    “We stayed in Little Cotton Barn during a particularly wet and windy week, on the plus side: - The barn had good proportions - despite the weather conditions, we were kept warm indoors, with good heating and hot water - lovely shower in the en-suite - very comfortable beds However, we were disappointed with - - the utility room and the kitchen cupboard and contents all smelt very musty / mouldy.”

    Even when plates and cups were washed and placed back in to the cupboards, the smell returned in no time - the general level of maintenance could be improved. Some of the rooms felt unfinished, bare pine not sealed / varnished, bathrooms with no skirting boards. The rugs and cushions around the house felt old and used and a little dirty. Some of the kitchen implements were past their use or not well maintained. None of which suggests the four stars it is listed as. - the grass outside hadn’t been cut in a long time which made playing there difficult and very wet - Although the internal space was generous, there was no noise insulation between the downstairs and the bedrooms due to single panel loose fitting doors. Once one person was up in the morning, it woke everyone else up. All in all we did enjoy our time at the Barn. Close to Dartmouth and with lots to do in the local area.

Set within three acres of land, the property is an ideal retreat for families, enjoying shared facilities such as a grassed play area.

Situated just a five minute drive from Dartmouth, and a short drive from the stunning Start Bay coastline and beaches.

The entrance hall to the property is long, and light, with plenty of hanging space for coats and shoe storage.

The kitchen/dining area is light and modern (including a range cooker, fridge, dishwasher and microwave), boasting large French doors that open onto a sunny patio area with views over the fields and play area.

The dining area seats six, and also enjoys a flat screen TV.

The large, separate utility room is well equipped, with a separate door leading to a shower room.

The sitting room is comfortable, providing leather sofas, chairs, and a widescreen wall mounted TV/DVD unit.

Additionally, there is a cosy snug area with Freeview TV, CD/Radio, Nintendo Wii, DVD’s, Wii games and a selection of family games!

Large master bedroom enjoys a King-size bed, Freeview TV/DVD, en suite shower room and views across fields and farmland.

A second bedroom also has a King-size bed, ample storage, TV, and countryside views.

The third bedroom has twin beds, and country lane views.

There is a large family bathroom with freestanding bath and handheld shower.

Free wireless broadband is provided, as is parking for two cars.

Child friendly, baby equipment is also provided.

Dartmouth lies on the banks of the beautiful River Dart estuary in the popular and picturesque South Hams area of South Devon. Located within an Area of Outstanding Natural Beauty and close to the coast, Dartmouth is one of the most popular tourist destinations in Devon. It offers a stunning waterfront, ancient narrow streets lined with boutique shops, restaurants and art galleries plus many local events such as the annual Dart Music Festival and the Port of Dartmouth Royal Regatta, along with the Dartmouth Food Festival held every October. There are many interesting cycling and walking routes around Dartmouth, including the South West Coast Path, the Dart Valley Trail and plenty of quiet country lanes. A trip on the Dartmouth Steam Railway through picturesque countryside to Paignton is a must, and so is a boat trip across to Kingswear and on to Brixham, a pretty little harbour town. For those seeking some beach activities, there is a wide choice in the South Hams area such as Blue Flag Award winner Blackpool Sands, and Slapton Sands, both extremely popular and just a stone's throw from Dartmouth.
