The property

Cappoquin 3 miles.

This delightful, detached rural cottage is five miles from Cappoquin in lovely County Waterford and within easy reach of Dungarvan .

Surrounded by beautiful scenery and with the Waterford Greenway, a spectacular 46 km off-road cycling and walking trail along an old railway line which runs between Waterford and Dungarvan, on the doorstep.

This lovely property will suit families or groups of friends looking to spend time together.

You start to feel relaxed as you approach the property, taking in the glorious surrounding countryside.

The spacious, open-plan living area has a well-equipped kitchen, where you can prepare a delicious meal to be enjoyed together at the large dining table.

After dinner, retire to the comfortable sitting area and relax with a coffee in front of the multi-fuel stove as you chat over the day’s adventures.

On sunny days throw open the doors and let the summer breeze in or enjoy a leisurely breakfast outside on the large decked area as the children explore the woodland.

The double bedroom has Jack-and-Jill access to the ground floor bathroom which comes complete with both a bath and separate shower.

The second double bedroom, also on the ground floor, has its own-en-suite with a separate shower and bath too.

There is a twin and double bedroom with a basin for convenience, and a large family room that the children will make their own with 6 single beds and its own TV.

The family room also has a breakfast table for two and stunning views over the meadows. There is also a special sensory room, with soft coloured lighting, to make this property the perfect sensory retreat. Outside you can enjoy the seven acres of private grounds with woodland walks. A short drive away is the market town of Cappoquinn where there is a selection of shops and bars.

Cappoquinn is home to Cappoquinn House and Gardens an 18th century Georgian mansion with magnificent views over Blackwater Valley.

Visit the pretty town of Mallow in County Cork where you can peruse the shops and friendly pubs.

For the more adventurous, hop on your bike and head to nearby Dungarvan, where you can explore the 46km Waterford Greenway, a fun and challenging way to view this spectacular region.

(Bike hire and transport can be arranged to Greenway) If walking is more your thing, there are a number of trailways on the doorstep.

Whatever you choose to do this comfortable cottage will be waiting for you on your return.

Cappoquin is a sleepy market town situated at the tip of the Blackwater Estuary, which is renowned for its salmon and trout fishing and is close to 3 mountain ranges in West Waterford, all of which offer magnificent woodland walks in areas of unspoilt natural beauty. The town has all the basic amenities together with pubs and restaurants, alongside a playground for the little ones and the Victoria Bridge making the perfect spot for an afternoon stroll. The Cappoquin House and Gardens also make for a great day out, boasting a classical style Georgian house and courtyards to explore, you can embark on a tour of the beauty of both for a day out filled with regal splendour. Embark on an adventure to the coastal town of Dungarvan, where you will be greeted by even more enticing history in its National Monument of the Dungarvan Castle, alongside the Waterford County Museum documenting the history of the County of Waterford. Indulge in the town's many delicious eateries, before indulging in an hour or two of retail therapy, not forgetting to stop for a game of golf on the way home. Slightly further afield you can find the county's oldest city; Waterford home to a whole host of heritage, with a wide range of museums ranging from medieval times to its very own treasures, there's plenty to explore here. Five miles away lies Lismore, a lively heritage town boasting both an imposing castle with glorious Jacobean gardens and a 17th century hilltop cathedral. Everything is on offer here from arts and crafts to live pub music and a choice of recommended eateries as well as a renowned golf course and equestrian centre close by. Down on the spectacular coastline between Youghall and Dungarven there are beaches, bays and cliff tops in abundance to explore.
