  • "Quiet, comfortable and beautifully maintained."

It is a charming place to stay in a lovely village, and ideal for our family, including the dog. The parking situation was my only concern before we arrived but in fact it was very easy to walk two minutes to and from the village car park. We look forward to staying there again some time.

The views from the cottage are stunning with wonderful walks along the beach right outside your door. Searles and Lympstone are very dog friendly and welcoming. Communication with the owner is excellent and the lovely welcome pack was a considerate bonus. We will definitely return.

Very peaceful and good facilities. We found it quite difficult to find and it would have been helpful to know that there is no vehicular access or parking anywhere near the cottage. We got the impression that we could park on the lane to unload but in fact it is a pedestrian lane. Also a clearly labelled info file would be useful with info about heating, bins, WiFi etc as the only info was done handwritten notes in the visitors book which was not obvious.

  • "What a gem of a holiday home this was."

Tina was the most gorgeous host. We were delayed a few days due to our daughter having chicken pox and she bought the children gifts to cheer them up. Tina left extra towels out for our dog and even dropped off a bag of material for me knowing I was looking for some to sew with. My lasting memories of the trip will be the stunning views all day every day, walking the dog around Lympstone village each morning and collecting sea pottery or “treasure” off the estuary beach with my eldest daughter. A really peaceful, special break and we hope to return!

The owner, Tina, provided everything we could wish for and more, including Permit Car Parking just a short, convenient walk away. Great rail links, cycle paths and easy local walks and of course straight onto the estuary via steps right outside the cottage. The scenery from the private patio, which has plenty of comfortable seats, is superb with lots of activities to watch (don’t forget your binoculars!) or do on the water. A little gem and we were delighted to have found it as it provided for a fantastic fortnight in Devon.

Tina was on hand if needed but everything was just as hoped for. 3 decent pubs nearby with 2 of them within 5 minutes walk, all serving food to varying degrees of success. Parking is a 7 minute walk away but it's an easy walk. Take aways are in Exmouth if you fancy a curry or similar with the added bonus of walking past the 2 nearest pubs after parking the car if you collect!! We could only park at the top of the lane to unload. We then had to park in a pay & display car park in the village. Had we known about this we would have had enough coins ready to buy a weekly ticket for £25. As it was we paid £6 for the first day, then had to find a bank to get £25 worth of coins. The best aspect of the cottage was the wonderful view over the estuary. However the living space was very small, adequate for two of us, but not four. The TV in the lounge was extremely small. The owner of Searles lives close by which was very useful, she’s a lovely lady, very helpful and friendly. Inside, the cottage is bathed in the most glorious light thanks to all the windows, looking out across the estuary, over to Starcross and Powderham Castle. The cottage has been very thoughtfully kitted out, with a homely shabby chic/beach style that works perfectly in this setting. The cottage will comfortably host 3-4 adults without feeling cramped. Nearby, you are moments away from the train station, so park the car and forget about it, the Avocet train line is regular and much quicker than sitting in traffic or trying to find a parking space. Lympstone is a quiet, tranquil spot to return to after a day out, and The Swan and The Globe pubs are moments away from Searles. As you enter the cottage it is similar to a tardis in that after the small entrance you are greeted with a wonderful open feel as each window looks out onto a breathtaking view of the estuary. The cottage is literally on the River Exe and is just so idyllic. The minor criticism we have is that the listing does not express clearly the problem there is with parking and for anyone with health problems this could be somewhat difficult.. Being a former fisherman’s cottage the accommodation is located down a narrow, cobbled alleyway along which you have to carry your luggage. If you are lucky you can park at the end of this alleyway to unload your bags but there is very little room. You then have to move your car and park it either in the public car park (£4 per day) or, if you are lucky, you can park outside local’s homes (but this involves a steep climb), I do not wish to take away any of the magic of this wonderful holiday abode but feel that people should be made aware of this cottage’s setting. All in all we had such a relaxing, wonderful time that we really didn’t want to leave. Sadly, the cottage is so popular that we were unable to book a second week. The area itself is particularly good for dog owners as you can more or less take your canine friend with you everywhere, Devon is a very dog friendly place and this characterful holiday cottage is second to none!

It’s location is tranquil yet within easy reach of the village centre with a shop and three pub/ restaurants. A particular plus was the small terrace overlooking the estuary. This is the perfect place to read or have a drink and watch the sun go down . Being so close to the sea we used to open the bedroom window and go to sleep with the sound of the sea lapping against the sea wall....Magic! The cottage itself was tastefully decorated and immaculately clean and everything ( cooker, hot water, heating, tv ) worked so no room for complaints. The owner( Tina ) lives a couple of houses away so is on hand if you need anything. Access to Searles is by way of a narrow cobbled passage way so you will not be able to leave your car nearby. However, there is a public car par 100 meters away and parking is quite cheap..£2 for 4hours or £4 for 10 to 12 hours. You may be lucky and find parking in adjacent streets. In conclusion a great choice for anyone looking for a peace and quiet in a high standard of accommodation but within easy reach of pubs/ dining option. We will definitely be returning.

  • "Searles is truly outstanding; as the details say, it is right on the edge of the estuary and you can launch a kayak from right outside the patio when the tide is high."

The location is second to none, the facilities and decorative order was seriously amazing. Spotlessly clean, delightful owner and the kitchen was very, very well equipped. It was a pleasant surprise to find a second, downstairs toilet which is good when there are four of you in the house. We took a little toddler and a little dog and both enjoyed the shore and views, in fact we all did, you would have to have a serious problem if you didn't! Trip to to Exmouth on the train is 4 minutes (walkable along a coast path in about 25 minutes) and you can buy the ticket on the train as there are no ticket facilities at Lympstone. Village shop open 7am-9pm and is like the Tardis. Three pubs in the village but we only went to one, The Swan. Local people are very friendly. Would love to return and would not hesitate to recommend this property.

  • "Seamless is a really delightful cottage."

Very comfortably and tastefully decorated. It is so relaxing sitting on the terrace and watching the water, especially at high tide, when the boats start appearing. Fascinating. Also beautiful sunsets.

Well connected, you can walk (or take the train) along the picturesque Avocet Line following the eastern bank of the Exe estuary to the sea at Exmouth, or to Topsham with its interesting independent stores, boutiques and restaurants, both 3 miles away.

Inside, the cottage is light, bright and thoroughly stylish – perfect for romantic couples or for families.

Over two floors, you’ll find the bedrooms both with glorious water views and the family bathroom upstairs.

On the ground floor, why not relax in the lovely bay window in the smart sitting room and take in the views with morning coffee?

Or dine in the kitchen/diner where you’ll find sleek surfaces, slate floors and all the mod cons for your convenience.

Outside is a gorgeous little sun terrace with table and chairs overlooking the water – an idyllic spot for drinks and an evening meal whilst watching the sunset.

If you don’t feel like cooking, there are several good food pubs in this little-changed village.

There are many attractions in the local area, including a number of good sandy beaches.

For traditional family seaside fun, head to the beach at Exmouth (parts of which are dog friendly all year) where you’ll find acres of sand and for the adventurous among you a myriad of water sports.

Lympstone Manor and its exceptional vineyard are close by, or for a fun day out with the children why not try the World of Country Life or Crealy family theme park?
