The property

In a residential area of Kingsbridge is this detached Victorian house within walking distance of shops and restaurants.

With views extending over the estuary and a modernised and comfortable interior, this is a convenient and homely house for families or anyone who is looking to explore South Devon.

Your smart sitting room is bright and welcoming with its full height windows and glass doors to open to the terrace on a fine day, plus you have the bonus of a second sitting room with another TV and a cosy gas fire to cuddle up beside.

The well equipped kitchen also has a door to the garden, a well designed room for cooking meals to enjoy together in the main sitting room.

Through the utility room on the ground floor is a handy twin bedroom, or head up the steep stairs to two more bedrooms, the master double a room for relaxing with a balcony, water views and an en suite.

The tidy enclosed garden rambles over different levels behind the house, where you can catch up with the gossip in the sunshine on the terrace or admire the fishpond on a lower level.

The children and anyone seeking to stay active will appreciate the town play area and tennis courts which are just 100 yards from the house.

If you are a water baby, try out the opportunities for sailing, paddle boarding or motor boating from the waterfront, or take a dip at the leisure centre if the weather is unkind.

With a wide range of shops and eateries in Kingsbridge, you have lots on the doorstep to keep the whole family content.

If you prefer to let someone else take the strain, book seats on a boat trip or an evening cruise.

During the day, a ferry takes you to fashionable boaty Salcombe, and Dartmouth and Totnes are also interesting old towns to explore.

For beaches, you are spoiled for choice with the sand and surf at Bantham being one of the best.

Derby Lodge is truly an ideal base with excellent town facilities and the lovely South Hams all around.

About the location

Salcombe 5 miles; Dartmouth 12 miles; Totnes 13 miles; Plymouth 20 miles.

The busy little town of Kingsbridge lies at the head of a marine estuary in the attractive South Hams area of South Devon. During the summer season there are river excursions to Salcombe to see the abundant wildlife in this Area of Outstanding Natural Beauty (AONB), which also forms part of the South Devon Heritage Coast. Visitors can take a walk along the Kingsbridge Quay, wander through the narrow alleys off Fore Street or visit the Shambles, an Elizabethan market arcade. Around the South Hams area there are picturesque ports, such as Dartmouth and Salcombe, together with sandy beaches at Blackpool Sands near Stoke Fleming and the two sandy beaches at Thurlestone. There are a host of small attractive villages in South Hams offering interesting pubs, local farm produce shops and pretty rows of cottages, plus further afield the waterfront city of Plymouth is a vibrant centre housing the National Marine Aquarium, historic Barbican Quay and plenty of night life, including theatres, restaurants and bars.
