"We came for New Year Eve short break and we loved our stay at the cottage."
Damon and Karen are very welcoming and left a lovely basket on the table Prosseco, and fresh cack which was really tasty. They also left us fresh eggs from the local farm. They provided us with firewood for the fireplace and charcoal for the barbeque which was very nice of them. The cottage was spotless, beautifully decorated, and well maintained and it has everything you need. Hot tub was beautiful and checked daily. Thank you for a lovely stay.

I have never slept in such a comfy bed!! The sofas were really comfy too. Such a lovely place to relax and unwind. The hosts were great and so helpful. I would definitely recommend to others.

The cottage is beautifully decorated with everything you need and it's obvious that a lot thought and care has gone into each detail. The hot tub is lovely anytime of day. The games room and field to play sports is a good distraction for children. The hosts were always on hand when we needed assistance and I look forward to returning with other family members.

"Lovely peaceful location."
The cottage was well maintained with good facilities, and everything we needed for a lovely weeks stay. We particularly liked the friendly swifts/swallows which were flying around and nesting under the eaves.

"An excellent and well equipped cottage, in a beautiful and peaceful location."
The accommodation was spotless and well furnished. The owners were friendly and the provision of a cake and milk etc on arrival was most appreciated. A very minor issue, but a couple more dishwasher tablets would have been most welcome as we had to buy a whole box for a couple of washes. Thank you for a lovely stay.

"We would highly recommend the cottage to all, suitable for both a family or a group of friends."
It had all the essentials and more!! There was nothing we were short of. All 5 of us had the best night sleep on both nights and the comfort of the beds had a lot to do with this. We were amazed at how clean the whole cottage was, the beds were as if it had never been used and the hot tub was extremely clean and well maintained. We would love to come back, and for longer next time!!

"Overall the stay was lovely with a beautiful location and really stunning converted barn."
The only negative would be water on the walls of the downstairs bedroom behind the bed and damp in the drawers of the same bedroom. The hosts are very welcoming and left a lovely basket on the table with a fresh cake which was really tasty. Also the facilities were well kept and easy to access.

Following an inspection regarding the dampness to the one wall you mentioned we could not find any evidence. However, it appears the extractor fan had been switched off to the on suite shower room (marked do not turn off), which caused this issue as the external wall being colder will attract condensation especially if the bathroom door had also been left open when showering. "We were welcomed with a cake (and Easter eggs)."
The cottage was comfortable, clean and warm. We could find everything we needed for cooking. Having access to a game room (table tennis, pool table, ...) was a plus. The owners were very friendly. Damon gave us some good suggestions for walks and provided us with firewood which was very nice of him. We would definitively recommend the Oak Cottage to family and friends.

"The cottage was amazing, it was so clean I couldn’t fault it."
All the facilities that you need and a lovely welcome pack on arrival. The owners live on site and were more than accommodating. Be prepared to drive as it is a little way out and the roads are really narrow so prob not the best for cycling.

Regarding location the tranquility and beauty of Lambscombe and its valley means Exmoor lanes (not as narrow as Cornwall ;) ) but I'm sure you'll agree a small price to pay you should come in the summer its even more spectacular. The beaches and POI of North Devon are all within easy reach and once you know the back routes avoid the holiday congestion hotspots. We look forward to welcoming you all back soon. "Issues with all the showers and if this can be sorted then the rating would be totally different - ability to have a hot shower or bath is a basic requirement."
Hi Rachel, as discussed we have had no complaints from any other guests. Obviously we do strive for constant improvement and as of today the plumber has diverted all showers to the mains and installed a boost pump to the whole cottage. All showers are operating at their maximum potential even with all simultaneously in use. Regarding the bath, this was never raised as an issue even when you asked for compensation on your final day. Both myself and the plumber checked today. We could find no issue with either pressure or temperature of the bath and the fill rate is better than my own property. Your score for maintenance and comfort we feel is highly unfair as you made use of all other facilities without issue. I also attended at 7:30PM on a Sunday and arranged for a plumber to attend the property and updated you accordingly also adjusting showers myself where your partner said pressure was better. NORTH MOLTON
South Molton 1.5 miles; Dulverton 11 miles; Barnstaple 12 miles.
The ancient village of North Molton is an ideal base from which to explore Exmoor and North Devon’s dramatic coast. The village boasts a friendly pub, Post Office and a village shop offering home-grown produce from local farms and delicious home-baked goods, while just a few miles away, the pretty town of South Molton offers a range of shops and a twice weekly market. Being pleasantly close to both coastal and inland beauty spots, this quaint village is sure to suit visitors of all tastes. Within easy reach are forests, moors, rivers and beaches, along with churches and other buildings of historical significance, whilst just a mile or so away is the border of the Exmoor National Park. There is superb walking on the South West Coast Path and the North Devon coastline is varied and interesting. Visit the National Trust's Watersmeet Gorge, Valley of the Rocks and the funicular cliff railway. Up on Exmoor, there are various walks to suit all abilities, as well as pretty places worth visiting including Tarr Steps, Landacre Bridge and the charming little village of Withypool. Further afield, the resorts of Ilfracombe and Combe Martin are well worth a visit, and for some of the best beaches in the country, a day trip to Woolacombe and Saunton are not to be missed.
