    ! Our dog had an absolute blast in the field and walking around the lanes. Hot tub was checked daily so was always perfect. Pre stay Comms were excellent and felt like they couldn't do enough to help with queries

  • "We travelled to this cottage with my brother and sister to belatedly celebrate my sisters 60th birthday."

    The cottage is ideal if you have dogs. The outside space is wonderful as the rear garden opens out onto a large open field with spectacular views of the local countryside. There is a paddock neighbouring the field which is home to two beautiful and friendly horses. The location is ideal if you accept that you have a relatively short drive to visit the coast. We found this perfectly manageable and enjoyed the best of both worlds, daily visits to beautiful places such as Saunton Sands, Woolacombe, Lee Bay, Lynmouth, The Heddon Valley and The Tarr Steps, with the added benefit to be able to enjoy the rest of the time in the peace and the tranquillity of the Linhay. The Cottage was very comfortable with plenty of space and fully equipped for our needs. A wonderful temporary home to explore a beautiful area. A big thank you to Catherine who lives next door and was very friendly and very helpful to us during our stay.

  • "Lovely property in beautiful area."

    Areas which have been refurbished are of good quality and comfort. Grounds well kept and hot tub and sports facilities are great added bonus. Catherine could not have been more helpful from start to finish. Water pressure didn’t cause any problems and showers were great. For us the only downside was the living room which felt a bit tired and gloomy. Not helped by the great British weather which meant we had to spend a little longer inside than we would have liked! Great for humans and dogs alike the grounds are fabulous and can highly recommend.

The Linhay gets water from a bore hole and is not on mains water supply.   • "Ideal holiday property for our family, three generations comprising 5 adults and 4 youngsters (aged 11 - 14)."

    The hamlet is set in beautiful surroundings, quiet and off the beaten track. The most noise we heard were the garden birds! The 'sports' facilities and hot tub were a great hit, especially with the younger members of the group. A small hiccup on our arrival was this was dealt with promptly and efficiently by the owners representative. A lovely holiday!

  • "We did enjoy our stay to be ruined by the after feed back , we left 2 black bin bags in the kitchen as my mother and I had a bad back and could carry , stripped all beds , and cleaned floors ."

    To be told that they where disappointed in us this put such a nice feel to a good 85th birthday weekend. Also beware that we had the person that looks after the hot tub wounder into rhe garden to look after the hot tub while we was sunbathing felt a little strange as no notice she was coming . The kitchen working area was a bit small for such a big house but we all managed as there was 8 of us . Lovely house and nice weekend but will not be going back .

  • "The Linhay is a beautiful holiday let property, in a lovely location, it has everything you could possibly need to make your holiday special, and the hot tub overlooks the beautiful rolling hills of Devon."

    The only small fault we could find is that the fridge was not big enough for the 10 of us there! It would be a good idea to put one in there back porch area also. Having said that there is nothing you can really fault with this property we all had an amazing time, the house was warm and cozy on arrival and lovely and clean.

  • "The Linhay is a wonderful cottage set in a beautiful part of North Devon, very picturesque countryside with lots of space for a family of ten to enjoy."

    We were welcomed by Catherine soon after we arrived to check we had everything we needed. The cottage was warm and cosy, the log burner was ready to be lit which was a nice surprise. Linhay has a lovely layout suitable for different age groups and modern bathrooms downstairs and upstairs. We enjoyed watching the many different birds which came to the garden everyday. The hot tub is great place to relax and view the stars and the games room is great fun. The kitchen is very well equipped, there were some nice treats left for us too . Many thanks Julie

  • "We were surprised to find two en-suite bedrooms and separate family bathroom, as this was not apparent from the description in the listing, although there was a clue in the photos provided."

    Due to health issues, my husband and I did not sleep well on the first night. However, we mentioned this to the very kind lady who checked the hot tub daily ( ph /chemical levels etc) and within hours she effected a solution with a fabulous mattress topper, problem solved. The younger members of our party, made great use of the games room and other indoor sports facilities available, this was particularly helpful as the weather was extremely wet. There was plenty of room for our party of eight and two dogs .

  • "The welcome was warm and the house was lovely and warm for our arrival."

    The rooms were very nicely made up and all bedding, throws and bathroom towels were of good quality. We were a mixed group of 8 from 2 generations and 3 families and there was plenty of room for all. There's everthing you need to make yourself at home and both Catherine and Robbie are ready to help with anything if needed. Its not high spec. but has a comfortable farmhouse feel . You are a little off the beaten track but the area is amazingly quiet with no passing traffic noise. Our 3 dogs were very much welcome and loved the extended garden into the enclosed field. Hot tub was a relaxing bonus with amazing countryside views. We also spent a great morning playing basketball, racketball and table ice hockey, great for mixing with our teen/ twenty year olds in the group. Note that games room is not attached to the Linhay but in the next building via neighbours entrance gate. Loved our visits to Instow beach, The Quay pub, combe martin beach, Lynton and Lynmouth with great places to eat. The Station Inn although basic was welcoming too being nearest restarant for a family meal or takeaway everyday food Highly recommend the Fox & Goose , Parracombe too. Would recommend The Linhay

  • "The shower situation is well know but frustrating."

    Also the parking is difficult if you have 3 cars. Otherwise perfect for our large family group. We enjoyed all the facilities and help is always on hand if needed. Great place to explore north Devon . A few more lights around the hot tub would be useful when it is dark.

  • "We had a very comfortable stay in a peaceful tranquil setting."

    House well equipped, ample space for our whole family of 10.Hot tub brilliant fun,with the extra bonus of a beautiful view. ( house could do with a large absorbent mat inside the back door, for lots of wet feet!!) Exmoor zoo, Dinosaur park, & Lynmouth all worth a visit. Thankyou also for the extra goodies.

  • "The location was really good, and the views amazing and in a very quiet spot."

    The sports room and tennis court went down well with the group. The property was ok, did need more of a deep clean, carpets needed a bit of a clean and the furniture was very tired. Due to its location the outside needed some exterior lighting particularly around the back of the property as you couldn't see and my wife did trip over when letting the dog out for his late night comfort break due to the lack of lighting. There was an issue with the water pressure and could not get the communal shower to work more than a trickle. Felt there could be another TV in another room, and/or music/radio systems maybe in the kitchen.

    Thanks so much for your useful feedback. It's a great shame that you didn't make contact with us during your stay to give us the opportunity to resolve some of your issues. Your comments come at a time when we are planning a major renovation of floors and interior. We plan to remove some of the carpets and completely sort out the lighting in the back. We were very sorry to hear that your wife tripped up, letting the dog out and want you to know we are taking this seriously. The shower is actually quite powerful if you turn on the pump, but not if you don't. Due occasional comments on the standard of cleaning we have decided to change to a different cleaning company and expect there to be a marked improvement. Property Owner

  • "Travelled as a family of 6 adults, 3 children and a small dog."

    The property was pleasantly located and facilities were more than adequate. The decor itself was a little dated and tired and although this could be put down as "quaintly cottagy" it does'nt excuse some basic issues. The upstairs ensuite was in need of refurb, the skylight was rotten and the shower mouldy. The kitchen had all the facilities and equipment you could want but was not really big enough for the number of people it was meant to accommodate. The outside area was pleasant and the hot tub was very welcome. It would have been better with some outdoor lighting so you could sit out in the evening. All in all the stay was satisfactory, but not sure it represented value for money. Our first experiece of using Sykes cottages, not sure we'll be using again.

    Thanks so much for your honest feedback. Although painful to read after we have put so much into the Linhay, it is also very helpful. We are determined to keep the property up to standard and for the most part this has been recognised by our guests, however, the points you raise clearly need our attention. The Velux in the ensuite is being replaced in October/November (in between bookings) and the bathroom is being completely renovated in January, new shower, tiles and toilet. We apologise that we did not do this in time for your visit. Outdoor lighting is on its way. The problem we have, which I hope you can appreciate, is that it is very hard to find a time during bookings, when we can complete any larger jobs. We are hoping to replace the older carpeting with a new wooden/laminate floor, but will not be able to block out a window to do this before January. I know this will not help you, but it is important to us to put this forward for those looking to book next year. Value for money is important and if we need to invest more for our guests to make their stay seem more worth it, we shall not hesitate. Property Owner

    Not far from the beautiful North Devon Coast. Squash court and games room were a little tired but still very usable. We had 9 of us staying and it didn't feel cramped at all.

  • "Just back from a wonderful holiday at The Linhay."

    The accommodation was perfect for our large family group of 8 ( aged 19 to 80 ). The property is spacious with good sized rooms and 3 recently updated bathrooms. The utility room off the kitchen is really beneficial and provides lots of extra storage space. We were blessed with beautiful weather but had it been wet, the utility is a good space to sort wet dogs, coats , shoes etc. If you are looking for a peaceful break away in beautiful countryside with stunning views and lots of birdsong , this is perfect . The hot tub is well looked after and is perfectly positioned to watch the sunset ! We made use of the squash courts and tennis too, which were an added bonus. Catherine who lives nearby and looks after the property was excellent , she is always available and very helpful for any questions. A great holiday, we will return !

  • "Myself and family of 6 stayed at the Linhay cottage during Easter week 2022 and had a fantastic time."

    4 adults and 2 teenagers + 3 dogs. Managed by Catherine who was very welcoming and able to answer any questions we had. The Cottage was just as you expect for a farm country cottage having everything we needed. We took food and cooked our meals and the kitchen was great for our requirements. With the added bonus of a private field to exercise dogs in a safe secure environment too. Very Clean and welcoming. Hottub was a great added bonus with fab views whilst relaxing. The house is in a quiet rural location yet easy access to days out. I took a walk from the house with one of my dogs and only came across 1 car and 2 horse riders whilst out. Roads can be hilly so walking boots suggested but did see some off road footpaths too. Hope to visit again soon .. I certainly felt it was little bit of tranquility in what is a very busy world.

  • "Me and my friends had a fantastic stay here."

    Despite all the reviews saying the decor was outdated, I thought it was lovely. I proposed to my now fiancée during this holiday and I'm happy to say we will all remember it forever. Truly a magical week for us.

  • "Location of the Linhay is excellent."

    The huge outdoor area was fabulous for the dogs and the general facilities were amazing. However the property is vary dated and is in need of some real investment. The decor looks 1970s/ 80’s and doesn’t appear to be updated since. The bedroom upstairs is subject to noise from the kitchen below and any hint of wind means a sleepless night. A shame given the clear potential

    I’m sorry to hear you felt The Linhay seemed dated. It is in fact a barn conversion and retains many of the original features, such as the beams and stone fireplace, which we feel are part of its character as a country cottage. We have gradually been updating the property over the last two years, completely refitting two of the three ensuite bathrooms, and replacing all the windows on the front with UPVC for better insulation, we stripped the wallpaper in the corridor above the dado rail, installed ceiling lights and laid new carpet and re-decorated three of the five bedrooms. Since it is impossible for us to do everything in one go, we focused initially on providing facilities such as the new hot tub, re-landscaping the back garden area, laying new decking, providing a large seating area, and completely resurfacing the tennis court. We plan to continue to update the interior gradually, and can only hope that in the meantime, the overall experience is a positive one for our guests. Unfortunately, there is nothing we can do about the wind - you were unlucky to be there in the strongest storm England has seen in a long time! Property Owner

  • "Very nice location with some excellent features!"

    Super hot tub and outdoor seating area with fantastic views. Upgraded bathroom and ensuite shower rooms. Sadly, these improvements have been added to a decor from the 1980s that badly needs updating! Artex ceilings shoould be ancient history. As far as comfort goes, the lounge was very spacious and comfortable. However the beds were very uncomfortable - like sleeping on a roof with a ridgeline and sagging rafters. We were glad to get back to our own bed! Although the property is designated for 10 persons, the kitchen/diner is nowhere near big enough to accommodate them. When seated, there was no way to move around the kitchen! Cleanliness - should do better! We found cobwebs in the redundant cooker hood which doesn't appear to have worked for years, judging by the age and condition of the controller. The cleaners should look above their eyelevel! Thick dust on the window ledges and encrusted dirt in the corners. Skirtings were splashed and dirty. When we stripped the beds we were staggered to see dirty brown pillows which should have been thrown out years ago. Linhay deserves better! (Photos available)

    Thanks so much for this useful feedback. Although we have put a tremendous amount of work into getting the Linhay right for our guests, it has shown us that there is still a way to go. We have taken on board the comment about pillows and beds. We shall replace all the older bedding and buy new pillows. Although all the beds were new at the beginning of the summer, we shall have to look into replacing some of them if necessary. I have passed all comments of cleanliness on to the cleaners and will make sure they do a better job. It is disappointing for us that we have to do this, as up until now we have been satisfied that we had brought everything to a standard which reflected the four-star rating Sykes gave us. Finally, re. the ceilings, I’m sorry if these disturbed you – we haven’t had comments before, but I get what you mean about a mixture of styles – the Linhay is an old cottage which carries its own character. Perhaps we have to make this clearer in the information published. The Linhay is a delightful detached barn conversion resting in the attractive hamlet of Knightacott, one mile from the village of Bratton Fleming and within easy reach of the Exmoor National Park and excellent surfing and swimming beaches on the north coast.

The comfortable cottage provides exclusive access to a range of indoor and outdoor sports facilities including tennis court and squash court.

Walk, swim, play to your heart's content and finish your day relaxing in a hot tub, watching the sun set overlooking far-reaching views across the stunning countryside of North Devon.

Upon arrival at the property, you will be immediately taken by the gorgeous surroundings of North Devon's countryside, where you can stretch your legs in the adjacent field or make your way inside the cottage to discover the fabulous accommodation.

When entering the property, you will find a sizeable sitting room to your left, a space that boasts a vaulted ceiling, ample seating for you to relax on and a 55" Smart TV, so you can watch your favourite shows with ease; the room is also home to a toasty woodburning stove that is ideal for those cooler months.

Progress through the property to find the kitchen/diner, where green tiles adorn the walls and exposed beams embellish the ceiling, giving the space a country charm; the chef of the group will be pleased to find a range of appliances to rustle up delicious homecooked meals.

When dinner is ready, gather around the dining table to tuck into a mouth-watering meal and catch up on the day's events.
