  • "Having read the previous rather negative reviews we went with some trepidation but found ourselves very pleased with the accommodation."

    All of our party expressed pleasure on arrival both at the ample room in the house allowing us all to spread out and also the attractively decorated rooms. The bedrooms were particularly comfortable - one double with a small but perfectly formed en suite and the other 3 bedrooms (two more doubles and one twin) sharing a large and luxurious bathroom very close by. Given an additional downstairs loo we felt the facilities were quite adequate for 6 adults and 2 children. The kitchen was large (with lovely views over the village green) and close to the dining room with seating for 8. Another small table in the kitchen allowed another option for the kids or for occasional coffees. The separate living room was comfortable with ample seating and a large TV (the only one). We also had a small dog with us so the farmhouse proved the perfect venue for dog walking with immediate access to green space outside. There were a few negatives in that we had no WI-FI access during our New Year break and the contact for the property couldn't fix this for us whilst we were there. The other issue was that the Aga had no instructions, other than do not turn off! (a challenge for uninitiated Townies). Only minimal small cooking pots were provided so we needed to have some brought in - this really needs to be rectified - a sophisticated Aga needs some matching kitchen equipment. Another small issue was that the dishwasher was broken - although not a deal breaker for those of us who still remember how to wash up. So all in all this was a lovely property for a family gathering. The health warning is that if being on-line is important to you, WI-FI connectivity really needs checking before you book. If not, we would thoroughly recommend this special venue which provided us with a very happy family holiday.

  • "Sykes Cottages in particular Judy were very helpful in getting problems ironed out with the management company looking after our cottage, unfortunately one of the problems, which we believe would have been known about by the owner and not addressed, (mice droppings around the place and we could hear the mice in the cavity walls) could not be fixed during our stay."

    The most urgent snags i.e. no hot water on the first morning no closure on the toilet window, broken retractable plug in the ensuite, and the mice entry point in the lounge were addressed promptly when the builder came to the property and fixed these problems while we were out on the Sunday. The security lighting outside did not work so we purchased torches and used the car headlights to see the key safe number (we had to use the key safe to leave our key for the builder to gain entry). This cottage is in a country location pitch black in parking area - which improved when the attached property's owner came back mid week and their security lighting illuminated the parking area, the cottage's own lighting system outside was never fixed. The Aga stopped working mid week, but in any event it was never hot enough to cook on and certainly the back up for the Aga insufficient for 8 people. There is no privacy downstairs on all of the windows, and although a rural location with lovely views of common land in the form of a typical English Green, the cottage was in full view of two other residences opposite the parking area and of course the attached Coach House which was occupied and had many visitors and cars backwards and forwards we counted numerous different cars, people and dog walkers wandering past the windows, hilariously we were exercising in the kitchen area, while dog walkers going by. On two of the windows upstairs there are no blinds, and most disconcertingly the one over the toilet which is not opaque, but has beams in front of it, but which does not afford the privacy I require, so for a man standing in full view at night with the lighting on tantamount to exposing himself and for a woman you are in full view as you use the toilet. The window on the landing overlooks the parking area and is in full view of the three other properties, I work on the premise that if I can see them they can see me! I actually videoed couple walking their dogs from the toilet window! We had booked this 8 person cottage to host a little party for our granddaughter's 2nd birthday but of course could not have them stay. It was also our anniversary later in the week and friends were joining us and were staying over so we could all enjoy the advertised 5 star benefits. We changed our plans to go out to eat and meet our friends and family instead of having them stay. We made the best of our holiday. You might question why we did not leave the first day and ask for a refund, but we had brought a complete fridge full of food and a dozen bottles of wine champagne etc. The bedrooms were delightfully decorated, plush carpets, very comfortable beds, plentiful brand new towels, we took the decision to stay, and make the most of things. The owners need to address the issue of no hanging space (i.e. wardrobes in two of the bedrooms and there is no dressing table anywhere, so improvised by moving a bedside table to the large mirror on the landing (in full view from the window without a blind!) to do hair and make up! Once all of the snagging list that I gave to Sykes are addressed this would indeed be a fantastic luxury place to stay, One thing we were very grateful for was the prompt response from the management company, from Sykes, from Cheeko (the manager) and Andrew the builder. The management sent a small token of wine and cheese, which was a nice gesture and Sykes arranged compensation, so my take on all of the above is we were very grateful to have booked through a reputable company, who tried to address all of the problems, unfortunately instead of a stress free week enjoying family and friends in a 5 star location we were spending a lot of time dealing with all the snags, and of course booking meals out and rearranging our plans. Bizarrely the owner actually turned up at the property on the Thursday, he was only interested in the problem with the Aga and he said "I am not really interested in the rental monies this is a development project"!!!! I could actually write a mini novella about our stay..... but in reality and in the end we treated it as we always do ..... finding a way through ...... dealing with all the problems in a respectful polite and very English way....... so life throws you lemons ..... we made lemonade.. In the end we saw through all the snags and problems and could see that this venue could be the 5 star it was advertised to be...... once all the "teething problems" sorted.

  • "We are experienced holiday let and AirBnB users so not what to expect."

    Important issues: • No information folder including appliance instructions, wifi code, local taxis, restaurants, places to visit, etc plus answers to most of the below. • Very noise radiators in the four-poster and opposite bedroom – reverberated around the whole house. Constant adjusting of radiator control to alleviate, or turn off. Note that the radiator covers made it more difficult to get to some radiators. • Internet unusable – able to connect but unable to do anything. Owner acknowledged that it was less than 1 Mbps which is not even good enough for the most basic internet browsing. • Various light switches/wall lights/ lamps not working. Some wall lights without bulbs. Things not working or not found, despite searching: • Tea but no coffee – instant or ground for the coffee machine. Tiny amount of sugar. • No corkscrew. • No hairdryer. • Unable to double-lock the front door at night. • No kitchen roll. • Lounge fire grate not cleaned. • No shower towel mat in main bathroom (didn’t use the en-suite). • No table or drinks mats. • Aga lovely but not hot enough to cook on/in. • 'Pull' doorbell not working. • No larger mugs, only small mugs. • Four poster bedroom door rattles when shut with the slightest breeze. Others to consider: • No downstairs blinds or curtains. Neighbours can see straight in at all times. • Only 6 dining room chairs for occupancy of 8? • En-suite room has the smallest double bed. • Lack of double-glazing whilst on the airport flight path.
