"The cottage was beautiful and clean."
Great sized bedrooms with huge king sized bed and one with a huge round shaped bed. Two bathrooms both good sized, one with shower and bath, one en-suite. Useable kitchen and fantastic hot tub. Close to local pubs and a short drive to shopping centres. The marina is on your doorstep and offer paddle boarding and kayaking in the river or lessons if you prefer.
We stayed for a week and went out on the river paddle boarding and kayaking, went to the local pubs and restaurants and visited the shopping centre. There are also great walks near by and Marlow zoo which we also visited. The cottage is the perfect location for your holiday and we will definitely be going back.

"Firstly, Sykes Cottages provided a high level of service, and their website was informative and very easy to navigate."
Baytree Cottage itself is delightful, with plenty of old world charm and all the conveniences of modern day living. Absolutely spotlessly clean throughout, nice bedrooms and a really useful en-suite c/w wash basin and loo. Both beds were clothed in good quality linen, were large/very large, and very comfortable. In addition the cottage's position is truly first-class with plenty of lovely walks (both shoreline and wooded). Anyone interested in boats and yachting would be in seventh heaven with a plethora of boatyards, marinas, and every type of seagoing craft imaginable right on the doorstep. All in all a wonderful 'home from home' in a delightful part of the world. Thoroughly recommended!

Perfect location for long walks, pubs and shops.
Information left by owners was fantastic, lots of locations to eat, visit and shop along with helpful little maps to show you where to go. Welcome pack was great, having milk and bread and a few other bits there waiting for us was a great welcome.

"Absolutely smashing little cottage."
I say little but it was actually a lot bigger than we anticipated. Plenty of space downstairs with a really good size fully equipped kitchen, two huge bedrooms, bathroom, two other toilets and spotlessly clean.
We arrived to find tea, coffee, sugar, milk, butter, orange juice, a chocolate cake and a bottle of wine which was a lovely surprise. Fluffy towels and pillows, huge comfy beds, amazing hot tub, very quiet area, I just can’t fault it! The cottage itself is right on the river with wonderful walks on your doorstep. Lots of information about local attractions at the cottage and a pub just around the corner.
I would advise that if you go when it’s slightly cooler you do make sure you have wood for the log burner (which was really cosy) we checked the weather before leaving and thought it wouldn’t be necessary but the cottage is quite open so found we needed to go and buy some (local Tesco garage had loads) also being on the river the air can be a little cooler than the weather man suggests so nice warm coat if you want to go out walking.
Overall we loved it, as did the dog and would definitely visit again.

"Our week at 1 Baytree was fantastic."
You made us feel so welcome by the note around saying it was ‘our home’ etc. It was a lovely feeling to not have lists and lists of what we could and could not do. The property is beautifully decorated and very well equipped for the week. The local area is great with loads to do and plenty of dog walks straight from the front door. Great to go out for the day and then come back to the hot tub at night. It was great to meet you simon and see that the hot tub is properly maintained. It’s a shame we had to leave and go back to reality. 5star and we’ll definitely be back Paul Vikki and the dog

"Lovely cottage, really well kitted out with lots of information provided by the owner Tracy both prior to our arrival and once we arrived."
The cottage is really comfortable and had it been a bit colder we would have loved to use the wood burner. All the rooms have some nice touches and choosing which bedroom to use was a tough choice. The location was an excellent base to explore the south coast and after a day out an hour in the hot tub was a perfect way to end the day. All in all we had a great time and would look to come again in the future.

"We spent a lovely week at Baytree Cottage, we were very lucky as the weather was extremely kind to us."
We took note of the parking advice given on the website, so two couples travelled in one car which made things so much easier than trying to find somewhere to park the second car when we arrived. The cottage is in a central location for visiting Southampton, Portsmouth, the New Forest and the Isle of Wight and even has great walks on the doorstep, you must try taking the Pink Ferry to Hamble le Rice, never seen so many pubs and eateries in such a small village , great food and beer at the Victory Inn, gents, check out the loo, will put a smile on your face. The hot tub was a blessing after all the walking. The 2 bedrooms are huge which was a nice surprise although the en-suite could do with a walk in shower (I’m sure there is space in there for one) the rest of the cottage was very comfortable and very well presented. No complaints at all although there were some strange plumbing noises, might be air in the pipes. Thank you so much Tracy and Simon for everything, the welcome pack was very much appreciated.

"We arrived at the property to find that you can park a car directly outside the cottage (dependant on how well you can manoeuvre into a tight space, other parking is free in the carpark at the bottom of the cottage lane (100m) but the carpark is often full."
We easily accessed following the instructions given by the owners. On entry there is a comfortable lounge with large TV and 2 sofas. On entry to the kitchen we were surprised to see that the hosts had left us milk, bread, butter, jam and a bottle of wine (nice touch)
In the garden there is the hot tub that will fit 6 that is set at 39 degrees (which was a little too hot for us given the weather was very hot) Tracey, the owner said it could be dropped a degree or two but wouldn't make much difference, once the weather cooled a little it was fine. Also outside is a set of chairs, only small issue is that there is no real room for a outdoor dining table. Upstairs there are 2 bedrooms one with En-suite (toilet & basin) and a bathroom (shower, bath, toilet & basin).
In the description it states that the lounge has a ceiling height of 6'4" but his wasn't really a problem, even for my son who is 6' 7" as the rest of the cottage has adequate ceiling height.
There is a train station within a 15-20 minute walk of the cottage with hourly trains to Portsmouth & Southampton (discounted fares for 3 or more travellers) there are some local pubs, The Ship (only tried drinks) Caters Steakhouse (tried a meal and were disappointed) and the Jolly Sailor (good food although the menu isn't extensive)
We walked to Hamble-le-Rice (roughly 5 miles) which is lovely with some great pubs and eateries and to return jumped aboard the Pink Ferry (check operating times if you visit) which takes you to the other side of the River Hamble and then around a 1 mile walk back to the cottage.

Only gripe really was parking - we were aware from the description that as we don’t have a small car we couldn’t park in front of the cottage but the parking in the local free car park wasn’t as simple as it sounded. It was full for most of the day & certainly early evening after we returned on days out. Please bear in mind that this included in the week & it wasn’t school holidays. It added stress to the holiday & for that reason we wouldn’t return. I understand from the owners that a bigger public car park is planned which I hope will alleviate the issue.

"Skye Holiday Feedback - the only reason I didn't give full Accuracy of the listing was it is listed as 2 bathrooms when actually the 2nd bathroom was only a toilet and basin en-suite, no second shower or bath."
It worked for short break but with five adults we went for two bathrooms thinking two showers/baths for morning convenience.

Stunning Cottage in a beautiful location next to a Marina and river and historical park so great if you like walking, have a dog and if you have your own canoe or paddleboard prime location. The Cottage was perfect with everything you needed in the cottage including fully equipped kitchen and was lovely and warm in these winter months, and bonus a large hot tub. I could not fault this cottage one bit. Just be aware when it states 2 bathrooms the second bathroom is a en-suite toilet and basin only. I recommend you park in the free car park 30 yards away as it very tight to park outside cottage without blocking neighbours, it didn't bother us one having to do this. Will certainly look to book this Cottage again. Thank you to the owners for the personal touches as well on arrive with a little food package.

"Yes I would suggest that you check that the information is correct regarding the property 1 Bay Tree Cottage."
We spoke to Simon the owner and he was suprised that the wording had not been changed as he had submitted a revised summary.
Listed as having two bathrooms it only had one. Had we taken friends with us it would have been very inconvenient.
Listed as having parking for two small cars off road.We had difficulty parking our Kia Ceed in front of the property.
On a positive note the welcome pack Tracey and Simon had left was excellent. The fridge had Milk, Bacon and Olive spread. Tea, Coffee, sugar and coffee pods for the coffee machine. plus freshly baked bread,fresh cream slices and a bottle of Wine.
All the facilities were good. The Hot Tub was great after a day out to relax in whilst waiting for dinner to cook.

the beach is literally a 1 minute walk to the end of the path and excellent local facilities if like paddle boarding and kayaking, there is also a brilliant walk for dogs at the end of the car park where you can let dogs off the lead.
