  • "We chose this cottage for the views, and we weren't disappointed."

    The walk up the hill was definitely challenging, but worth the effort. I would say that anyone nervous about driving might struggle with the hill and the extra hill up to the car park. The parking space was a real advantage and we were grateful for the team sorting out a mix up over the space very quickly. The cottage is compact, which we expected, but more than made up for by the huge windows looking out on the most glorious view. We were there late October, so not much opportunity to sit out, but it was lovely being able to pop out whenever we heard the steam train coming along the track!

  • "The cottage has become a bit 'tired'."

    The carpets are stained and appear dirty. There is inadequate stowage, particularly hanging space in the 1st floor bedroom and the 'wardrobe' at the top of the stairs is cluttered with household items. There is no dedicated space for food. There is an odd mix of glasses and crockery and some of the cutlery needs replacing. Facilities are adequate for 2 but cramped for 4. The bath/shower needs a shower curtain to stop water spraying everywhere. There is no draining board for the kitchen sink which is odd. There is a damp patch in the corner of the living room which probably comes from the bathroom above. The dedicated parking space is fine but another long slog up the hill!

    Thank you for giving us your feedback. The cottage's carpets were cleaned at the beginning of the season so we can only imagine that after a wet summer they have taken some wear and tear! . Thank you for flagging up the damp patch in the corner of the living room and we will address this asap. The cottage is small and we would agree that it is 'cosy' for 4 adults but we think this is clear from the photos on the website so we leave it to our prospective guests to decide whether it will meet their needs.. We have never had any feedback on the lack of cupboard/hanging space for the bedrooms and there should only be an ironing board and broom stored in the cupboard at the top of the stairs but we will check this. There is only a draining mat in the kitchen as we have a dishwasher. The wall cupboards are there to store food, but over the season perhaps items have been added to the cupboards by visiting guests and apologies if this limited your storage. Be assured that all the wear and tear you mention will be addressed over the winter months as usual while the cottage is not in use by guests. We hope you enjoyed beautiful Dartmouth. Property Owner

  • "The view from the cottage was amazing just a bit disappointed that the balcony never got the sun."

    The cottage was quaint but quite small. The town was a 5 minute walk down a steep hill and has some lovely restaurants (Bayards Cove Inn & Anzac Bistro is well worth a visit) but would recommend booking as they get booked up. Just remember the walk back up the hill can be challenging and isn't for everyone! Would visit Dartmouth again the coastal walks are stunning.

  • "Everything ok except no communication from cleaner regarding middle week cleaning."

  • "Arrived to find a massive building site, 20 yards from the front door including a hundred foot crane."

    Workmen started at 7.30am every morning till at least 5pm! Narrow road outside complete chaos with building materials coming and going in lorries and vans. Apparently the project has been ongoing for 6 months already and there is at LEAST another 6 months still to go before it may be completed. Completely wrecked the holiday. If we’d have wanted to spend two and a half thousand pounds living on a building site for two weeks, we didn’t need to travel to Devon to do it! We should have been told at time of booking this was going on!!!!

The house build you refer to has been ongoing since last year but I have not been made aware of any issues from guests until now and indeed I stay in my cottage from time to time and can say I have had no issues or disturbance. Work should not be starting before 8am at the earliest, but please be assured I will be in touch with the builders to ensure they are sticking to this. Work vehicles and therefore parking can be a problem in Dartmouth in general, but hopefully the designated parking space I was able to offer you was some help to you in this respect. Also as the balcony and views are at the back of the cottage I hope you will have been able to enjoy those uninterrupted views to the river and that overall you enjoyed beautiful Dartmouth despite the changeable weather.   • "Wonderful location despite/because of, the long slog up the hill."

    We really missed: 1) a better shower configuration-kept flooding window sill 2) washer and dryer, 3) a little more kitchen space Bedrooms were lovely and the beds were very comfortable. The views were AMAZING.

The hill is very steep but as you say that's what gives you the amazing views. We're sure our guests go back fitter than when they arrived! However, we will continue to stress the steepness of the hill in our listing especially as we know Topsail Cottage isn't the right choice for anyone with mobility issues. We are sorry if you struggled with the shower, it's true that it is quite powerful but thankfully we haven't experienced any problems to date. Also, we don't advertise a washer/dryer in the Cottage but it is a shame if you anticipated there would be one, and we hope this didn't impact your enjoyment. The kitchen is small, but we think it's practical and well-equipped and with many dining out during their stay, we hope meets all the necessary requirements. The beds are very comfortable and we think good mattresses are important so that our guests get good nights' sleep during their stay with us. I hope it was a happy stay for you all especially after more than a year of restrictions and that we will see you back in Dartmouth in the future. Property Owner

  • "Beautiful comfy little cottage, very tastefully decorated and kitted out with everything you needed."

    Very grateful to have fresh milk in the fridge on arrival, especially as we forgot to pick it up on our way. Had a little difficulty with the allocated parking space as someone had already parked in it and occupied the space for two days. Would be good to have some kind of security post installed if it was possible. Parking is quite difficult around the property area. However we loved the cottage and certainly would recommend it to others and will return to again one day.

  • "We thought Topsail was a little over priced for what it offered."

    Didn't take away the enjoyment of the holiday. The property had two bedrooms for four people but would have been very cramped if there were four of us. The main problem and it was a major problem was the lack of parking. You couldn't take the car into Dartmouth & expect to have parking when you got back & if you left the car to walk into town you had to contend with very steep hills which would be unsuitable for persons with certain medical conditions

As with so many coastal locations in Devon and Cornwall parking (especially in high season) can be a challenge. In some cases it's not even possible to take a car to the door, so in this respect we hope you found it helpful to be able to stop outside the cottage to unload. There is roadside parking adjacent to Topsail which is rare for Dartmouth, but as you will have experienced, this is on a first come first serve basis so unfortunately it's not possible to guarantee a space. The hill is very steep, but we believe that is why Topsail Cottage has one of the best panoramic views in Dartmouth. However we agree that this doesn't make Topsail the ideal choice for anyone with mobility issues.   • "We enjoyed our stay at Topsail."

    The cottage was spotless and had everything you could need for a relaxing stay away from home. It's a warm, cosy and comfortable little cottage that Is ideal for a couple or for a small family of four. The view is superb - overlooking the centre of town. The only issue we had was finding somewhere to park - there isn't always a space on Crowther's Hill / Jawbones Hill and there are double yellow lines right outside.

  • "Great views, modern and comfortable."

    Just some touches missing for example 1 toilet roll, 1 black bin bag, bathroom soap almost empty, no tin foil, overgrown lower garden, decking on balcony needs sweeping, no fault of Sykes but needs feeding back as previous cottages do not skimp on these, and the welcome tray was a jar of coffee and those fake milk pots, again not up to previous cottage standards.

  • "What a lovely cottage in a great location."

    Views are amazing. It's a bit of a steep hill, but it's to be expected if you want the views. Had no issues with parking on the road opposite, but I can imagine in high season it could be more challenging. The only things I would recommend the owner change is putting a night light on the stairs to the top floor. The stairs are very steep and easy to misjudge if you need to get up in the middle of the night. A better blind over the window by the bath would be welcomed. Also in the winter months a supply of firewood for the duration of the stay wouldn't go amiss. Other than that we couldn't find anything at fault with this cottage and would definitely go back.

  • "Topsail was a beautiful cottage just two negatives that would stop us booking again ."

    The 4 0 clock check in time was too late for us after a long journey. Parking was difficult on the road because there is that much gravel at the sides the wheels of your car just cannot get a grip on the very steep road. Seemed to be a problem for other cars all week .

  • "Really nice stay at this lovely cottage."

    Well appointed and in a good kept condition. Yes it’s at the top of a very steep hill, but the views, well they are worth the walk up. The small rear patio area provides exceptional views over Dartmouth and the river Dart. The road is fairly quiet, but parking is hard to secure. Be prepared for a bit of a walk and the road side parking is on a very steep hill. If your after a cosy cottage holiday then this will serve you well. Plenty of extra stuff inside re tv, video player, books, games and ample wardrobe space. Minor comments (related to housekeeping) - complimentary biscuits and milk were out of date - a few more toilet rolls would be useful. Two for a 4 person stay for a week is not enough - now it’s warming up the rear outside space needs a clean - the beds should have mattress protectors fitted Would we stay again - yes. The above are the only issues we encountered and easily sorted. We paid £550 for a week in late April and thought it was value for money. If your headed to Dartmouth, check the offers on each night in the pubs and restaurants, there are some 2 for 1 deals. Fantastic full English breakfasts at Bayards Cove Inn. M&S food hall and a Coop store in town for your milk and wine!

  • "The cottage was beautiful and in a great location."

    The standard of facilities was really high and the size was perfect for our family (2 adults and 1 child). If I was being very picky, a washing machine would have been helpful. We had an amazing holiday. It was very straightforward to book through Sykes and when I did need to contact Sykes, they responded very quickly. The owner was also incredibly helpful and answered any questions we had before arrival.

The property

This character terrace cottage is set in an elevated position, a short walk from the town of Dartmouth, with far reaching views across the stunning River Dart estuary.

The cottage comes with one designated car parking space for the duration of your stay (private car park adjacent to the cottage) which is a huge bonus in Dartmouth where parking can be difficult to find.

You can also stop directly outside the cottage briefly (double yellow lines) to unload.

The cottage is furnished to a high standard in a quiet location, ideal for two to four people keen to soak up the laid-back atmosphere of the town.

The cottage is set over three floors with an open-plan living area on the ground floor.

There is a well-equipped galley-style kitchen and a good-sized dining table; perfect for some great home-cooked meals to prepare and enjoy whilst benefitting the local views.

The sitting area has a sofa and chair in front of the feature fireplace with a woodburner, making it a good place to relax after a full day exploring.

There are two bedrooms, one on each floor, which are both beautifully presented and finished to a good standard of quality, with a family bathroom on the first level.

Leading from the living area are patio doors onto an enclosed upper decked balcony with full glass balustrades and furniture, making it perfect for some alfresco dining whilst admiring views towards the river and the surrounding landscape.

From the balcony there are stairs leading to a paved lower deck; a pretty, private terrace with bench, tables and easy chairs ideal for catching the afternoon and evening sun.

The town and riverside are just a 5-minute walk where you can find excellent restaurants, interesting boutique shops and of course all the activities along the waterfront.

These include sailing and river cruises up the River Dart to Greenway (Agatha Christie's former holiday home).

The Dartmouth area offers a wide range of days out including wine and cheese tasting at the award-winning Sharpham vineyard, exotic gardens open to the public and wonderful walks along the South West Coast Path.

Dartmouth is one of the most popular tourist destinations in Devon, offering many local events throughout the year, such as the annual Dart Music Festival and the Port of Dartmouth Royal Regatta.

Also within reach is the stunning beach at Blackpool Sands, which is one of South Devon's most beautiful natural treasures, set in a sheltered bay surrounded by evergreens and pines.

Topsail is a luxurious, character cottage in a great conservation area, to enjoy a wonderful holiday at any time of the year.

The annual Dartmouth Royal Regatta will take place from 25 - 28 August 2021 inclusive. Since 1822 this has been an event not to be missed with thousands of visitors enjoying the spectacle every year.
