"Beautiful cottage which we would definitely return to."
A holiday cottage should always feel as good as being at home and this did in every way , we loved it and its position. Worthy of its 5 star rating . We did knowingly pay the premium for this cottage for its tranquil location right on the waters edge . Had we been notified that every day there would be considerable noise in May due to construction of a new pier , several metres away from our cottage then we would have booked elsewhere, so feel slightly frustrated and let down . I feel we should be compensated by Sykes in some way , (not the cottage owners) for not making this disruption known on the listing and offering a suitable price reduction for rentals during this time.

"This is the cleanest Sykes cottage that we have ever stayed in but then the property had only just been completely redecorated."
There were nice little touches like cosmetics in the bathroom and a bottle of bubbly in the fridge. If the owner is able to maintain this then I would have no hesitation in recommending . Unfortunately though, based on previous stays with Sykes, I am doubtful, which would be a real shame.

Stylish decor and great facilities, very clever use of space. Access by car is a bit tricky and parking description could be a little more accurate, a bit more than 100 metres to the Level! Proximity to the pub is a major plus.Overall, would highly recommend.

Off-season in the South West is always fab, and despite the pub being quiet and the cafe closed, we loved the local feel of Dittisham!
The cottage is wonderful - warm, comfortable, and well equipped. The only negative is that the shower drains really slowly, and sometimes needed to be turned off mid-shower. Given that this has been mentioned so many times in previous reviews, I’m surprised that it hasn’t been rectified. Other than that, the cottage is perfect in every way!

"Had an issue with the lock on the top half of the door could not unlock but perseverance paid of in the end and finally opened it but the wind blows very hard through the gaps around the door."
We were unlucky to have had 6 power cuts on one evening as non smokers we had no matches and none were left to light the fire be nice if a box of matches was left by the fire. A lovely cottage but for a winter stay probably to remote the local pub did not cook.on most evenings and the cafe never opened on our entire stay make sure you take ample provisions for your stay as no where will be open ,also the shower tray empties very slowly so the shower you take needs to be short and sweet,overall a lovely cottage but more a summer stay and I would recommend for the summer

Ideal for 2 people, might be a bit snug for 4 people for a whole week, but an absolute stunning location right by the Dart. Only small issue would be rather slow draining shower- suspect this is just the plumbing? Best to stagger the showers through the day. Everything in the kitchen very clean and tidy-we like this! Would recommend.

"Hi, we enjoyed our stay at the cottage as always."
We have been coming for years now. As we get older we miss some of the safety features found in other cottages, particularly handrails on all the steps and staircases. Pity the BBQ is no longer available to enjoy on the last of the warm autumn evenings. The garden could do with a tidy. In the kitchen, oven gloves would be handy. Trying to use the dishcloth is not easy particularly when damp. Best wishes.

. what a find … what a place. With perfect weather this cottage & location is stunning and memorable. With careful planning and understanding of the tide ( not difficult ) access to the property is do able ……
Great place - it’s just a ‘way of life ‘ . I found people very respectful of the ‘private’ quay. Enjoyed the ambiance of the Ferry Boat Inn - especially when on a beautiful evening , folk sat on the jetty , chatted and enjoyed their drinks.
I wouldn’t hesitate to return - in fact , I am - 2023 !!

"The location is superb."
The welcome folder needs updating as there is conflicting information regarding refuse collection. No bin bags were left green or black to enable us to sort the rubbish. Bin was full on arrival, C&C arranged for this to be emptied, however, no liners were left so I suspect you will have the same issue with the incoming guests. We paid a huge amount of money to stay at the cottage and given the location of the rather inadequate local shop up the hill it was rather disappointing to not receive a pint of fresh milk in the fridge upon our arrival. Your refreshment pack is on par with a Travel Inn and certainly not a highly rated property, very disappointing. The cottage needs a good clean, it was rather dusty. At the beginning of the season you would expect it to be spotless. Tea towels were left and although the listing said there would not be any tea towels or oven gloves it seems ridiculous not to leave an oven glove for guests. No hand towels were left in the bathrooms either, perhaps an oversight by housekeeping?

"The position, in relation to the Estuary is excellent and indeed the property itself provided a lovely base for our holiday."
One or two comments: First, although we are in our mid 70's we are pretty active and had no problem with the "distant" parking facilities but others may have found this a real issue because loading and unloading down at the quay is well nigh impossible - and it should be very clearly spelt out in the description. I'm sure that it would not affect bookings because such a property would still be in very high demand.
The weekly ticket from either of the 2 local car parks is impossible to book because the Council has changed the booking arrangements and this should also be spelt out. In fairness, this may have been a recent, yet unpublished change.
We were instructed not to adjust any of the radiators or towel rails - and this we obeyed - but it meant that the heated towel rails were not working and we could have done with them.
Finally, I commented in a note in the property on the need to ensure that the cistern cover in the upstairs toilet should be given attention. It was hard to replace it after the toilet flush had jammed. The jammed flushing mechanism I could sort out but not the cover which kept coming loose.

"The property was a real gem of a find."
Beautifully clean and well appointed and it was quite a game to plan our day around the tide times. The car parking was more expensive than the listing said and tea towels were provided even though the listing said to bring our own.
A small welcome pack would have been much appreciated. I don't think I've ever stayed somewhere without a few basics being provided for especially when it's a bit of a hike from your car when arrival time coincides with a high tide.

"The cottage and the location were perfect."
Much bigger that it was made to look in the pictures and some welcome facilities not listed (Nespresso machine, Bluetooth speaker, Netflix, fantastic sun deck). Would definitely return.
A couple of observations that in no way impacted our stay: the bath didn’t hold the water; the fridge light didn’t work; cooking tongs would have been useful.

"We loved the location of this cosy cottage which was very well appointed and everything was well-maintained and clean."
Having arranged a temporary mooring on the jetty we hardly needed our van all week. Lots of outside space up steps on 2 terraces behind the property. A peaceful location but plenty of walks and boat rides locally- so nice we have already booked again for next year :)

We didn’t use our car the whole week. Excellent ferry services to Greenway and Dartmouth also lovely walks from the cottage which are steep in places but offer amazing views. Car access to off load can be tricky and there are several narrow steps to the bathroom at the top of the cottage but there is a shower room on the first floor.

Loved the outlook. This is the place to book for your ‘cottage holiday’ . Lovely cottage - modern - but with character and charm too. Loved the ‘ private quay’ ..... Have already re booked Berry Cottage again for next year.....
perfect location as Dartmouth is only a ferry ride ( or two) away!! Lots to do around this location - coastal walks as well as towns & places of interest . Looking forward to going back !!

"The location of Berry Cottage is absolutely wonderful: just being able to sit and watch all the activity on the water, or enjoy the peace and quiet early morning or late in the evening is unbeatable."
The cottage itself is so stylish and very comfortable - we had everything we needed - and the Ferry Boat/Anchorstone just at the end of the quay was a bonus, too! We are definitely coming again!
One small thing. There's no doubt that driving down to the cottage - and up again! - is not for the fainthearted... luckily we knew what to expect of Dittisham, but it might be worth stressing that it can be very challenging (not least if the tide is in!). On Friday - this cottage's changeover day - we couldn't have driven our car down to the quay anyway to pack up as the road was rammed with lorries, trucks, delivery vans etc. We ended up lugging all our bags up to the carpark: not sure less fit/elderly guests could have managed that!

"A few housekeeping glitches."
The shower plug is blocked and needs a suction pump as the water floods over the edge.
The bath plug needs replacing. It leaks out water while having bath and won’t pop up while there is water in the bath. It’s basically broken.
There is a big fly problem in the bathroom. I killed at least 50. It’s pretty disgusting. They collect In clouds on the window behind the wooden blinds.

"The stairs to the top bathroom are very difficult to manage, so its more practical to use the one on the first floor - but - There are no doors to the bathrooms - in particular, the main bathroom on the first floor, between the bedroom and the bathroom itself."
This means that whilst the bedroom is occupied, its not really practical for anyone else to use this bathroom - even though its right by the stairs from the ground. And its too much effort to climb all the way to the top......

"We try to spend a week at Berry Cottage every year."
It has an amazing location and the cottage has been renovated well and its character retained, although its slightly quirky layout and steep stairs would not suit everyone. It is ideal for a couple. We are always impressed with its cleanliness and presentation. But the main attraction is its delightful waterfront setting and the wonderful views. We take our kayaks and are able to kayak from the front door! There is no better way to spend the morning than sitting out front on the quayside watching the comings and goings in the little harbour.

"Already planning our next holiday at Berry Cottage!"
Beautifully decorated and furnished cottage (with a washer/dryer) ideal location with the most stunning unspoilt views. Stayed with a friend and then just my 5yr old daughter and I. Felt completely at home and safe, would highly recommend to couples, single parents, families and just anyone who appreciates a wonderful break with all amenities.
The Red Lion pub at the top of the village (8 minute walk up steep hill) has a local store inside for milk, eggs, bread, cereal, logs for fire and vino.
There is a lovely seafood cafe just a 30 second walk away and lively fun pub known as The FBI - bookings recommended for both. Crabbing is a must for all ages on the jetty outside The FBI (crabbing bits can be bought at the Anchorstone Cafe previously mentioned as well as ice cream)
For those with young ones Woodlands theme park is a 8 minute drive away. Parking for the cottage I would recommend The Ham (lower level) as you can cut through the back of the children's park so around 6 minute walk and less steep than the others.
A good pair of flats for walking is a must!!

"There were no logs or firemaking materials available when we arrived."
There was also not even a pint of milk despite the absence of a nearby shop to buy such essentials. There was also half a toilet roll to last all week! Such meanness took the edge of what was otherwise an excellent week in an idyllic setting. We stay in UK cottages three times a year and this is the first time that we have stayed anywhere where essentials for the first night were not provided.

Parking is not great but in fairness this was clear from the description. The cottage is stunning and very comfortable. The local pub is not even 30 yards away and very friendly. Great location and a lovely holiday.

The access to the cottage is perhaps a little more difficult than I had expected and one has to park the car about 0.25 miles away up a steep hill. Okay for me since I am relatively fit but if not it could be a struggle. Cottage was very well fitted out, lovely decor, I could have done with a little more artificial light in the living area and the main bedroom. The view from the cottage is simply stunning and its lovely to sit outside looking over the Dart, a river I've known since my childhood coming from a Dartmouth family.

beds comfortable with good quality duvets, pillows and linen. one en suite bathroom per bedroom with very unusual bath in one, and large walk-in shower in the other. lovely terraced garden at rear with views over Dart to Greenway. Steep steps might be tricky for people with reduced mobility and young children may need to be supervised. the only thing missing was a corkscrew which we left for future guests!

"We spent a week in Berry Cottage in April."
The property is great, perfectly equipped with everything one needs. The location is fantastic, perhaps as much as 20 seconds walk from the Ferry Boat Inn pub and the Anchorstone Cafe, serving the best seafood in South Hams. There's great crabbing off the end of the jetty (by the pub) and my daughter could have spent all day every day here. Thankfully, we did get to do other stuff too!
We had a fantastic time and will be back.
Berry Cottage isn't the largest house in the world - there were three of us, and it was comfortable, but any more would be a squeeze. Parking is 5 minutes walk up a steepish hill.

"A beautifully and recently refurbished cottage combined with an idyllic location."
Modern garden design blends delightfully with interior layout. Quirky pub and amazing seafood cafe on your doorstep. Prepare to walk uphill a lot. Not suitable for nervous drivers due to steep and narrow roads. The extra touches of providing high quality REN toileteries, dishwasher tabs, rubbish bags, washing up liquid, tea/coffee, super sharp knives and two tea towels (despite saying in details bring own tea-towels) were very much appreciated. Please note there is a washing/dryer (not mentioned in cottage details I think) and it would be great if surplus spices and oil etc could be left in the cupboards. We cannot wait to return (family with two sub-11 year girls).
