  • "It would be hard to find a more perfect house in more idyllic surroundings."

    All of us , of very different ages, really loved it- red deer in front of and behind the property; a fox sauntering and a hare running behind the house; and plenty of birds, including willow warbler and blackcap singing, a cuckoo calling further down the combe and plenty of skylarks singing up on the down. Great access to the river Barle; the Exmoor Forest Inn; and places further afield if wanted.

  • "An exceptional cottage in the middle of nowhere."

    A great place to retreat to for a weekend's mountain biking, straight out of the door and into heaven. No phone signal to talk of but wifi if you are feeling out of touch. We were not feeling the need to communicate, perfect. Nothing to criticise except a small hose would have been helpful in the post ride cleaning area but otherwise AWESOME. Thank you

  • "Great place; fabulous situation and views."

    Two minor problems. Electricity was, occasionally, a bit 'iffy'; lights in kitchen/dining area often dimmed and sometimes flickered and twice one of the circuit breakers tripped in the consumer unit. Also, there was really not enough food storage space for ten people, consequently some items had to be left in the bags which were used to transport them.

  • "We have stayed in Limecombe twice now and will go back again."

    It is a stunning remote cottage but still has comfort and luxury. Everyone we came in contact with was friendly and helpful. At night the skies were so dark, no light polution so you could see the stars clearly. There is a wonderful, simple outdoor space to relax and run around (for the kids) and there are plenty of paths for walking. Limecombe is on a working farm so depending on the time of year you visit you will see lambs and calves. This adds to the beauty of the place. It really is a magical place, we cannot recommend it enough.

  • "We booked Limecombe for a family holiday to celebrate an 80th birthday."

    The house is extremely rural in a stunning location on Exmoor. However, this comes at a cost. Whilst the description states the house is off a mile long track, it fails to say that this is a rough circuitous track around the edges of several fields with 5-6 gates to open and close along the way. The fields themselves had either cows with calves or bullocks in, who, when gathered around the gate that needs to be passed through to reach the property were very intimidating. There is also the consequences of manure and mud to be negotiated every time you step out of the car. For the 80 year olds among us, with limited mobility, negotiating the drive to and from the property became a real issue. The house itself is reasonably well equipped, apart from the lack of a chair or wardrobes in the bedrooms, however it is far too small for 10 people. It has 5 bedrooms (one is accessed through another of the bedrooms) so sleeps 10 people but you should be aware that the lounge only seats 4 to 5 people and that was after we brought the chair in from the hall. At one stage, one of our party with back issues had to sit in the car as there was nowhere else comfortable to sit. The only time we were all able to gather together was in the kitchen at meal times. Be aware the seating is bench seating. It should also be noted that the master bedroom, whilst very comfortable with its own bathroom, is up a very narrow and steep staircase so again could not be accessed by those with mobility problems. A shame as the 80 year old celebrating her birthday, who had paid for us all to stay in the house, had to settle for a much smaller ground floor bedroom. One other point to note, the water was very hot - great for the showers and baths but beware using the washing machine, it will boil your clothes even on a cool setting! Overall a very disappointing experience. It was an expensive week and this house is totally inappropriate for elderly people or those with any mobility issues and was not conducive to the family get together we had hoped for.

    Perfect for family or friends. We really enjoyed staying in the cottage which is in a beautiful and very unique setting. The house was very comfortable and homely. Beautiful communal spaces such as the kitchen and snug. Stunning walks directly from the garden. Very helpful owner and internet good, especially given the remote location. Would highly recommend staying at this cottage.

  • "Have been before and LOVE the property and location."

    On our previous stay in 2018 the generator tripped meaning we had no water- it was really hard to contact anyone. I re-booked, and said this issue had occurred and I trust it had been resolved now. This weekend everything was lovely until the Sunday morning when we lost all electricity and water- I couldn’t reach anyone in the contacts folder apart from the owner in Hertfordshire. He was extremely apologetic but wasn’t able to help. We Weren’t all able to shower, breakfast was disappointing and with no water running We weren’t able to put everything through the dishwasher. Although I love the place I will not be booking it again for fear of a repeat situation!

    Thank you for your kind remarks and our apologies again about the generator problem that occurred on the morning of your departure. In light of the problems with the generator (despite our best attempts to keep it working perfectly), we have decided to install mains electricity to the cottage. This is a very substantial investment, but should make for almost complete reliability. We do hope you will return once mains electricity is connected! Property Owner

  • "Fabulous remote cottage with everything you need for a wonderful holiday."

    Ideally suited for our walking group with footpaths from the door and beautiful countryside to explore. There are also places of interest to visit on those days when the weather lets you down. To see the herd of red deer wandering across the hillside in the evening on the way back from the pub was magical.

  • "We booked Limecombe way back in the Autumn of 2018, but due to some intense hospital treatment we had to move our booking to later than originally planned."

    The owners accomodated this move for us for which we are so grateful. The instructions to get to the house were greatly appreciated, with the treck across the fields adding to our anticipation and setting the exciting tone for our visit. We found this wonderful treasure of a home at the end of the trail and had a wonderful weekend. It took a little while to get used to not grabbing our phones for updates on social media, family issues, etc. but once we'd adjusted it came as a source of freedom and relaxation - we talked to each other! All the gang who stayed found the premises very homely and comfortable and a great base from which to enjoy the local area. We'd recommend it to everyone

  • "My friends and i would really like wifi at the cottage but otherwise it's a really lovely place."

    Peace and quiet, wildlife on the doorstep - quite literally. Great for walking and dog-friendly. The bedrooms are very comfortable, showers and bathroom work fine, plenty of cooking utensils and 2 ovens which really help as we are cooking-freaks LOL. Dark skies, stars, lots of excellent walks direct from the house without the need to take the car. An excellent gastro-pub a couple of miles up the road. It's become a regular for us in spring and autumn.

    The location was unique and the directions to the property were excellent. Your staff liaised with us a week before and responded promptly to any queries that we had. We also were put in contact with the owners housekeeper Nicky whom again was very helpful. The property

Simonsbath 1 mile.

This stunning detached cottage is situated in a totally secluded position at the end of a mile-long private stone track in a combe in the middle of the 6000-acre Exmoor Forest Estate near Simonsbath.

The estate is a working hill farm, all within Exmoor National Park, with a large herd of beef cattle and several thousand sheep and offers stunning scenery, as well as sporting activities.

Situated up its own mile long track, this former shepherdÂ’s cottage is in a most private spot with breathtaking views, where you can relax in the total silence at night and stargaze in the darkest non-polluted skies.

Elegantly furnished throughout, the cottage offers first-class accommodation for families or groups of friends looking to get away from it all and to enjoy the great outdoors.

Though you would never know it the cottage runs off solar panels, batteries and a back-up generator.

Set over two floors it offers a spacious, well-equipped kitchen with everything you need to rustle up delicious meals which can be enjoyed together around the large dining table as you chat over the dayÂ’s adventures.

Afterwards relax in the comfortable sitting room with its warming woodburning stove and plan the next dayÂ’s activities.

The cottage has five beautifully appointed bedrooms, four with en-suites and one with its own private bathroom.

Four of the bedrooms are located on the ground floor, including one with the flexibility of zip/link beds, and two twin rooms in an annexe which can only be accessed externally; a great retreat for members of the family who want an extra bit of peace and quiet.

On the first floor there is a further twin/double room (zip/link) with a separate well-appointed bathroom.

On sunny days you can you can enjoy a BBQ (disposable BBQs are available in the cottage at a small cost) or dining alfresco in the front lawned garden while the children enjoy playing ball games, and relax as you listen to the stream and waterfalls that run through the nearby combe.

There are front, rear and side gardens at the property that are all enclosed.

If you fancy a night off from the cooking there is a warm welcome at the Exmoor Forest Inn in Simonsbath just over a mile away and several other reputable establishments in nearby villages.

There is a wide range of wildlife on the estate with many different species of birds and wild animals for guests to spot including the famous Exmoor red deer.

Pony-trekking is available nearby with a myriad of routes for riders to enjoy across the estate.

You can even bring your own horses and stable them in the estate yard by arrangement.

Fishing enthusiasts are able to make the most of the River Barle which flows through the middle of the estate and walkers will be spoilt for choice with walks to Pinkery Pond, Doone Valley and Cow Castle to name a few.

Though situated in the heart of Exmoor, the coast at Lynton is only an eight mile drive away and the sandy beaches of Woolacombe, Saunton and Croyde can be easily reached.

Discover secret coves along the South West Coast Path, or maybe take a trip to Lundy Island.

SIMONSBATH

Exford 6 miles; Lynmouth 8 miles; Minehead 19 miles.

The small village of Simonsbath stands on the junction in the centre of Exmoor where the East-West, Exford to Challacombe road crosses the North-South, Lynton to South Molton road. The village consists of a number of properties scattered along the lanes from this junction. It is also home to the church of St Lukes, a hotel and a pub. The area has several lovely walks especially down the River Barle which passes the southern edge of the village. The village of Exford is a short drive away which boasts a village green, tea rooms, a shop, Post Office and two traditional inns serving excellent food and drinks. Exmoor National Park is a walkers' paradise with many miles of waymarked paths down the Exe and River Barle valleys and up to the nearby hills, including Dunkery Beacon, the highest point on Exmoor, with outstanding views over 17 counties. The area is renowned for fishing and riding. The largest herd of wild red deer in England and Exmoor’s unique wild ponies roam the moors, as they have done since the time of the Domesday Book. Guided walks with a National Park Ranger take place throughout the summer, and Exmoor is home to Lorna Doone and Tarka the otter, it is a place of rolling hills, medieval villages, such as Dunster with its castle, wild moors and a dramatic coastline. The coastal towns of Lynmouth, Porlock and Minehead are only a short drive from Simonsbath and there are a variety of beaches along the coast, consisting of sandy and shingle beaches, plus some are ideal for surfing and body boarding. In 2011 Exmoor National Park was designated an International Dark Sky Reserve, the first place in Europe to achieve this prestigious award and only the second in the world. Simonsbath is a wonderful location with plenty of things to do for everyone.
