Great parking, walking distance from the sea, loads of bathrooms and comfy bedrooms, great amounts of plates, cups etc and loads to do. A fabulous park and mini golf opposite for the kids, good restaurants and places to buy food, we went to the Caves at Beer, the Seaton Tram, walked to Beer and visited Lyme Regis. Victoria was so helpful with suggestions of places to go and lovely touches to the house. We would definitely recommend this house for a big group celebration!

The house is beautiful, so well equipped, tastefully decorated, comfortable and huge and suited the needs of 16 friends and family perfectly. Such a great position too, with the beach just across the road, along with a crazy golf course and a very friendly bowling club. I cannot recommend this house enough, we had gorgeous sunny weather which helped, and our host Victoria couldn’t have been more helpful. We shall return!

Beds all very comfortable with great quality linen and lovely fluffy towels. Though the house is very large and spacious we were down to a group of 4 by our last night but it didn’t feel at all overwhelming yet it had been a fabulous space for the much larger group of us that stayed the 2 evenings before that. Victoria the owner a lovely lady, a great communicator and couldn’t have been more helpful. We strongly recommend this property to anyone considering it

The top floor room and the play park and crazy golf course were great for the kids and local pubs and restaurants were all within an easy walk of the house. The Seaton Park Run along the Esplanade on Saturday morning was a brilliant start to our celebrations! We have already booked again for next year.

  • "What an amazing house!"

We were a party of 7 adults who all worked for RMC and this year was our 20th year we have met up. What an exceptional house to celebrate that event. It is such a homely, relaxing, comfortable, warm welcoming place to return to after an afternoon walk. Highly recommended and it is so well stocked of all needs to cook for everyone. We all had fantastic sleeps in the comfortable beds and most rooms had on suite facilities.

  • "Great location, with some lovely original features remaining and generously sized rooms which were perfect for our whole family of 15 to have some time away together."

We could not hear each other in the different rooms in the evening, even with a young baby and toddler, so we slept well. The owner was not far away and on the end of the phone if we needed it. The playground opposite was very handy and good for small and slightly bigger kids. Sadly we did not get to try out the crazy golf facilities, as the day we wanted to play, it was waterlogged due to heavy rain. The only downside for us, due to having dogs, was that there was no garden. They were also not allowed in the green space opposite either... which was a problem when they prefer doing their business on grass! But they survived. The kids are already asking when we can go back.

  • "Bay Tree House is just lovely!"

We were a group of 9 ladies and there's room for double that. The owner had thought of everything... even down to one of our party having a sore stomach and there were hot water bottles in one of the cupboards. All the rooms are tastefully decorated and there's even an annexe type space in the attic with a kitchen, shower room and lounge area ... It'd be perfect if you have extended family and have older teenagers who like to be away from the parents. The host left us everything we needed and even a bottle of fizz and some crisps. The view is also stunning overlooking the bowling green and beach. We did a walk to Beer and a bit further on and the countryside is beautiful. Would recommend 100%!

  • "We cannot fault the Bay Tree."

We were a group of 13 friends and the property more than exceeded our expectations. We loved the location and how close it was to the beach. (literally across the road). The house was spotless and very well maintained. The kitchen had everything you could ever imagine utensil wise and so much crockery which was great. Every room was beautifully decorated and we loved the local artwork. The house benefits from so many bathrooms. We really enjoyed the outdoor seating area where we sat after a long walk enjoying tea and cake. The lounge and dining room are two big rooms and were both a great size for our large party. We didn't use the top floor but would be a great space for children/teenagers to hng out in and have their own space. We had the funniest game of mini golf which is right outside the house. Parking is easy either at the rear or outside the front we had 5 cars and didn't encounter any problems parking. We highly recommend fish and chips from 'frydays' which is a bit hidden along the front, but they were amazing and we enjoyed them on the beach one evening while watching the sun go down and the fisherman on the beach. We walked to Beer and Branscombe one day which was a lovely scenic clifftop walk with amazing views and enjoyed a really nice lunch in the Anchor pub in Beer. We took the tram to Colyton which was so much fun and enjoyed the walk back to Seaton along the river and through the wetlands nature reserve. Seaton is a great base with lots of amenities close by to the house. We would definitely return again and give it a 10 star review! The owner is lovely and and on hand if you need anything.

But the house was large and welcoming. Perfectly fitted for our family's winter stay. All amenities were there. A beautiful house, large enough to easily accommodate our thirteen strong party and then some if needed. Managed to host a pre-Christmas dinner using the utensils at our disposal and a Tesco superstore down the road. Parking was easy. View was splendid. Facilities were clean. Tens all around. Only thing to say would be that a hot tub could be fitted in the back - really only a suggestion in jest as we found not a fault!

The location for a family holiday is perfect - opposite the crazy golf, 50 yards from the tennis courts and 5 minutes from the beach. The sea gets deep very quickly so not a good beach for tinies. Also it is shingles so no sand castles! Lovely cliff walks from the house and dog friendly. A photo of the back would be helpful as there is a partly covered in area for eating. No garden. Parking is OK - the area at the back of the house for parking is rather uneven but there is space for 3 cars which we used.
