  • "Very clean, nicely refurbished."

    Nice towels. Owner kindly let us rebook as my dad died unexpectedly a few days before our first booking. Suggestions/improvements: more tumblers and mugs. Can hear next door through the stud walls( they were not even noisy) Move the oil boiler, exhaust is directly below kitchen and bedroom above. Kitchen constantly smelled of oil, We smelled it on our clothes once home. For the price, especially if staying a week, I would like to see a washing machine & use of garden space. Found the beds rather hard

  • "A really lovely situated and clean place to stay."

    Good location in a lovely and quiet town. Large kitchen/diner (with a weird smell of petrol), comfortable living room and bathroom. Master bedroom is a bit small. A real downside to our stay was the fact that the Annexe consists of 2 holiday homes with only plasterboard walls to separate them. We had quite loud neighbors, so our nights were very short. Really unfortunate, because this home has nearly all the elements of a great place to stay. Too bad it wasn’t for us.

  • "Pound Farm Annexe is very modern and clean accommodation, in peaceful surroundings."

    It is like a show home, internally. It is a good advert for the building firm headquartered at the same farm, without doubt. A business renter might think this to be irrelevant, but a first-time holidaymaker in search of the essence of rural Essex might just feel it to be more corporate than rustic. Possibly as a result of the end-of-let coronavirus cleaning regime, there were only two high-backed armchairs and four coffee mugs for three of us. The latter point meant that we never filled the dishwasher to capacity. On reflection, the property would have benefitted from a washing machine in that position instead. The internet speed was slow, but a nearby road closure sign announced high-speed fibre broadband cables being laid at the end of August 2021.

  • "From previous holidays we have booked with you over the years this was not a good one."

    from first impressions it was good with a welcome basket greeting us and with a clean a bright place apart from squeaky floor boards and the owners bang the front door at around 6.30am every morning. The on the Sunday of our week week a family arrived that made made a heck of a noise till very late banging cupboard door shouting running up and downstairs that we ended up sleeping on the living room floor to escape the noise. The following norming I went to see the owners and explained the amount of noise we had to put up with and Karen the said may be excitement of arriving and maybe they will calm down a day or so later and told her we had to sleep on the living room floor last night just so we could get to sleep she said she would have a word with later that and the conversation was left at that. I then came back into the holiday cottage and rang you at Sykes cottages telling you I was making a complaint and wanted you to be aware of this complaint made to the owners .Later that day I received a text from the owner saying she had a word with them and replied saying thankyou for her having a word that evening was ok as expected but not really peaceful as a holiday should a day later after coming home after 9pm or a bit later we could hear all the noise from the other family again but more outside than in than out until later around but around 10pmor maybe a bit later the owner Karen saw her come out her front door on and come round the side cottage annex property we was in and went round again to ask them to keep the noise down again that was nothing to with us regarding her second time speaking to them them following following two nights again we had to sleep on the living room floor again to get some some king although come around 12.30 to1pm in morning it was quiet the as they was probably gone to bed them selves the only one peaceful night we had was the Thursday and we believe somebody was not well and in bed and it was to quiet that we never heard a banged door or shouting or running up and downstairs but that changed the following morning so we decided that day once we had our day out we would return and make our home and decided to leave just after 8pmthat evening . other thing that the owners need to be aware of is as well as the squeaky floor as a bedroom door the one with single beds had a squeaky door if the other holiday cottage was having a shower before any of us they had more of the pressure was on who ever had the shower first as well as the extractor fan sometimes left on of up to an hour an half sometimes before it was turned off all in all not as good as could of been i think the owners may get some more complaints if some of these minor jobs or not dealt with and noise we experience was not of a normal level during a stay at the cottage my family and I would not return again until these matters are addressed

  • "This is NOT the place to stay if you can be woken by neighbour noise during the night or sensitive to noise."

    Unfortunately, we just had bad neighbours and apart from general noise you could hear in the day, turning switches, walking up and down the stairs, banging doors, running taps etc, they appeared to come to life around midnight every night of our stay for a number of hours resulting in little sleep due to the amount of noise they made in general. Other than that, a beautiful place to stay with almost everything you need to accommodate your stay. A lovely touch with the welcome hamper and it appears to have been updated further since the pictures online (new kitchen, bathroom and furniture). Plenty of space for the five of us (2 adults, 2 young children and 1 dog) and if it wasn't for the huge amounts of lack of sleep due to the inappropriate neighbours this property would have got full positive rating from us. The stud walls between the two properties does not give the rest, peace and time to recoup as a holiday should.

  • "The WIFI connection was fair and the TV connection seems to have been on a indoor aerial and could only watch a few channels with out interference."

    There was no instructions for the cooker or dishwasher. And the fridge froze everything as was set to 6 but sorted that out.

  • "Lovely location we loved the area and the accomodation was fine in many ways unfortunately let down by lack of adequate sound proofing between this and other holiday apartments which overlapped with some of our rooms and vice versa."

  • "Firstly Wilma and I would like to thank Karen and Steve and thier children Georgina , Amy and Ellie for making us welcome nothing was to much troubleand it was a pleasure to meet them."

    The annexe was very clean and comfortable and roomy for my wife and I , and a lovely peaceful setting. We saw Muntjac and squirrels in the garden as welll as countless pheasants in the area. Pound Farm is ideally situated to visit , Sudbury , Lavanham , Bury St. Edmunds and Saffron Walden all within 30/40 minutes drive. The location is ideal just to relax or to tour the Essex/Suffolk/Cmbridge triangle. Once again our thanks to Karen and all the family and we look forward to return to Pound Farm in the not to distant future. Kind regards Alan & Wilma Tappenden

  • "The accommodation was lovely, however, this came up as pet friendly, this was not the case, no garden area, nothing about the holiday indicated it was pet friendly."

    I would not recommend this for people who have a dog. We did make the best of it but I am surprised this property comes under pet friendly. On the plus side, lovely location, very clean and always read everything thoroughly to ensure it meets with your needs 100% as I did not in this case.

  • "The cottage was adequate."

    Very clean. However it appears to have been put together on a strict budget and would have benefitted from better quality furniture and linen. For example the kitchen chairs were worn own and the betting was partially cheap and uncomfortable.

GREAT YELDHAM

Sudbury 9 miles; Cambridge 27 miles; Clacton-on-Sea 37 miles

A pretty, traditional village based in northern Essex. Great Yeldham is the prime spot for a peaceful break, it has delightful buildings as well as a choice of pubs, an Indian restaurant, a village shop, café and an award-winning distillery selling some well-known toffee flavoured vodka. The village is home to 'the Great Oak', an ancient tree which was mentioned in William the Conqueror's Domesday Book published in the 11th century. The River Cohen runs through this pleasant village. This is a really special area of England, with plenty of beautiful cities and town waiting to be discovered. Sudbury and Cambridge both offer wonderful buildings and so much to do. If you fancy a trip to the beach, head to one of England's more popular seaside resorts in Clacton-on-Sea.
