  • "Love, Love, Loved the cottage!"

    It was a perfect stay. The location was stunning and so quiet, we settled in to the cottage straight away, it felt like home. The cottage was a great balance between all the mod cons we could want and the charm and character of a very unique property. Cockingtom is such a beautiful place which has a sunning park to walk the dog, we ate quite a few times at the drum pub just a 5-minute walk away, the food is lovely, it’s very dog friendly but I do recommend booking because it’s very popular. The only thing that would make our stay even better would to have a few more cushions that fit the garden furniture outside. Luckily, we took a couple of foldable chairs with us so wasn’t a problem. We’d like to suggest getting a couple of sun loungers they would be perfect to use in the cottages amazing garden to take advantage of the glorious Devon weather. We will definitely be booking again next year as we enjoyed it so much.

  • "The property is fantastic and set in a beautiful location, the walk along the stream to the seafront was delightful."

    The only 2 notes that stopped a perfect score were the fridge freezer being far too small for a 6 person cottage (not really enough fridge space for the 2 of us). The other item my wife picked up on was that only one of the bedrooms had a dressing table with mirror meaning she had to come down stairs each morning to do her hair and make-up. But this really is being picky as everything else was superb.

  • "What a beautiful and super comfy cottage!"

    The location is just perfect!! Within the cottage itself you have pretty much everything you need! The beds are incredibly comfortable and we slept like babies. We were a group that included myself, my son, my disabled mother and my 2 dogs and we absolutely loved our stay there. Feedback that will hopefully help future residents and the hosts would be that the gardens are amazing! There is only one however that currently is only truly and safely enclosed and that is the smaller back one. My dogs are escape artists and they soon found some gaps in the larger one that almost got them through to a neighbouring property. The front driveway garden is segmented into 2 further gardens. The main one currently needs maintenance as the fence to the garage and driveway is broken and we had to put the bin across it to use it, which was fine. The second walled area also has some gaps by the stream and one of my dogs got out and it took us a while to get her back. Once we knew though, we just kept them restricted to the house and immediate back garden. The downstairs shower room disabled seat needs repairing, so would advise checking it has been before using it, but the shower itself is incredible. Then my only other suggestions to the owner would be that given my mother is disabled, it would be better that one of the upstairs, higher beds was in the downstairs bedroom as it’s not easy for her to get up from in the night (just a simple swap) and the the dining room chairs are very low for the table as you sink into them and again, difficult for someone with mobility problems to get out of. While this seems negative, I want to stress that overall, the cottage is fabulous! It just needs a few tweaks, a bit of love on the outside and some simple maintenance bits done (oh and a hairdryer please as I was stupid and forgot mine!) and it would be six star in my view. All of this said I would 100% go back again as the house itself and the location were just divine!

    our only suggestions is to put a hand rail by the two steps going to the garden. Two of our people stumbled going up and down those steps. it is difficult to put ones shampoo and soap in the downstairs shower. It needs a little stainnless steel basket.

  • "We chose the cottage because of downstairs bedroom and walkin shower so 86year old mother with limited mobility could manage."

    Unfortunately the shower had a step up, the grab rail was too far for her to reach and the seat attached to the wall was unsafe as it was coming off the wall. The boiler stopped working due to loss of pressure so no hot water for shower, etc. However, phone calls to Sykes office and maintenance contact had it sorted within a couple of hours. Paths outside would benefit from being wider and cushions for outdoor furniture for comfort. It was undoubtedly a beautiful cottage, in a wonderful area steeped in history and great walks with a great pub/restaurant and local craft centre.

  • "Loved meadow cottage."

    Fantastic surroundings with cockington village right on the doorstep. Lots and lots of walks. Great for dogs. Fab pub that is very welcoming with its open fires and their love of dogs and great food. Sea front only 10 minutes away ...Torquay and Paignton great for shopping...and our dogs loved the beach. We had really good weather for November so this was a bonus. The only thing I will say about the cottage that really let's it down is that it needs more furniture to seat 6 people. In the photo there actually is 6 chairs but only 4 chairs when you get there and as this property is for 6 people there was nowhere for everyone to sit. It also needs another adult settee instead of a dog settee. Bedrooms are great, beds comfortable, lots of room but needs a wardrobe in one of the bedrooms as there's 1 in the other two. The downstairs bathroom did smell musty but the shower was great. The upstairs bathroom a little tight on space because of the sloping roof. In the kitchen cupboards you need more mugs and cereal bowls. All in all though this is a fab cottage and cockington village is beautiful. Would definitely stay again. Just one more point the time you can go in is very late, 5.30, this needs to be bought forward as you are losing a day really and the time out, 9am, needs to be at least 10am.

  • "The cottage is in a perfect, secluded position and very clean and comfortable."

    A couple of things let this cottage down:- Although we were there for a fortnight there was no clean bedding or towels for the 2nd week. The TV didn't work for the majority of the time we were there, we did report this but it was put down to bad weather, but didn't work even when it was fine. The bathroom extractor didn't work and there was no other ventilation, again this was reported but no action, although we were thanked for letting them know! Also the arrival time of 5pm is rather late especially now it's winter and the vacation time of 9am too early to pack up and leave! Cockington is a beautiful place, it's a shame the cottage didn't quite live up to expectations.

  • "We booked for six adults, one child and a dog."

    There was only four chairs around the table in the dining room and only four tea mugs in the kitchen cupboard which we thought was a bit strange. The rug was missing in the living room as there had been a flood of some sort, this was a little inconvenient as our three year old grandson spent a lot of time playing on the hard floor. We have stayed before though and enjoyed our stay, we will definitely stay again.

    Tables are only suitable for 4 people but the cottage is advertised for 6. X Box. Whilst there is an x box there are no games for it so it is of no real use. Otherwise a lovely property with nice facilities in a great location.

  • "Lovely cottage in beautiful location."

    The outside area could do with a clean up we washed the furniture. The kitchen is rather I’ll equipped even for 4 people. More crockery needed and a couple of sharp knives. The fridge freezer was a huge challenge , the smallest one when there is a huge amount of space for a larger version. The windows outside could do with a clean. On the whole we really enjoyed our time at Meadow Thatch but with these few amendments it would have been perfect.

    We had no hot water after the first day and even after adjusting the boiler settings (as per cottage useful info book) the water temperature was tepid so showers were very quick! Another sofa in the lounge would be useful so it can seat six adults and some larger towels would be good.

  • "We loved the cottage, it’s facilities and Cockington …."

    What a fabulous base. Meadow Thatch had most things you need to ensure you enjoy your home from home stay and we have already recommended it to friends. Cockington itself has beautiful walks, a Manor House that makes gorgeous scones, a very friendly quaint brand new Tea Room (note that Rose garden Tea Rooms is now closed) an ice cream parlour and pub. However on a critique point coat hooks would be a bonus in the hallway or utility room and the gardens need to be looked at again to ensure they are dog friendly as advertised as this was not our experience and it seems reading previous reviews is something that has been highlighted before. So to those with dogs that respond to the sounds and smell of ducks, I would possibly think twice if they are escape artists! This would be a shame though as the walks and facilities in Cockington are gorgeous!

  • "Absolutely lovely cottage and setting."

    Extremely well equipped and lovely thoughtful welcome pack. The description states secure garden for dogs however the larger garden over the bridge is definitely not secure at the moment. We have a 13 month cockerpoo so medium size dog and unfortunately she found her way through to the tea room gardens twice (l thought l had managed to block where she got through the first time. I appreciate that the fence is on the tearoom side behind the hedge and there have been recent storms as well but thought best to mention it. We had a lovely stay here just calm peaceful birdsong and amazing walks cosy cottage and oh so comfy beds and we would come back in a heartbeat if that part of the garden area could be made more secure or even better gated access to that part. The contact with lady we spoke with from the cottage was great and she was very helpful with any queries throughout as were Sykes.

  • "All you could need but grubby in many areas."

    Not what we expected after lock down and covid. We couldnt afford to do the same week for week due to personal circumstances as the price had increased by hundreds of pounds since our initial booking. So ended up taking a week in February Many facilities were good and the cottage was spacious and cosy. Welcome prosecco, milk coffee tea and biscuits all very welcome and unexpected. House keeping needs major attention or at least reporting back that the carpets , towels and some facilities are dirty or damaged The listing Fails to mention heavy, previous use of carpets resulting in dirty , stain marked carpets , heavily smelt of dog once the plug ins were turned off..we are dog owners and bring his crate but it really was not very clean on the carpeted areas and stairs Shower room, very grubby rusty peeling paint on radiator with a broken towel rail that was attached. shower seat not fixed to wall properly with peeling varnish and paint , no one would want to sit on that! Discoloured grout and fading tiles not shown in website photos. Hand towels badly pulled so left them on banister so they could dispose of them Bedroom dressing table stool completely broken! How the housekeepers missed this when moving to vacuum under there I don’t know…I can only presume it was not cleaned under the dressing table Kitchen cupboard, dirty cereal bowls from previous guests and scissors in the drawer full of bacon rind The key for the French door was missing, thankfully we brought nothing of value This cottage is great in many ways and in summer the outside areas are safe and secure…sadly the grubbiness let it down for us, just because we own a dog doesn’t mean the standards should be any less as we respect any property we stay in

  • "A very nice cottage in a great location."

    Well equipped and nicely comfortable. But please buy a new frying pan! The pub was the only thing open in the village at this time of year but had a great Sunday lunch there. The walk along the little brook down to the seafront is on good dry paths with an elevated walkway through the wetter bits. Walking further on into Torquay was easily manageable for even my creaky knees. Overall a great autumn/winter break.

  • "Lovely cottage."

    Lovely quiet village. Close to Torquay and Paignton. We had a really good stay and loved the Country Park a short walk away which was great for the dogs and our 2 year old grandson. Local Pub also excellent and dog and children friendly. Only criticism is the lack of any information inside the cottage regarding local amenities like shops etc. and no clear procedure outlined for rubbish collection. Also no instructions that we could find for appliances like the Aga Cooker, Washing Machine, Dishwasher etc.

  • "We arrived at 3pm check in time after a 7 hour journey and was met by the new cleaners to be told we should have been notified by yourselves or the owner that check in had been moved to 5pm because the cottage was in a filthy condition."

    So we had to find somewhere to go for 2hours. I had a shopping delivery due between 5pm &6pm so we returned to the cottage at 5pm to be told the cleaners hadn’t finished. Shopping arrived and the cleaners let us put the perishables in the fridge and freezer. We finally got into the property just after 6pm. I find this unacceptable that we weren’t notified. It was not the cleaners fault they did a fantastic job in very hot conditions. There are only 2 pans in the property, no steamer, so should you be staying in cooler weather and require to cook a decent hot meal you would struggle. There were however plenty of plates etc everything else you needed had been thought about and supplied.

  • "This holiday cottage is the stuff of dreams!"

    I could happily gush on and on, but will try to stick to constructive points. The location is fantastic, right in the heart of picturesque, historical Cockington Village. It's very peaceful & quiet, away from the hustle & bustle of the seafront, which is only a 5 minute drive away. The cottage has every single "WOW" factor, it's so tastefully decorated & furnished, the rooms are huge and having a dishwasher, washing machine & tumble dryer made it a real home from home. The gardens exceed the "WOW" factor, with a clear stream running through the middle with a beautiful wooden bridge & archway to cross between the lawned areas. If you're into photography, the cottage & gardens will make excellent backdrops. We very highly recommend, it's simply stunning and takes your breath away. We would absolutely stay again - in fact, it's the kind of home people dream about living in ... we didn't want to leave and go home.

  • "The cottage when we arrived was superficially clean the kitchen which was well stocked with utensils, pots, pans, glassware and and crockery had a fridge freezer that was thuck with dust and muck on the top and the top part of the freezer was thick with ice."

    Also the shelf around the kitchen was thick with dust. The lounge had a large fluffy rug covering the floor, this was not clean as we found out when our grandchild crawled across it, it also did not smell very nice. We promptly rolled it up and put in cupboard along with all fluffy cushions, throws etc these should not have been out in the current covid times. We had an email stating that there would be limited soft furnishings due to covid restrictions, there were however excessive cushions and throws in all rooms. We had to hoover all of the rooms, the downstairs bedroom smellt strongly of pets. Outside the grass was very long and was not cut until the Thursday of our stay, there were loose paving slabs in the garden too. We were unable to use outside barbeque as it was disgusting. We booked the cottage because we could take the dog but we feel that it would be impossible to clean the soft furnishings properly between guests . Location was great but cottage had a lot to be desired.

  • "This was our second stay at Meadow Thatch."

    This stay, in May 2021, was postponed from the previous year due to the pandemic. We absolutely love this cottage and it's location. Plenty of space, well equipped, clean and very comfortable with a fantastic garden. Our dog really loved exploring the garden. Word of warning for any dog owners - watch out for ducks and pheasants landing in the garden and hiding in the flowerbeds! We walked in to Torquay a couple of times which took about 25-30 minutes. The local pub, the Drum Inn, is a 5 minute walk away and is dog friendly. There are plenty of things to do and places to see in the area. The cottage is now managed by Bespoke Devon, who are very helpful and easy to contact for any queries you may have. We were delighted with the welcome gift of prosecco, chocolate and snacks. A couple of things we would have liked to have had in the cottage would have been a coat stand or coat hooks in the hallway and perhaps a radio or music system in the kitchen area. Overall, a fantastic cottage and will no doubt book again sometime.

  • "The Cottage was lovely and in a good location, it is highly recommended."

    Unfortunately, the code for the key safe was not as advised by Sykes and we were unable to get through their telephone system menus to get any support with accessing the property on day 1. Fortunately, we had retained the telephone details of the housekeeping company employed by the owner and they were able to assist. Sykes have a good range of quality cottages and market them well but they are not so good with support when problems arise.

  • "Meadowthatch is a beautiful cottage - home from home and well equipped with everything you need."

    We thoroughly enjoyed our stay - Cockington village is very quaint and Torquay is easily accessible by foot or car. Lots of lovely walks to many beaches or in the country park. The Drum Pub is a very short walk away and we enjoyed a meal there along with several drinks in the huge garden. All in all a great staycation - just a shame the weather wasn’t on our side! We would definitely book again.

  • "Generally very good, with just a couple of minor reservations: We went as a family with two small children."

    We had asked for one room to be made up as two singles, which wasn't done despite written confirmation. However the local "caretaker" was very prompt in turning up to remedy that after we telephoned. Alittle more important though:- There was no facility to put any clothes washing out to dry in the garden, instead of having to unnecessarily use the tumble drier which wasn't appropriate for all items. We were blessed with great weather but noticed that there was nowhere to hang outdoor coats which would have been a real issue if the weather had been poor. Having friends with an age range of children with interests different from our own (and so it didn't bother us but could many others) I would also point out that although there was Sky TV, very few of the channels were actually available (not subscribed) and also there were no games for the provided Xbox. Think that should have been mentioned in the property details as advice to prospective renters. A very nice property overall though, would happily stay there again.

  • "If you like beams you will like this thatched house."

    We slept well here. Owner came to clean and change bedding and towels after week 1. And owner mowed lawn at the same time. Owner also called to ask if all was ok after just a few days. Location is amazing. Cockington being an amazing quiet pretty place with the court providing unlimited walks. Views from up and behind the court give views of Torquay, the sea,and the bay.

    The house keeper called and refreshed the bedding and did a quick clean during the middle weekend of our stay.he also gave us fresh towels. We did not want to come home. The best cottage we have stayed in . We would reccomend it to anyone. Thank you sykes and your staff .

  • "Living room floor not very clean."

    Windows filthy. Outside bins rammed full of waste. Main bathroom shower waste was blocked and I had to remove the filter and clean out all the hair. Yuk. Boiler not working but I managed to fix that myself. The washing machine dryer filter was also blocked up which we also cleaned out.This is the second time we have visited this cottage. We gave feedback last year that maybe you could have some garden chairs to relax on outside but that's been ignored. Also maybe a bbq required. It seems that the maintenance of the property isn't up to the required standards. I didn't make any complaints with the issues. We just sorted those things out ourselves.     The gardens were beautiful and very safely enclosed. The location was fantastic. One small complaint - the bin collection dates meant that we arrived to an overflowing dustbin and bin liners smelling outside our bedroom window in early April. Obviously the bins are only emptied once a fortnight (the week we were there it was recycling only which we did put out) and we feel housekeeping should keep an eye on this and dispose of it if necessary themselves.

  • "Hi, I can’t say I didn’t enjoy the holiday, just that you need to check on your accomodation occasionally."

    When we arrived in Cockington we had to ask directions to Meadow Thatch after driving around and not being able to find the property. There is a very small sign on the side of the property but nothing on the gate you enter, we had been past and seen other property names on the gate but not Meadow Thatch. The heating didn’t work very well, I believe the radiators probably need bleeding but as we were guests didn’t touch them ourselves. The dishwasher didn’t work, I could have called but I wasn’t intending waiting in at any point for it to be sorted. The windows needed cleaning inside, they can’t have been done in quite some time and there were cobwebs everywhere. Whether the cleaners aren’t given enough time or not I don’t know. There was a Henry hoover there and being the owner of a dog I like to hoover every day but the hoover was missing part of the tubing so I could only sweep. You could do with an upright hoover for the carpets in the house too! The garden was lovely, a couple of sunloungers would be amazing :) . All in all the place is lovely or would be if it were checked upon more often

    The cottage is cosy and homely, the approach is via wooden stairs and decking which were very slippy when wet even though rubber mating was provided you have to tread with care. That said I would recommend this cottage.

  • "The cottage was ideal for our needs."

    Very dog friendly with a lovely secure garden and even dog bowls and beds provided. We were able to use a side gate to get the wheel chair in and the downstairs bedroom was ideal for the disabled guest. All the basics were provided and the towels and bedding were a nice quality, although we could have done with access to clean linen as we were there for two weeks, so I had to wash the bedding mid stay. A very pretty cottage, nicely appointed the only things we needed more of were coat hooks, as five of us in winter had lots of coats and not enough coat hooks to hang them up downstairs. Happy to recommend this sweet cottage especially to dog lovers.

    It took us about 20 minutes to walk in to Torquay and from there we found that we could explore lots of different places. The cottage itself was beautiful and perfect for 6 of us and a dog - we would definitely return and recommend to others!

  • "We have stayed in a few cottages and this is one of the best."

    The location was lovely, a quiet village, but within walking distance of Torquay, the sea and a dog friendly pub. The cottage was very well equipped with high quality fittings. There was a nice welcome pack with wine, which we don't normally get. Toiletries were also provided in the bathrooms which was also unusual. The gardens were lovely and secure for the dogs. There was also a Sky box and good wifi which was great. Cockington was great, with a manor house, visitors centre and craft workshops as well as a couple of tearooms and gift shops. Somewhere we would return to.

  • "Great cottage in a fantastic location."

    Great for walking out of the door and within 2 mins you are inside Cockington country park for walks with or without your dog. Also went o the Drum just inside the park for a couple of meals, which were very good quality and value, and they love the dogs there as well, just as welcoming with your dog as the cafe inside the park as well.

  • "Lovely cottage set in a beautiful village."

    Three comfortable bedrooms although we only ever used two, kitchen, bathrooms and living/dining room all very good, The cottage had a utility room at the back of the cottage which we used as our main entrance via two of the 4 little garden compartments, that way making sure they were dry and clean before they entered the cottage. The only dampner for us was that was no welcome pack - like a bottle of wine etc - not the biggest thing in the world I appreciate, but in all other Sykes cottages we have stayed, and we've stayed in a few across England and Wales, they have each left wine, homemade cake, and or chocolates etc, a much appreciated touch, perhaps we've been spoilt in the others

    ! It is wonderfully situated in the exquisite, peaceful grounds of Cockington village, and is spacious, comfortable and has all of the facilities you would expect from a high-end holiday let. It was immaculately presented and has safe, enclosed gardens for the dog. I highly recommend this to anyone considering staying at Cockington - we will be returning next year without fail!!
