

    We stay away in holiday lets 5 - 6 times a year and have paid half the price for far superior furnishings/fittings. The location was as expected but we expected a nice view, not a fence. The owners were extremely pleasant and helpful but in the whole we thought it very poor value

    It’s too far to walk to the nearest pub which was fine for us, plenty to see and do in the local area. Loved the area and the place we are a family of 8, so the house was more than adequate fir us all. The hot tub was a lovely added bonus. We will definitely go back.

Located within the grounds of the owner's working farm in Bockleton near Tenbury Wells is The Wainhouse, a spacious barn conversion, lovingly converted to retain many of its original features, ideal for a group of family or friends wanting to enjoy a rural retreat in Worcestershire.

The property offers ample off-road parking and a large private garden with lawned area and a patio with seating and a barbecue, ideal for alfresco meals in the summer, Step inside the property to discover a spacious open-plan living room with a sitting room, well-equipped kitchen, dining area and a separate snug for a quiet moment with a good book, while the patio doors open onto the garden.

There is a ground-floor twin bedroom with a convenient en-suite wet room, as well as a cloakroom, while the four remaining bedrooms lie on the first floor, consisting of two doubles with en-suites and two twins.

There is a duck pond and a children's play area on site and an abundance of attractions and walking opportunities to enjoy nearby.

The Wainhouse is a wonderful property for a group gathering in a relaxing, rural location.

These delightful holiday cottages are set on the owner's working farm in Worcestershire, close to the borders of Herefordshire and Shropshire, offering beautiful unspoilt countryside. Tenbury Wells is a charming, ancient market town situated on the banks of the River Teme in Worcestershire. Dating back to the Iron Age and said to have been called 'my little town in the orchard' by Queen Victoria, Tenbury Wells boasts a unique 18th century bridge built by Thomas Telford, the magnificent Pump Rooms, which housed baths where local mineral water was available, and many other listed buildings dating back to the 17th century. This bustling town has many individual shops, traditional pubs, cafes and tea rooms and plays host to many festivals throughout the year notably the Applefest in October and Holly and Mistletoe around Christmas. It is home to weekly craft and farmers’ markets and a fully restored Art Deco cinema with a full programme of events. Ludlow, with its famous castle, is one of the most beautiful towns in Britain offers a medieval street pattern, which remains almost intact and provides an amazing backdrop for the town's regular markets. Renowned for its shopping, Ludlow also has high quality restaurants, excellent tea shops and pubs. Also within easy reach is Church Stretton, known as Little Switzerland, the World Heritage Site of Ironbridge Gorge, Leominster, Hereford and Shrewsbury, as well as the Severn Valley Railway, Berrington Hall and Hay-on-Wye, famous for its annual Literary Festival in May/June. A bit further afield are Offa's Dyke, the Malvern hills and the Brecon Beacon's. This is an ideal base for exploring the area.
