  • "The Linney is situated on a working farm with excellent home comforts, thanks for the cake,apple juice and eggs!"

    ! Our hosts for the week were Wendy and Martin and they were always on hand if necessary. The cottage is very well appointed, very cosy and the peace and tranquility of the area is only interrupted by the ducks , cockerel and Guinea fowl but that makes this place very special.

  • "A very nice place to stay for a holiday in East Devon."

    The setting is great. All of us, including our two year old, loved the company of the various farm animals. We regularly went to see the ducks, chickens and pigs and enjoyed the visits to the back door of the Guinea fowl. The cottage itself has a spacious layout with all you need for a week away. The cottage is located 20 minutes drive from the east Devon coast. Branscombe, Beer and Seaton are all within easy reach along the charming country lanes. The friendly hosts were on hand to help with any questions. A nice touch was the welcome pack of apple juice, cake and eggs on arrival. The freshly laid eggs were particularly delicious!

  • "The Linney is a very comfortable place to stay."

    An out in the country property. Very well kept clean and quiet (apart from the cockerel!) I wouldn’t class it as pet friendly. Our lab is just a year and owners requested he was kept on a lead. Meaning we were unable to use the garden. Great shame also made us very aware he wasn’t really welcome there.

    We have welcomed well behaved pets for over twenty years at Northleigh Farm. The visitor’s dog was a young male labrador type who ran loose in the large shared garden towards people barking loudly and in a seemingly aggressive manner and we were concerned that he was intimidating to other visitors, in particular a two year old child next door. We were perfectly happy for the dog to be on a lead or spike and made that clear but the visitors chose not to do this. We make no apology for ensuring that all our guests feel comfortable during their stay. Property Owner

  • "We really enjoyed our stay at The Linney."

    We appreciated the welcome items of eggs milk and the superb apple juice which had to have more of during our stay ! The setting in the beautiful Devon countryside is beautiful - if you like peace & quiet away from it all this is the place ! We enjoyed being able to sit out in the shared garden at the back in the sunshine with so much space. The property was spotless, well kept & comfortable. Thanks to the owners Simon & Sue. We can definitely recommend it.

  • "The barns are so beautifully restored, and are clean, comfortable and welcoming."

    So well equiped, loads of kitchen stuff, crockery, cutlery. Lovely touch of home produce left for us (cake, duck/chicken eggs, fresh apple juice) The grassy area (meadow) was fabulous, the children had a ball!! Great for family games, cricket/badminton This was our 5th visit, and already booked for net year!! Thank you so much Sue & Simon, for making us so welcome. Best holiday.   • "Wow, this has to be one of the best holiday cottages we have stayed in, immaculately clean, beautiful location, so peaceful."

    Would highly recommend and we are looking to rebook for next year. On arrival there was home made apple juice, two slices of home made cake, fresh duck and chicken eggs, Sue and Simon thank you for making our stay prefect.

  • "We had a lovely stay at the Linney."

    The cottage is really comfortable and cosy and the grounds and countryside all around are glorious and makes for a very peaceful holiday. Our toddler loved the ducks and pigs and hens pecking around outside our door (as did our dog). We enjoyed a drink at the Mason’s arms in Branscombe too, as well as the donkey sanctuary and pecorama.

  • "Lovely break."

    Comfortable beds and clean linen. Nice and warm too. My boys loved the play room and access to board games. My only criticism is the lack of large glasses. The kitchen could have done with a few large glasses and less cups and saucers. But apart from that, we had a lovely break away at New year and the location was very quiet and peaceful

    Have everything you need, set in lovely nature with awesome views! Also really like the recycling set up, makes it easy! Loved talking to the ducks and chickens! The games room is great (we’ll use it another time!). Sue and Simon are around if you have any problems.

    We have just returned from a second stay and award it another 5*. It's in a quiet and peaceful location, but within easy reach of the south coast resorts, and is immaculately clean and well-equipped. We had no problems with the phone or WiFi. Sue and Simon, and their house-sitters Martin and Wendy, are perfect hosts and the welcome pack is much appreciated. David and Joy.

    Our accommodation was spotless, contained an extensive range of appliances, and was surprisingly spacious inside. We regularly took advantage of the well-equipped games room and were delighted with our welcome basket containing a delicious sponge cake, orange juice, eggs and fresh milk. I highly recommend this holiday property. and wouldn't hesitate to visit again.

  • "Excellent cottage set in a lovely valley."

    Only problem was the lanes leading to it were so narrow and various roadworks taking place which stopped direct access. Hopefully they were temporary. Will definitely return to enjoy the warm frienship and area again.

    Absolutely spotless, very well equipped and providing everything needed for a wonderful holiday. The cottages are deep in the beautiful South Devon countryside and are therefore very quiet and peaceful. Despite the rural location all of the coastal resorts are close at hand and easy to get to. Simon and Sue were very warm and welcoming and the scones and jam and fresh-laid eggs were much appreciated. We would certainly go back with no hesitation. David and Joy.

  • "Had a wonderful week in well equipped cottage."

    It's a great countryside location but within easy reach of the tourist hotspots. Wonderful views from our outside seating area. Even though there are other 2 other cottages it still felt private. Shared washing machine/dryer for a voluntary contribution came in handy. Resident cockeral has an early wake up. The owners are lovely and can provide apple juice, eggs and sausages which we enjoyed. Would definitely come back.

  • "I have just returned with my family after a weeks stay."

    We stayed in The Linney. It was very peaceful. The location I would describe as remote although only 5 miles from the nearest town. You are very much in the Devonshire farm country with tiny lanes and no street lighting. I loved that part of my stay. The cottage was great with all the amenities you would need for a self catering stay. The grounds on the farm are very picturesque. Simon and Sue were very accommodating and saw to any issues we had. It was lovely to turn up to fresh eggs and milk and home pressed apple juice. The site suggests that there is WiFi at the location. There is indeed a WiFi but virtually no connection to it. I could not connect all week in fact. I wasn't especially bothered as I went away to forget about that, but just know that if you are going, especially with kids that use WiFi then you may be disappointed. I would pre download stuff to their ipads before you go. Also I'm on O2 and there was virtually no phone signal there either until you got to the nearby town, but that's rural Devon for you. Not a negative, just something to be aware of. Finally, the current photos do not do the cottages justice. They are better than the photos suggest. They are lovely and I would happily go back as a base for South Devon and Dorset, its fab.

  • "We had a lovely time at The Linney at Northleigh Farm."

    Set in a fairly remote farming community the views of the countryside go on for miles and the sounds of grunting pigs and the morning Cockerel really makes you feel like you’re in the middle of nowhere. The accommodation itself was incredibly comfortable and spotlessly clean and we really enjoyed our stay. It was perfect for us and our two little doggies. With lots of places to visit on the doorstep such as Beer, Lyme Regis and Sidmouth we found plenty to do. It was also a lot of fun driving of the narrow country lanes and through the occasional Ford.

  • "The actual booking was difficult."

    We had a question for the owners and whilst that was being communicated our week was put on pre-booking without notification us. That made it seem someone else made a reservation that week and so we almost booked something else. The intention was perfect but good have been better communicated. The cottage was more then we expected. It was in a beautiful location. It was very well looked after, complete and the owners were amazing. We loved it! The one improvement that could be made are better mattresses on the beds.

    Everything was clean and tidy and obviously well looked after. The property owners were really nice and nothing was too much trouble. Home made cake, fresh eggs, milk and wine were all very much appreciated. Able to eat outdoors in the garden, admire the view and just relax and take it easy. We would have stayed longer if we could, but I'm pretty sure it's fully booked. Ideally situated, being just a few miles from Seaton, Beer, Lyme Regis and other great places to see. Would definitely go there again if we wanted the ideal holiday home in East Devon.

The property

4 miles from Colyton, deep in thick, lush hedgerow lanes in the Coly Valley, is the sleepy hamlet of Northleigh, 5 to 7 miles from the lovely coastal villages of Beer, Sidmouth and Branscombe.

On the edge of Northleigh, three cottages converted from traditional Devon barns on a small mixed farm raising beef, free range poultry and a few piglets.

The Linney opens from the courtyard on to your open plan living space with seating area for watching TV, a dining area and a well equipped kitchen.

On sunny days, open the glass doors to your patio for eating alfresco and the shared lawn.

Head upstairs to your two comfortable bedrooms sharing a family bathroom.

Ducks on the pond (fenced), cobblestones in the courtyard, a soppy dog and dignified cat make this an utterly charming place to stay, unwind and enjoy a friendly, rural idyll.

Colyton

Seaton is a seaside town in East Devon on the south coast. It faces onto Lyme Bay, to the west of the mouth of the River Axe with red cliffs to one side and white cliffs on the other. Axmouth and Beer are nearby.
