"Normal double beds are King Size these days so double supplied are too narrow to be comfortable."
The bedrooms certainly have space for larger width beds. Mattresses also too hard and need updating. Curtains could be lined in bedrooms as existing let in a lot of light. Otherwise all OK with property. It is in good location and suitable for family. We enjoyed our stay once we got used to everything.

Six nice bedrooms and 3 bathrooms were plenty for our 10 adults and 1 child. Well equipped kitchen, nice table and seating in dining room and a comfortable lounge. Too cold to use the garden but it looked nice. We parked in the road, the drive is too narrow for most cars. The shower in the wet room was not working but everything else was of a very good standard, clean, tidy and well looked after.

Our only issues were, that due to the very cold weather, the house was very cold and took a day to warm up. I am not sure how long it had been since it was occupied, but it would have been nice if the house was lovely and warm when we arrived. After all, the cold snap had been forecast. Bath sheets instead of Bath towels would so much nicer, especially in the winter. The top bathroom, although, it is beautiful and well appointed was very cold. Finally, we did find leaving at 9am a bit of a struggle, after a lovely relaxing stay getting up at 7 was a bit hard. These are minor niggles, the stay was fabulous and I would definitely recommend it.
"Buford House ticked all the boxes on paper and when we arrived the house didn't disappoint."
Our party consisted of 12, ranging in age from 18 months to 82 years and it offered everything we needed to cater for them and everyone in between. The property itself has a lovely layout and was presented in a very clean state on our arrival and we found the facilities superior to other holiday lets we have recently visited. It's location is perfect and you have all local amenities only a short walk away to include supermarkets, restaurants, bars as well as kids entertainment at the bowling alley and amusements as well as the stunning beaches in Ryde. As regular visitors to the island we will definitely be booking again.

Parking in the locality was fine. The house looked a little tired in places but there was plenty of hot water for showers etc. and the kitchen was well-stocked. The tea, coffee and milk was welcome upon arrival. The garden could do with a bit of a spruce up although the dry weather can't have helped it! A gas barbecue would be a welcome addition to the facilities.

Outside decor not great but didn't really bother us as we were more than satisfied with internal part of house. Great to have laundry room and use of facilities whilst away and home comforts - even ordered a delivery to the house. Found the beds super comfy which is a win. Location is good you can get anywhere on island. A couple doors don't shut and sometimes water went cold in showers (I imagine it's because it's a large house) overall I would definitely stay here again and if we look return to ryde I would try get this house as it felt like home from home.

Some rooms decorations could do with a little TLC. I did ask for the child pack but did not find bed sides till packing up to leave. The single beds are quite high. All beds are comfortable though. We had a great family holiday and will certainly look to return.

We knew about the top floor bath being out of order but the cold water in the hand basin was also problematic and sometimes nothing at all. The wet room next to the laundry was cold, and no hook for clothes but the shower worked well. Most of the door locks didn't work but we managed by shutting doors when in use. When the electricity went off Angelo came round to fix it and was very helpful. For these reasons we cannot rate the house 5stars but nevertheless we all enjoyed our stay very much in a good location with lots to do for families.

Easy to reach the beach and shops and restaurants. The parking should not be advertised for two cars as anything larger than a roller skate and you cannot get out of the car. The kitchen works well. The downstairs bathroom is cold and certainly cannot claim to be disabled friendly as there is a step to approach and very limited access with washing machine and tumble dryer in place. The house worked fine for us with lots of space for everyone. A little strange to have a no ball games rule in garden for a holiday cottage. The windows looked as if they had been painted by a 6 year old and gave the property a run down look from the pavement. The super dooper bath, which we were advised was not operational, has been out of action for a long time it would appear from previous feedback. The dinner plates are small but maybe they are helping us diet. On the whole we had a lovely time on the Isle of Wight and house was a good base. With a bit of TLC this could be a fab property.
"The housekeeping team responded quickly when I informed them of an issue with the house however they were unable to resolve it."
I reported the problem to Sykes at the end of the holiday who were able to obtain a satisfactory response from the owner. The property was pleasant and we enjoyed our stay. However I have experienced difficulties in dealing with Sykes, when having to rebook our holiday due to Covid restrictions and it took outside input to resolve the issue to my satisfaction. I would be reluctant to make a booking with Sykes in the future as was very disappointed with their customer service when dealing with the booking prior to our stay.

However, some of them advertised features (notably the jacuzzi bath and steam shower) were out of order and appeared to have been for some time. We received no prior notification of this. This was a small thing though, and otherwise our stay was fantastic, the property is clean, well appointed and conveniently located.

In these times it was supposed to be deep cleaned for Covid which it most certainly was not. The garden was in a very unkempt condition with bags of garden waste piled in a corner and weeds everywhere. The main problem was the whirlpool bath/shower, which was a main selling point in the description of the house. It wasn't working! We reported this to the housekeeper, Laura, who told us they had been aware of the problem and were waiting for the plumber to get back to them (would have been a courtesy to inform us at the start of our stay). We heard nothing so rang again, later we were told an "engineer", not a plumber was coming to repair it. The engineer was unable to repair it and we were told it was unrepairable, he left the panels off the bath with screwdrivers lying around and a cupboard was broken into, and bits left, without repairing it. As a party of eleven people the lack of a third shower was inconvenient to say the least. Our feeling was that this shower has been out of action for some time and it appears from a review by a Mrs Colls in 2017, that it wasn't working properly back then. Having stayed in a cottage in Wells next the sea, booked through Sykes, which was lovely, we feel that Burford House needs some serious investigation by Sykes as it is definitely not up to standard.
"There wasn't much communication from the owner, no welcome pack received 2 weeks before holiday as stated (until I requested it with a few days to go!"
), I also emailed Sykes Cottages with my concern and still haven't had a reply, I didn't get a reply from the email provided and had to ask the housekeeper to ask the owner to contact me. We thought having to check out at 9am is a little bit too early (we appreciate extra cleaning is required due to Covid) The house itself is lovely, we were all very happy with the accommodation, could have done with a few more chairs in the garden. Location is perfect, in general we were all very happy with the few days we spent there, we are all keyworkers and NHS workers so it was nice to have a few days away to unwind and relax but having to check out at 9am was quite brutal!

"There was no hot water in the house on the last evening, apart from the downstairs walk in shower and none on the last morning."
Most of garden seating was spoiled by bird poo. It would have been nice to have some clean seats which were stored in doors. However, the house had a well equipped modern kitchen and was situated very conveniently for the town with a bus stop just round the corner. The dining room was not very inviting with oversized heavy furniture.

Its well equipped, great position in Ryde, lovely rooms very spacious, we were a family of 7 and the two tv lounges and 3 toilets were very handy, we have stayed before and would book again in the future. We were informed well in advance about building work being carried out. Loved the app- so useful.

Food left in fridge / cupboards and dishwasher not emptied. Driveway not practical for car parking as too narrow.

We spent the first evening cleaning the kitchen and the floors, our 11month old son is crawling, his hands, knees and feet were black, and that’s no exaggeration. Greasy doors and banister, thick dust on picture frames and door frames, even the sofa felt greasy. Bread crumbs on the side, dirty sides. The tiles behind the cooker were yellow and greasy. The oven gloves had animal hair and dried food on them. Huge spider webs thick with dust. Thick dust behind doors in 1st floor toilet. Everything had to be cleaned with dettol before we used it. And we brought new The food bin had maggots all over it, the housekeeper that came to remind us to leave the drive free for bin day said this was the norm. Broken window on 1st floor twin room. The high chair that was left for us was dirty with dried food on the tray. The toys in the toy room were disgustingly dirty and dusty and couldn’t be used. The house needs a really deep clean, before it is let out to anyone else. The only thing I could say was true the the discription is the size of the house, layout and location. I wouldn’t advise anyone to stay here until Sykes Cottages have looked into this property and made sure it has been cleaned professionally.

"We were very dissapointed that for a property of that size, there were only 10 dinner plates, 1 champagne glass, 2 red wine glasses, although there were lots of odd glasses and numerous plastic glasses."
Also the downstairs toilet clearly had not had a wipe round for some time and I would have expected a new roll of toilet paper instead of the tiny amount left. Also, nice touch that there was tea and coffee and biscuits, but a pint of milk would have been great, having stayed in many holiday homes, this was another disappointment Having said the negatives, the positives were that the house was decorated for Christmas, which was a lovely surprise, also the playroom was a great addition.

This wasn't a big problem for us, and the caretaker was aware and trying to get it sorted.

Whilst we were more than happy with the house and facilities having more than 6 or maybe 8 adults staying here would be a struggle as the living room is quite small as well as the kitchen table and there are only 3 bathrooms and toilets. The dining table however would seat everyone.

A fine example of an 1800s expansive seaside Georgian villa, set within the conservation area in the traditional seaside town of Ryde.
This spacious four-storey family home is traditionally set out, with the main sitting room and formal dining room at the front of the house.
The sitting room has Sky+ and masses of comfortable seating, and the dining room can comfortably sit 12.
As you walk through the house, to your left you will find the most wonderful kitchen.
The first thing you notice is the pretty garden through the clever positioning of the windows and French doors.
The room is perfectly laid out for cooks, with its central island and gas range oven.
There is also a good size breakfast table, making this a superb family space.
On leaving the kitchen you will pass the reading room, with reclining chairs and French doors into the garden.
Next you will find the childrens snug, with seating, Sky+, books, games and toys.
Through the snug you will find the utility room and then the ground floor shower room.
The first floor has a good size double bedroom and twin bedroom, along with a family bathroom with a shower over bath.
Upstairs on the second floor there two large double rooms, one with sea glimpses, while the master bedroom has superb views across the Solent all the way to the Spinnaker Tower in Portsmouth and beyond.
On the third and final floor there are two twin rooms and the most fantastic bathroom with a bath and walk in rainfall shower cubicle, a real treat at the end of a long day.
The lovely walled garden at the rear has a raised lawn, mature flower beds and a patio area, all protected by the magnificent island-stone walls.
Nowhere in the town is too far from Burford House, which is perfect, as Ryde offers something for everyone.
Enjoy wide sandy golden beaches, with miles of shoreline all the way to Seaview, the marina, boating lake, indoor swimming pool with an opening roof for those sunny days, bowling alley, cinema, arcades, many restaurants, pubs, cafés, boutiques, and antique shops.
If a little pampering is required, pop into the Liz Earls shop; Ryde was where this iconic brand was born.
Ryde also has fantastic transport connections so no need for a car; the passenger ferry connects you to the train which will take you down the pier and all the way to Shanklin if desired.
Next door to the train station is the bus station, with buses waiting to take you all the way around the island.
A truly wonderful Georgian villa, perfectly located for year round enjoyment.
