    “Great location, great property, but needs attention”

    Our family has recently spent a week at this fabulous property. It was our first family get together in 10 years and we were very excited to arrive at the property and start enjoying all that Noss Mayo has to offer. The actual property and layout was perfect for a big family get together, the upstairs Lounge and dining area with the spectacular views from the balcony was everything that is shown in the photos. The setting really is perfect. The house has clearly been well used by holiday makers and parts of the property are in need of a deep clean and decorating. My family stayed in the large room above the garage, with the single bed in a seperate room it was perfect for us. Our en suite was large. The bathroom was in need of attention, their is mould around the bath and shower screen, cobwebs on ceilings etc. There were plenty of towels and bedding was clean, although our double bed didn't have a mattress protector on under of bed sheet. None of the bedrooms had wardrobes and hanging space for clothes is limited. On arrival at the property we had an issue with 2 things, both of which turned out okay (ish) but I feel after paying £4200 for a weeks holiday need addressing. The large wheelie bin on the drive was over flowing with rubbish and after raising concerns with the owner we were informed that rubbish is a delicate subjectt, with bin collection being hit or miss. We insisted that is needed emptying before our week commenced as a family of 14, we would need somewhere to put our rubbish. A man arrived the next day and took some of the rubbish away, the rest my husband jumped up and down on in the skip so we had more room. Recycling is non exsistant, apart from a bottle bank by the tennis courts, but nowhere for plastic and cardboard at all. The other issue was the most awful smell in the upstairs bedrooms, it knocked us all for six as we first explored the house, it smelt so bad we were concerned nobody would be able to sleep up there. We spoke to the owner as we were concerned what was the cause of it, the upstairs carpets were wet and we had found bedding. In the outside bin including a quilt and sheets, we suspected a poorly guest may of been the cause. The owner mentioned the drains and reassured us the wet carpets was a result of a spillage being cleaned up. After the rooms were well aired and bathrooms used the smell did fade. However, this initial first impression didn't live up to our expectations and having stayed in holiday cottages many times before it lacked the wow factor we were expecting. We took our well behaved non moulting cockerpoo with us as the house is marketed at dog friendly. However it then became clear that it really isn't that dog friendly at all as the owner requested the dog stay in the garage for the majority of the time! I wouldn't leave my dog in the garage at home and certainly wasn't happy to leave him in the garage in a strange house. In my opinion the garage was a hazardous area to leave a dog unsupervised, there was equipment everywhere, including rubbish that wouldn't fit into the bin outside, a boat and bat droppings (guano) all down one side of the garage that clearly hadn't been cleaned up for a long time. Definately not a place to safely leave a dog. The house is so dog friendly with wood floors throughout the main living areas I don't understand the need for the dog to stay in the garage. I must emphasise we had a great holiday in this property, I just feel it deserves a true review and hopefully the points will be addressed by the owner to ensure future occupants do get that wow factor this house deserves.

The property

This magnificent detached house is located right on the waterfront opposite the Ship Inn in Noss Mayo.

With a stylish contemporary interior and accommodation rambling over three levels, it is a fantastic place to gather with family or friends.

Head up the steps to the hall and you will find stairs to the upper two floors, with the bonus of a fabulous open plan living space on each floor, both with time wasting views across the river from plenty of windows.

These are lovely spaces to socialise and chill out, with smartly equipped kitchens and dining tables.

The eight bedrooms also ramble over three levels.

You can step out onto balconies facing the water to watch boats pass by, or light up the barbecue and enjoy alfresco suppers in the little garden beside the creek.

For activity on dry land, head to the village tennis courts and playing field or walk the National Trust woodland.

You can catch a foot ferry to a lovely coastal walk to the beach at Wembury, or Mothecombe beach is a stunning place to visit and has starred in several movies.

At the end of the day, head to the waterside inns in the village for some welcome refreshment.

Newton Ferrers 1 mile; Plymouth 10 miles

The tiny, pretty village of Noss Mayo is hidden away on the southern bank of the Yealm Estuary and is home to two good pubs. Across the water is the larger village of Newton Ferrers, and you can get between the two villages by a causeway at low tide and a seasonal ferry that operates a triangular route and calls in at the SW Coastal Path, Noss Mayo and Newton Ferrers. Newton Ferrers has a local butcher, chemist and Post Office. The village pub has fantastic views across the water towards Noss Mayo and the creek. The area is blessed with many walks that meander along the waterside and across the fields, while to the north Dartmoor's high tors and open spaces beckon those who love wild country. The city of Plymouth with its shops, Marine Aquarium and Barbican quayside area is just 10 miles away.
