  • "We enjoyed our stay at Apple Tree Cottage."

The property was as described and well equipped with all items we needed for a week long stay. The garden space was great and location central to the village. We used the post office a few times for essential groceries and local foods. Highly recommend the Three Horseshoes Pub (2 doors away) - table service in the garden with friendly staff and fantastic food.

  • "A lovely little cottage within easy reach of the beach, if you have a dog there are plenty of walks, Hive beach is a must, the kids loved finding fossils."

Having the farm shop next door was an added advantage, lots of tasty treats, be mindful this is also a post office, the 5 AM pick ups aren't exactly quiet. Whilst off road parking was mentioned, it was extremely hard to park, the local pub were very accommodating, personally I would avoid booking during school holidays, the pub is generally full with little parking. In terms of cleanliness, whilst dogs are welcome you could clearly smell damp dog, not to mention the dirty carpets, a little more attention here is welcome. Whilst the master bedroom was lovely, sadly the bed wasn't, my husband slept on the sofa for the week, not great, try a tempur mattress, they accommodate all needs! One final point, apologies for forgetting our recycling, you really should look at your waste collection agency, in this day and age it's a must, I'm sure you can do better to promote this! On the whole, a lovely stay, I would recommend for out of season use.

  • "Lovely little cottage."

Comfortable stay. The listing was misleading though. Did not know the garden would be joined onto the back of the post office with a window looking through onto the garden. Didn't mind too much as we were out most of the day. What did worry us was when the adjoining cottage gate was open onto our garden and someone from the parish council was found in our garden unannounced to clean leaves off the post office roof without any warning to us. Left gate open, our dogs could have got out and into the road abd the gate the other end was not closed either as we checked so risk to our dogs and children which was very alarming. We did not know who he was so my husband went out to confront him. This felt uncomfortable when we thought our garden was private with the rental of the cottage. He told us the row of cottages had a public alleyway through their gardens which the parish council could use for maintenance. This was not even put in the guest information folder to inform us so from that respect we feel that was misleading information, our dogs could have been harmed if they had got out of the gate that was left open and an invasion on our privacy

Thank you for bringing this to our attention. Details of the easement will be added to the property details and we are cultivating a green screen to obscure the sight line from the post office window. I will contact a member of the parish council regards keeping gates closed. Property Owner

The cottage was cold at night, but luckily the gas fire in the sitting room warmed that room up thanks to Dave showing us how to ignite it as there were no instructions left. We did enjoy our stay but wouldn't book again as parking was a nightmare.

Burton bradstock is a stunning village with close proximity to the beach and beautiful walks. The very handy post office next door is great for essentials and the two pubs are friendly and serve excellent food. Could not have been happier and will certainly visit again. The garden is lovely too with seating and fine for the dog. Heating was good, nice to have heated floor in bathroom. It was all clean too. It is the first cottage I've stayed that gives no 'welcome pack' and with only one toilet roll, 1 bin bag, 2 dishwasher tablets for 4 people for a week it gave a feeling of meanness. So take everything, as the post office next door is closed by the time you arrive. The upstairs windows could do with locks on them so that they could be secured open, be safe for small children and pets, as when it was windy it blew off it's connection. Nice to have a desk by the window although the chair cushion is too deep to use.

  • "Apple Tree cottage is in a lovely picturesque village of Burton Bradstock, two doors away from a fantastic pub The Three Horse Shoes."

We had a week in this cottage in August, on entering the cottage it reeked of stale dog, I appreciate this is a dog friendly cottage but this smell was awful, we also found dog hairs on the lower shelves in the kitchen where the pans were kept. There was no Information pack, giving information such as how to use the washing machine and where the fuse board was for the electricity which would have been useful as we had a power cut on the Sunday morning. The shower was scalding hot and couldn’t be controlled, it was either scalding hot or freezing cold, the bath tap was also trickling water all the time. On the Monday we complained to the agents about the problems and to be fair he did call in that afternoon he brought with him the information book, cleaned the dog hairs off the shelving and he adjusted the shower but the tap was still leaking, we were out at the time. I use the word adjusted as this problem had been reported to the Dream cottages on two previous occasions in April and July see reviews and by mid week the shower problem had returned. The cleaning of the cottage was not up to standard especially during a Covid Pandemic, as the week progressed more issues came to light. We had to brush the carpet due to stones from outside, the dust pan was full of dog hairs and as well as stones the shower curtain on the inside was covered with mould along the bottom, the base of the toilet pan had stale urine and hairs stuck to it. Stale food found down between the cushion on the settees and cob webs hanging from the wall lights. I would have thought that with the present Covid situation, cleanliness should have been on the top of the priority list but that does not appear to be the case with this cottage. I have since complained to the agents and they do not appear to be interested in our findings, no apology or any offer of a small amount of compensation, Sykes Cottages were on the BBC TV on The Great Staycation series recently and had large amount of cleanliness complaints, so ours wasn’t just the one off. We still had a good time but we paid a lot of money for that week, only to find that someone is not doing their job properly whether it be the cleaners or the agents.. Sent from my iPhone

Thank you for your valuable feedback, we are liaising with the owner and suggesting solutions to store the utensils and for a deep clean of the property. We are pleased we attended to look at the shower in a timely manner and understand the shower was just stiff. Kind regards Property Owner

  • "This is a beautiful cottage in a picturesque village."

It is small, but big enough for 4 adults and a baby and a large dog! The garden has now been made more secure (ref earlier review). There were some very minor issues, but the owner was very helpful with replying. The company they use to clean etc could have done better with spiders and cobwebs and emptying the bin. The same company only supply one toilet roll and one dishwasher tablet, which we felt was a bit mean (so come prepared). We are now in another Sykes cottage which has much more generous and welcoming supplies, including a whole packet of Waitrose coffee, tea, milk etc. But Apple Tree cottage was a pleasure, the 3 Horseshoes pub almost next door has fantastic food, but you need to book a couple of weeks early to get your choice of day or time! It is a short walk across 2 fields to the beautiful beach, which is perfect for doggy and human swimming, unless the sea is rough, when it could be dangerous.

  • "Beautiful cottage in a great location."

However, the listing doesn’t mention that the garden adjoins the pub garden meaning it can get quite noisy. The post office’s back door and window open out into the garden. The window in particular was open whenever the shop was open and is easily accessible by dogs - again this wasn’t mentioned in the listing. The table in the garden is not the one pictured and would only be suitable for two (which fortunately we were).

Be aware that post office next door means it’s very busy when they are open. Bathroom taps need attention, constant drip and and hard to change temperature on shower. More instructions needed for heating, couldn’t turn off heated radiator in bathroom when temp was 28 degrees. Three Horseshoes pub is fab for food but get there early as it gets really busy.

  • "The only disappointing aspect of the cottage was that the garden is not completely secure for an active and inquisitive dog of medium size or above."

This meant that I had to keep my dog on the lead at all times if I wanted to sit outside, which was not what I had expected. This could be easily rectified by covering the low gap in the fence on the right hand side just above the patio, and by removing the compost heap from against the wall at the top right of the garden which my dog immediately climbed to get on top of the wall! The gardener came to cut the grass while I was there and I pointed this out to her for the sake of future guests. She said she intended to replace the compost heap with bins in due course, and would mention the low fence so that the gap can be fixed. In the meantime I think this should be pointed out to people with dogs who are booking Appletree Cottage as the description says it is 'an enclosed garden'.

Thankyou for your valuable feedback and we are sorry you did not feel the garden was enclosed. The Owner has made some changes since you stayed and has covered the low gap to the right hand side and also to the fenced area above the low wall at top right. They hope this will help further guests with pets. Property Owner

  • "I guess for us the problems were that you are charging "top" money (£900+ for a weeks stay)."

., and for that, you expect something without any issues and there was one major issue... The property looked tired..., and needs some money spent on it... The grouting and sealant around the bath is a mess and looks like it was done by a chimp, in fact, that may be doing a chimp down.. The dishwasher doesn't work, and whilst it "works" nothing is cleaned..., it is ancient and needs replacing... I did like the layout and size of the property, it just needs some money spent on it if you are asking this massive amount for a weeks stay.., and I note that others have made this comment before, so I am not alone.. The one massive thing for us, was the noise outside at 03:50 every morning that woke us both up.. This would then go on a few more times up to 08:00, I counted one day being woken up no less that four times before 08:00.. This seems to be due to a whopping great diesel van delivering the newspapers for the next door Post Office.., I have no idea what all the other engine noises that woke us up were, but it is totally unacceptable.. I again note that others have pointed this out before.. My guess is that this is beyond the control of the owner of the property, but that is no excuse for not pointing this out to people before they book it, or even taking matters in to their own hands and getting double glazed units fitted to all the front facing windows.. I came away from the holiday wrecked as I had not had a proper nights sleep for five days... Not good enough for this sort of money, and no excuse when the property is turning over such a large income...

  • "The listing stated that the garden was enclosed."

It is enclosed, but only just (there is a bin blocking a gap in the boundary with the pub garden) and it should be made clear that it isn't secure for dogs. Not the end of the world, but part of the reason we chose this cottage was that we wanted to be able to the let the dog out without having to watch her the whole time. We received a phone call on the morning of our arrival to say that the Wi-Fi was not working but would be fixed by Tuesday at the latest. In fact it didn't work for the duaration of our stay (one week) and nobody contacted us to inform us of the situation or check if everything was ok. As my phone reception (EE) was very poor in the cottage, this was an inconvenience. It may also be worth stating in the listing that the cottage isn't suited to small children. The stairs are very steep and open sided - although it does state this in the listing - and the sunken bath is a hazard. Also the very thin walls meant that as soon as either our toddler or baby woke up, they woke the entire house (and probably the neighbours!). The above aside, the village is a great base for exploring Dorset and the two pubs serve excellent food and ale. Our toddler also loved the well equipped park which is a couple of minutes walk from the cottage.

I feel that our property needs some TLC. The garden was unkempt, some of the crockery, glasses and cutlery were not clean. The floors were sticky. It’s such a shame as the property is lovely and in a fabulous position. We would still recommend this property as I’m sure the above issues will be dealt with.
