    The log burner was made up ready to light along with extra logs. Fab views and short walks to the two pubs open in the village. We had a fab time thanks Kate.

    The views from the cottage were beautiful and the location brilliant - there were nice walks on our doorstep (our dog especially loved that!) and we also had the option to hop on the train from the village and enjoy scenic train journeys to a number of places. We had a perfect long weekend and will definitely be returning!

    A beautiful cottage with incredible views over the estuary. Loved the decor and attention to detail, very relaxing to spend time in and hard to leave! Sitting outside in the courtyard with a drink at the end of the day watching the sunset and ever-changing water was a real highlight. The village is very pretty with easy access to Exeter, great to visit nearby Dart Farm for breakfast too! Will definitely be returning to the peace and tranquility of this lovely location.

  • "The cottage was amazing, wonderful views of the estuary, clean comfortable and exactually as advertised."

    Communication with the owner was excellent. The parking was close by and well used by holiday makers and residents, limited spaces however we managed to find a spot and felt the car was safe. The train station was near by for day trips, the village had convenience store and coffee shops along public houses. Would not hesitate to recommend this little gem as the perfect holiday cottage, especially for those who like a quiet and relaxing holiday.

  • "Fantastic location and cottage was spotlessly clean."

    Absolutely no issues with the property although the stairs might be a little challenging for anyone with a disability and the outside space was a little restricted. Transport links from Lympstone to towns and villages around the estuary are first class. Nice touches on arrival - flowers, wine and chocolates. Thank you, Kate. Thoroughly enjoyed our week and even Storm Neo didn't stop us from getting out and about.

  • "We loved our stay at No."

    1 The Quay. Decor in such good taste, nothing was shoddy or cheap, everything you went to use, whether towels, electrical or kitchen equipment you knew would work and be nice to handle. Communication with Kate both before and during our stay was easy and one felt she wanted us to be comfortable and enjoy our stay. There was no mention that there is no dishwasher - easy to see why as space is tight but perhaps should have been on listings. The view is, of course, the main star, how fab to be able to put our telescope up just in front of the front door and see such a variety of birdlife.

Beautifully presented through your, immaculately clean, fantastic communications and, of course, the most incredible water-side location that you could imagine- constantly changing with bird-life and boats and the most beautiful light. All 3 village pubs are worth a visit, Susannah’s tea room is lovely, and we loved cycling the estuary trail from Topsham at Dart’s Farm to/from Exmouth.   • "We enjoyed our week spent in 1 Quay Lane."

    The location was excellent for watching wading birds as the tides ebbed and flowed just feet away from the front door. The cottage had everything you need including a log burning stove in the lounge, a small but perfectly functional kitchen and two bedrooms on first and second floors. There is no parking at the cottage so you have to unload when possible about 30m away and then leave your car in the village car park around 300m away - a permit was organised by the owner for this. We mainly explored on foot via the Exe Valley trail or using the excellent train connection which runs every 30 minutes. Nice pubs and tearoom.  A very relaxing bolt hole.

    1 The Quay was fabulous from start to finish. A great location! The cottage itself is beautiful and very clean. It has a comfortable bed, nice hot shower and lovely smelling towels. The extra special touches such as fresh flowers on the table, wine, biscuits and dog treats were greatly received! For any fellow dog owners, our spaniel Nelly made herself right at home! The downstairs is all hard flooring, so easy to keep clean after a walk. A hose is provided outside and easy to access. If your dog is a little fussy about toileting like ours, there’s a grassed area near the car park, a very short walk from the cottage. Thank you Kate for a wonderful stay. We will 100% be back again!     The only disappointment was the bed on top floor not being very comfortable, it was very hard for our liking.

When selecting the beds we decided on soft and firm mattresses, giving our guests a choice. Coincidentally our guests that stayed the previous week requested the manufacturing details to buy their own!   • "This sweet little cottage is a bit of Devonian perfection!"

    We had an absolutely brilliant time in this charming house situated in lovely Lympstone village. The house was extremely clean and well-kitted out with everything I needed. The best part was the view - an unencumbered view of Lympstone Harbour perfectly situated for the sunset. The owner couldn't have been more helpful or kind with recommendations and help. My children and I loved it and will be back.

  • "This was a beautifully kept cottage and a comfortable place for a relaxing break."

    The position of the cottage meant there was no passing traffic and has beautiful estuary views with just a few steps down onto the pebble beach. There were pubs producing a good menu and a cafe offering delicious snacks within easy walking distance. The local shop/Post Office was well stocked and were cheerful and helpful. The lovely cottage owner was easily contactable for any queries. After exploring the picturesque lanes winding through the village there were lovely walks along the coast whilst watching the wildlife. This wasn't our first visit and certainly won't be our last.

  • "Idyllic location (waking up in the morning to an estuary view a highlight) and a cottage you could happily spend all day in (the top bedroom/sitting area is a magnificent spot to sit at any time) or explore either side of the Exe."

    Avoid Exeter like the plague! Lympstone is a gem with quirky lanes (there are cobbles!) and hidden corners, the Globe’s Sunday lunch a happy meal, the local shop well stocked if you don’t want to take the short trek to the Dart Farm Shop (a bit up itself!) and the cafe (Suzanne’s) served a wonderful bacon/sausage bap. Ten minutes and you’re in Topsham which is another place to spend a deal of time.

    The accommodation was excellent – neat, elegant and cosy – and we really appreciated the owner's helpful instructions, information and welcome treats! The view across the River Exe estuary was stunning and made the whole place feel truly special. With the high tide rising right up beside the front wall, we looked out of our bedroom window every morning and it was as if we were in an ark. The village is a very pretty place, everyone very friendly and helpful. Fantastic walks on the local beaches and East Devon coastline. Highly recommend this cottage. Five stars!

    Everything was in very good order and spotlessly clean plus of course the location was amazing. The owner, Kate, provided very useful additional information for the holiday and made us feel very welcome. It is a place we are seriously considering returning to. Lympstone itself is a very nice location with shop, cafe and pubs and very easy to travel around from, either by foot, train or car. There is only one negative and that is the parking within Lympstone is somewhat limited and the public car park was full on a number of occasions overnight... in September!     Despite a week of terrible weather, we had a great holiday. Highlights included watching stormy high tides and listening to howling wind and rain... all from our cosy vantage point! The cottage has everything you might need for a relaxing holiday and Kate left us some hugely appreciated, and unexpected treats as a thoughtful welcome gift. Getting around Lympstone and the surrounding area is easy both by public transport and by car and we had a great week dodging showers (aftermath of Storm Dennis!) and visiting this beautiful part of East Devin. We would have no hesitation in staying at 1, The Quay again and can’t recommend it highly enough.

  • "What a gem of a cottage, so delightfully appointed and so very welcoming."

    Our host ensured are arrival would be the perfect start to the holiday. Even on a grey November day the house was warm and comfortable, with incredible views accross the estuary. It is a unique and welcoming cottage with everything one neds for that break from the pace of modern life - yet with both Exmouth and Exeter on the doorstep. Wonderful to watch the ever-changing vista from the windows, with the ebb and flow of the tide up the estuary. To wake to the call of the Curlew, now-rare in England, to draw back the curtains and see him standing silhouetted on the shoreline, with a host of scurrying Turnstones, Sandpipers and other wading birds, feeding in the shingle and the seaweed, with Brent Geese bobbing on the water! We found a corner of Paradise here - a cottage with every comfort and an area of water, great walks plus towns with history and a cathedral. What more could you want! A holiday we will long remember

  • "1 The Quay is a gorgeous cottage in a stunning location."

    It has been very thoughtfully renovated and everything is done to a very high standard. We stayed here with four adults and it contained all of us with comfortable seating in the living room and a great dining area for all four. The two bedrooms are lovely with the one on the first floor having spectacular views over the river. The one on the top floor has a nice sitting area which also looks out towards the river. This gives you some privacy should you need some alone time :) The best thing about the cottage is the wonderful host Kate who could not have been kinder to us. We would highly recommend this place for a holiday any time of year and we will be looking to stay again ourselves.

  • "One of the most comfortable and best equipped cottages we have stayed in."

    A welcome package with a card from the owner was a lovely touch too. The village shop/post office was well stocked and eateries in the village were very welcoming. Exploring the village along the many pathways between the cottages before easy walking along the coastal walkway made for a relaxing break. There were quiet areas with seats to sit in the sun overlooking the estuary or even the coffee shop with a delicious snack. A single-track train ran along the coast from the village so there was no real need to even move the car. What else could you ask for?

    Village is good - pubs, tea room, shop and most important for us a train station with regular trains to Exeter or Exmouth. The cottage is lovely and like something out of a TV ad, everything we needed was there including toys for our grandson. Chairs situated so you can see the view were appreciated.

    The home was extremely well equipped and comfortable. We loved the little front yard where we watched sunsets and the kids were able to enjoy the shore area with their cousins. Thanks Kate for making this such a lovely week's vacation!

  • "This was our second year running at the cottage and it was just as amazing as last year!"

    If you're looking for a holiday with the 'wow' factor then this really is it, The views over the harbour, the tides, the estuary birds, the boats - all superb. Added to that is the beautifully clean cottage with it's tasteful colour themes, artworks and whitewashed wooden floors. Utterly charming. Lympstone itself is also a hidden gem with lovely pubs, a shop and cafe all in easy walking distance and train links to Exmouth, Topsham, Exeter and the other side of the river. Hoping to make it back next year and would also love to visit in the colder months to try out the woodburner!

  • "The cottage is in an excellent position right on the waters edge."

    It is very well equipped and was immaculately clean upon our arrival. It is decorated to a high standard. Communication with the owner was very positive in the run up to our arrival and useful information was provided with regards to parking and the local area as well as our preference for the beds being made up etc. Unfortunately we had one major issues with this cottage. Every night at about 10pm the lounge became infested with what we have been told are ‘Sand Hoppers’. 30+ would take over the lounge crawling around and jumping if you go near them. They would not only crawl over the floor but also up on to the sofa etc. This meant that the lounge could not be used in the evenings and every morning all of the now dead ‘Sand Hoppers’ (again 30+) required removing. Full photographic and video evidence is available. We have been informed by the owner via Sykes that they are well aware of this issues and it is due to the properties close proximity to the beach however I feel this should be mentioned in the advert as I would definitely not have booked this cottage. It is also completely unsuitable for someone with a dog as it states very clearly that it would have to stay downstairs in the lounge at all times meaning it would be completely overrun by the bugs. In summary a great cottage in an idiic locations however our break was completely spoilt by these ‘Sand Hoppers’. We were refunded £50 as a gesture of goodwill which I feel is pitiful against the near £1400 cost of the cottage in the height of summer. Clarity of the issue is required in the holiday property description so people can make an informed decision on if it is still suitable for their requirements. **** Owners response: I am sincerely sorry for your experience with 'Sand Hoppers' during your stay at our cottage. As a waterside property along with our neighbours we are aware of one or two 'visitors' venturing in late at night in the same way you might see occasional woodlouse or beetles at home. Sand hoppers are common in low lying mild coastal areas and unfortunately due to the phenomenal weather and low tides we have had an unprecedented amount of seaweed washed up on the beach in front of the house. This has lead to much higher numbers of sea creatures on the beach including Sand Hoppers. As a mum of three girls I can understand how this must have made you feel uneasy and I take your comments very seriously. May I assure you that this is not a regular occurrence in our cottage. We would never knowingly put our guests in an uncomfortable situation. We opened our business two years ago and have been lucky enough to have been fully booked ever since, families, couples, groups of friends and dogs, many of whom have made return visits. Prior to us 1 The Quay was open for seventeen years as a holiday cottage. This is the FIRST TIME such an occurrence has been reported to us. The comfort of our guests is paramount. We try to be as welcoming as possible to help our guests make the most of a 'home from home', enjoying the peace of being on the water. If you had brought a dog with you, you would have experienced the same welcome to our four-legged guests with extra treats, towels and rugs. The seaweed is being removed and higher tides are expected but unfortunately this does not help you or the memory of your holiday. I am sorry that you felt you were under-compensated. We have a very good relationship with our holiday company and left this element of your stay in their hands. I hope that you were able to enjoy being by the sea in such exceptional weather and are able to take away some happy memories of your holiday in Devon.

    Kate and Iain have gone to great lengths to make 1 The Quay both comfortable and very attractive. A vase of flowers on the table, along with wine, biscuits and also milk in the fridge was a very nice welcoming touch. Lympstone itself is a very friendly village and it's so easy to get about on foot or by train, down to Exmouth or up to Topsham and Exeter. Only one fault - I don't think a hair dryer's provided - at least I couldn't find one!

  • "We were very fortunate with exceptional weather, the sunsets fantastic and great walks all around the village with our dog, very pet friendly."

    Also the villagers are very friendly. You can park up in the car park and use the train to get most places, buy a weekly ticket and it saves having to pop back daily.
