The property

This spacious house converted from a barn is situated adjacent to the owners' farmhouse around a courtyard on a five acre smallholding 1½ miles from Kentisbeare and Cullompton.

Comfortable and with four downstairs bedroom equipped for wheelchair users too, it is excellent accommodation for families and groups of friends.

From the moment you step into the light and airy open plan living space you will feel quite at home.

The comfy seating area has a cosy wood burning stove and French windows to throw open on sunny days to a patio.

The kitchen area is well equipped with a modern range style cooker, plus a dining area.

For a good night's sleep, you can choose between four downstairs en suite bedrooms, two at each end of the house, or two more bedrooms upstairs, one with a private balcony.

All bedrooms benefit from a TV.

On the upper floor is another gallery sitting room with lovely views over the countryside to enjoy.

Outside, wander freely over the smallholding, where fresh edible flowers grow is available, to enjoy the tranquil views, or relax in your enclosed lawn garden with outdoor furniture and a barbecue.

For children, the outdoor laundry room doubles as a fun games room.

On the edge of the Blackdown Hills, this is lovely countryside for walking or cycling the many public paths.

Fishing and horse riding are available nearby too.

Cullompton and Honiton are interesting old market towns to explore, or head to the cathedral city of Exeter for shops and amenities.

The south coast at Sidmouth is lovely.

The Hay Loft is a brilliant house for relaxing with friends or heading out to enjoy the stunning scenery.
