  • "A delightful holiday cottage in a beautiful spot."

    So nice that we were able to take our two little dogs to Linney. The enclosed garden was a bonus. Caroline the owner phoned before our stay which was a lovely touch. We would highly recommend this property. Hoping to return soon!

  • "Fabulous cottage and could easily live there permanently."

    I cannot think of a holiday home that has been better equipped in every aspect. Garden was secure for our dog. Appreciated having a lovely bath and not just a shower. Kitchen exceptionally well stocked although we only used it for light breakfasts and didn’t actually cook - it was a holiday! The only negative thing I would say is the lounge is quite small if a family were staying, especially if weather happened to keep them indoors more than expected. It was perfectly fine for us as a couple though, as we were out and about each and every day and only back late afternoon for cosy evening in garden & then tv. Caroline (owner) is very friendly and her pre arrival phone call was much appreciated - than you! We would highly recommend both the property and area.

  • "Linney Cottage was *almost perfect, really well equipped and comfortable with a good size private garden leading on to more communal space around Dittisham Court, and wonderful views."

    Charming location, which we chose for coastal walking, but there was so much else - ferries up and down and across the Dart, Dartmouth, beautiful Devon villages, steam train, and 2 National Trust properties - Greenway and Coleton Fishacre. I wouldn't hesitate to recommend the cottage or the location for a holiday. *It would be impossible for anywhere to be absolutely perfect wouldn't it? We found the living accommodation slightly squished for 4 adults, but we still loved the cottage. And having brought 2 cars, after 2 days of cleaning off unbelievable bombardment of just one of the 2 cars we parked it elsewhere!

  • "Kinney Cottage was a delight with outstanding views across the river."

    The cottage was clean and comfortable. The kitchen had a full range of kitchen equipment and self catering there was very easy. I spoke to the owners who are very pleasant and if there had been any problems would have been very easy to deal with. Realising we are in Devon my only problem was that Dittisham is a Very Hilly place and with some mobility issues that made it difficult but the village itself is very quaint and the views are truly lovely. We would highly recommend Linney Cottage.

  • "We enjoyed a great week at Linney Cottage it is well appointed and is smart and well furnished, we enjoyed relaxing in the enclosed garden in the afternoon which was a smashing sun trap."

    The location was ideal for walks and exploring the Dartmouth area with our dog, the 2 pubs and cafe were all very dog friendly and she very much enjoyed her break and in fact was found sulking on the stairs when we were preparing to leave. I would definitely recommend this cottage and location to anyone.

    Kitchen small, but well equipped with a large fridge freezer. Added bonus to this property is 2 parking spaces. We loved the village of Dittisham, and the church and its bells were amazing. The children loved the park and crab fishing down at the quay. There was very easy access to Dartmouth via the ferry or the park & ride just outside of Dartmouth. We have already booked this cottage for next year, as there is still so much more to see and do in this beautiful part of Devon.

  • "The cottage is lovely, very smart and the kitchen has recently been refitted."

    There are beautiful views over the estuary and the village church. The small private garden was secure for our dog, and the bigger, shared lawns are attractive to walk around. The location is peaceful and parking is not a problem, unlike in some places in Dittisham. You can walk down to the estuary in several different directions from the cottage and also access the Dart Valley Trail easily. The village shop/PO/pub is close-by. A second pub is a 15 to 20 minute walk away, by the river. Really, we couldn't fault Linney Cottage, though for anyone with mobility issues, the fact that it is on 3 floors and you need to go down steps to get into the garden, could be an issue. But the steps are mentioned on the website, so visitors should be aware of this anyway. We found this part of Devon to be very dog-friendly and you can run your dog off the lead on The Ham, just a short walk downhill from the cottage. Dogs also run along the shingle by the estuary - though this can be muddy at low tide!

    Replacement hob far to big to be an added extra in tiny kitchen ( also reported ) Overall adequate, but stayed in much better for less money. Will not return to this particular cottage although in a beautiful setting

She acted swiftly to provide a suitable solution and this additional induction hob will be available until a repair can be arranged.   • "Really enjoyed our stay at Linney Cottage."

    It had everything we needed for a comfortable stay. It was great having a large fridge/freezer in the small kitchen. The Smart TV was also a bonus, especially when inclement weather meant we had to stay in. The beds were comfortable and there was always plenty of hot water, the towels were especially thick & soft. We appreciated the bottle of wine & fresh milk left for us. There were also plenty of cleaning materials, kitchen towel, dishwasher tablets & some instant coffee, sugar & teabags. The view from the lounge & main bedroom is lovely, unfortunately it was mostly obscured by rain & high winds for several days during our stay but otherwise it was much appreciated. I'd recommend a walk down to the Ferry Boat Inn. From the cottage, it's about 20 mins, the views are spectacular. Beware walking back up the hill is a challenge, but fine if taken slowly! You can catch the ferry across to Greenway for £2 per person. Be advised that this property is 3 miles from Dartmouth, the road to the village is long and narrow, & near the village, steep. It needs to be traversed each time you want to venture further to explore the area. We used a local taxi firm to go into Dartmouth a couple of times in the evening. The cost was £30 return. I would recommend Andria, Taylors & The Angel as excellent restaurants there.

    We had a fantastic week, with regular riverside walks and strolls down to the quay. A 10 minute drive into Dartmouth, or a ferry from the quay in Dittisham. Gorgeous views and plenty of open space for the kids and dog to play safely.

  • "We've visited the Kingsbridge/Dartmouth area 3 years out of 4, and this was our second stay in Dittisham."

    The 3-storey cottage matched your description perfectly. We should have picked up that there isn't a freezer, but unfortunately didn't; totally our fault of course but we'd much prefer a freezer over a dishwasher on a week's stay. Internally we had everything we needed, and left very clean for us. You've highlighted the 11 steps to the rear garden, which was fine for us as fit over-65s, but parents would have be very careful with young children, as they are steep. Linney Cottage is one of the nearest to the entrance of Dittisham Court, which was a plus, and very handy for the centre of the village and a short walk to the Ham and river. No shortage of walks for dog-owners, and Dittisham is very dog-friendly; local residents have made us really welcome, particularly on our dog-walks! The only thing we'd probably warn visitors of is that there is no street lighting in Dittisham Court, nor outside as you walk to the main thoroughfare after dark. I'd recommend bringing a good torch.

  • "We had a great time at linney cottage, comfortable and perfect location."

    I would go back to Dittisham for certain and would look for linney cottage again. The only bit of constructive feedback would be there is no provision for recycling with the cottage. You provide a greenback for all waste to go for landfill only. I spoke to a resident in the area and they explained the procedure they use and provided some bags for other waste and we recycled the same as the residents. It would be worth looking at this going forward, only a small thing but worth a look. Thanks again we had s great holiday.

Linney Cottage has been converted with its terraced neighbours from a 300-year-old barn.

The hall leads you to the two downstairs bedrooms sharing a family bathroom, then head on up to the sitting room, all light and airy with a dining area, views of the river and French windows leading down to the garden.

The kitchen is well equipped with all conveniences.

Take the stairs up to the next level and a lovely en suite double with fabulous views.

Outside 11 steps lead you down to your enclosed private sunny garden with furniture, leading to the shared grounds.

DITTISHAM

Dartmouth 3.5 miles; Totnes 7 miles.

Dittisham is a picturesque village surrounded by rolling countryside, located on the banks of the River Dart in the South Hams. Wander along the quiet streets lined with quaint, stone cottages and lush gardens, until you reach the waterfront. Dittisham’s quayside is often regarded as the hub of village activity. Stop at the Anchorstone Café for a spot of lunch while taking in the fantastic river views. Try your hand at some crabbing with the kids on the dinghy pontoon. Visit the iconic pink Ferry Boat Inn (or FBI as it is known locally). Ring the bell for the ferry and head across the Dart to Greenway, the once holiday home of the renowned Agatha
Christie. For outdoor activities, there are sailing schools and boat hire also paddle board and canoe hire, as well as plenty of
scenic walks. The harbour town of Dartmouth is just a short drive away or ferry away, and offers an array of shops, a cinema, plenty of restaurants and even a castle. Further afield, you will find plenty of fantastic beaches such as Blackpool and Slapton Sands, as well as key destinations such as Salcombe, Totnes, and Brixham to explore.
