  • "Super accommodation, a credit to the owners."

    The Coach House was spotlessly clean, very well appointed to a high standard and very comfortable. The owners were on hand if needed but not intrusive. It is in a great location for exploring south Devon. There are River Exe views from the house. The use of the pool was a real benefit. The welcome basket of local produce was a lovely touch and great to sit down to after a long journey. I would recommend the Coach House unreservedly to all; you won't be disappointed.

  • "The owners were very pleasant people and property was comfortable enough and adequate, as in it was clean although tired; one settee and the kitchen utensils particularly."

    Our biggest disappointment was the swimming pool, for which we booked this property. It was cold and had an ant infestation, the owner said that it would be 26.5C by the afternoon we arrived, nearing the 27C they keep it at, it did not feel anything like this temperature, we did not use the pool again, it was uncomfortable.

  • "Lovely welcome of fresh scones and cream."

    Beds really comfortable. Single beds are so often skimped on, but the single in the second bedroom was super comfy. Beautiful location surrounded by fields with a river view upstairs and it’s so handy to Exeter, Topsham, Exmouth and Budleigh etc. A thoroughly enjoyable place to stay. Recommended.

  • "This is a lovely property that is comfortable and well-appointed with a good range of equipment and comfortable beds."

    The hosts are warm and welcoming and we appreciated the cream tea, and other items that they had provided for us. Unfortunately for us, our stay coincided with unannounced overnight silage cutting and collection in the fields immediately adjacent to the property meaning that we got a very disturbed night’s sleep on one night and we decided to come home early -leaving at midnight -when the considerable noise was repeated on a second night. The property owners are blameless and were unable to persuade the farmer to desist but we are bound to say that the experience spoilt what would have otherwise been a most enjoyable stay in a beautiful and (normally!) quiet location. We hope the owners are able to reach some accommodation with the farmer so that future guests may enjoy their stay in peace.

We’re pleased that you found The Coach House to be comfortable and the hosts so welcoming but sorry to hear that you experienced noise disruption from the adjacent fields during your stay. The owners have explained to us that The Coach House, being surrounded by farmland, reflects both the tranquillity of the beautiful Devon countryside and the activity of normal farming practices, dependent on the seasons and the weather. Weeks go by with neither sight nor sound of the farmer, and any ‘disturbances’ are inevitably unpredictable and temporary. The Coach House provides an extremely peaceful and relaxing environment enjoyed by countless holiday makers over many years. We are sorry this wasn’t the case for you on this occasion.   • "The pool is very outdated and a cause for concern."

    We have photos of the tiles on the floor to the pool and the condition of the flooring and the pool it's self. It needs better maintenance and updating, the pool was cold most of the time and we were responsible for putting the pool lid in after use and opening it when I use, not something we want to do on our holiday. The shower wasn't very good or clean either, only one of us could shower in the morning before it went cold, so a rushed shower every morning wasn't nice. Couldn't get a take away delivered as it was too complicated to explain where the cottage was and even the owners were telling us you have to be descriptive as it ends up somewhere else other wise. Directions to get to the cottage was also not easy either. We did have a lovely time we spent days out everyday and the boys would use the pool morning it evening, but it was hassle and I didn't want them spending too much time in there. Also the owner did mention they get an ant problem with the pool so we kept an eye out for that. We wouldn't go back there, wasn't for us.

  • "Property was nice, clean and comfortable, although the pool was suitable for children and adults it was not heated enough for an under 2 year old to spend any large amount of time in the water."

  • "The property exterior and inside was tired and could do with some updating."

    It was nice to have the scones, jam and cream but as to the late arrival time of 4pm it would have been nice to have some milk so we could have made tea with it. The toilet did not flush well and gave up after a few days. The owner tried to fix it to a fashion but really the syphon needed replacing as it did not work 100%. We had a lovely time there but did feel it was a bit over priced

  • "The Coach House is a lovely property."

    The location is quiet and convenient for a lots of beautiful Devon countryside and coastline. Downstairs the cottage is airy and bright with tasteful neutral decor, comfy sofas and a well equiped kitchen. The log-burning stove made for cozy evenings in as the March winds howled. The master bedroom is roomy and the bed has a wonderfully comfortable mattress (our previous cottage holiday was spoiled by sleepless nights and backache due to a terrible mattress). We thoroughly enjoyed our stay and found plenty places to visit even though it was out of season. Many thanks for to our hosts for providing the delicious clotted cream tea on our arrival.

    Great location - 360 degree views; spotlessly clean, warm, spacious and cosy; excellent facilities and lighting with a well organised and comprehensively equipped kitchen. The beds are super comfy and the furniture rich and mellow - fully in keeping with the cottage. Our hosts, Judy and Andy could not have been more helpful and attentive, without being intrusive. If a tranquil escape to a beautiful cottage, set amongst glorious wildlife-rich countryside, with plentiful coastal, moorland and country lane walks at hand, is what you seek, then this is the place for you.     The house and grounds are beautiful and the pool is a huge bonus! There are stunning views everywhere you look and the house is in a brilliant location. We never ran out of things to do and loved the village, everyone was so friendly. Andy and Judy were excellent hosts. They made us feel so welcome and even provided a high chair and stair gate (which Andy fitted for us) for our little one. It was an amazing week and we hope to come back in the future!

    The property is positioned is the middle of everything, so you have a beach half an hour in one direction, and in the other direction half an hour away is the dartmoors. Plenty of things to do with the children.

I was a bit disappointed in the viewing area behind the Pool house as it appeared to need some repair and the outside furniture needs some TLC.     The Coach House was ideal. The location was just right to get to Exeter, Exmouth & Topsham as well as a quick trip to River Cottage at Axminister.     ..down to some dishwasher tablets and soap. The hosts are wonderfully welcoming too, but then leave you alone to enjoy all the delights of the swimming pool and the local attractions. Whilst The Coach House feels remote, it is a stone's throw from a delightful garden centre that stocks everything from milk and fresh bread, through to fruit and vegetables to locally produced cakes. The National Trust's A La Ronde is also within walking or cycling distance, as is the Exe Trail, a walking/cycling route from Exmouth to Exeter. We stayed in a warm summer week with our 2 children and baby, but have no doubt that the place would be just as enticing in the winter with a real wood-burner for the property, a heated indoor pool, and plenty of books and games for fireside nights-in.

    From the moment we arrived and were greeted by home made scones by Judy and Andy we felt at home. The house has everything we needed for our family of 5, including an indoor pool and space for the boys to play outside. Our hosts were incredibly helpful and friendly and made our stay really stress-free. The house itself is close to Lympstone which is a lovely small coastal village, and really convenient for visting Exmouth and the rest of Devon (and Cornwall). We had a fantastic time and wouldn't hesitate to book here again.

  • "We have just returned from a fantastic week's stay at The Coach House with our 3 children aged 7, 8 and 12."

    Upon arrival we had a very warm welcome from Andy and his son Alex who explained all the essentials and then left us to get on with our holiday. The indoor pool is excellent and our children used it every morning when they woke up and every evening when we returned from a day out. The Coach House is in an excellent location, just a few miles from the M5 which makes it very handy for days out in Dawlish, Teignmouth, Torquay, Paignton, Exmouth and many more locations. There are many places to eat out locally to suit all budgets from the Puffing Billy close by at one end of the budget to the Boat House in Exmouth at the other end - excellent The property is kept very well and has everything you need readily available. I would thoroughly recommend this property to anybody considering a holiday in this part of Devon and in particular for those with children who would love the use of an indoor pool.

The views are excellent and even the sheep provided some excitement when they temporarily escaped into the garden; they were herded by Andy & Judy back to their field (no mean feat at 7.30 am on a Monday morning!). A walk to A-La-Ronde is worthwhile and continuing the stroll into Lympstone and Exmouth is a must. The Swan Inn is very hospitable and the Redwing superb (busy even in our week so worth booking). Thank you for a brilliant holiday - we will make it two weeks next time!

    The cottage is situated at the rear of their main house. From the top level one can view the River Exe. The Cottage is very clean and is well equipped to ensure you enjoy your stay. Both bedrooms are upstairs as is the shower, bath and toilet. Horses and sheep are close by in paddocks and even though you have the rural feel and sounds, it only take minutes of travel by car to enjoy the enchanted small township of Lympstone and the beautiful surrounding Devonshire countryside. Also as a unique feature they have an indoor swimming pool in its own independent building and Judy & Andy have this also well equipped with everything that one would need and enjoy. If you are looking for a truly unique and real Devonshire experience, I would highly recommend The Coach House.

Lympstone is a village and civil parish in East Devon. There is a harbor on the estuary of the River Exe, lying at the outlet of Wotton Brook between cliffs of red breccia. It is locally known for Peter’s Tower, a riverfront brick clock tower built in the 19th century which serves as a memorial by W.H. Peters to his wife.
