"Everything about the property and location was so much more then expected."
The only issues were the ensuite shower went hot and cold and was not possible to use, so all 10 of us had to share the main shower. The access route is narrow and the bushes could be damaging to new vehicles like mine. Otherwise we were happy with everything and will consider booking again
Thank you for your feedback, we are pleased you enjoyed your visit to Rockmead, we have flagged the issues you encountered with the en-suite shower to the owner who will look in to this. This room is having a make over in 2022 so we hope this problem will not occur again. Property Owner

Thank you for your feedback, the property is snug for a party of 10 however, we feel this is represented in the price for a sleeps 10 property. Property Owner

"Rockmead is equipped over and beyond what you normally get at holiday rentals."
Everything was in working order. The family made allowances for us to enter earlier ( we had 2 grandkids under 3).
I loved it all. The location. The large gardens. The hamlet. The atmosphere.

"Rockmead is a beautiful stone property in a stunning location."
My family including dogs and a three year old had a great week despite indifferent weather.
The house was spotless and extremely well equipped. The area is beautiful and walks from the door were much appreciated.
Guides on every aspect of the house and suggestions for things to do were provided and very helpful.
Highly recommended.

"Rockmead was warm cosy and peaceful."
It rained nearly every day of the 2 weeks we were there, so we spent alot of time at the cottage.
The beds were comfortable and the bedding of a good standard..The cottage was very clean and well presented in terms of everything we needed. The sitting room has too much furniture with 3 very large sofas and a huge dining table.and many dining room chairs. The sofas look comfy but are extremely deep and seating is hard, so not comfortable sitting.
The 2 upstairs bathrooms while serviceable, and lots of hot water, really need updating..We discovered a leak in the the small bathroom, with water running down the pipe behind the pedestal, this is a long standing leak as the pipe is discoloured. There was water on the floor when we arrived which we thought had just been mopped. We dried it, but when using the toilet at night my slippers were soaked by water on the floor from the pipe. Mortonhampstead has a good Coop and provides local groceries, or choice of 3 supermarkets at Oakhampton . Abundant wildlife in the garden.and the moor is a wonderful wildlife and animal resource. Overall we had a peaceful
relaxed stay.
Thank you for taking the time to leave your feedback and we are pleased to hear you enjoyed your stay at Rockmead. Thank you for mentioning the leak: it was not a long-standing issue and the Owners would have been pleased to assist straightaway had you mentioned this during your stay (instead this was attended to between bookings). It was beautiful and so was the garden. Wonderful walks and very peaceful. The cottage had absolutely everything that we could have needed. The wildlife was amazing and we particularly enjoyed watching and listening to the owls.

"The owners had obviously gone to a lot of trouble."
Rockmead was spotlessly clean with every home comfort that we could possibly have needed. Despite the cold, damp weather outside, the cottage was extremely warm and cosy. This was our third visit and hopefully we will return.

"Excellent property."
Really thoughtful touches throughout and the owners clearly had thought about their guests. Warm and toasty all weekend. Cleanliness of the property was outstanding. Directions were great and clear. Might be worth mentioning that the eaves are quite low in the upstairs bedroom but the two very tall members of our group (over 6 foot) managed without banging their heads ! Recycle bins were well explained. Utility room had lots of equipment which we would have used in the summer. LOVE the dog bath in the utility space outside. Garden is huge and secure. Great place !!

"Thank heaven for the instructions the owners give out on how to find the place."
Satnav tells you you have reached your destination in the middle of nowhere. Perhaps they could be a bit more accurate as to where the house actually is. It says Chagford. We never even saw Chagford. It is down a single lane track in a place called Lettaford, which is about 6 houses with not a single landline phone, no mobile signal, and where a postbox qualifies as a communal facility. What you forget you will have to do without, short of a long drive.
Owners very helpful, and the new kitchen will be a good thing next year.

"The cottage was lovely and very well equipped with plenty of space for the 8 people and 3 dogs in our party, the dogs were very well catered for with blankets and treats etc."
The garden was beautiful and fully enclosed , once again perfect for our dogs. The cottage is ‘ tucked away’ down some very narrow lanes - reversing necessary when meeting other cars. It was the perfect place for our annual family get together but would not suit someone who likes pubs and restaurants within walking distance as the nearest town is a 3 mile drive away. We had a great holiday at Rockmead.

"We loved this house and holiday and very much appreciated the friendly helpfulness of the owner."
The only reason I have not given top rating throughout is that the photographs of the main reception room made it appear that there was ample space for both sitting and dining areas to be in use at the same time. In fact, it was necessary to move the large sofa back and forth depending on which part of the room we wanted to use. This was perfectly practicable and did not at all affect our enjoyment of the house - and we certainly wouldn't want any fewer sofa spaces or a smaller table - so I don't think it necessarily needs changing. I am really only raising it because you have specifically asked for feedback.
The younger members of the party would like wifi and the older members, while generally enjoying its absence, did occasionally miss it when wishing to access information about walks and local places of interest. Fortunately, the provision of books and leaflets about the area was particularly good, as was the very clear and complete instruction folder for the house.
Thank you for a great holiday - I have already started looking at other properties managed by Helpful Holidays.

Also, the bedroom upstairs said on your website a double bed and two singles, however when we arrived it only had 3 single beds which caused a problem. Did discover they each had a single bed that slid out but they weren't made up ready for us.
But, overall we had a fab holiday and will be using you again, thankyou.
