  • "We had a great stay in Muddykins cottage."

    We had a week where we re-visited the old haunts from our past visits to North Devon and a few new ones. The cottage was ideally located close to all of our favourite places such as Saunton, Croyde/Baggy Point, Lynmouth/Watersmeet, Appledore, Westward Ho! and we enjoyed our first visit to Crow Point. The cottage is very comfortable, has a bright lounge with comfy sofas and a view of the hill opposite (where we saw a herd of deer). All the rooms were nicely furnished and had everything we needed. The garden was great and we spent plenty of time in there reading and relaxing when the weather permitted. Overall it was a great place stay

  • "The cottage is beautiful even though the steps are steep, it keeps you fit."

    The atmosphere is so peaceful, the views are breathtaking and would go back again and again if I could. This was our third time of staying there and are hopefully going to book the cottage again next year. Lovely lovely stay.

    PS Don’t be put off by the number steps, we are in our 70s and manage them it’s definitely worth the effort.

  • "We found the cottage to be very clean, peaceful, quaint and very well equipped."

    It was a great "away from it all" sort of location and surroundings. The outdoor space was great with lots of different areas to sit in and enjoy the wildlife. Our only comment would be that with such a lot of outdoor space a BBQ would have been a welcome addition. We would definitely recommend the cottage, and hope to return there in the future.

  • "An overall amazing holiday."

    Muddykins is the perfect cottage, garden is a lovely place to relax. Saw a Honey Buzzard and Pipit!! Stunning places to visit close by and we were very lucky to have such great weather.

  • "Cottage was lovely and comfortable with beautiful gardens."

    We were just one couple with one big car but if there were two couples staying both with big cars parking could be a problem. The parking spaces are not quite big enough for two big cars and there is no alternative parking nearby.

The parking is somewhat limited, however, there is room for two cars as long as each driver is considerate of the space available.   • "I would highly recommend this beautiful cottage, it provides every comfort you could want on a holiday."

    The beds are so comfy. Everything is spotlessly clean and has so many little extras in the kitchen that we haven’t had before in a holiday let, which makes it so much easier. There was a Devon cream tea waiting for us on arrival. Sarah from the new management team is very friendly and helpful if you have any queries. The garden is enclosed and it’s very enjoyable to have outdoor lunches, coffee etc. there are gaps though in which your dog can get through as we found out with our inquisitive doggy, so please be cautious. Thank you to the team that work so hard to make the cottage such a beautiful tranquil holiday.

  • "Delightful cottage, well equipped - only minor point was that a few more towels would have been helpful."

    But owner was excellent, and proactive in comms especially given a slight plumbing issue on day one - quickly and efficiently rectified. Would recommend, although probably not to those with mobility issues as there are 30+ uneven (and fairly steep) steps to have to negotiate from parking the car to reach the cottage. Thank you Joanna (and Gary).

    When I booked I saw the fact that there were steps up to the cottage, did not expect to find a lot of quite steep steps. My advice would be if you have any sort of knee or hip problems this is not the place for you . If you like a challenge and you are fit and healthy get it booked, you wont regret it. ( we are in our middle 60s )

  • "Beautiful cottage with lovely gardens."

    Our schnauzer loved to wander round the gardens whilst being safe and secure. As the weather was good we ate outside all the time. Maybe just one thing - the oven could do with a clean, but apart from that we really enjoyed our stay there.

    It was a central place for Barnstaple and the beaches. Thank you for letting us take our dogs. They loved the area too. Would definitely go back again, very relaxing, the week was not long enough! Didn't want to leave.

The property

Barnstaple 3.5 miles: A characterful, detached bungalow sat in a beautiful valley location near the town of Barnstaple in Devon .

The magnificent 360 degree valley view is achieved because there are many winding steps up to the property, please take this in to consideration. With the comfortable living areas and prime location, this is the ideal cottage for friends or couples to come and enjoy a break away from the hustle and bustle.

You enter the property via a hallway, which leads you into the bright and airy living dining room, set with cosy sofas, dining furniture, a FreeSat TV and a stunning woodburning stove, a great spot to put your feet up and relax.

Across the hall are the two bedrooms, both with comfortable beds and plenty of storage to make you feel at home.

The kitchen is at the end of the hall and is wonderfully furnished with oak fixtures and fittings and all of the appliances you will need whilst you're here at Muddykins Cottage.

When the sun comes out, take your pick of the several sitting areas that come with the cottage, sit and take in the outstanding views that are on offer.

Muddykins Cottage is on the edge of a Dark Sky Reserve area, Exmoor, which is the largest in Europe where it is possible to see stars more clearly because there is less light pollution.

The property comes in a rather secluded spot, with the nearest well-stocked town being Barnstaple, it offers a great range of amenities as well as a river, shopping centre, cinema and a choice of parks to enjoy.

If you fancy a trip to the beach, Saunton Sands is within driving distance, a beautiful stretch of sand.

Barnstaple enjoys a superb location at the mouth of the Taw Estuary, on the spectacular North Devon coastline between Westward Ho! and Croyde and is a short drive from the Exmoor National Park. Barnstaple is a busy traditional Devon coastal town with a pannier market, shops, restaurants and bars, along with two fabulous sandy beaches, which are popular with surfers and families. The town is renowned for its floral displays having won a Britain in Bloom award and flowers are found around every corner of the town in the most unusual places. Barnstaple lies at the end of the magnificent Tarka line railway journey, which takes you through the spectacular North Devon countryside of wooded river valleys, rugged moorland and a stretch of coastline, plus close by is the picture postcard coastal village of Clovelly. A combination of numerous long sandy beaches and family attractions makes Barnstaple a desirable holiday destination.
