  • "Upon arrival the cottage was beautiful and clean although there was old dog poo left on the grass which I picked up as I didn't want my own dogs stepping in it."

    Initially the cottage gave us the wow factor which it is, although we had a few problems the hot tub didn't work properly, we had no hot water and little heating for 2 days and a leak coming through the ceiling from the shower. The owner seemed fine about this at the time and did rectify it bar the hot tub button. The views are beautiful and so is the cottage. These things happen so we were prepared to over look them, however we have now been back 2 weeks and now we are getting blamed for damages with the hot tub button/filter and blue marks on the seating which I didnt see. On the whole this cottage is beautiful and would of definitely returned if it wasn't for the accused damage. We have tried to contact the owner but we have had no reply.

    Thank you for taking the time to provide feedback and we are sorry you felt you had to write this about your stay. The heating was working properly, and via the thermostat upstairs and downstairs it can be set to 30 degrees Celsius. It should be noted that Lake View is a stone barn conversion with stone walls, open plan living an open staircase and vaulted ceilings. You also mentioned the hot water was not working but the water temperature for all the showers can be set to a maximum of 36 degrees Celsius. The hot tub is an integral part of Lake View and as such we carry out strict and regular checks on the Hot Tub to ensure it is in full working order (any damage to the controls will be seen during these checks) and it is cleaned and topped up with chemicals every 2 days during your stay. When guests arrive, we will meet with you and take time to explain the Hot Tub and the controls. If the Hot Tub controls are tampered with (i.e. unlocking the panel and changing the settings) this will result in the Hot Tub not working properly. We apologise for any dog mess that we missed but dog poo bags are provided for guests to clear up after their dogs during their stay. It should also be noted that we have several cats, foxes and other wild animals around that also foul the lawns and footpaths. Property Owner

    The house is beautiful, very comfortable and well equipped. The setting is stunning, and the hot tub and games room were well used by us all. The welcome basket was such a lovely touch and the eggs amazing - so much we bought 3 dozen to take home! Hosts were so lovely and friendly. We hope to be back very soon. Thank you.

  • "We stayed as a party of eight adults (and a small dog) to celebrate a 30th birthday."

    As a family we have stayed in many self catering properties over the years, and we all agreed that Lake View was one of the best equipped we have ever rented. The little extra touches provided for our arrival were very thoughtful ( fresh local milk and eggs, a bottle of bubbly, scones with jam and cream, and even dog treats and dog waste bags }. The pre-arrival directions Emailed before the holiday were clear and comprehensive, and the information folder provided in the property contained everything that we needed to know for a stress free holiday. The owners Samantha and Jason were friendly and helpful, and we were very touched by their thoughtful gesture of balloons, streamers and another bottle of bubbly laid out in the games room on our daughter’s birthday itself. The games room was a great addition to the property facilities, which was a bonus for us as it wasn’t originally featured when we made the booking back in early 2003. Overall we would definitely recommend this property.

  • "We had a lovely family weekend at the property."

    It was comfortable and cosy and everyone loved the hot tub and games room was a bonus even though a little chilly, but it was winter time. There were a couple of issues but they mentioned to the owners. All in all a lovely place to stay.

  • "Wow !! Fabulous & tastefully designed bard conversion"

    . Cosy and spacious. Eight adults and our two dogs totally enjoyed the indoor and outdoor luxury. New games room, BBQ house, amazing !! The hot tub was ready and heated , coffee sugar milk etc all ready for after a long journey. Good or bad weather does not affect this place just gives you a great bit of comfort.   • "Lake View is beautiful inside and out - we returned this year as it’s not just a holiday let it is a holiday home with everything you could possibly need."

    Location is perfect to explore North and South Devon along with Cornwall if you fancy venturing a bit further. Owners are lovely and on hand if needed and due to the layout you have complete privacy. Hot tub and bbq hut are a must and spotlessly clean - the owners are dog lovers and want people and their dogs to have the best time - we will be returning in 2024 as it really is a special place to stay - have stayed in various holiday cottages but Lake View is simply the best and knocks spots off of the rest so don’t hesitate to book it !!!

    From the fantastic warm welcome from Samantha, the provided bubbles, local eggs and milk to the comfy beds and delightful decor. Our highlights were the incredible hot tub and the magical fairy hut in which we had a cosy barbecue. No detail hasn't been beautiful executed.   • "Lakeview has the " wow" factor."

    We had a lovely welcome from Sam and Jason.The house is stunning and the location perfect.The interior is beautifully designed and very classy.The hot tub was wonderfully relaxing at night watching the stars with a glass of prosecco.The summer house reminded us of our times in Austria in the ski huts all cosy with little fairy lights. Plenty of places to visit...RHS Rosemoor..Quince honey Farm ( a session of bee keeping) Fingle Bridge and N.T.Castle Drogo and many others.Wonderful hols.

  • "The holiday property was lovely, well set out and spacious."

    The owners left us some of their local produce which was a lovely touch. My niece's especially enjoyed the hot tub which was the highlight of the holiday. The only thing that would be a negative comment is the small country roads leading to and around the property, we found this quite a challenge in places, but once we were on the main A and B roads we we're fine. All in all, we can confirm that we had a lovely family holiday at the property and would like to thank the owners for such a warm welcome.

  • "Thank you for our lovely welcome and making us feel at home from the start, Samantha."

    The thoughtfully left welcome goodies which included some for the dog, were really kind gesture along with the way the barn was set up. It was really comfortable and not at all cramped for 8 of us. We loved being able to sit and eat and play games both inside and outside. We called the bbq shed a “fairy house” and although we didn’t need to use it because the weather was fine, we did sit in it and have pre dinner drinks one night just so we could enjoy it. Very cosy and thoughtfully decorated and appointed. Most of us enjoyed the beautiful view whilst in the hot tub and our grandson loved the freedom of the adjoining field. We were able to have trips out each day with lots of places to visit with about an hour or so. A tiny even better would be to provide a few serving spoons as there were plenty of large serving dishes which were perfect for us. We had a super, family week and would have no hesitation in recommending the barn to others.

  • "Just returned from a week staying in this beautiful cottage."

    The love and and attention to detail from Samantha and Jason has to be commended. This barn has been lovingly restored to a very high standard. We can not recommend it enough. It catered for a family of 8 with 3 generations perfectly, with beautifully decorated bedrooms and all en suite. We made use of the fantastic BBQ hut which enabled family time whilst the weather wasn’t too great. We loved the hot tub and the open plan living area. Crabbing in Apledore and visits to Exeter, Topsham and the quaint village of Clovelly were enjoyed. The owners live onsite and we’re extremely friendly and helpful. We had a lovely home cooked meal at the Mitre Inn (10 mins drive away).

  • "We had a lovely stay and family holiday at lake view."

    It was a perfect place to relax and unwind and suited our mixed family group, including my 87 year old mum). The weather was very mixed but we still managed to enjoy the hot tub and bbq hut which was fun. Our dogs really enjoyed the garden and orchard at the cottage too - it was perfect for them to have a run around. One small point we all felt (probably because we spent more time at the cottage with my elderly mum) When the sun did come out it would have been nice to have some cushions for the outdoor dining chairs and maybe even an outdoor sofa? (there are two loungers but there were five of us). The open plan kitchen/diner/lounge was a gr8 social space and exactly what we wanted The three bedrooms we used were lovely - really comfy beds and all en-suite which was fab Samantha and Jason were really friendly hosts and nothing was too much trouble for them - they both made us feel very welcome

    Lake View is absolutely gorgeous. If you are looking for some peace and quiet in a beautiful setting then this is the place you need. We had a perfect stay (the weather helped as the sun was shining all week). The house is very well equipped and the decor is fabulous with a few quirky touches to make you smile. The hot tub was a treat and the BBQ hut was great fun. All in all one of the best properties we have stayed in.

  • "The property is just perfect in every way - the owners are absolutely lovely - there if you need them otherwise totally private."

    We have stayed in several holiday lets but this is by far one of the best we have stayed in as it’s so homely and has everything you need. The only fault if you could call it that was having to leave!!! Would highly recommend to anyone considering booking here - ideal for couples or families and lots of places to visit locally - it really is a beautiful place to stay.

    Fabulous family week spent enjoying a beautiful home. The hosts couldn’t be more accommodating and welcoming. With all generations of our family we made the most of the wonderful Hot Tub and state of the Art BBQ Hut. Between us we reached Torquay, Exmouth, Topsham, Tiverton, Appledore, Instow as well as Woolacombe and Ilfracombe also two National Trust Properties. Fab week, to be recommended.

    My daughter loves the countryside and she said that we could not have chosen anywhere better for her. The property is beautiful throughout, spotlessly clean and the attention to detail was appreciated by us all. The 4 bedrooms are amazing, all with en-suites.     Spotless clean , everything catered for to make your holiday a dream one . We are 6 recycled teenagers over 80 yrs young As soon as you drive down the lane & open the property door it was a big WoW . The owners Jason & Samantha made us welcome even with treats in the kitchen on arrival with welcome card . There are to many nice things to say about this property and surroundings that we would need a book to fill . Also nice big patio with grass lawn and one of the best bq hut you could have and not to mention the lovely hot tub . We have Stayed in many places but this was the tops . Thanks owners

  • "We had a 3 night stay at Lake View to celebrate 3 family birthdays."

    What an amazing place. From the warm welcome on arrival and including for the dogs to the fabulous accommodation, we couldn't have asked for more. There was ample parking for 3 large cars. The kitchen was very well equipped with lots of nice touches. Pretty Jars of tea, coffee, dog treats etc, bottle of prosecco in the wine cooler and eggs and milk in the huge American style fridge freezer. 2 stairgates and high chair for the baby of the family were gratefully used. We enjoyed using the very large dining room table for buffets and games. Very comfortable sitting area with large flat screen TV with Sky, Netflix etc. Massive super king suite on the ground floor with very useful utility room adjoining with everything needed to launder the dirty dog towels and clothes. A very useful wet room by the front door to shower the dogs. Upstairs, 3 further en suite bedrooms. All the bathrooms were high end and beautiful. The beds were so comfortable and all the accessories and finishing touches were lovely. It felt like we were in a very luxurious, high end hotel. There were even toiletries left for us and ample, soft towels. The hot tub was amazing and got well used. We had a couple of pub lunches and dog walks which were great. I could go on and on singing the praises of this wonderful, rural, idyllic retreat and would highly recommend.

  • "Lake view cottage is wonderful."

    We stayed for Christmas and New Year 21/22 and we were the very first people to stay in the house. Jason and Samantha have spent the last 2 years converting the barn into a rental property and have spared no expense in creating a brilliant home. We've rented lots of rental houses and have our own house in the Luberon but this was one of the most luxuriously furnished houses we've stayed in. They've thought of every last detail from a hot shower to wash the dogs to hotel-like soap and shampoo left for every guest to a really well equipped kitchen... we really couldn't fault it. We were 8 adults (our grown up family, their partners and dogs) and it felt perfect in size even though we were inside as it rained rather a lot! The Jacuzzi is brand new - as is everything else - and monster size. The owners have two dogs and are very dog friendly - with a mass of rugs available to protect any furniture. The house faces fields and feels v private with is own enclosed garden - the owners are in a separate house behind the barn but leave their renters entirely to themselves. In the case of issues, they couldn't be more friendly and helpful. It's a great area between Exmoor and Dartmoor: we went on lovely walks to both and the sea is about an hour away. We played golf on two fun courses. I would have absolutely no hesitation in recommending Lake View; it really is a great house

Surrounded by the rolling hills of north Devon, Lake View is a beautifully-designed, Grade II listed barn conversion resting in East Worlington near Lapford.

The property welcomes a family or group of eight to celebrate a special occasion in a delightful setting, with an open-plan living space, bedrooms with en-suites and family-friendly amenities including a games room.

Guests will have access to a newly added games room (shared with another property within the grounds) between 10.00hrs and 22.00hrs daily - there is a pool table, darts and Air Hockey (please note there is a small charge for Air Hockey).

Off-road parking for three cars ensures an easy arrival to admire your picture-perfect home-from-home nestled in a rural paradise; the barn has been thoughtfully restored to complement its rustic character with contemporary comforts throughout.

Enter into the porch after a country walk, with an old church pew to sit and take off your boots and hooks for coats, as well as a convenient ground-floor shower room to wash the dogs!

Ensuring a comfortable self-catering stay, Lake View also hosts a utility room with a washing machine and tumble dryer, so you can spend more time relaxing.

Each guest can enjoy a uniquely styled bedroom with a contemporary en-suite and storage space in this fantastic property; a ground-floor super-king-size is ideal for elderly guests or those with limited mobility, whilst three more bedrooms can be found upstairs, including a super-king-size with a Juliet balcony overlooking the lake, another king-size and a twin.

If you can tear yourself away from your holiday sanctuary, there are a number of good pubs in the region.

The Mitre Inn in Witheridge is just over 4 miles away, ideal to enjoy a drink and dinner out, whilst the nearby village of Lapford hosts a 16th-century pub The Old Malt Scoop Inn, as well as a convenient store to stock up on the essentials; this ancient village can be traced back to the Iron Age Celts and is now a pleasant base for tourists, with open spaces for ball games and a children's playground.
