  • "Fantastic holiday home for a large family."

    This was our second visit and we were extremely pleased with the house and its facilities. The pool and games room were a real plus for the children and kept them occupied on the few rainy periods we encountered. We will be booking again soon.

  • "This is the second time we have stayed here, the 1st was February 2019 for our late brother's 70th birthday then again for our sister's 70th June 2023."

    As the weather was great in June, we did not use the whole house as we sat out on the veranda, plenty of seating. We made use of the pool every day. Plenty for the whole party to do in the games room. The age of our party range from 55 to 95 years old. We would highly recommend that if you want a large family get together in Devon this is the place to go.

  • "This was our most expensive holiday to date but it was worth every penny."

    It had everything and more. Swimming pool and games room were well used and the children had a fantastic time. From our point of view it couldn't be improved. Big thanks to Ty Goswell and all the other staff who help make this a very special holiday place to stay. 100 out of 10 for us (and yes I meant one hundred!) There's lots of space with rooms to escape to if you need some quiet time but it was a lovely week for us 6 adults and 3 grandchildren ages ranged from 4 to 73!

  • "Sandridge Barton exceeded all our expectations."

    The house was magnificent and equipped with everything you could possibly need. The views are stunning. Ty, who looks after the property appeared so quickly and as if by magic to sort out any requests we required. It was my wifes 60th Birthday celebration and we couldn't have wished for a better place to have celebrated her birthday with family and friends. We will definitely be back.

    When you first go down the drive and see the house you say Wow. It is the most expensive property we Have ever stayed in....but well worth it. The pool and games room we're made good use of. Nothing could have been done to make our stay any better.

  • "Wonderful holiday home !"

    The house and grounds were amazing, particularly the pool which was as warm as a bath and was thoroughly enjoyed by all. Such a relaxing house that felt like home, with everything you could need provided. The Estate Manager was incredibly helpful and friendly, even sending someone down to the house within minutes when we had a power cut at night, to check we were ok. Would definitely go back again.

  • "Sandridge Barton is well situated in a very rural setting with beautiful views of the River Dart."

    It is close to local towns and attractions. Torquay, Totnes, Paignton and Brixham are very close. The house is well appointed, having everything that we needed. The furniture and decor are of a high standard and the house is well maintained. Whilst we were only six people staying in a house intended for an occupancy of twelve there was a great deal of room both inside and in the gardens. The large patio is great for outdoor dining. The swimming pool was an added bonus. It appears to be maintained to a high standard and was well used throughout our stay. Overall, a great holiday venue.

  • "The house was simply brilliant."

    Snooker, table-tennis and bar football in the annex was great. The swimming pool was well used and always clean and warm. We all loved it. The location and grounds were amazing, The view of the house and grounds from the river were truly spectacular. The house was clean and well equipped with plenty of cutlery and crockery. The only item we would have liked was a pizza cutter. WiFi and telephone signal wasn’t brilliant especially if more than 2 tried to connect. However it made the kids play together more. Overall it was perfect!

  • "Not sure why I’m hearing from you as Sykes was the agency I booked with."

    However, maybe you own Sykes? A few of us adults independently tried to contact with questions to prepare for our holiday. About arranging food deliveries etc. All relatively simple I would never use a Sykes again. No answer to several emails . Once I paid the money that was it. Worst customer service I have ever experienced. Thankfully we were able to make contact with the caretaker through friends who lived in the area.

  • "A beautiful house in a lovely setting."

    We were celebrating our Golden Wedding with family and had a wonderful time. All enjoyed the pool and games room and there is so much to see and do in the area. We used Emma’s Kitchen in Stoke Gabriel who delivered a lovely meal to the door on my birthday. The family particularly enjoyed crabbing nearby. We would definitely recommend this house and hope to return some day.

  • "Thank you to Charlie for a warm welcome and farewell."

    Also to the cleaning ladies (who do a grand job) as we passed them on our departure. Everyone in the party had a fantastic week. House was very warm, cosy, comfortable and well equipped for everyone to enjoy. We stayed in for meals and shops were very close to hand Aldi and Sainsbury’s with a butchers and village Deli/shop in the village. We struggled to settle in one reception room due to the choices. Relaxing open fires (basket of logs on hand) and rooms to escape to for a quiet moment. The elevated setting and views were amazing to wake up to and we enjoyed many walks to the estuary as well as crabbing! The swimming pool was the highlight of the holiday and was used by all a few times everyday. Even those catching an early morning swim before others, sneaking down the private spiral stairway!! It was good to be provided with pool towels as well. The large snooker table and table tennis were also enjoyed by all. It would be lovely place to stay in the summer (weather permitting) with the added benefit of the outdoor barbecue area, seating and sun loungers to enjoy a glass of wine on the raised patio overlooking the estuary. Maybe next time heh!! Thank you for sharing your wonderful home.

  • "We had a great week with the family, including 4 children aged 6-9yrs."

    The indoor swimming was a real blessing as the weather wasn't great! The children requested we all swim together on the last morning! The games room with table tennis, table football and other toys was well enjoyed and the adjoining Pool table provided entertainment for the older folk. The house was beautifully appointed with spacious accommodation, allowing us all room to hide away when required. The table in the large lounge was a perfect fit for a 1000 pieces of Famous Five jigsaw. You may understand why it was sometimes hard to go outdoors. The estate gave us plenty of scope for exploring locally and we ventured bravely onto the river Dart in a canoe one afternoon. Provisions could be locally sourced at either of 2 helpful village shops, so there was no need to go any further. However, we did enjoy a few hours browsing in Totnes. Our lunches were all foraged at local pubs, cafes and restaurants, where we found the staff kind and helpful without exception.

  • "What a wonderful property."

    We went for a 40th birthday celebration and everything exceeded our expectations. The house was spotlessly clean, well equipped and very comfortable. So many rooms to chill out in and fabulous views across the estuary. The pool was perfect for the whole family and our 2 year old was not far off swimming by the end of the week. The games room was brilliant for adults and children. There is so much to do in this house you need not go anywhere. I would highly recommend this property to anyone, all 10 of us had an amazing time.

  • "Our expectations were high and the house met them in every way."

    It is in a beautiful, peaceful location and is comfortable and well equipped. As city folk, we would have liked the broadband to have been better but we realize that, in the countryside, this is asking a lot. The estate manager, Charlie, was kind and helpful and we all had a wonderful time. We have booked again for next year which is the highest accolade that we can give.

  • "This holiday was to celebrate our brother's 70th Birthday we were a party of 11 no children."

    We were greeted by Charlie (caretaker) and he explain the things which we should know about. On Sunday lunch time the dim-ma switch went on the chandelier over the dinning table, we rang Charlie and within 5 minutes arrived and after that he had an electrician with us straight away. The pool was good for us all and we all had a fantastic week. Everything was 1st glass and we could not have wished for more. The only thing was we had to sort out who had what bedroom, so we numbered the doors and pulled the numbers from the hat, but all bedrooms were great any way. The week went by so quickly and before we knew it was time to pack and leave,, Charlie came down on the morning we were leaving which we thought was nice, as some places we have been we have not had any contact we have let ourself's in and out.

    The facilities were brilliant with the superb indoor pool and the splendid games room. The ground floor rooms were spacious and very pleasant and everything you might ever need was provided in the house/ The only slight criticismwa we had was that some of the beds could have been larger.   • "The house itself was very interesting & user friendly."

    The swimming pool & gamesroom were the centre of activity for the children and the different rooms all allowed us to spread ourselves out at times. It was very well equipped, with plenty of cutlery & crockery for all occasions. The views from the terrace were brilliant - enough reason to come back by itself. Charlie the caretaker, was enormously helpful, from replacing a worn tumble dryer to transporting kayaks to the shore.

  • "This property is outstanding, set in a beautiful part of the world, with beautiful views of the river Dart and fabulous wild life."

    My family and I spent a lovely week here in July, making good use of the pool and the games room on a daily basis. Our party consisted of 10 adults and there was plenty of room to loose each other or just to take time out for yourself. The property was clean, tidy and had everything we needed. This property exceeded expectations and we hope to return in the future.

  • "Booking was easy and quick."

    Key collection details arrived shortly after booking. Fantastic facilities in the house, never a dull moment or as relaxing as you would ever want. Games room and pool are amazing! Breakfast area/Kitchen, Snug, Drawing room, Games room, Sitting room and two outside patios mean plenty of room for quiet time or big enough space for everyone in one place. Close Paignton and Kingswear/Dartmouth, easy access to Exeter. A short walk through the grounds to the Dart River, where it is possible to explore the foreshore and watch the wonderful wildlife. Towels and linen provided, but so were many other basics which self caterers often have to bring themselves. The Caretaker (Charlie) is very helpful, has great local knowledge and is one of the "cottage's" biggest assets.

  • "Charlie the caretaker was very helpful, the website said there were 2 twin bedded rooms which we needed but there was only one but with Charlie’s help and the mattress from the day bed in the annex and extra single bedding we made up a bed on the floor which pleased my grandson so not a major problem but the website needs to be kept up to date, that aside we had a great holiday the house is beautiful the pool, the views, lots of wonderful rooms for everyone well equipped kitchen,we even had a barbecue and the weather stayed good enough to all eat outside."

The property

1½ miles from Stoke Gabriel is Sandridge Barton, a stunning Georgian house with an indoor swimming pool.

Set in its own private grounds above the wide estuary of the beautiful River Dart, this is an excellent family home, ideal for large gatherings.

A quarter of a mile of private drive leads to the house at the bottom of a wooded valley.

Elegant and spacious, the interior rooms are large and filled with light.

You enter through a flagstone-floored entrance hall, off which 2 steps up sophisticated drawing room with a white marble open fireplace and double French windows leading to the terrace overlooking the garden.

A smaller sitting room with TV/DVD/Sky and has comfy seating for six.

Access to the swimming pool through lockable double doors.

The kitchen is magnificent, with a wooden floor and smart appliances it’s well-equipped with everything that you'll need to cater for the whole party - the real heart of the home off which large L shaped dining (table has seating for 12) and snug area with open fire, flagstoned floor comfortable seating for 5, TV/DVD and double doors to patio.

The lower ground floor is where you can entertain your guests, stir up a cocktail in the bar area before eating supper in the formal dining room - perfect for dinner parties.

More stairs lead down to an annexe - not quite as splendid as the rest of the house but certainly as comfortable, with a double bed TV/DVD, en suite bathroom and a little well equipped kitchenette.

On the first floor are five more bedrooms, all gorgeous, though the spacious master double which looks to the river, has a handsome super king-size sleigh bed and a huge en suite bathroom is perhaps the most fabulous with spiral stairs down to the swimming pool..

There are two further double rooms plus a small double (4') and one twin bedrooms, and a bathroom and shower room.

The large indoor heated swimming pool compliments beautifully the Georgian style of the house - columns, animal murals and a large glass domed ceiling cover the mosaic-lined pool.

Two large French windows lead to a pretty terrace overlooking the valley, with plenty of space for lounging.

Outside, the house looks over its enclosed sloping garden, there's a stream and three ponds (unfenced, children beware) and a partly wooded valley beyond, leading down to the river.

You are welcome to walk the estate with its vineyard and beech and oak woods (bluebells), adhering to the Country Code and bearing in mind it is an operational vineyard and farm.

Behind the house is a games barn (table tennis, table football) leading through to a snooker room (full size table).

With so much to do on-site you'll never want to leave, but should you decide to take in some of the local area there is lots to see nearby; the village of Stoke Gabriel is well situated, with three pubs, shops and a restaurant, and slopes down to a little quay - good for crabbing!

There are sandy beaches at Torbay, and the quirky town of Totnes is just four miles away, or you can take a ferry to Dartmouth, or visit the National Trust's Greenway and Coleton Fishacre.

Whatever you choose, you're assured of an unforgettable holiday at this truly marvellous house.

Positioned alongside a picturesque creek of the River Dart in South Devon, Stoke Gabriel is a delightful unspoiled village, a firm favourite for many visitors who come for its beautiful tranquil riverside setting. You need not venture far from the village, with a village pub, children’s play park, an apple orchard, restaurants, tea rooms and local stores.
