    The gatehouse was small but cosy. Nice to have the log burner for cold winter nights. Overall great stay.

  • "We have stayed at the Gatehouse on three occasions now, as it suits us for a number of reasons, including that It is novel, in a lovely setting and we can bring the dog - who loves it there!"

    There were a few niggles this time, ie the shower doesn’t work properly, as the plunger doesn’t operate, the mattress has springs that are becoming uncomfortable to lie on and also, the toaster only has half the elements working, so bread has to be turned around several times in order for it to cook evenly! We hadn’t been for a year and must say that it was disappointing to see the same chipped mug was one of the three available. We accept that the property has certain limitations, eg lack of cooking facilities, draughts through the old windows etc and also that the settee is the most uncomfortable thing to try and relax on but we like other aspects so much, we wouldn’t ‘complain’ about these things, as such but they are probably worth mentioning for the record.

  • "We found this place to be exactly as described."

    The facilities were as described and the welcome pack was a lovely surprise. It is a beautiful little cottage although I can imagine it being very cold in the winter, with period doors and windows being restricted on what they can do to bring it up to modern standards. With the weather as it was (variably sunshine and clear and also extremely windy and hard rain), we felt that we had the best of both worlds; cosy in the cold and rain and open door with peace and tranquility and wildlife during the clear weather. A wonderful place to start country walks from and a feeling of isolation which is hard to find.

    Mattress cover was dirty/stained, toilet cistern very slow filling and it would be good if an indoor broom was provided. The setting is wonderful and all in all made for a very good stay. Owner very friendly.

    Perfect for two. The Gate House is warm and welcoming, with efficient heaters and a woodburner. Good WiFi too. Set in the grounds of Appledurcombe House, surrounded by trees and rolling lawns, the location is peaceful and relaxing with great walks in the area. We really enjoyed our holiday and would definitely book again.

  • "I have left a note for the owner but we had a wonderfully relaxing time at the Coach House and enjoyed the quiet."

    It would have been nice to have met the owners/caretakers, if only for a brief hello, but a phone number was provided for any problems. We had no problems at all. One lightbulb needs replacing in the kitchen, but that was the sum of it. Very generous welcome basket, with Prosecco and other goodies, plus plenty of logs for the efficient woodburner. Some might find it a little chilly in the Gatehouse in winter, but we prefer not to roast, so we were fine. We had dinner at The Taverners and recommend the friendly, efficient service there and delicious food. Our only TINY gripe is that 9 o'clock departure time is a tad early and by 5 pm in the winter (arrival time), it's beginning to get dark. But we had a great break and would certainly book again at this unique venue. Thank you!

    No instructions on how to turn the hot water on (until we stumbled across the immersion switch) Otherwise excellent. Second time we have stayed at this property and will no doubt return.

  • "The Gatehouse is a perfect romantic little bolthole, especially if you have a four legged friend."

    I’d recommend going when the house is closed for the season as we had the whole place to ourselves and it was wonderful roaming the house and grounds in peace with our dog. Kitchen facilities are limited but, we rarely cook when we are on a break so, it made no difference to us. One thing to note though, none of the windows appear to open and, I’m at that time of life when the hot flushes are frequent so, I had to stand outside for a while. I’d also recommend The Taverners pub nearby in Godshill, the food was lovely and the staff couldn’t do enough, very dog friendly too.

  • "We have been here twice now - and will be back, as it suits us for visiting family and we really love it there but would like to mention a couple of points."

    I am unable to sit in a bath due to a back problem and guess I'm not alone in this. A shower screen or curtain would enable me to at least use the hand-held shower easily, rather than having to make do with just washing. The cottage wasn't as clean as we had previously found it, with some cobwebs etc visible but obviously it is an old property and probably needs a lot of ongoing maintenance. We appreciate it is a self-catering property and do bring a few items with us, such as washing up liquid but there was no toilet cleaner, or eg anything to clean the floors with at the end of the stay, which we have had in other properties and at this time of year, we were definitely in need of something! We still had a lovely stay and enjoyed the surroundings once again.

    If we had known the doorway from the lounge/ diner into the bedroom had no door, having our dog with us, we would have brought a stair gate with us. Also, it would be advantageous to have a towel rail in the bathroom, and possibly two sets of towels for the week. We couldn’t fault the cleanliness and comfort. The location is second to none.   • "We really enjoyed our stay in the idyllic location of Appuldurcombe House."

    However, we do feel it would be preferable if the use of the grounds for weekend weddings were acknowledged in the description of the property, as it inevitably impacts negatively on the environment that evening. We also feel that the property listing could be more transparent about the meagre kitchen facilities - a two-ring hob, microwave and minimal space for food preparation. On the positive side, the bed was comfortable, as was the sofa. The decor is suitably neutral and contemporary. For us, the location made up for any inconvenience of the small kitchen and we would happily stay again.

  • "Really enjoyed our first night here and we were pleasantly surprised with how cosy and lovely the cottage felt."

    A little drive to amenities/beaches etc wasn't that much of a problem so location was perfect especially as where we seemed so peaceful. The second night was a little disappointing as when we first arrived we were warned of a wedding taking place but there was no mention of fireworks, and to say this is a dog friendly cottage I would have thought that would have been a must as our 5 month old dog was petrified. Had we have known, we would have stayed away until they were over. The noise from the wedding was pretty loud, think this was a generator or something that went on untill about 1, we were warned of noise but didn't realise how loud it would be. Apart from this, it was a lovely stay and the surroundings were beautiful and quiet. We wouldn't recommend going when a wedding is taking place but that is our opinion. The owner seemed friendly and welcoming and the cottage had the basics as in tea coffe on arrival, it was clean and tidy and the log fire really made it that much more cosy. We would come again but not when a wedding is on. My only criticism is that we could have maybe been reembursed some money or been offered something in return for the inconvenience that the fireworks caused, but apparently the owner did not know about them.

  • "We loved it…and will be back!"

    It was ideal for us and our dog and as we didn’t want to do a lot of cooking, the facilities were great for us - ie not a lot of room to store food and no oven, which was fine. Lit a lovely log fire some evenings when it was chilly, with wood collected in the grounds. Loved walking around the estate and watching red squirrels, rabbits and woodpeckers go about their business. Our dog thought she was in Heaven with such a lovely ‘back garden’ to explore.

    Everything you could need for a simple holiday is there. I only have one comment about the shower attached to the bath taps - when the plunger was pushed to work the shower either the hot came out or the cold - not mixed as with the tap. Difficult to explain but perhaps there is a problem with the unit. Certainly didn’t spoil my visit hope to be back some time .

  • "The booking experience and communication was great."

    The cottage itself is compact which was expected and the grounds lovely, but the decor internally & externally is tired and in need of a lick of paint all around. If you choose white walls and skirting keep them white, splashes up them do not give a feeling of clean. The furniture/fittings are budget and feel it, which makes the bed and the sofa not particularly comfortable. The PVU sofa is peeling and whilst it may well be perfectly clean makes it feel grubby. If the property had been properly cleaned that day there would not be cobwebs in the door opening from the bedroom to the kitchen, an accumulation of dust under/around the bed and dried spillage as you open the fridge door. You have to strip the sheets before leaving which revealed a grubby underblanket. The hot water flow pressure is very low, it takes ages to run a washing up bowl, so I doubt very much it would be possible to run a bath, would be better removed and replaced with a more useful shower. Kitchen utensils very basic/broken. Fortunately I had prepared meals and brought my slow cooker with me, had I not, it would have been microwave meals, as no room to really prep anything, but no microwave instructions. It is a shame as such a nice little building in a lovely location but spoiled by lack of investment/quality. Most expensive cottage we have ever rented and the worst because of the above, we both agreed we would not want to return unless changes were made. Hope this feedback helps.

    Hand basin minute; a shower would also give more space for a larger one. Kitchen stable door jammed, doesn't look as though it has been opened in years. Exterior poor. Windows filthy, could do with a coat of paint inside and out. Overall exterior appearance looks scruffy and neglected..

  • "This is a wonderful little cottage and it is set in an amazing place with views ,peace and quite."

    There is only a few things that need improvement the cleaning is not that good the floors are not washed well and the corners have a lot of bits in especially the bathroom and the kitchen walls were greasy and the microwave needs cleaning out . The crockery needs up grading and cleaning . The sofa is all scuffed up (as if people have had their dogs on top) it would be good to clear out the porch and clean up the hoover as I would never consider using it in its current state. However this didn't spoil our stay as it's wonderful to just get away from it all to an amazing setting and calm surroundings. We left feeling rested and relaxed thank you.

    Black cobwebs hanging from walls and ceilings. Kitchen tiles greasy and surfaces stuck with debris. Flies on windowsills, bedhead dusty, floors in kitchen and bathroom dirty. Bathroom washbasin far too small, and bath was a pea shaped bath only suitable for a shower which there was none of. Kitchen could only accommodate 1 person. Overall property very tired and needs updating.

    Quiet and spacious grounds at our disposal, and well placed for walks and trips out by car. Loved the red squirrels and the green woodpeckers. A small improvement would be to do up the small gravelled area to the side; it would make a lovely place to sit outside and eat if there was a small table & chairs.

  • "The cottage was lovely, clean and located in tranquil, quite surroundings."

    Stunning setting. We were meet and shown in to what is a small but cosy cottage - as expected. What spoilt it was the lack of simple items one tends to expect from a self catering cottage. We had to provide rubbish bins sacks, logs and kindling for the log fire, most if not all kitchen utensils and tools were either not provided, blunt or broken. Crockery was mismatched and in cases chipped as were the glasses, we even had to provide loo rolls. It understood Covid 19 restricts in ways but should not restrict the quality of the itinerary provided. We knew the kitchen would be small with only two electric rings so bought along our slow cooker which was a god send under the circumstances. I would suggest one is provided either that or a small table top oven plus a multi pan steamer. Two rings does limit what can be done for meals.

  • "The Gatehouse is a small, cosy cottage just right for a weekend getaway."

    It is set in the beautiful grounds of a deserted mansion owned by the National Trust. We had a peaceful and idyllic couple of days in October. The electric central heating needed to be turned down for us to make use of the wood burner which we were determined to do! Very cosy feel and lovely romantic touch. Great area for walking.

    We felt that the bathroom let it down, it is not a big bathroom and it had a bath ( no shower ) and a very small sink, just for hand washing and cleaning teeth. If you didn’t want a bath it wasn’t big enough to have a wash in. If one person had a bath there wasn’t enough hot water for the other person to bath. It Definitely needs the bath taken out and shower cubicle and larger sink put in. Apart from the bathroom it was very comfortable, and we had a good time.

    Kitchen ok but a cooker would have been better as no facility to cook basic items such as pizza. 2 ring hob not really adequate. Bathroom small. Bath lovely but a shower over is necessary, the rubber hose left for putting on tap to wash hair etc not adequate. Despite above, the setting of the cottage is amazing. We love Appuldurcombe House and come to see it every time we go to the IOW so to be staying in the grounds was wonderful.

    Very peaceful with lots of walks. It was a great place to holiday and the dogs enjoyed their stay. I would defiantly rebook this cottage in the future. It was only small ideal for couples but not suitable for families no shower facility or washing machine but ideal holiday let and I was not disappointed.

  • "My granddaughter and I had a lovely stay at the Gate House."

    We loved being out in the country and Appuldurcombe gave us nothing but peace and beautiful surroundings. The gate house is a cosy cottage for 2 and it was lovely to stay there. However, this is my 2nd stay here ( last year we stayed in the retreat) and once again, these lovely cosy cottages are being let down by the so called cleaning. The bathroom was full of cobwebs and small spiders. The kitchen also. The window ledges were dirty and marks from the previous holiday couple were over the mirrors and glass. There were hairs on the bathroom floor and food crumbs behind the kitchen bin. This really is down to the cleaning company that the owner employs and I feel that the cleaning standards should be addressed. Apart from the cleaning issue the cottage is lovely and we loved staying there. The owner is very pleasant And I also found Sykes really good and the whole process was easy. I would defiantly stay at the gate house again. We loved it!

  • "The accommodation was great, in a fantastic location, and we had a really good time, there were a few small drawbacks which I wanted the owners to be aware of."

    The directions were a bit confusing and could easily be made simpler, I'd be happy to help re write if helpful? In the bathroom there were some fairly obvious hairs from previous occupants, and at four am one morning we were woken by persistent scratching which sounded like rodents. Lastly, I wonder whether it might be possible to install a proper shower without too much cost? Having said that it really was a lovely setting, I just wanted to pass on the feedback.

    However the television signal did not work so we were moved into another cottage for the duration of our stay. This too was very cosy with a good sized kitchen. Our only disappointment was we had no bath in the replacement cottage which is one reason my Wife booked the Gate house, instead we had a very small shower. Overall though a pleasant stay and very peaceful location.

    The only negatives were that the settee was terribly uncomfortable and there was no wi-fi. But apparently the wi-fi is going in soon so that's good, the owner told me that as I met him when we were there! Also, there was a wedding on the Saturday that we were there (at Appuldurcombe House) which I think you should make visitors aware of as the noise/amount of people etc lessened our use and enjoyment of the surroundings/grounds.But we had a fabulous time anyway, even though it rained!

    Only things that can be improved is: 1. WiFi. 2. Door between bedroom and lounge. Other than this the property was lovely. Not as clean as I would have liked, and we cleaned before we left. Overall the setting is awesome and superb, we enjoyed the grounds and looking round the house. It’s so beautiful all around the Gate House, so that’s a definite plus. Thank you so much. We had fantastic weather, which really helps. The ferry cost was a dampening factor as it was nearly £200.00. But the property was lovely.

  • "On our arrival the cottage was dirty."

    I picked dog hairs up in handfuls and it obviously had not been cleaned properly for a long time. There was absolutely nothing we could use, not even a dishcloth or washing up liquid. The estate manager kindly went to his own house and brought back a cloth, bleach and washing up liquid. He also called the cleaning company. 2 young girls turned up with a hoover and went over the floor which improved the dog hair situation. My husband had gone out to buy cleaning wipes and cleaner, toilet roll and basics like salt and sugar (which are usually in self catering accommodation). We gave the place a clean, washing crumbs and debris off the workbenches and cleaning the toilet which was dirty! I carried the fireside rug outside to shake it and there was so much dust and debris that came off it. Once we had done this it was fine. We appreciate it is sometimes difficult to keep old properties clean - we know, we live in one, but the general dirt and dust (spiders who had taken root in thier webs a long time ago) was unacceptable and we were very disappointed at the standard. It was a lovely cute little cottage but seemed generally neglected. Shame.

  • "The kitchen is very small and therefore the kitchen equipment available is subsequently limited so it is difficult to self-cater well for the whole week."

    It is fine for the odd microwave meal or something cooked on one of two rings. It would be helpful to have Wifi. It is awkward to wash your hair as there is no shower attachment on the bath and a hairdryer would be a nice extra. None of the windows open (apart from the small bathroom one) and it was extremely hot!

  • "Lovely little cottage in a beautiful setting."

    Excellent location and not far to travel to places. Directions were quite easy to follow but could be clearer. Cottage finished to a high standard and was very clean. Very small bathroom and kitchen (no shower or oven) but perfectly adequate. We took our baby and a travel cot fitted in the bedroom fine. There are no dvds or games as stated in the description so bring your own if required. Really recommend the cottage and would stay here again.

However, I booked this holiday through Homeaway and it was advertised at a price of £76 a night, ie. £228, but when I booked the cottage I was charged £255. I took this up with Sykes but the admin person said that Homeaway had got it wrong and I had to pay £255. As I wasn't to know that Sykes were managing the property, I feel this is unfair as I have a right to pay what is advertised. Therefore I'd like a refund of £27 please.

  • "We attended a very cold Easter wedding at Appuldurcombe House and stayed at The Gate House."

    It was clean, warm and tastefully decorated, with a wood-burning stove for extra cosiness in the evenings. Our dog enjoyed her morning walks straight out of the cottage door into the beautiful grounds of Appuldurcombe House, bursting with primroses and wild garlic. At night the stars looked beautiful in the black sky. The whole cottage is tiny, with a very small kitchen and bathroom, so not ideal for people who want to do lots of cooking, but perfectly adequate for the odd meal in. leaving time to enjoy some of the really nice pubs and restaurants nearby - such as the Spyglass at Ventnor, The Crab and Lobster at Bembridge and The Bandstand and Sandown. For people who enjoy a shower, there is only a bath. We really enjoyed our stay in this sweet little cottage.

This pretty village sits just two miles from the south coast of the Isle of Wight, Wroxall itself along with the surrounding area offers something to suit every taste. In the village there is a well-respected gastropub, The Star Inn, as well as a convenience store. Here you can also find a Donkey Sanctuary to experience something different. Hidden away in acres of stunning woodland is the Appuldurcombe House, a historical landmark well worth a look. The seaside resort of Ventnor is just a short drive away and offers everything that you could ask for from a range of fabulous amenities, stunning botanical gardens and a sandy beach for you to enjoy. You can reach here, and nearby Shanklin by bus from Wroxall itself.
