  • "Overall, we had a lovely stay."

    The cottage was as quirky as I hoped and Lynmouth is a lovely spot. However, the cottage could definitely do with a bit more TLC. The downstairs shower remained unused as we couldn't get it to work - the same for the washing machine. We also had concerns over the state of the electrics - having moved a light bulb from the dining area to the lounge area, we blew the fuse so reverted back. Don't know if that's a reflection of the state of the wiring, but we left well alone after that. The description for finding the key would benefit from improvement as well - to the side of the second gate, not to the side of the front door. Took some finding but we located it in the end.

  • "We could not get the downstairs shower working."

    Must have missed a trick! The house was full of character and very comfortable. After moving our belongings I joked that a wheel barrow would have come handy. It was no problem on the last day as we could park near the house, but on arrival the available parking spaces were all quite a distance when carrying luggage. We enjoyed the beautiful walks right on the door steps and the area is very dog friendly. We walked nearly 25 miles during our 1 week holiday. Great location if you enjoy walking (with or without a dog). We loved our holiday and would definitely consider coming back to the area and to the cottage.

  • "Although the cottage looked beautiful inside and out , we found that there were underlying problems ."

    I had read the previous feedback but decided to give it a chance big mistake on my part ! , we found that there were light bulbs either missing or not working in the utility room , dining room ,lounge area and main and second bedroom . Also there were two radiators not working in second bedroom and lounge area . We contacted the housekeeper at 17.52 and received a reply at a little later saying she would get some bulbs tomorrow and pop round with them . with regard to the heating we were told to turn the thermostat up and boost the heating.also that they do not supply wood for the stove even when we have next to no heating. We spent the evening freezing with blankets and in the end went to bed where it was warmer. On Sunday we had a message the they could not get bulbs until Monday and that the housekeeper was waiting to hear back from the plumber. We received a message at 17.29 on Monday to say earliest they could get a plumber was Wednesday lunchtime . The electric heaters in the property we inadequate as one did not work and the other was very small. We enquired about refund for the wood only to be told that we should keep the receipts and submit them to Sykes who would contact the owner to see if a refund was possible !!!!! on the whole a very cold and uncomfortable holiday not worth the money we paid by any stretch of the imagination , on a high note the plumber said it was a leaky radiator that caused our misery like being back in the 1800s . We would like to ask for a full refund on the grounds of extra costs for heating and the discomfort caused by a heating system that was only fixed on the Wednesday afternoon our last day. I will await your reply before leaving any feedback for the cottage and of course yourselves. Regards Andrew Layfield

    You could do so much with it . The outside is awful! I noted that the rail in garden had been fixed but it’s so slippery. The approach is dreadful but I understand that’s not your fault. Oh I have wrote down the password for internet in the red folder

  • "We decided to ignore the negative comments in some of the previous reviews as this looked like exactly the kind of place we like."

    We are extremely glad we did!! Prospect Cottage is bursting with quirky character. Cosy and comfortable and conveniently situated to explore the village and its 3 great pubs. Michelle, the housekeeper, responded incredibly quickly when we had a hiccup with the heating and it was sorted straight away. We absolutely loved our stay. Thank you. Phil, Annie and Neb

  • "This property is not fit for rent."

    It's damp,smells and is totally run down the garden is dangerous and would not pass safety standards all you are doing is ripping people off taking the hard earned money and rueining there holiday. It a discrace and you should be ashamed of yourself. If I knew how the cottage really was there is no way on earth I'd go there.

  • "The property was dirty and smelled strongly of damp."

    Evdence of damp were on the ground floor room walls. We have already emailed to inform you that we had to come home early due to health conditions caused by the damp. The property garden is overgrown with dog dirt and totally unusable especially as we had our toddler grand daughter with us. I would appreciate contact from Sykes re my complaint already raised.via separate email.

  • "Love the location easy to find if you read pervious posts."

    On arrival the garden does need attention as it was over grown and needed pathways clearing. Very damp smell throughout the stay, as it was mild weather we kept front door open. The main bedroom was warm and very comfortable, loose floor board on entering bedroom could be a trip hazard to some. Bathroom was reasonable but down stairs shower we couldn't get it to work. Kitchen was fine with new microwave and stove all working. Overall I enjoyed my stay but a deep clean would benefit as very dusty and clearly due to the age of property holds dampness. Great location shame the neighbours throw there unwanted washing machine and toilet in the alley way as you approach the property gate. But that's nothing to do with the cottage. Garden does need a tidy up and we would of sat outside if garden was maintained..

  • "The cottage itself is lovely and we would be happy to stay there again."

    It was spacious enough for the 3 of us (2 adults, 1 child) and out pet cat. The location of the cottage is very pretty, with seeview from the bedrooms and attic. When you leave the cottage you almost immediately enter the main touristic street of Lynmouth (i.e. Lynmouth Street). The directions to get to the cottage were, as other people already pointed out, very poor. To access the cottage you need to enter Lynmouth Street and walk all the way up to The Tuck Box store, where you can enter Granny's Lane. Once you enter Granny's lane there is a sign with "Prospect Cottage" on your right hand side. The cottage is situated behind the pub called The Village Inn. Here it was quite messy though, with a lot of empty beer barrels. To find the keybox was also a challenge. In the end we found out the keybox was located inside the mailbox at the entrance of the garden. The garden itself was poorly maintained, but luckily the garden furniture looked pretty new. During our stay the gas stove and oven were renewed as well, even though the owner did not inform us about this. We did miss a proper booklet with a description about the cottage and its contents. Using the WiFi also turned out to be a challenge, since part of the passwork required for accessing the network was unreadable. Apart from this, we would still love to stay here again as the cottage was pretty and located in a beautiful part of Exmoor National Park. We enjoyed the environment with some great walks along the Coast Path as well as some other walks (e.g. Watersmeet).

  • "The cottage is 18th century and beautiful but it really smelt damp."

    We tried to air it all week, but the smell was still there when we left. The cottages original features are lovely, but it would be so improved with good quality furniture. The rugs were cheap/thin and the furniture quite dusty. The microwave was broken, and there was no mobile no. to call the owners. There was no information about the cottage and the Wi-Fi code was so faded, it took us awhile to get connected! The directions to the cottage are simply wrong, it took us 30 minutes to find it and when we found the little alleyway on the pedestrian sidewalk, then walked up the short slope (full of rubbish) it then took us a while to find out where they put the key cupboard! It’s a lovely village/cottage - but it needs a serious clean/fully airing out and some new furniture. Please revise the directions to the cottage so people don’t get lost!

  • "Unfortunately this property was not for me, this property was more suitable for a much younger persons than me, and you also need to be quite agile."

    This is why I only lasted for two nights, arrived Monday left Wednesday due to my health, I just couldn't manage the climb up to the property. Other than that I never had a problem with the property.

  • "Path slippery covered in green moss, handrail broken - a death trap for elderly or children."

    Wooden sink unhygienic, lounge dark and dreary. Chandeliers would kill someone if they came down in the bedroom. Took 3 days to work the shower and the TV no instructions left. Key safe difficult to find. Various anchors and other metal and wooden bits kicking around - unsafe. Stairs to mezzanine very steep a death trap if getting up in the night. On the plus side beds clean and comfy. I really think this whole place should be checked by health and safety. Position good and liked Lynmouth and Lynton - will definitely stay elsewhere should I return!

  • "We loved Prospect Cottage."

    It was warm, cosy and very quirky. It was very clean and towels/bed linen soft. The wooden sink and draining board was a novelty!!! Lynmouth is a beautiful village with lovely walks straight from the cottage. Fabulous chip shop and the Village Inn public house had a great menu and food was lovely. We did have a couple of small quibbles, we used the wood burner, but not having any wood left or anything to light it with on the first night was disappointing. If we needed to buy supplies, the only food/supply shops were in Lynton which meant going up in the railway at £3.50 per person each way, or walk up and carry supplies down. Driving meant that you may not get a parking place as it is quite busy in Lynmouth even in off peak times. Apart from that we had a fabulous week and would definitely recommend a stay for anyone.

  • "Lovely house with sea view."

    Conveniently located, seconds away from high street, shops, pubs, restaurants and minutes walk from train up to lynton and beach. Beautiful little village full of lovely people, plenty of hiking and walking places, half hour drive from sandy beaches, nice pubs and restaurants... We really enjoyed our stay. There is no parking. We had no issues as we went off season, we parked on road(on high street- means seconds walk away from house). Park near chipshop as ally way you need to walk up to get to the cottage is just behind the chip shop. You also need to be mindful if you're tall, as it is an old fashioned house with low doorway to kitchen!

  • "Me and my partner wanted a pre Xmas holiday in a cosy cottage for a winter break and we found the perfect place at prospect cottage."

    It was warm, beautiful and rustic, we couldn't have experienced a better place. We had everything we needed and loved the character of the building. It had a medieval feel to it also. The log burner was lovely, very cosy. We were located in a very remote area with a stunning river just outside the front, which made it feel special. My dog also loved the walks around the village! Just perfect and magical. We will definitely return :)

  • "Despite some worrying reviews by previous occupants, we had a wonderful stay at Prospect Cottage."

    The interior is quirky and rustic which suited us but I know this is not to everyone’s taste. It is a ‘cottage’ so it comes with low ceiling heights in places. It was the perfect pre-Christmas stay; really clean and warm, comfortable beds and sofa and a fantastic wood burner. A couple of things to note- the kitchen taps require new washers, the wooden sink needs replacing and there are a couple of dodgy floorboards in the main bedroom - it would then be perfect. I would thoroughly recommend this property and hope to be back again.

  • "Gorgeous, cozy, characterful cottage in a great location."

    Overall we had a wonderful week. Would very happily recommend with following caveats. Directions: useless. Put yourself in a stranger’s shoes, arriving in the dark and rain in November after a 5 hour drive. I saw from the reviews that many have struggled but still not acted on. Key fob: no indication where this was positioned, they are usually by the front door. Really stressful searching for it in the dark, wondering whether we’d have to find somewhere else to stay for the night. Cleaning: came across dirty cotton ball, very nasty, on bedroom floor, also used make up brush, and plastic bottle top under lounge table. Superficial Lighting: what’s going on with that?? The lounge is uncomfortably gloomy but doesn’t need to be. We bought a lightbulb to fit in the ONE table lamp (which we hope you’ve left for future guests). Bulbs missing/faulty in area with washing machine. Lighting odd throughout. Two bedroom table lamps but only one reached a plug… No instructions re bin or recycling. There was already rubbish in the bin by the gate. We ended up throwing our recycling in there too. Garden: beautiful but neglected. Black bin liners of garden waste piled up in garden by gate… Easily the most beautiful bathroom I’ve ever been in. Possibly one of my favourite rooms ever. But the sealant around the bath is completely black, allowing water through and dripping into the kitchen. Kitchen ceiling is damaged as this issue has been going on some time. Packing tips and arrival instructions are mostly about Covid. Need updating. Cottage is oozing with character. Would have loved some details of its history. As well as general house details eg hours heating and hot water are set - basics. Could easily be improved. Nevertheless, thank you as we had a lovely time. And thank you for being dog friendly.

  • "Directions to property completely misleading and needed a local shop keeper to point us to the cottage ."

    Approach leading to the cottage behind Village Inn was hazardous and overcrowded with items including a washing machine blocking path. The garden area and paths were well lit but despite hand rails the slope up to the cottage was covered in slimy mildew which made it very slippery. Garden refuse still there from previous guests . See previous feedback. Cleanliness of general facilities good , but deep clean is required. Long standing dust and cobwebs it needs a thorough deep clean . Light fittings and in particular the toilet brushes and holders were disgusting. Issues with hot water and boiler temperamental . Good points Location fabulous, sea views, comfortable bed , kitchen facilities good Downstairs bathroom cold and shower better for taller people. Floor boards around the property need attending to.

  • "We had a very comfortable 2 weeks in this charming old cottage."

    We particularly liked the bedrooms as lovely sea view and comfortable beds. The cottage is very well equipped. A welcome booklet with more information about the surrounding area, where to park, recycling bin info and the history of the cottage would have been a nice addition. The garden and garden furniture does need a little TLC but very dog friendly as has a gate. We enjoyed sitting outside on sunny mornings. A great base if you are a walker and want to explore all that Exmoor and the surrounding area has to offer. Lynmouth and Lynton are beautiful and you definitely won't get bored with the shops, cafes, pubs, local walks, mini golf and the railway that takes you up the hill. Much appreciated when you don't want to walk up the hill.

  • "This is a beautiful, rustic, character cottage near the sea and is very clean and well furnished/resourced."

    We spent a very happy week here. However, although it was very good we have not given 5 stars due to the garden. On the website we are told there are 2 outdoor seating areas and a garden. When we arrived the garden was totally overgrown and neglected. The weather was extremely hot (heatwave) and we wanted to sit outdoors. One seating area had a green metal table and chairs which desperately needed a paint and clean and the ground beneath was covered in dead leaves and weeds. The other seating area was almost knee deep in large dead leaves which have obviously been there since last autumn as the lower layers have composted. The glass table top was broken. We found it very depressing. In fact, so depressing that I actually bought a roll of black bin liners and cleared the layers of dead leaves and then weeded the gravel area. I filled 7 large bin bags with leaves and another bin bag with weeds. Also, the wooden floorboard as you go into the main bedroom is broken. Fortunately my husband and I are not very heavy but someone heavier than us could easily put their foot through it. We had to carefully step over it every time we went in and out through the door. If the floorboard were to be fixed and a gardener employed then we would give Prospect Cottage 5 stars!

  • "As experienced holiday property goers we were unusually disappointed."

    Quite dark and dingy (poor internal lighting) No smart TV Garden was not unlike a refuse site Garden furniture was dirty and unsafe (coffee table should be disposed of immediately) Garden sofa unsafe Floorboards require cleaning and renewal Very bad smell of damp Very bad smell of damp when lifting cup or glass to mouth following full clean of same Really useless instructions on how to access the property (interesting how almost every review mentions this but no action is taken) if it’s helpful please add the following advice to future users “property can be found off ‘Granny lane’ up a small incline’ No information on local attractions or places of interest No book to review the stay Property has huge potential but needs an enthusiastic and interested owner who cares Sorry to report all this but feel it’s necessary on behalf of others who will be spending lots of money on a holiday where expectations will be high.

  • "This is an absolutely lovely property and in a great location."

    As a gardener, I was itching to get to work in the garden as it was a complete mess and could be beautiful with a bit of TLC but this didn't detract from our stay. We didn't see the note about putting the bin out till after the deadline, so this should be displayed more prominently, I think, as we felt quite bad about it! We'd definitely come back though as it was great, thank you!

  • "The property had the air of being semi abandoned, the approach to the cottage and the garden being a complete mess, the directions were poor and I had to find a local to ask where it was."

    The alley was dirty and crowded with debris from the pub. The cottage is generally nice, quirky, the wooden sink however is awful and impossible to clean. The fridge smelt awful. It would be useful if some washing up liquid could be left in the kitchen. The downstairs shower room was too cold to use, which is unfortunate as one of the party was 6ft 5in and had great difficulty using the upstairs shower which is height restricted. The cottage is tricky for very tall people. The downstairs main room lights fused so we couldn't use these, which made it very dark. Overall not a bad rental but I would not rebook this property.

  • "First impressions were not good."

    Had to get through two gates both barely holding themselves together then into the garden which needs a good tidy up (last autumn’s leaves still on the ground). Once inside the cottage it was clearly obvious it hadn’t been cleaned although cleaners arrived a bit later and changed bed linen and cleaned bathrooms etc. Cottage is comfy enough but needs a deep clean, dust and cobwebs everywhere. A rustic cottage is one thing, a dirty cottage is another. Facilities passable but could have done with some more teaspoons (only one provided) and some decent coat hangers. Also, as a pets welcome cottage a water bowl would have been useful.
