"We had a fabulous time with the family at flexford mill, we made good use of the lovely gardens and grounds."
The only problem we had was with the kitchen, because we just loved being at the house we didn't eat out, we found cooking became problematic not enough cooking utensils ie knives forks serving bowls.

"The house was a good size,the garden and field was fantastic and well kept."
The house is looking a little tired and several general repairs that have been mentioned by previous renters,had still not been addressed
Shortage of cutlery, bathroom upstairs door handles loss, felt it not safe to lock the doors, tap in bathroom loss and tap top missing .
Baking trays in kitchen would have been helpful and a mirror in the twin green room would be beneficial whilst dressing.
Some seat covers for the wooden outdoor furniture would have made it more comfortable as the furniture is rough in places.
An update in the information on the collection and how the rubbish and recycling is collected would be helpful
Great location.
Our stay overall was lovely and the issue with the shower flooding was dealt with very promptly,thank you.

"A very enjoyable stay."
Lovely spacious cottage,high standard of decor and cleanliness. However needs attention to detail , several shortcomings which would be so easy to address and same things reported time and time again in past reviews
No hooks on doors anywhere particularly necessary in utility for wet coats etc.
insufficient towel rails in bathrooms and no trays in showers to put shampoo shower gel etc
Lock on front door sticking and eventually would not work
No information in cottage about recycling , rubbish arrangements
Although minor issues they are very inconvenient and are a recurring complaint

"I cannot put good feedback."
Despite sending/telephoning Sykes, we have had no response. This is the first time we have turned up to a property that wasn't fully cleaned. I managed to get a message to the cleaning company who came while we were out. We also pointed out problems with the plumbing, especially the shower room. We have received no apology. We did not have a good experience on arrival. The beds were clean and comfy but again had not been dusted fully upstairs and items from the previous owner had been left at the property. Despite attempts to inform the owner (emails/photos sent) - we have yet to receive a reply/apology.

"A spacious clean property."
Good location for touring. Beautiful well maintained garden. The property is down a country lane hence it is quiet and peaceful.
We did not find the keys in the safe on arrival which was resolved fairly quickly. An issue with the ensuite shower not turning off also resolved quickly however some of the fittings are loose. The TV internet needed resetting to an email and we were left with no TV on 3rd night. Someone came the next day yet we could only get one tv to operate.Some printed instructions might be helpful. The lock on the shower room does not work. The front door can be difficult to open as it seems the key might be made from a copy.
Overall an enjoyable stay.

Showers in 2 of the 3 bathrooms weren't working properly.
A bit low on cuttlery for 6 people.

"This is a lovely property with a delightful garden and we enjoyed our stay enormously."
The rooms are spacious and the beds are really comfortable. However, there were several inconvenient oversights. There were no coat hooks in the very large entrance hall nor the shower rooms and bathroom. No baking trays and colander in the kitchen and no waste baskets in any room and only one pedal bin for four WCs.
Anyone who stays here and is keen on birds will not be disappointed.

"We all loved this holiday place, great for the dogs too, and walks etc all surrounding it."
There’s only 3 of us and 2 dogs so plenty of space. We noticed in last years reviews, a few problems that the house was lacking, one a hoover was needed, that was dealt with, but a few other things still same. The dogs can still get round to front of property, but we blocked it off with 3 dustbins.
There was a sweeping brush, a dustpan but no brush, no cleaning stuff what so ever for sinks and loos, we don’t really want to take loads of cleaning stuff on holiday, dishwasher and washing liquid I understand, 2 weeks in a place with dogs, one needs to have a bit of a clean now and again. Also no info about anything in the house, when bins go out, recycling or things of interest. But it’s just suggestions, we had great holiday there, with 2 weeks of sunshine, everything very comfortable, thank you very much.

"A fantastic property in a great location."
I would certainly recommend to friends and family. The beds were extremely comfortable and the kitchen well equipped. A great week away for us, even the weather was not great, also want to say the owner was immensely helpful as well

"Lovely spacious property, well presented and very clean."
Our dogs loved the garden and field beyond, I would recommend watching your dogs though as it's not entirely secure and they could wander further than you'd like. We would have appreciated some instructions on recycling and bin collection days, the gardener was most helpful with this information. The addition of a vacuum to help keep the house clean would have been helpful, especially with dogs in tow. It's a great house in a fabulous location for the New Forest. An advantage of being in an area with little light pollution was the opportunity to do some star gazing too.

"On arrival the following handles came off in my hand."
Cupboard situated off the kitchen under the stairs. Master bedroom door handle.(This is a health and safety issue. (managed to use the hook behind the door to open. ) Sliding wardrobe door.
The downstairs toilet handbasin was blocked on 1st use. Had to wash hands in utility sink.
There was no information pack on appliance use or local contacts?
On Friday the power went off and we were searching for the fuse box.
During our week we looked for a mop and bucket, hoover, egg cups and colander. None of these are available.
We chose our holidays based around our dogs. The garden is not secure as stated.
The property is beautiful and in a lovely situation. We would love to put it on our return list but due to the items listed above we will not return unless rectified.

"Beautiful property and ideal location."
We booked the property as it states rear garden secure for dogs..... it is not. You can access the front garden from the rear garden down the side of the garage. Dogs can easily get under / through the gate. There were large gaps under the fence that need stock fencing as does the paddock fence to make it dog secure. There is also a metal farm gate in the paddock onto the road which a dog could easily get through.
The house is beautiful and very comfortable and would happily return if the garden was made secure for dogs. I would have returned in November if this was the case. The shower rooms and bathroom were lovely but you do need a shelf / bath caddy to put your things on. There aren't any toothbrush holders or anywhere to put your shower gel etc. Could just do with these small things to make it more luxurious. Even toilet roll holders rather than loo rolls sitting on the cisterns? These are small points but I do believe valid. There is also no hoover provided which would be useful during the stay and was surprised that one isn't provided.
The cooker was not clean on arrival and neither was the baking tray. The inside master bedroom door knob came off in my hand and I was stuck in the bedroom for a while before I could open it again. Doorknob needs locking onto spindle. One of the wardrobe doorknobs in the master also kept falling off leaving a sharp screw exposed.
Would be nice if a discount was offered for 2 people just using one bedroom as this saves cleaning time and laundry costs? My only other suggestion is that you could provide a few more saucepans, it was OK for 2 of us but if you had full capacity of the house, it would not be enough.
Please take these notes in the positive way they are meant as it might be worth looking into as these small adjustments would make a big difference.
On the website it states a 3pm check in which I thought was great but the night before I got an email from sykes stating a 4pm check in?
My last note. Upon arrival you really need a welcome folder with WiFi code, emergency numbers, nearest Dr / hospital / vet. Nearest and name of pub / shop / farm shop and postcodes. Interesting places nearby to visit. What to do on departure, stripping of beds, where to leave laundry etc as we only got an email the night before, from sykes.

"Stunning property in a beautiful quiet location."
The added bonus of a paddock and brook for dogs or kids to paddle in made it all the more special.
One thing I would have preferred was tv’s with everything set up as opposed to having to log in to watch all normal channels (iplayer etc) For older people that maybe don’t have this set up this could be frustrating.
