  • "The property overall was good and convenient."

    Sadly there were items “missing” from the contents. Hand towels were not provided. Only one Bath towel per person for two weeks. No cafetière for fresh coffee. No dishwasher tablets starter pack or salt for the table to name a few. No black plastic bags as advertised on arrival. The shower wasn’t so clean looking and the bath room had no towels. The furniture was very tired and saggy and I would certainly not recommend this property for anyone with mobility problems. The stairs are rather steep and very little safety in the way of handrails. Not for granny with arthritis! You must keep the gates shut each time you enter and leave the property. The gates are heavy. They have dogs and they must be kept away from the lawn. I have been to Sykes properties where the owner takes pride in offering a cake she made and other items. A bottle of bubbly was a nice gesture at Hill Farm but some of us are not alcohol drinkers. Overall I would recommend but remember this is a 400 year old farmhouse and that’s the quirkiness of staying in an old cottage. You can have a lovely time here but don’t come with great expectations it’s convenient and cosy and that’s okay with us We only saw the owner once or twice and we left without saying goodbye because there was no one one around at that time. Anyway thank you to the owners for their hospitality.

  • "We have just returned from a 2 week stay at Hill Farm Cottage."

    We booked a UK holiday this year as we've had enough of air travel for a while. Reading the most recent review we arrived a little nervously. However, within minutes all trepidation had disappeared. We were met by the owner having mistakenly driven into their driveway and were helped by him to the correct entrance to the cottage.We spoke with them almost daily during the course of the stay and were grateful of their advice on best beaches, best walks and a dog friendly taxi firm. Fresh flowers, a bottle of fizz and some orange juice were very welcoming touches. The cottage itself is totally charming but it is a 400 year old property and comes with the quirks and original features of that age which we and our guests loved. Despite that, the wife speed and strength was excellent. The only visitor to our garden was our dog and had no issues as its completely separate from the neighbour and riding school provided you close the garden gate. We never experienced more noise than you would expect from booking a cottage within a working riding school. The staff at the school were all respectful and friendly. We had a terrific time. Both our guests and us intend to be returning, soon!

  • "Currently waiting for Sykes to get back to me regarding a disappointing stay."

    Sykes keep requesting a review so here is a brief honest review. Full details have been sent to Sykes who say they have passed comments to owner for review. I am sure in the past this has been a good property to stay in, and could be again. However, currently:- This property is not as described. (Full details sent to Sykes, currently no changes made on website). This property needs a deep clean. It is not acceptable for such a substantial amount of money to be taken for a property that does not live up to its description. I await a response.

  • "Very disappointed."

    The owners not friendly told me key in the door on arrival by phone and that is where I left it as they did not make any attempt to say hello or goodbye. Their 10+ dogs are a nuisance and kept coming around our cars as we were driving away and left dog faeces all over the lawn in front of holiday cottage/owners cottage. No sea views as advertised. Adverts should state that cottage only suitable for certain height as the beams inside only for 5 feet 2 inches people - my daughter is 5'11'' and kept banging her head badly. The kitchen washing machine is in a disgusting state with rust on the outside and the dispenser tray filthy and obviously never cleaned as it was black with old washing powder or washing liquid. Tap in downstairs bathroom is moving and leaking. Only 2 wastebins in cottage - one large downstairs in kitchen and 1 tiny one in en-suite bathroom. Not possible to empty bins as large disposal area blocked off from using. Only 2 wardrobes for 4 bedrooms. No interior doors close properly and have large gaps at the top and bottom when pushed too. Every morning the stable hands played loud music which could be heard inside the cottage as the stables and owners cottage back directly onto holiday cottage. The hire of this cottage is not cheap and I think the agents are overselling and not taking account of the obvious limitations. It is obvious the owners are only interested in taking the money for the cottage and more interested in their horses and stables.

  • "We had a lovely stay, the cottage is cosy and comfortable and perfect for dog owners."

    It's not a luxury cottage but that's not what we wanted. It's ideal for our horse living teen who was able to do lessons and hacks straight from the front door and looked out onto the yard from her bedroom. Kitchen was well equipped too.

  • "Positives: Great location Perfect garden Spacious rooms Negatives: Lack of welcome pack/ information book on how to work appliances/fireplace."

    Holding some sort of loud bass-y party into the early hours on our first night there, after travelling all day and being extremely tired. Especially when knowing we had a little boy to get to sleep. Just didn't feel very professional thing to do when you have guests staying. Host replied to requests pre visit but stopped once we arrived.

    Owners at the stables next door happy to help at anytime and we had the best holiday here! If you enjoy riding the hacks out are on lovely forward going horses in the most beautiful setting - can’t recommend enough!

    E water pressure low upstairs especially the shower. No wardrobes in ensuite room or third bedroom. However, the beautiful surroundings and views plus the added large secure garden was a bonus for the dogs . Beautifully run riding stables also owned by the same family was an asset and the owners were very friendly and sorted out any queriesi or problems immediately..

  • "We had a lovely week, 4 adults, 2 children 3 and 6."

    Cottage well equipped except for a hairdryer. Water pressure varied but no big deal once we got the hang of it. Riding stables great asset next door and the children had two lessons with Jayne, very professional, taught skills and very good with small children. They thoroughly enjoyed it. Popular restaurants and activities like fossil hunting are best booked ahead in August.

  • "The cottage has the potential to be very good but appeared a little tired and not too well-maintained; it's location was excellent and it was very clean."

    On the downside, although there were two bathrooms the water pressure was so low we could not use both at the same time and no sinks had plugs. When on, the down-lights in the lounge constantly flicker, they were so annoying. There is an iron but we could not find an ironing board! On the upside, we had very mixed weather though pleasingly, the cottage was warm and cozy when it was cold and wet, and nice and cool when the sun came out. Kitchen facilities were ample and it was quite comfortable for four adults. Overall, the cottage was below our expectations, I guess previous holidays at Sykes cottages have encouraged us expect a little more.

  • "Hill Farm Cottage is a delightful thatched character property between Freshwater and Yarmouth."

    It is ideally placed for visiting the main attractions of the IoW including the Needles Old Battery, Carisbrooke Castle and Osborne House. The cottage is very well equipped with ample crockery, cutlery and glasses, and a comprehensive range of cooking utensils and pots and pans - not all the cottages we visit manage this! A large and secure garden makes it ideal for dog owners and the low door lintels in the house a challenge for tall people! It is very comfortably furnished with a wood burning stove which we, fortunately, did not need. Fresh flowers were on display in the reception rooms when we arrived and the bottle off Fizz in the fridge started the holiday off splendidly - thank you Jayne and William! We really enjoyed our stay - the weather was very kind to us, the pubs we visited fantastic and the walking excellent. A beautiful place to stay in the Isle of Wight.

  • "Tired and dirty, everything needs replacing."

    for example:- baking trays filthy, saucepans need replacing. Found knickers in a bedroom drawer and sweet wrappers under bed. Headboard in single room loose. Some ceiling light bulbs in lounge and kitchen out.Settees weren't fit for purpose, in fact I placed our towels on them in order to sit down they were so dirty. considering venue was closed due to covid,plenty of time to defrost freezer which needed it. Plenty of cobwebs that had been there for some time. No instruction book for appliances. I could go on.....

  • "Ideally situated to explore the West Wight."

    Welcoming owners, as was the bottle of fizz and juice in the fridge. Safe garden for the two dogs we brought along and the lobby was great to dry and clean them after numerous walks on the nearby beaches. We were impressed how dog friendly everywhere was including shops, pubs and restaurants - the Waterfront especially.

  • "If you like character buildings, this is one to stay in."

    It has been tastefully modernised but keeps its character of an old building. We all loved it and would recommend it to everybody. The owner was helpful and dealt with any concerns promptly. Though there is a busy stables on site, we were not disturbed at all by noise.

  • "A beautifull family holiday destination, we had a wonderful time staying at Hill Farm."

    The cottage was really clean and well put together, as a family of 5 we had so much space which was a lovely bonus. We knew the cottage was attached to a stables but was not prepared for how wonderful this would work for us. We were made to feel extremely welcome and our daughters loved the experience of visiting the horses and dogs daily....sometimes many times a day! We also took advantage of the lessons which were of a very high standard. We would definitely love to return, im not sure the children would allow us to stay anywhere else now!

  • "Hill Farm Cottage is a wonderful base from which to explore the Isle of Wight."

    The cottage is extremely well equipped, we had everything we needed, and our granddaughter (1 year old) was absolutely fascinated by the horses in the adjacent stables, and the friendly spaniels. The large, safe, and level grassy garden was a godsend for her, she could explore and play there happily after a day on the beach. A lovely place, with extremely helpful, friendly owners next door. A great find!

  • "Bucks Fizz on arrival and fresh flowers in the cottage."

    Wonderfully comfortable beds with lovely crisp white bed linen. Can’t fault the cottage or the owners! Would thoroughly recommend! The cottage is a door away from some wonderful stables (also owned by the cottage owners) and their pony rides for adults/children my 8 year old enjoyed it twice - were fantastic. All Dog friendly too! Brilliant! We will be back! (Ps - there are 4 bedrooms not 3 and the place sleeps 7 not 6)

  • "The Cottage was in a good location to explore the west of the Island."

    The cottage easily accommodated our party of 4 adults, 2 toddlers and 2 dogs. Our hosts were friendly and welcoming and on hand if required, easily rectifying an initial Wi-Fi issue. The garden was a good size for the children and dogs to play. be mindful one of the owners spaniels jumps the gate and visits the garden, totally friendly. The cottage is comfortable and would benefit from a deep clean.

  • "A lovely little cottage with plenty of space for 3 adults, 2 children and 2 dogs."

    Unfortunately we didn't get time to make use of the Riding Centre during our stay but it is definitely an added bonus for horse lovers :) Owners very friendly and welcoming. Cottage cosy but spacious too. Enclosed garden brilliant for the dogs and kids to play in before going out/after coming home. Well equipped with everything you need for your stay and a lovely touch finding some fizz and orange juice in the fridge when we arrived. Only down side was on our arrival that we stepped out of our cars to find several piles of dog waste already in the garden (assumed left by previous guests). We had to clean away all the dog mess before letting our children out of the car. Apart from that thoroughly recommend staying here, a lovely base for us fot our holiday.

    It is an excellent location for exploring the west side of the Isle of Wight. The owners were very welcoming and friendly, with great recommendations of places to eat and visit. The surprise bonus was the horse riding! Our children has never tried it and are now addicted thanks to the superb support of everyone involved.

About the location

FRESHWATER

Yarmouth 3 miles; Cowes 16 miles; Fishbourne 16 miles; Ryde 18 miles.

Freshwater is situated at the western tip of the Isle of Wight and consists of Freshwater Village and Freshwater Bay. Freshwater village offers a good selection of small independent shops, cafes and the West Wight Sports Centre and Indoor Swimming Pool. The magnificent high chalk cliffs, rolling downs and delightful beaches at Freshwater Bay and nearby Compton Bay attract many visitors and surfers all year round. The renowned Freshwater Bay Golf Club, which overlooks the English Channel has stunning coastal sea views from most tees and offers a superb day out for golfers of all abilities, whilst the area is a haven for birdwatchers, cyclists and walkers with many wonderful walks to be enjoyed not only on West Wight but across the entire Isle of Wight criss-crossing over a much varied island landscape. Locally, Afton Down (the location of the famous 1970 Isle of Wight Music Festival), and Tennyson Down are the most popular walks. At the foot of Tennyson Down is the Dimbola Museum and Photographic Galleries. The Needles Pleasure Park at Alum Bay with its coloured sand cliffs and chairlift to the beach is just south west of Freshwater, plus a little further afield on the north coast of the Isle of Wight is the premier yachting centre of Cowes. Osborne House (the former home of Queen Victoria) is located at East Cowes. The nearby Farringford Hotel on the edge of Freshwater Bay was once the home of the British Poet Laureate, Alfred Lord Tennyson, and many notable poets, authors and painters have been attracted to the area of West Wight over the years. With the seaside town of Yarmouth close by with its busy harbour and pier, shops, inns, eateries and impressive Tudor castle, this is an ideal base for an enjoyable holiday.
