  • "Upper Barn Cottage was immaculate, clean and presented just as in the photos."

    Our welcome pack of home made lemon cake and locally sourced bread was delicious and greatly appreciated. We loved having the wood burner going in the evening which meant the cottage was very cosy and warm. The location is quite remote but is lovely and peaceful with great bird song and wildlife. We thoroughly enjoyed our stay at Upper Barn Cottage and would definitely recommend it as a relaxing place to stay to get away from city life. Thank you Jo and Adrian for being the perfect hosts. We hope to return in sunnier weather!

  • "A perfect holiday cottage with a private fenced little garden, perfect for the dog and the morning coffee."

    Very spacious, clean and light, modern cottage with everything you need. Comfortable and warm, Smart TV a bonus. Homemade cake on arrival was lovely. Also provided with bread, butter, jam and milk - very welcoming. A great location for walking on Exmoor, we did very little driving to get where we wanted and have booked again for next year.

    It was very clean and everything that we wanted for our week away. Thought had been given to what we could need but not necessarily brought with us so there was dish washer tablets, soap and cleaning spray and cloths provided.

  • "Excellent property and caring owners made it a delightful place for us to stay and as a base for our daily tours from."

    Very minor thoughts are that I'd probably have liked a little more outside fenced area in which to release the dogs off lead for a good run but the garden was lovely all the same. A set of chopping boards in the kitchen (i.e. fish, veg, raw and cooked meat) to replace the buckled plastic thing. Otherwise, well equipped kitchen with good sharp knives - not many places care about this minor but irritating issue!

  • "Upper Barn Cottage is warm and welcoming, well equipped to a high standard and dog as well as human friendly, with some lovely seasonal touches, (lit xmas tree and decorations)."

    The layout is perfect with a dry covered outside area to clean off, before entering and the main living area which is upstairs, so warm and cosy with lovely views. A great location with some good walks locally, with all of exmoor to explore and a short drive (15-20 minutes) to the beach and coast. The owners are very friendly and helpful. We would highly recommend a stay and can't wait for a return visit.

    The radiator in lounge did not work. But thay gave us a heater. Which was fine As it was not to cold. As for the cottage it's been as good as last year. We have a dog that is scared of fireworks and up hear she is happy all of our stay.

    Jo and Adrian couldn't have been more helpful. There's ample space for parking close to the cottage. It has two ensuite bedrooms with very comfortable beds and a spacious lounge/kitchen/dining room upstairs with great views of the large gardens which were available for our use as well as our own small patio right outside. The kitchen is well equipped and we were greeted with a generous welcome pack of bread, milk, butter, jam and a delicious lemon drizzle cake. There is an honesty box with other goodies as well. It was great to be able to let our dog out into the safely enclosed garden which added to us having a very relaxing time. I can highly recommend Upper Barn Cottage and we hope to return soon.

    The photos don’t do it justice. On arrival Adrian welcomed us and inside is an amazing interior so welcoming. Jo had baked a beautiful lemon drizzle cake there was homemade jam, bread, butter, tea coffee etc and milk to get us started. An amazing box of goodies to purchase if we wanted. We were going to go shopping when we arrived as needed food after a long drive from Newcastle but didn’t need to with what was left for us. You have your own private garden but the grounds were wonderful I loved to watch the ducks having there breakfast daily. You look onto Jo and Adrian’s garden which is outstanding which you are allowed to use if you want. Can’t thank Jo and Adrian enough. We are hoping to go back in a couple of years.     What an amazing place. The Barn Cottage was beautiful decorated (very much to our own taste) and equipped to a very high standard. Yet it was a place where you could relax and unwind. The homemade sponge cake and jam did not last long! Thanks also for the fresh bread, milk, butter etc to get us started after a long drive there. The patio garden outside was fully fenced, so very safe for our dogs and having a field close by to let them run in was great. The autumn colours around the cottage were lovely. Our only regret? We didn't light the fire! Next time. We really really enjoyed our stay and do plan to return. Thanks Jo and Adrian for a beautiful getaway.

    The interior is spotless and decorated and furnished to a high standard. The garden is equally beautiful and well maintained. The area outside is perfect for dogs and is fully fenced so that dogs can’t escape! The homemade cake was delicious along with the jam and fresh bread - there was even milk and butter in the fridge too and we loved the idea of the honesty box. The hosts had taken extra precautions to make us feel safe during the current pandemic which we appreciated and I’m sure future guests will feel reassured by too. We have holidayed with Sykes for many years and have always been happy with our cottages but without doubt this one is the very best by far. So much so that on the day we arrived we booked again for next year and can’t wait to go back!! Thank you Jo and Adrian.

Every last detail had been thought of to make sure our stay was perfect. If you want peace and quiet in a most beautiful part of the UK, this is your place. Local shops are a short drive away and Minehead a little further for that larger shop. My first holiday in the UK for many many years, will not be last.   • "We were made to feel very welcome."

    We loved the garden. The plants and flowers around the lake were beautiful. It was so quiet, perfect for a relaxing holiday. The hosts providing cake, milk and bread for us on arrival was a really nice touch. There is a BBQ available for guests to use. Walks onto the moors are possible from the front door. The decor inside was well thought out and very much to our taste. We would like to return in autumn to curl up in front of the wood-burning fire and enjoy the autumn colours.

  • "A nice well positioned cottage set in a beautiful tranquil garden, overlooking a large pool with lots & lots of wildlife."

    There is a separate personal garden and a meadow behind for exercising your dogs. Tucked away up a quiet country lane its very convenient for all amenities and Exmoor. Very clean, light bright and spacious with a comfortable interior it’s well kitted out with new modern furniture and kitchen furnishings. The beds are very comfortable. Jo and Adrian the owners are a lovely couple who have put a lot of effort into this property and deserve any rewards it brings. Jo’s greeting cake is mouthwatering. For walkers it’s ideal with plenty of maps to browse. We, in our late 70’s found plenty of level short walks with dog friendly cafes. Coastal and Exmoor villages are easily accessed via quite main or country roads. The downside is that it’s not suitable for anyone unhappy with stairs as the lounge and kitchen are located on the first floor and for families with young children the bedrooms are separated by outside doors with an access arch between. If the last comment is not a problem then I have no reservations in recommending Upper Barn, it’s lovely accommodation, well located with very nice owners. We wish them well. Arthur & Joyce Sercombe

Upper Barn Cottage at Middle Burrow is a fabulous, detached dwelling nested in beautiful countryside, with views from every window and just a stone's throw away from the coast, near the village of Wheddon Cross, situated within the Exmoor National Park.

The property dates back to the 17th century and interestingly was originally used as a threshing barn to process grain, before later being converted in the seventies and again in 2018.

Boasting a lovely rural location and having an unusual, reverse level layout inside, this well-presented holiday let is ideal for families and friends looking to explore a wonderful part of the UK.

The living room on the first floor makes the most of the views across the grounds, with a charming outlook over the garden at Middle Burrow and Grabbist Hill, with the pond surrounded by mature trees and a green lawn.

The dual aspect lets in plenty of natural light to uplift your mood each day, while the vaulted ceiling adds character.

This spacious room leads through to the kitchen and dining area, where you can cook up a scrumptious meal and gather with the family to catch up on the events from the day and plan further fun trips out.

Once you have relaxed into your evening with maybe a board game or some TV, retire downstairs to the bedrooms.

There is a king-size double with wardrobe, dressing table and bedside tables with reading lamps, while at the other end of the house accessed via a second set of stairs from the kitchen, is the twin bedroom, which is ideal for those travelling with kids.

They each come with their own bathroom facilities making it easy for you all to get ready in the mornings, and there is even a handy utility room housing a washing machine and tumble dryer.

Outside you have a delightful garden with places to sit and rest with a drink on a warm summers day as the sounds of wildlife fill your ears.

There is a plethora of walking nearby, with a footpath leading to the moors directly from Upper Barn Cottage.

WHEDDON CROSS

Dulverton 9.5 miles; Minehead 10 miles; Barnstaple 29 miles.

Wheddon Cross is a small village in the heart of Exmoor National Park, a thriving rural community with village shop, friendly pub and an all-weather court which is available for many sports including tennis, netball and basketball. Nearby is the picturesque village of Exford, situated in the heart of the Exmoor National Park. In a lovely setting by the River Exe, Exford boasts a village green, tea rooms, a shop, Post Office and two traditional inns serving excellent food and drinks. Exford is at the centre of a walkers' paradise with many miles of waymarked paths down the Exe and River Barle valleys and up to the nearby hills, including Dunkery Beacon, the highest point on Exmoor, with outstanding views over 17 counties. Exford is renowned for fishing and riding, with the village hosting a horse show every August. The largest herd of wild red deer in England and Exmoor’s unique wild ponies roam the moors just above and around Exford, as they have done since the time of the Domesday Book. A lovely area to explore on your holiday. Further afield: Lynton & Lynmouth (Watersmeet Gorge (National Trust), Valley of the Rocks & Cliff Railway).
