    The issue re parking/ dropping off holiday luggage could have been better explained. Cinema room not in use explained but also games room everything taken out except ping pong. Hoover did not work.

Hoover did not work. A great location accessible to lots of lovely places. You may wish to advise families booking required for meals out well in advance to save disappointment. I would say prior to arrival. Also ferry not running. We had a lovely holiday considering these difficult times and challenges thank you.

The property

Located on a peaceful pedestrian lane in Topsham is this Regency end-of-terrace townhouse.

Grade II listed and rambling over four floors, it is a spacious, fun home for families or anyone who wants to enjoy a car-free holiday.

On the ground floor, snuggle up in the sitting room with its open fire and arch leading you through to the dining room where you can tinkle the ivories on the piano.

The kitchen is well equipped for preparing family meals and has a handy door to throw open to the courtyard.

Head down steep winding stairs from the dining room to a fabulously fun area consisting of a games room with toys and games for all ages and a cinema room where you can store drinks in the fridge and break open the popcorn.

The bedrooms are spread over the first and second floors, with a lovely big double and vast bathroom on the lower floor and two cosy rooms under the eaves at the top of the house.

Outside, at the back, is a little walled courtyard with seats and garden WC from another era.

To the front you have a small enclosed garden with handy shed for storing your bikes and beach gear.

Wander just 350 yards from this conservation area and you will find yourself on the spot for the shops, pubs and restaurants in the town centre, the estuary with its brilliant bird watching opportunities and the ferry to join the Exe cycle path with your bikes.

You can walk and cycle all around this lovely area, play golf, take boat trips and visit the splendid cathedral city of Exeter.

24 Victoria Road is an ideal base for fun and relaxation and touring the area.
