  • "Upon our arrival the welcome pack was much appreciated as was the milk in the fridge."

however upon closer inspection the property is in need of a good clean and some much needed tlc. the flooring is a good example of what needs replacing. on our first night the cooker wasn't working and we were we forced to go out to get something to eat. we did contact the owner who said she'd get an electrician out the next day to fix it, however we didn't get a working cooker till wednesday. to the owners credit she did offer us a £50 refund for the inconvience. she did also say we could use the facility of the main house, she gave us the key safe number but when we looked for the keysafe it was in the other house on the kitchen table, as this house is under renovation the lounge is a conservatory added to the building, and on hot days was unbearable due to the build up of heat, and the fan was the only way to cool it down. on the second day we returned back to the property and opened the doors to get some fersh air into the house after a while we noticed flying ants on the glass. thinking they were coming from the outside we shut the doors. however the ants were coming from floor and walls within the property, the ants nest was in the property .we again called the owner, who at first said that was normal but i've never had flying ants in a property anywhere before. Again to her credit she did say we could sleep in the main house and told us where to find the key , we did look into the property but it was abuilding site .instead we sprayed the holes where the ants had come from and went out for a few hours and upon our return it looked like we had sorted the problem. the property has potential, but the outside area is nothing like on the photos and needs cleaning up and the plants cutting back.

  • "Great little base for our holiday."

Some great walks around and everything that we needed was there. Our only negative (which we knew previously to coming) was the garden wasn’t secure enough to let our dog out on their own or without a lead. But again we knew that before coming. Other than that great place, great location. Thanks again.

Only room for one bedside table meant the light in the bedroom wasn't great without the ceiling light on.

  • "There’s a leak in the conservatory which drips onto the arm chair."

A draft in the doorway - there are holes in the door. Tv doesn’t work and the shower only works if you want scalding so we had to have baths. General feel of damp in the property. I’m sorry to say we were pleased to leave. So disappointing and not worth the money we paid. Has lots of promise but needs major TLC.

  • "I'd like to say to future occupants: The property has been on the market for over three months now, so don't expect the owners to add much more, though they did come and sort out the TV and the shower within 48 hours when these had gone wrong."

Do drive/ walk to the very top of the hill soon after the beginning of your stay. Until I did I thought the cottage was in rather a gloomy hole and not like the photo of the view on the website, but then I understood what the place had to offer. Unless you plan to be either out or in bed all the time, bring your own amusements - books, jigsaws, DVDs - what's there is minimal. If you can bring a folding card-table, do. Also a standard lamp if you both want to read together in the sitting room in the evening, the lighting is minimal. If you're bashful, bring a piece of cardboard about 2ft x 3ft to put in the bathroom window when you're showering. The blind doesn't work, and anybody walking down the path (only on the way to the cottage, though, as there's a corner in it) sees straight into the bathroom. That said, we had a nice time there. If you're an adaptable or tolerant person it's well worth a look.

  • "Wash basin in bathroom not draining, couldn't really use it."

Shower temperature control almost impossible to move once hot. TV could only receive BBC1 despite numerous attempts. Oven controls difficult to read as they had mostly worn off. Bed not very comfortable. The whole property is up for sale and there is a general air about the place that things have been left to deteriorate. Not up to the usual Sykes standard, sorry to say.

  • "Had a lovely time at Apple Tree Cottage, we found everything very clean and tidy with all the facilities we required for our break."

The welcome pack of goodies was a lovely surprise and really appreciated. Located in a lovely spot and very quiet. The one thing that was missing were any instructions for the use of the oven and tv, we managed to use them but I think it would have been very useful when first arriving. Overall a lovely cottage and would book again.

  • "It's hard to find anything negative to say about my stay."

The only useful advice I can offer any future visitors is if it's your first visit, try to arrive in daylight hours as Satnav gives up at the crucial time. Also the parking is a bit tricky and involves reversing in from a narrow lane into a small space with a brick wall on the corner which at night is hard to see. Obviously this improves with practice. The property is very well appointed and was spotlesss with some nice thoughtful touches and there was a nice welcome pack of a bottle of ale and a small bottle of wine. Rachel and her husband were very welcoming. Rachel made herself available by mobile even when she was away for a couple of days. Rachel even gave me a lift to meet my daughter who had managed to get a bit lost when visiting. In all a very positive positive experience which I hope to have again in the near future.

  • "That is a perfect little cottage, I can recommend to anyone."

Can be enough for 2, but in this case they have to be in love very much:) Because the cottage itself is tiny in every way, but totally perfect for 1 person. Very clean, I hardly found a spot anywhere, even though I always check everything with an ex-hotel housekeeper supervisor's eye. (OK, under the bed it was a few dust bunny;) Very nice and stylish bathroom, bedroom is excellent, and the mattress - I bet - is memory foam! The ever best mattress in my holidays! Kitchen is enough to cook, also prepared with most things we should need. The living room is perfect, comfy. It is in the rear garden of the main house, but nicely separated and so there is no disturbing at all to each other, yet we have easy contact with them if needed. From the front - where we can park - a small fenced path leads us around the garden towards to the cottage. The owners are lovely family, they are very helpful and kind. Welcome pack waited for me with some sweets and prosecco:) Easy access from the main road. The area is beautiful. Lots to see and visit, such as castles, museums, gardens, coastline. Coast is a few miles away, lovely walk, though must be fit to that. Jurassic coastline runs along, Durdle door, Lulworth cove, fossil forest, Golden cap and many other famous viewing spot is just about 30-40 mins drive. Perfect stay, calm, relaxing, I can recommend.

I panicked when I realised I had failed to pack my hairdryer, very pleased to find one in the cottage. It made a great base to explore the surrounding beaches and countryside. Rachel the owner gave us a warm welcome and was to hand if we needed anything. We would happily make a return visit.
