The property

A beautifully converted farmhouse with a hot tub, surrounded by a working farm, on the edge of the hamlet of Rhosgoch near to the village of Painscastle in the undulating Welsh border countryside.

Just a short drive from Hay-on-Wye, home of the famous literary festival, and the Royal Welsh Showground near Builth Wells, the farmhouse is a perfect base for families and groups of friends to explore the surrounding countryside.

Set over two floors, there are four large bedrooms, one with an en-suite, and a large family bathroom.

On the ground floor is a large well-equipped kitchen, which looks over fields and has an island unit with a small breakfast bar.

From the kitchen you can access a spacious dining room and through to a comfortable sitting room with a TV and a Wii games console, where you can sit and plan your day’s adventures over a morning cup of tea.

Outside, you can sit on the patio and lawned area, or relax in the luxurious hot tub and reminisce about your days activities whilst the kids and dogs run off the last of their energy.

The area is surrounded by stunning views and walks across the Radnorshire Hills and the Rhosgoch Golf & Leisure Club, a family-friendly, nine-hole golf course with a pool table, is half a mile away serving home-cooked food.

The village of Rhosgoch also boasts the Rhosgoch bog, which is popular with nature lovers as it supports rare flora and fauna.

You are ideally placed to explore the Welsh Marches, and the area offers numerous outdoor activities such as pony trekking or canoeing on the Wye, as well as being close to the Brecon Beacons National Park.

The Royal Welsh Showground is just 15 miles away, making this a perfect base for groups enjoying the numerous events held there, whilst the world-famous Hay-on-Wye is under five miles away and offers fabulous boutique style shopping, renowned book shops, and of course, the literary festival.

The pretty village of Painscastle lies just five and a half miles from the famous town of Hay-on-Wye, and takes its name from its ancient fortress, where today only large earthworks remain. Standing only three miles from the England/Wales border, the village boasts a charming real ale inn serving good food, and is surrounded by scenic countryside. Under six miles away is the historic market town of Hay-on-Wye. Settled beside the River Wye, it’s renowned for its world-famous Hay Festival of Literature and with its many specialist bookshops, antiques shops, restaurants and cafes, it’s a popular destination for holidaymakers wishing to enjoy the leisure activities and beautiful scenery of the Wye Valley. Builth Wells can be reached within a pleasant drive, and is home to an 18-hole golf course, a pony trekking centre and a selection of amenities, plus each July it plays host to the Royal Welsh Show. The surrounding countryside provides excellent walking, cycling, bird watching, fishing and canoeing opportunities, amongst many more, together with a variety of tourist attractions, including the Black Mountains, The Three Castles Walk, Offa's Dyke pathway, the Mortimer Trail and the lovely walk to Hergest Ridge, which is said to have inspire the music of Elgar. The ancient city of Hereford, the epitome of picturesque England, lies just over half an hour’s drive away, with its magnificent cathedral housing its famous chained library and Mappa Mundi, and medieval bridge set over the winding River Wye.
