"A lovely well equipped cottage, in a quiet location, with a nice selection of books and board games to use."
Enjoyed feeding the alpacas with Sam, and some lovely walks around the area.
"Quiet and very comfortable accommodation for 6 people."
Excellent facilities and friendly staff .Good location to access Plymouth , Torquay, Exeter and local beaches. Guests need to access property via narrow tracks so could prove challenging for some drivers.
Thank you for your comments. We’re glad you liked Brook Cottage. I should just point out that, while there are some bridle and other tracks near the cottage, the access route is via tarmacked roads rather than “tracks”. These lanes are regularly used by cars of all different types and sizes, oil and refuse lorries and supermarket delivery vans. Property Owner
"The cottage was in a beautiful setting and was a lovely base for our family holiday."
Plenty of beaches and things to do only a short drive away. Visiting and feeding the llamas was wonderful too.
"Accommodation is perfect, everything you need is provided."
Garden is so peaceful & views are fab!
"Very comfortable and spacious holiday accommodation."
We loved the garden and stream, with views of the herd of alpacas. The Ship in Noss Mayo was so good we ate there 3 times in the week, and found the walk wasn't too strenuous despite the gradual hill back.
"Excellent clean and comfortable cottage."
We will definitely consider it again, for future trips to Devon.
"We had a lovely stay over Christmas at Brook Cottage."
The house is spacious, well-equipped and very comfortable. The sight of the Christmas tree in the sitting room was a delightful surprise! Thank you.
"Brook Cottage was very comfortable and well equipped."
A good base if you need a quite retreat. All the staff were very friendly and helpful, and the kids really enjoyed seeing and feeding the animals.
"Lovely cottage with well equipped kitchen and comfortable beds."
Spacious garden that we didn't get to make the most of in October but I imagine would be lovely in the summer. The route to the cottage is via narrow lanes but we managed fine in a VW camper van and met very few cars. Parking was also sufficient for a van. Location was great for coastal walks.
"Our party of 5 all loved the cottage & it's beautiful surroundings."
It is remote & serviced by narrow lanes as described, which can be daunting at first but got used to them, you just need to slow down & be prepared to reverse when required! This remoteness means no passing traffic & this makes it a little sanctuary with almost only the sounds of nature. The cottage was very spacious, in very good order & very well equipped. The parking for the 2nd car wasn't the best as the garage is tight to get a car in & out of but in the big picture it's not a showstopper. There are 3 great beaches nearby (Wembury, Mothecombe & Bigbury) all worth a visit and lending time at.
"The cottage is lovely, very comfortable with everything you could possibly want and we were 3 couples and 3 babies."
The garden is great, the chickens and Alpacas are fun and the valley beautiful. Matt, who looks after the place is brilliant, nothing is too much trouble. It was perfect for us. It is a bit out of the way but once you have got used to the roads (they are narrow) it was not a problem. The nearby beaches are stunning, we were lucky with the weather and manage to spend most of our time on them. The Ship Inn in Noss Mayo is also worth a visit (even with 3 babies!)
"I would not recommend this property as it was extremely hard to find ."
We had to reverse up two lanes twice about 400 mtr . As the lanes to the cottage are not passable. We found this very nerve racking and as such we did not drive out the whole week and had to walk everywhere . The most annoying part was the Sat Nav route is a road that makes the drive very simple and could be easily usable with some attention . We did no see the hosts at all the only contact we had was from there very nice grounds men. In the cottage at least three cereal bowls were badly chipped and two plates.
We are very sorry you had trouble with the Devon lanes. However, there are frequent passing places and many people who live in and travel to our beautiful and tranquil hamlet do manage them daily without any problem, including regular supermarket delivery vans. Thank you for bringing the chipped crockery to our attention. Property Owner
"The cottage was exceptional, very comfortable, clean and very well equipped."
The setting of the cottage is idyllic with rolling hills behind, lovely garden and brook running through in a very peaceful location.
"Wonderful little cottage very picturesque and peaceful."
"We had a lovely stay at the Brook Cottage."
The owners left us a bottle of wine and fresh eggs fron the farm as a welcome treat. The cottage is a true gem, it’s spacious, cosy and has a beautiful garden at the back with a babbling brook. The fireplace was a big plus. The location is secluded and very idyllic, surrounded by the infinitely green rolling hills and is in close proximity to the coast and the walking paths. We enjoyed every aspect of our stay there and would like to return in the near future.
"Excellent as always"
"The property is remotely located in beautiful countryside but initally somewhat challenging approach roads."
However as the week progressed the travelling became more familiar and easier. The property was immaculately presented and extremely well equiped and very comfortable. The courtyard, brook and garden beyond were a delight, just a shame the weather didn't encourage their use. The owners and support staff were extremely pleasant and helpful. Feeding the Alpacas and Chickens was great fun for the whole family. Highly recommend.
"It was a lovely cottage, in a beautiful part of the Devon countryside."
Peaceful, and relaxing with access to the coast via walks, or car and close to other places to visit. Nice and spacious cottage with a lovely sized garden. Great to see the free range chickens wandering, and also all the alpacas in the fields. Matt was very helpful, giving directions for walks, and letting us know he was there if needed, but not intrusive. Most roads were typical for the area, narrowish, but plenty of passing points, and no stress from other drivers. It is worth knowing that the location of the cottage does require travel down some very narrow single track roads, some cars may find them a challenge, we managed fairly well in my Nissan Juke. They do tell you one of the two possibles route in is only suited to 4x4 vehicles, which we avoided due the their advice.
"We had the most wonderful two week stay at Brook Cottage."
It suited our needs perfectly (two children under 6; a grandparent and parents). The cottage was clean and spacious and had a well equipped kitchen. The site contacts were quick to respond and helpful if we had any queries. One of the team took his time with us feeding the alpacas and chickens (which was definitely a highlight for our children). There were lots of lovely and varied places to visit - beaches, towns, walks and other attractions to visit. We really did love our holiday and didn't want to leave!
"Brook cottage was the perfect holiday home for us."
We enjoyed everything about our stay here and would happily return.
"Excellent accommodation with some great countryside, beaches etc around."
Will come back. Be aware of very narrow lanes though (which you do learn to manage) plus side of that is peace and quiet plus wildlife
"We enjoyed our holiday at Brook Cottage very much."
The farm is delightful and we enjoyed the peace and quiet enormously as well as watching the alpacas and free range chickens. The house is spacious, well equipped and very well maintained and a beautiful setting. We enjoyed walking to the coast path and Stoke beach which is really lovely, and saw many butterflies and birds throughout our stay as we were very fortunate with good weather on most days. Wembury was wonderful for rock pools. We arranged an Asda delivery which worked out really well and meant we didn't have to go shopping at all. Thank you so much for a wonderful holiday.
"Brook Cottage was as described, 5-star accommodation set in the beautiful countryside of South Devon."
The directions provided by the owner were excellent and it wasn’t difficult to find, although some of the lanes to access it were quite small and, for us at least, it was a drive rather than walk to the beach, these were also easily located. Our favourite beach in the Hams is Bigbury on Sea which took us between 25-35 minutes but armed with a picnic and beach chairs/swimwear we spent two (different) days there. Parking is quite expensive (£12/day) but if you go equipped you don’t need to spend anything else other than ice creams. Mothecombe was lovely though at least a 5-minute walk down - if you’re not fit (and I am not!) then you can at the very least double that on the way back as the steep lanes were quite hard - if you’re fit (like my teenagers) then you won’t notice it so much. Hope Cove was another great visit and there are two or three lovely pubs serving food, a small car park and fantastic views and coastal walks. We were lucky with the weather and had a wonderful week away with the family, made all the more pleasant by returning to such a beautiful cottage. We will be back
"The cottage is lovely however you are absolutely isolated and can't get anywhere without a car if you do walk you have to walk in the road and they are narrow ."
finding the cottage was very hard and the roads were very bumpy and narrow keep having to reverse for other cars to come down
"We had a fantastic time and the children absolutely adored the chickens and alpacas!"
we even got to walk into their field when it was feeding time. Only criticism is the narrow roads but this is to be expected with its location.
"Brook Cottage is a lovely place to stay but you need to be good walkers to enjoy it at its best."
If you don’t have a four wheel drive vehicle it takes a while to drive out of Pool Mill. It was good to have a garden for the children to run in and feed the alpacas.
"Brilliant as ever love Brook Cottage."
Our visit was our fifth time!
"For us this secluded corner of heaven exactly matched our dreams."
for others dreams may differ
"The accommodation was first class and our host Sally was very helpful."
I couldn't fault the location either. The surrounding area is stunning, if you like the great outdoors you will be in your element here. I recommend The Ship in Noss Mayo, first class gastro pub overlooking the creek.
"Best equipped cottage we have stayed in."
"Staff didn't seem as knowledgeable as in previous years on several matters including taking payment."
Helpful Holidays website is less user friendly than in previous years. We like to use Helpful Holidays as it is a family owned company that (had) extremely knowledgable, friendly staff. I don't know what's happened. It's a shame.
"We absolutely loved Brook cottage and we really enjoyed our stay."
It certainly is a hidden gem with superb surroundings. The very narrow lanes took a bit of getting used to though. We really loved exploring the area all around and will definitely visit again.
"Excellent property location hidden away to be completely relaxed, but close enough to villages and towns if required."
"We had an idyllic week in a beautiful cottage and felt very fortunate to have the chance to stay there."

Beside a glass balustrade, open tread stairs lead you down to the lofty sitting room with country-style wood burning stove and doors to open to the terrace.
The three comfortable bedrooms are spread across two levels, with an en suite twin on the ground floor and an en suite double and a twin with beams on the upper floor.
Your outdoor terrace has a table and chairs for sunny meals and if you head through a gate and over a little bridge across a stream you will discover an enclosed garden with a lawn sheltered by trees and tranquil views across meadows enjoyed by hens and alpacas.
If you would like to help feed the alpacas, there are opportunities sometimes and you can even buy an alpaca scarf as a souvenir.

About the location
Plymouth 8 miles.
A tranquil, picturesque village in the South Hams area of Devon, on a bend of the River Yealm leading up from the South Devon coast (1 mile). The perfect haven for sailors, for those who love messing about near water and for those who appreciate stunning and civilised countryside. There is a local butcher, chemist, post office and grocer in Newton Ferrers and an organic farm shop just two miles away. The village pub, with fantastic views across the water towards Noss Mayo and the creek, serves good food and drink. The area is blessed with many walks that meander along the waterside and across the fields, while to the north Dartmoor's high tors and open spaces beckon those who love wild country. The city of Plymouth with its shops, Marine Aquarium and Barbican quayside area is just 8 miles away while beautiful Totnes with its 'alternative' view on life is a must. If the beach rather than boats is what you seek, you won't do better than the beautiful sands at Mothecombe and Bigbury just a few miles down the road. Both are accessible by road or boat from Newton Ferrers. There are a number of excellent golf courses nearby.
