    Property clean and warm. Everything we needed for our stay. Well stocked spar shop in village. Emma the owner left us some Well received items including cake milk and wine. Quiet and lovely views.

  • "We had an excellent week at Broad Ash Lodge in Bradninch in January."

    Emma and Jim made us feel very welcome and their property is maintained to a high standard and is very well equipped with everything needed for a relaxing and comfortable stay. The accommodation is light, modern and spacious, with a delightful private garden and easy parking. After a long journey, we appreciated the lovely ‘welcome basket’ waiting for us, full of interesting treats!

  • "What a wonderful cottage!"

    Emma went so out of her way for us to make sure we had everything we needed for our toddler. She also left us a fantastic book of tips for the area and their favourite local restaurants, a drawer full of local leaflets, magazines, and a care basket. The rooms are all lovely, spacious, well equipped, comfortable and incredibly clean. And the master bed!!! It was humungous and so soft. I will definitely be staying again in the future! One thing to note - there is a toilet on each level (which is fantastic, it just wasn't clear in the listing).

    Could not have asked for more. Location is about 25 minutes from Exeter, great if you want to be near the town but out in the quiet. For holidays it is central to everything in Devon, but not really close to any

  • "Beautiful property and lovely welcome."

    The owners were on hand to assist in any way possible and we were greeted with a very nice welcome basket of goodies as well as some milk in the fridge (which is always very well received!) The property was also perfect for our 2 year old as there were stairgates, a cot and highchair available as well as some toys. We would certainly go back!

  • "Excellent property, very well equipped and presented."

    The hosts are welcoming and provided a wonderful welcome basket of treats along with a well put together info pack. We tried the recommended Chinese and Indian restaurants & must say they lived up to the recommendation. We had a power cut on the evening we arrived (the whole village so no fault of the property or hosts), and the hosts where straight there to help us with a lantern and torch for lighting until the power came back on. The furnishings are all of a high standard and quality, as if the hosts had furnished the let to live in themselves.

  • "The owners went out of their way to ensure we had a good stay, even thinking about our journey down."

    The cottage is spacious and a pleasant space to be in when the weather did its best to dampen our stay. Beds were comfortable and our two girls said they had the best night's sleep for a long time. The cooking facilities and utility room were good and the welcome basket on arrival was a nice touch. The cottage is well set back off the road so could prove a little tricky to find. However, we did a "walk through" on Google Maps and Streetview so had no problems. One of the benefits of the location is the beautiful clear night skies free of light pollution. Bradninch is in a good position for visiting a range of places, from coast to Moor.

  • "Asked not to arrive before 5pm to allow for Covid deep clean, so we timed our journey to coincide, then received a call to say previous occupants had left a day early, so we could arrive as and when, but our travel arrangements had already been made."

    . Two bedrooms both OK. Bathroom had stains on skirting board to LHS of toilet and near where the toilet brush was standing. Wooden bath panel was dangerous in that water splash from an inefficient glass shower screen had allowed water to damage the wood, and at the base of the panel it had splintered and was as sharp as bamboo. Also the grout on the tile in the same area had lifted and my daughter caught her foot on it, as there was sharp edge. Very substandard as unsafe and not hygienic. On the hallway between the 2 bedrooms and under the fitted carpet there is a deficient floorboard as it sags badly and makes for uneven tread, and although there is a carpet runner on top it is still a problem and it makes a noise so much so, that it disturbed our six month old granddaughter asleep in the twin bedded room, when we used the bathroom at night time. At our request they had kindly provided a travel cot for the baby, which was appreciated. The kitchen was basic but just about functional, the lighting in the corner by the microwave is not really adequate and is not helped by the fact that the LH light on the cooker hood needed replacing. There was no instruction book available for the microwave and no dishes suitable for using in the same. There were no tablespoons or serving dishes so food had to be dished up out of saucepans, which is not what we are used to, and have not experienced any where else. There were no dish washer tablets left and we had to source our own. The cake, bottle of wine and crisps left for us was a kind gesture, and also the bottle of milk in the fridge. The furniture was adequate but the settee had seen better days, was very low down and not very comfortable, in fact we brought in one of the upright garden chairs and put cushions on it. The smallest of the nest of tables was filthy, it had not been cleaned or dusted in a long time and you could write in the dust( I did) and when I reached for an item from the top of the fridge freezer, I felt greasy dirt and dust, indicating this also had not been cleaned in a long time. Considering this was supposed to have had a deep clean because of the Covid situation it just had not been properly addressed, and as soon as we got back home took Covid tests which fortunately proved negative. When we returned the keys on the morning of the 2nd July we did raise all these points with Mrs Strong, and she said they knew about the bath panel and she had somebody booked for OCTOBER to sort it! We also suggested that as they lived in situ it would have been a thoughtful gesture to call and ask if everything was OK. In all fairness I did tell her we would be raising these concerns in our feed back and that I had taken photographs as evidence to substantiate the points raised. P

    Dear Mrs Kidd, I'm genuinely sorry that you did not feel that your stay with us was up to scratch. I am particularly sorry that the top surface of the fridge/freezer and the bottom slat of the table in the nest being missed in the clean has coloured your impression of cleanliness and hygiene for the entire property. All I can do is reassure you that all advice regarding deep cleaning procedures has been followed at Broad Ash Lodge. This includes full disinfectant of all high touch areas, light and electric switches, door handles, thermostats, remote controls, edges of doors and cupboard doors,cupboard door handles, keys, surfaces etc etc all floors are thoroughly steam mopped, mattress protectors and pillow protectors are changed after each stay and cleaners wear full PPE. It was a genuine mistake that these two small and inaccessible areas were missed in anotherwise meticulous clean. In the 4years that we have been open I am pleased to say that I have never before had anyone be concerned over the level of cleanliness or hygiene. I am also sorry that you felt that we were not good hosts through not checking on you during your stay. It is difficult in the current time to know how much to interact with our guests we are advised that even key collection/ drop off should be contactless! and I felt that the best approach was to reiterate (once by text, twice in person to your daughter when she arrived and again in the handbook) that if you had any concerns or if you felt that something had been forgotten or you needed anything to knock on our door. Added to this, having heard your grand daughter up in the night crying and knowing that she was struggling with teething, the last thing I wanted to do was knock and disturb nap time. Many of our previous holiday makers have commented on how welcoming we are, how available we are if help is required, and this is something we pride ourselves on. I do agree that the bathroom needs work. 2 or 3 weeks prior to your visit we booked out the Lodge in order to redecorate throughout and completely refit the bathroom. Unfortunately, the plumber had to isolate and we were left without. As you may have noticed, the rest of the Lodge is benefiting from a beautiful new paint job and the bathroom is letting it down. As is the way with holiday lets, we now need to wait until the property is available again before any major works can occur. We certainly wouldn't want to cancel anyone's holiday! My comment about the October refit was certainly not meant to preclude any damage repair in the meantime and indeed this has been sorted now. I do not agree that it was dangerous but I do agree that it did not create a positive impression and therefore needed to be sorted as soon as possible. I am surprised about your comment about the kitchen being basic. We have previously had many comments about it being well equipped. Obviously, we do not live in the let, so it is very useful when occupants highlight a need that may have been overlooked so thank you for pointing out useful ideas of extras we can put in. There are, however, plenty of pyrex bowls provided that are microwave friendly. I am sorry that you did not spot those. You comment regarding my offer to allow you to access the Lodge ahead of official check in time. I was trying to be helpful it is disappointing that this was seen as a negative. My previous holiday makers had mentioned that they preferred to travel on a Thursday night so I knew it was possible that the clean may be completed early but I could not be sure until they actually left. I therefore could not have issued this information any sooner and had hoped that this would be seen as a bonus rather than a right denied until the last minute. In previous experience our flexibility has been appreciated. I'm also surprised that the floorboard proved to be such an issue. It has not moved or changed since we took over the property and it has never been mentioned before. I will of course investigate but such works will have to wait until after peak holiday season. The same day as I received your feedback, I received a congratulatory email due to a full 100% score from holiday makers who stayed 2 weeks before you and I received the same from the guests directly after you. Looking over comments in the visitor's book and online,your experience is an anomaly. I understand in current times tensions are running high and expectations after so many months of missed opportunities and cancelled plans result in us naturally seeking perfection when we do get to take a break. I am sorry that in your view Broad Ash Lodge failed to reach this perfection Many thanks, Property Owner

  • "Broad Ash Lodge was a wonderful place to stay during our recent holiday to visit family in Devon."

    We stayed there for two weeks and found it to be a really comfortable and cozy place to be based. The owners were friendly and helpful, the rooms clean and spacious and it had easily accessible off street parking. Bradninch is a gorgeous village just a short drive from Cullompton and was the perfect place to be based to explore Devon. We would recommend Broad Ash Lodge as a great place to stay.

Situated in the beautiful Culm Valley, surrounded by rolling Devon hills, Bradninch is a small thriving community, well known for its exciting music and arts events. Bradninch is home to a village shop and a traditional local pub, Ye Olde White Lion, where a warm welcome awaits and a lively atmosphere, real ales, home-cooked food and music nights are a certainty. Footpaths, fields and abundant natural wildlife characterise the surrounding landscape, several of the National Trust’s stately homes and gardens are within easy reach and Bradninch is only a short drive from the dramatic 20-mile stretch of the Jurassic Coast, England’s first natural World Heritage Site. Resorts such as Seaton, Budleigh Salterton and Sidmouth are found along this stretch of coastline, and all have plenty to occupy their visitors. An easy drive from Bradninch is the cathedral city of Exeter, with plenty of large shops, a wealth of museums, a theatre and many fabulous restaurants.
